It is quite expensive but the units are large and well maintained, the location is good and the maintenance staff friendly and responsive. The residents are a diverse group, which I enjoy and the community is pet friendly.

Not happy
Made an appointment to view a future home the day before. When arrived the next day note on door said they were in needing for 45 min starting at my appt time. Someone saw is trying to get in but made no point in trying to speak/ explain to us. Thoroughly disappointed in the customer service. They even reminded me of my appt. And when I arrived nothing but a look and put off existence, What a shame. Clearly not trying to gain new residents. Just a huge disappointment from what I had heard about them. Which is why I was checking them out. It seems I can be one in a lottery of what took place, however look into how you’d want to be treated. I have taken my value and safety of home living elsewhere. I work in customer service and this was a huge disappointment. Did I mention they sent an email reminder of my appt? What a crock.

I have been very happy here it's a great place to live.It's close to stores and churches.Everyone has been very helpful with anything that I needed.The Maintenance guys are wonderful always are very fast a coming when I have something that needs looked at.

My stay is wonderful so far
All the staff I have talked to have been very respectful and helpful. I am enjoying all the community amenities and my apartment is great. I have no problems with my apartment and the complex itself is beautiful. I just got to my apartment a couple weeks ago but I am absolutely enjoying it so far

The apartments are spacious but our appliances are constantly breaking down. The biggest problem is that our vehicles are constantly being broke into. They send out messages to keep them locked but that hasn't stopped whoever is doing it. We have called the office and asked for cameras or an up in security (that we pay for) but we never get a response.

Despite high increasing rent when it comes to fixing apt problems they're on it. But I hear from other tenants that aren't happy with office management I'm not in the office enough to see their concerns.

I've loved living here! The staff is so helpful and accommodating, and they host awesome events. Work orders are handled timely, and the grounds always look so beautiful! I love the layout and features in my home.

This community is very quiet. I have never had any issues with screaming kids, loud music or barking dogs from within the complex. As someone who works nights this is important so I can sleep during the day. Location is great as well, you don't really have to leave the powers area for anything.

I have lived in this community since 2018. I feel safe in this community. I love my place, the windows, patio, details with baseboards and chair railing, light fixtures, appliances, amenities offered and grounds.

Not a bad place at all. Apartments are a good size, maintenance is friendly and will come quickly as needed, and it's always pretty clean. I'd love it if there was recycling and if they actually did something about all the car break-ins. Their email system is strange as I don't receive half the emails they send out but my husband does.

Some of the maintenance crew slacks off, they'll be on their phone the whole time they are in your apartment trying to fix something and wear their sunglasses because they think they are cool. Very unprofessional. The front office lacks communication. Oh, and I am sure they don't actually test your dog's poop and fine you because there is dog poop everywhere!

The upkeep of the property has gone downhill since management has changed. It was a very nice place to live at first, but now they only focus on certain areas and leave other areas unkept. The management isn't always pleasant. In fact, they often make you feel like they shouldn't be bothered.

I really love living here. Beautiful views and very well maintained. The management is very micro managed and there are a lot of reminder emails but to be honest, I don't mind it because that is why the community is so beautiful. In regard to the office, I haven't had any positive or negative experiences with anyone usually they don't really talk to you unless you have a question and those interactions are usually quite quick. Not a big deal wither way. I really like the resident events and you can't beat the amenities....x2! the property is very quiet, even with the construction from the neighborhoods below. I recommend this property to anyone looking for a safe, clean, well maintained and cozy home environment!

Moving into this community was rushed, but I felt it was the best choice. Services that was initially available went away without notice. Communication is improving but sometimes late or absence. Maintenance crew is sharp when they are in your apartment fixing a problem or addressing a concern.

I love my actual apartment but the staff does not respond to concerns appropriately. I've lived here for almost 4 years and rent continues to increase without any changes to problems in the community. My heat has gone out every year in subzero temperatures and the problem has still not been fixed. The manager is helpful but you shouldn't have to speak to 8 different people about a problem for it to finally get to someone who can help you.

Overall, it's been a really good experience living here. The Maintenance group is fantastic and are quick to respond to any residence concerns. The Leasing office group is friendly and patient. Jasmine is knowledgeable. Mrs. Benner and Aubree and Jennifer work extremely hard to keep the complex in great shape like it is now.

My experience haa been really good. I've lived here for about 6 years an I really enjoy the community. The leasing office personnel have been great. The maintenance staff have also been great to work with.

Very well-maintained community with helpful staff. There are several amenities within the community events that set the neighborhood apart from some of the other apartment communities. If there is ever a maintenance issue, the staff are quick to respond.

I like the apartment. It is clean. The pool is great to use in the summer. It has been a long time since some of the amenities have been available for use due to remodeling. However, they are updating the community which is nice.

My experience in the community has honestly become less and less positive as time has gone on. I commend the Lodge at Black Forrest for adding new amenities, for the upkeep of the community, and for the first-class maintenance service that has been top-notch. Unfortunately, I do not feel management still quite understands that we residents "live" here, as they do not do an adequate job at communicating the details of work being done, but expect full compliance by us residents (and sometimes with reprimands). For instance, with the recent painting of my building, management did give proper notice but failed to communicate the details such as which days of the week the painters would be painting (i.e. just M-F or M-Sat???) and the fact that the painters would be covering our storage doors and that we shouldn't access the times in them while the paint was drying. I had no clue that they were even painting the storage doors. This left me with no access to the items I have stored on my patio, which was frustrating. Likewise, with the painting of the front doors that occurred this week, we were notified by management that painters and maintenance would be by to paint our doors and it would take 5 minutes. In all actuality, the painters came by to prep the doors for painting the day before. When doing so, I thought someone was trying to break into my apartment, hearing strange sounds at my front door. When I looked out of the peephole, I saw that it was a painter. Also, it took longer than 5 minutes when they did come by and finish painting the door, it took about 20 minutes. I do not mind work being done to upkeep the community, but management needs to put themselves in our shoes and extend the same courtesy as they would want in their homes. Last, the quality of residents in the community has gone down. When I first came here, the community only had one phase of apartments and it seemed like residents were productive members of society. You can tell a lot about a community by looking at the parking lot, and our parking lot, to put it frankly, looks ------. People park cars in spots for months at a time never moving them (which is evident when you see the dirt on and under the car), and sometimes residents (if they are residents) are fixing or working on cars in parking spots. If people want this level of accommodation, they need to move to a place where they have their own parking spaces with garages. Also, I have neighbors who do not use the courtesy trash can provided by Lodge and leave trash bags in front of their door, which stains the concrete in the walkways. I understand progress and that the community has grown, but still, the quality of residents should be vetted and resident behavior should be monitored and corrected when they are not following the rules. Instead of hoping that management will make changes, I have concluded that they won't, so I am planning on buying a home before or shortly after my lease is up. I see the community heading in a direction to become a location that I know I will not be happy with living at.

I like the amenities at the community. I like that its dog friendly and there are pet stations. I wish there were more areas to sit outside. The apartments get very cold during the winter months due to a constant breeze that enters in the apartment. I have called about this issue 3 times.

I enjoy living here and I feel very safe. My apartment is very nice and I've never had any major problems. The amenities are great and I love that it is so dog friendly and there are nice places to walk the dog especially now that the new buildings are there. The neighbors are very friendly!

There is a reason that these apartments are cheap (price). Horrible management. The apartments are pretty on the surface but then you look deeper and there is trash everywhere noone cares. Go elsewhere

I am very happy living at the Lodge at Black Forest. My apartment is comfortable, very quiet and a good amount of sunshine. The office staff are friendly and helpful. I can count on maintenance to take care of any issues within a reasonable time. I other words, I am content here.
