Simone was amazing from the time I toured the apartment until I signed the lease. She was personable professional and made the process stress free. Once I moved in I found all the staff to be extraordinarily helpful and pleasant. The events that are thrown on site are very Community minded, fun and make the holidays exciting. I love my actual unit. The exposed concrete, the warehouse windows, it just gives it such a great feel and stylish interior... Not just four boring walls

I moved in at the end of October and am loving living here. The staff are all very kind and I have enjoyed the amenities. The maintenance staff is prompt and makes sure that everything is fixed before leaving.

A wonderful place to live with a great staff. I love my studio apartment, the rooftop, coffee machine and the gorgeous gym. Friendly maintenance guy and very convenient to restaurants, busses and bars.

I toured this apartment complex in January of 2023. Setting up an appointment was quick and easy over the phone. Upon arrival I was told that the unit I was interested in was no longer available and I was instead shown a smaller, available unit. I wish I had been told that the other one had been taken before coming because it was a waste of everyone's time. Everyone I dealt with was profesional and courteous, though. The apartment complex is standard for large complexes - lots of extra fees like pets, parking, etc. There is a small gym and a common area, which are both nice. The unit itself was in good condition, but I didn't realize from photos beforehand how industrial the design style was. I am not a fan of large apartment complexes; I thought I'd give it a try anyway, but for many reasons it's not for me. The location is good if you want to be in the Columbia Heights/Park View/Petworth area and it seemed to be maintained well.

My experience has been pleasant. I was surprised the front desk already knew my name and informed me of how the package deliver services worked. The other residents have been friendly. I explore the building and continue to find little pleasant surprises.

Arcade Sunshine is a great community with several amenities. The office staff is incredible. The buildings and common areas are always clean. The portal they use for rent and other request is very easy to navigate. I would highly recommend to anyone looking for safe and decent housing.

The staff and the residents have been very friendly and welcoming. I like all the amenities the building provides - especially the rooftop. The view, the ambience, the grills, it's all wonderful. I also like the second floor co-working space and coffee maker. Very nice!

The rent here is entirely too high for the service that we receive. Ever since Andrea left at the end of summer 2021, it seems as if the building has been running around trying to get into shape. In the beginning of summer 2022 when the rent increase ban was lifted here in DC, the management team gave us less than 30 days to make a decision regarding our next leases. The rent increase from that point on was outrageous, basically forcing us to extend for 6 months or longer if you wanted to avoid almost doubling your rent! It was A sad way to pigeonhole its community into staying around. The security team has gotten better, however they are still below par. The concierge is NOT dependable and that greatly affects being able to get packages, have questions answered, or report safety issues. Also, for us to pay such a healthy amount for parking downstairs in the garage, the garage door is ALWAYS broken. We are paying for security of our cars as well as safety, and both of those are compromised at LEAST twice a month. The garage door will remain up for extended periods of time, sometimes days, and that leaves opportunity for something to happen all throughout the day and night. The management team is nice, but extremely on organized. I've had to remind them a few times of my parking space, emails that I've sent them, and issues that I brought up. Overall, living here has not been an excellent experience. I love my particular apartment space, but nothing else about staying here.

Great community, nice use of apartment layout, helpful staff. The apartments are very modern with sizeable windows and wonderful landascaping. The only thing is I wish they had a pool. That would've made this place perfect.

We have been living at Arcade Sunshine for a week and it has been nothing but a pleasant experience. The staff and security are so nice and attentive. They address any issues and questions promptly. The facilities are always clean and tidy. They really thought about everything a resident would enjoy. It truly feels like a home even in the common areas.

Management completely unorganized and unprofessional, not on top of things at all. Walls and floors are very thin, you can hear every footstep above you, every word if neighbors are talking/playing music anywhere near the door. Only selling point is the nice rooftop, but ultimately not worth it.

Dec 01, 2022 - Moved In - peaceful Middle of Jan - present - miserable Weed Smoke coming thru Vents I worried Ms. Debroah and Staff , We. had a good meeting. As a Non Smoking Building , a designated area should be assigned out in one of the open area. Just getting to know the Staff and Community Feb 23 - Bought 2 Carbon Filters from Home Depot , been able to sleep and not have to leave out.

DO NOT MOVE HERE!!! The unit will be decent, the amenities will be comparable to most gentrified apartment communities, and they will have a lot of vacant units to show you (turnover is heavy) but IT'S NOT WORTH IT - your experience with management will range from nonexistent (because they just won't respond to you, e.g., professional ghosting) or horrible (the property manager is prone to lying and the assembled team is unprofessional on a good day). If you identify as Black, again, don't be fooled - "all skin folk, ain't kin folk". The front office staff will code switch and do their shuck and jive routine to get you to sign a lease and maintain the same energy for white residents, but you'll be lucky if you get the bare minimum - it's more likely that they'll look right through you once you've signed your lease, insert themselves into your personal business, and/or gaslight you if you have any expectation of professionalism. They've fired one property manager and have had heavy staff turnover since I lived here, but the issues with management persist - it is systemic to Steelhead Management as higher ups won't respond either (luckily, they only have two (2) properties in DC and are easily avoidable). Again, save your time, don't even tour here and whatever you do, DO NOT MOVE HERE!

I really want to like this place. The apartments themselves are really nice, the roofs are gorgeous, and it's in a great location. However, the amenities are just terrible. First of all, the package system is horrible. When we first got here, they just put all of the packages in an open room for us to come and grab. A couple of people (myself included) got some packages stolen, so they reformatted it. Now, we can go to the office to get our packages in the morning and evening, and during the past six times when I've come to get my mail, absolutely nobody has been there. We've waited for 30 minutes during the indicated times, and nobody comes. On top of that, it's disorganized in general. They can't seem to keep track of move-in and move-out fees, and it's so hard to get them to respond to anything. If we weren't paying almost $2,500 for a one-bedroom, I don't think it would matter as much. But we pay an incredibly high amount for very little space, and they can't seem to get a handle on anything. The only reason we haven't moved out yet is because it's $5,000 to break the lease.

Nice community and friendly staff. Walls are a bit thin but if your neighbors aren't too noisy you wont have any issues. Rooftops and fitness facility are nice. Neighborhood seems safe overall and good food nearby.

I was able to find this place and move in all within 2 days. The staff was so friendly and professional. They have made the entire transition seemless. Everyone in the building is so friendly and it a community I can see myself living in for a number of years.

The staff has been fantastic to start. Truly couldn't be more helpful and accommodating. The building is amenity rich but I find the space to be just as adequate so I feel I am paying for the space, not just amenities. Closets are great. And a one bedroom is a true one bedroom. Location was also good. I was able to justify the cost by the unit but parking would be nice ($300 is a bit high for me to justify)

Arcade is AMAZING. I simply fell in love with the building structure, the exposed brick, the tall ceilings, literally my dream home. All thanks to Andrea Riley, my dreams came true. She was very vigilant about making Arcade my home! Andrea kept in touch during the entire process and her welcoming spirit is unmatched! Also a special thank you to Jessica in leasing as well! I love it here

Great community, safe, management is approachable and kind. I am so happy to be a part of this community. It's clean, pretty, great interior. It's close to subway, and other public transportation, bars and restaurants. I love my neighborhood!

This building has a great location and neighbors have been great. While a lot of the staff is friendly, unfortunately the management is poor and they do not take any responsibility for anything or communicate in any direct way. They have entered my apartment without any notice, then when I complained that this is against the law, they responded that they were aware of DC law, but never explained how they entered my apartment without notice nor apologized. During the early pandemic, they would not answer any direct questions about their plans for staff safety protocol, instead would respond with indirect platitudes about "we care about safety!" but not directly answering my question if they planned to comply with mask requirements (which they were not). There is no consistent package pickup system, including multiple instances of packages being stolen without the building taking responsibility and staff also not logging packages in any timely manner so they couldn't be picked up during the limited hours available for package pickup. There were also bikes stolen from the bike storage area, and their solution was the lock the bike storage area so no one could get their bikes. I know management will likely answer this post with a request to email them directly, but the issue has been that you can email management directly and they never give clear answers or take responsibility for building issues, so it's pretty pointless to do so!
