Not a terrible experience but not the best either. The apartment has had multiple leaks that keep occurring after they have been "fixed". Some tenants are very loud during certain times of the day and night and you can hear the highway at all times of the day and night.

The complex is very old and loud. Their way of handling rent and payments is very outdated as well. The management has not been helpful at times, when our internet was cut off for 5 days due to construction. Over all the facility is decent- but I would not recommend anyone to live here.

Close to the highway, which is a plus. Parking is awful and very hard to fine. Parking spaces are small. Many times I can't get in my car because people park so close, I have to go thru the passenger door. Gym is 24hrs so if you live in the unit on the other side of the wall or above it you can hear weights slamming at any time of the day and night.

Horrible Apartments
The staff are rude, conniving, and plain unprofessional. The apartments are old and in poor shape. Elevators are constantly not working. Air conditioners are filthy and barely work. Parking is awful. Your vehicle will get damaged constantly. You are not allowed to have a guest at the community pool. They will nickle and dime you for everything. Harassment is the norm once you sign your lease. Fess upon fees with no improvements to the property. The hallways are filthy. The office staff have no customer service training or care for residents. Maintenance team is not skilled at fixing issues. They just put a bandaid on structural and mechanical issues. Constant construction noise on property because they can't retain residents. Much better apartments in Miami besides the Colony at Dadeland.

Too noisy, children screaming, neighbors blasting music through the walls, issue with aggressive staff member that wasn't properly addressed and then received retaliation by way of micromanaging my overnight guests. Pool is no fun if I can't occasionally have a guest with me, hot tub is neither hot nor clean. Dogs off leash, especially in areas behind buildings where people are treating the entire area as their personal backyard/disco. I absolutely cannot wait for my lease to be up.

Easy living. The community is clean and the neighbors are respectful. Nice gymand pool area. Management gets involved when they have to and security keeps everything safe. I'm very happy living at Colony.

MOVED IN FEB 2025. NICE APARTMENT, OFFICE STAFF ARE VERY HELPFUL AND THE MAINTENANCE DEPARTMENT TAKES CARE OF ANY ISSUES QUICKLY AND CORRECTLY. THE MANAGEMENT SCHEDULES THEMED EVENTS EXAMPLE A FORTH OF JULY BBQ WITH MUSIC FOR THE RESIDENTS, DISCOUNTS ON PIZZA DURING THE YEAR, ETC.

The worst apartment complex I've lived in ever. Infested with bed bugs and roaches. Rude staff and management. Horrible experience. A staff member cursed me out one day and told me to kill myself. Never again.

I have been living in this apartment for about 10 years and the experience has been positive. The location is great, very close to highways and public transportation. Dadeland is a safe area. After the renovation, the gym became the star..

Very nice and helpful specially the manager and Jessica. The maintence team is very effective and respond very quickly. Overall a very nice experience and the building is in great shape and well kept.

The experience has been pretty good overall. Some of the cons is the prices, I have been searching out of curiosity and this property is way overpriced considering it's not luxury like the others I have seen. The pool is another problem when I cant even have a single relative join me for a day. The back looks unkempt unlike the front of the property. The back looks ------. The problem that people have with children playing is another problem, at least the kids don't pee and poop on the floor, streets,sidewalk ,and grass.

Everything is ok so far. We do not have major complaints or issues. The only thing that could be mentioned is some neighbors throwing stuff lige asshes from the balcony and not cleaning common areas like elevators when their pets poop or piss

Worst Place!
If there were negative points I would definitely do that. This place doesn’t even deserve 1 star. I have rented in other places where I had great experiences and would go back. This has to be by far the worst place to live in Miami. Every problem you can think of this place has. 1- crime. You and your property are not safe. There is theft on the premises. They have men (who are not security guards) drive around a golf cart, but they do absolutely nothing not even scare away the thieves. Cars have been stolen, tires, you name it. 2- Parking is a problem because they decided to draw the lines shorter than the spaces. Cars are always blocking your door or hitting your car. Don’t get home late or you won’t have a place to park. You can always pay extra for assigned parking until other people start parking in your spot and there is nothing you can do about it. 3- Unprofessional staff. Gabriela and Jessica will give you a sarcastic smile nod and do absolutely nothing to help you. At first you think they are super nice until you realize they don’t care and that any concern you have will be taken as you are a complainer. They will lie straight to your face. No integrity. 3- Dirty premises. There is always dog pee in the hallways and elevators. Let’s not talk about the stairs. There was spilled dog food for a week before anyone cleaned it up. Neighbors had to carry their dogs out for walks so they wouldn’t step on other dog pee. 4- Lack of privacy. They feel it’s ok to go into your unit whenever they want. More than once I observed maintenance or fumigation enter when no one was in the unit. I even had a paint guy jump onto my balcony without notice and I was inside walking around my sleeping clothes. The Colony has a lot of rules but they don’t follow any of them. Please rent anywhere else. This is the worst place to live.

There are plenty of places to rent in Miami and surrounding areas, what separates Colony at Dadeland can be found in their management staff. Thrir attention to detail separates your living experience here. From the impeccable cleanliness on the grounds, to the most modern gym facility, to the pristine pools, to the contemporary social room, and many more amenities. Management prides itself on making sure that their customers are happy and they utilize a communication portal that addresses ANY issues that might arise in their unit. Most problems are resolved within 24 hours. So, when my lease comes up for renewalI, do you believe there is a chance that I am not going to stay?! ABSOLUTELY NOT. I live in Miami and I proudly declare that the Colony at Dadeland is my home.

Consumer Beware
Consumers should exercise caution: The Colony of Dadeland is highly misleading. This property employs unlicensed and undocumented Cuban workers who do not speak English, communicating solely in Spanish. The only English speakers are found in the leasing office, where staff members Gabriela Ruiz and Jessica Roman engage in deceptive and manipulative practices. This property management company does not have any tenant screening policies some areas have tenant screening laws that may impact whether criminal background checks are conducted but not this place. While the location was convenient for us due to its proximity to the mall and highway, the high costs were not justified. After living there for 12 years, I finally departed from this overpriced complex, which employs unlicensed security guards who patrol in golf carts, creating chaos and theft. My vehicles were frequently scratched, dented, and vandalized, and my motorcycle was stolen right in front of the leasing office, in the presence of a security guard I suspected was involved. This theft was recorded by security cameras, revealing that the guard was in his apartment across from where my bike was taken. Gabriela Ruiz misled the police, claiming the guard was at the back of the building during the incident, despite the footage showing otherwise. Following this event, I felt compelled to install a security alarm in my apartment, as the colony has a policy of entering units for pest control and without prior notice. Throughout my time at the colony, I faced numerous management issues, and in my final days, Jessica Roman became aggressive, insisting on accessing our apartment due to a supposed water leak from our bathroom that was allegedly flooding lower units. I rushed back from a client meeting to investigate, only to find no leak. I checked every floor below and spoke with neighbors, confirming there was no issue, revealing it to be a fabrication. one of the maintenance worker informed me in Spanish that Jessica had requested him to enter my apartment; however, he refrained from doing so because he heard noises indicating someone was home. having an alarm system like simple safe was not enough. my tactic of having my radio on worked to keep these intruders from entering my unit. having that said It appears Jessica intentionally fabricated these leak allegations to gain access to my apartment. When I reported this to Gabriela, her manager, she dismissed it and ignored my concerns. I have witnessed the colony allowing unauthorized access to residents' apartments, as I saw a stranger enter a neighbor's unit. This neighbor, who is Brazilian and has lived there as long as I have, is also aware of the situation, and I hope she can leave the complex as well. Furthermore, This property should be investigated for safety violations; the elevators are frequently out of order, No Parking, High electric bill, there are plumbing issues, and there are thin walls where you can hear your neighbors. Also, there are cracks in the walls that have been superficially repaired, and the security personnel are questionable. Also multiple family members in 1 bedroom apartment. I advise against living in a complex where residents are targeted for voicing complaints. For 12 years, the colony led me to believe they employed licensed security guards, despite their uniforms. I submitted a request to property management for the security license of a worker named Castillo, who has been seen smoking and discarding cigarettes under cars. I intended to file a formal complaint with the state of Florida regarding his conduct. However, I was informed by Gabriela that he is merely a concierge, not a licensed security guard, which raises concerns about his authority to monitor vehicles. Subsequently, we received a three-month non-renewal notice to vacate. I have since purchased a home and will never rent again, as this complex has proven to be one of the worst living environments, with multiple families facing similar issues. Also disregard those 5 star fake reviews.

The elevators hardly ever work, those with disabilities are left stranded in their apartments when this occurs. The green spaces are unkept and lots of standing water which attracts mosquitos. HVAC systems freeze over with ice on a regular basis. Constant construction noise and drilling can be heard daily. Toilets always clogged and constantly running water with maintenance unable to get to the root of the issue. Management treats you like a number and not a resident. Much work needs to be done to make this community a better place. Fees upon fees with no improvements except the gym. Outdoor halls and doors look horrible.
