I only have one thing to say about this place so I will make it short and quick. 90% of the people that are renting hate it and will not sign another lease!!! Rent and see for yourself. You will regret it.

I've lived in the Colony apartments a few months now. We have a unit in the 9305 building which isn't the nicest compared to the units by the pool, but its not bad either. The entrance to the building is right next to the trash room which sucks because it reaks, and some of my friends refuse to ride the elevator because they're afraid of it. (Looks like its from a horror movie, but has never broken on me.) Paying $1.50 per load in the laundry room is a bit much. Many other complexes allow you to pay with a credit cad of sorts but these only take quarters so that's obnoxious. Parking was unbearable about a month ago due to the construction in the South lot but it's gotten better. The building offers free valet for tenants but by no means is it a close walk to the main building where they'll valet, so i've never bothered. Overall, i'm satisfied with the apartment. It's very spacious and had the best floor-plan of any of the other apartments we saw in the area, for a reasonable price. I've heard people complain about noise but our building is very quiet. The amenities are amazing. We had some issues early on with maintenance requests (having to get the same thing fixed repeatedly), but for the past few months we've had no complaints. I have zero tolerance for bugs of any kind and i've never seen one in the unit which is great. (Although I have seen a cockroach or two by the building entrance since they keep the trash right there. Who thought of that?) There is no assigned parking but I haven't had an issue, again maybe because we are on the far side of the complex. Just don't get home passed 1am, then it's a different story. The laundry room on our floor is never packed and they kept it open after hours for me once while one of my loads was drying, which was appreciated. You can also have pets which is cool, you'll just have to pay a $700 deposit ($350 you get back.) We plan to renew unless things take a turn for the worse.

Not nearly as bad as you'd think from the ratings. Really its very nice and in a great location. The Colony at Dadeland is a full amenity complex with a business center, gym, pool and extremely nice views if you end up with the right apartment. The walkways are well lit and the insides of the apartments have excellent layouts. Parking is tight, but won't be for long because a parking garage is currently being built.

This place is ridiculous. I moved here May and have regretted ever since. The new tower I moved was nice in superficial appearance but once you move in you realize that everything is made from the cheapest material. Everything from the appliances to the tile. You notice from that the time beginning that the model apartment they showed plus the amenities was nothing more than a facade. The so called gathering room is really a room for the security guards and maintenance to have their coffee break or afternoon chat. I was bewildered when I asked the cleaning lady whom was on the phone loudly in my front door to take her conversation else where as it was echoing in to my apartment. Not only did she get defense but told me I couldn t order her around. I think she forgot she was working on living there. There was continuous alarm in the first 4 months that would go off and no one seemed to be aware of it. I could only assume the so called security guards (they are like 100 years old) must have been sleeping. When questioned about this they always kept referencing me to the manager. I must say the manager is nice but does not provide any solutions. As parking became an issues a month after moving in and they announced that valet would be available but our guest would need to pay per hour t come visit was CRAZY. I have lived in downtown Dadeland prior to this and the ONLY reason I moved was for the fact that parking was not going to an issues..WRONG! The gym even though it appears nice is more like a hang out for a majority for people that don t even live in this complex. They have absolutely no control. Also the demographic of people in the area odd. You have a new tower which they are charging a minimum of 1335 for a 1 bedroom (does not include water or cable- so add another $180 or more). The other people live in souring older towers and pay a minimum of $300-350 less and are still entitled to all the amenities??? I don t get this and then to add they want to charge an additional $60 to have your car VIP valet a month, making that you will likely wait 20 minutes before you get your car unless your VIP. Another thing is that they lie and will now own up to anything. They claim that they only have 4 apartments available in the New Tower when in fact there is 4 apartments surrounding me that are empty. It bothers me that they assume we are stupid and that s what you are going to be taken for. SAVE YOUR MONEY and run anywhere else. I also forgot to mention but this is the ONLY building in this street that is charging this ridiculous amount of money. This neighborhood ranges from 800-1000 for a 1 bedroom and I now know that they are A LOT of questionable people that live in the area. Check the web and to get an idea of who lives in this neighbor.

Run away... Fast! Pros: -Units are fully remodeled -Nice gym -Nice pool -Maintenance requests are handled quickly Cons: -There is barely parking and the spots available are very narrow. Your car will get dented. -Management is EXTREMELY rude and unprofessional. -Have to pay $195 in non-refundable fees to move in. -Pets require a $700 deposit, $375 is non-refundable -The elevators are tiny and there is only one per building -Security staff is rude -Water not included in rent -Non-electronic laundry facilities. You have to get change every time you need to do your laundry. $1.50/ load. -Laundry facilities are out-dated. -Flooding in the hallways every time it rains -Very noisy if you live by the pool -Management places notices on tenant doors often. They should at least wait until the end of the week to place their communications on your door but instead they place notices on your door several times a week.

NOT SAFE...TWO ROBBERIES IN TWO DAYS Staff: Accept one,staff is very rude. One day, in the newly constructed community hall, I was doing some work (i was the only one here) and the music was loud, so I requested the staff to please lower the volume so that I can continue working - I got a rude no with a lecture. Other times have been similar. Parking: They created the tower, but forgot to think how they were going to accommodate additional parking. Solution - they shrunk all the parking spaces. i.e. expect you car to be all scratched with door marks in a matter of days. Very congested and unsafe parking Also, after repairing the entire parking lot, when it rains, entire lot still floods. Noise: It would vary from apartment to apartment. Maintenance for our apartment has been quite fast, but, I have heard from many tenants that they have had many issues with the maintenance. One complaint is that rent has gone considerably higher, and still increasing, while in the neighborhood you can find apartments cheaper than $200-300. Overall - I DO NOT RECOMMEND THIS PLACE. FOR THE PRICE, LOOK SOMEWHERE ELSE.

BE AWARE !!! SCAMP MANAGEMENT !!! CHEATING !!!
We stayed there for 4 years and without breaking the lease but they DID NOT REIMBURSE the deposit money of $1200. The lease expired on the said date of the fourth year but they still STEAL OUR DEPOSIT! We will seek legal remedy in the court against them!

HORRIBLE STAY AWAY!!!!!!
It's highly overpriced for what you get first of all. The parking is horrid. Mine and at least 4 other tenants apartments flood from water leakage from pipes and on the first floor the neighbors get their apartments full of sewage flooding... Maintainence keeps the place barely clean the security guards are rude... My AC was broken for about a week they promised to have a new unit put in first thing in the morning and no one has shown up to do anything about it. The dryers barely dry your laundry and on top of the obscene rent cost they charge you for water electricity and if you want your own private parking spot well good luck that's extra too.... Not mention the extremely expense pet owners fees and the so called amenities ridiculous.... 1500 to rent the "club house" and 1000 is refundable if nothing is messed up after your party.

DO NOT MOVE HERE
They dont respect you as an occupant. They cut the water very often and they told us it was just for repair. The truth is that they were cutting the water to install water meters for each apartment so now, we have to pay a water bill. Another thing that makes no sense to me, there is a monthly pest control, which is not even monthly, they can get into your house without you been there. Ive change the locks and in two occasions they tried to open the door, forcing it at the point the almost break my lock. The parking lot gets flooded always after the rain, even if it rains only for minutes. They've just fix the pavement, that damaged all the cars . And the noise, thats the worst thing i guess, since we moved, there was this construction right next to us, a new building. Everyday waking up with that noise. Then the pavement, noise and tremors, horrible and now, they're removing the carpet in front the elevators, non-stop noise. With all that's been said i dont recommend you to move here.

Not a good place
I had a terrible experience living here. My apartment was completely re-furbished...very very nice, everything new, except the a/c unit. The air conditioning unit was about 20 yrs. old. The first month living here, my electricity bill was for $243.00, I was completely in shock! I called FPL and suggested to have and analysis done...therefore, FPL concluded that my a/c unit was causing all the waste of energy..I complained, but nothing was done....My next dilema was when the parking lot was being paved...either someone from maintenance or from the security came into my aprtment and stole my jewelry. I complained again and again, nothing was done about it.They never take the blame for any actions, but they do that your money....and now we must pay the water that we consume as well.

Don't rent here
The Colony (Dadeland at Colony)has change a lot with the new owners.Now, it is dirtier that before. If you need something to be repaired in your unit, you will have to wait a lot, call them several times and maybe they will never fix it. They new administration is very inpolite and they are not professionals at all. There are not respect to the tenants. You don't have rights at all. They hid the information about an 8 floor building the are doing now up to the last day. Now we have a lot of dust and not even a disccount. In fact, we are paying a little more. The apartments are in very good conditions, very well keeped but believe me, it is not worth to live here!. The Colony (Dadeland at Colony)fue aceptable hasta el ano pasado cuando fue vendido. La nueva administacion y duenos son muy poco profesionales y no muestran respeto por los arrendatarios. El condominio esta siempre sucio y la administracion no resuelve ningun problema a los arrendatarios. Si algo se rompe en el apartamento hay que esperar y llamar muchas veces para que te lo reparen. Si te quejas, te responden mal. Ahora estan construyendo un edificio, todo esta aun mas sucio. Ocultaron que iban a construir para que la gente no se fuera y enganchar los nuevos contratos. Ni siquiera tuvieron la amabilidad de hacer un descuento. Los departamentos estas remodelados, pero no vale la pena vivir aqui.

Trouble tenants
When I first moved in here about a year ago I thought it was very nice, quite, the grounds around the pool were beautiful -- now its hell!!!!. The new management is very dishonest. My first encouter with them was over assigned parking. My in-laws are disabled and the fact that my assign parking was right in front of our apartment was a deciding factor when we signed the lease. As I was thinking of putting a petition together against changing the parking by neighbor beat me to it. Unfortunately her effort obviously went unnoticed. Then when I started hearing about the new building going up, I asked them face to face. They looked me in the eye and simply told me they knew nothing about it. I have never dealt with anyone so deceitful in my life. Instead of fixing what they need to fix they keep making changes. The landscaping gets worse by the day, the halls and elevators are filthy, the holes in the parking are damaging our cars, they are allowing people to hang their laundry in the balconies etc....... this place looks like a dump and all they are concern with is adding to our aggravation. I just want out of my lease but when you mention it to them all you get is threats. We should get together and find out what legal action we could take to get the hell out of there.

A REAL DUMP
Don't come here! Do yourself a favor! They lied about the parking spots. they said they were putting in more handi caps then only added one per building in the front. Then they took your assigned spots away and are selling them for $25 per mo as a premium parking spot. The tow trucks sit and wait for you to park in them. I saw a poor old lady came in late had to park in the back in the dark. The water goes off all the time. The elevator in the 9385 breaks every few days. 35 years old now with no updates. The emergency button doesn't work. Its for looks. Don't go in the elevator without your cellphone. A company called Milton bought the Colony at a bargain price from GEM. Been sold 2 twice in a few years. They have something up there sleeves for the place. Milton is supposed to be a big company with lots of properties. Pot holes they dont fix them. What about the lighting at night when you drive in the main entrance pitch black dark no lighting. They dont even leave the light on in the guard house. If you have someone come over at night they will never find the place. No street lights. The floodlights over the guardhouse are off. Its scary you could get mugged in the dark no one would know. I heard they let a few people get out the leases over the parking situation. Security guards dont speak a word of English either. Jerry little black guy. He piece of work nasty with a chip on his shoulder. You ask him something he says I am off duty not my problem. The front office will act like they care and do nothing. Ask for you phone number and never call you back or no one knows anything. 5 Lights were burned out for 3 weeks until I told them to fix it. They did that the next day much to my surprise. I was shocked!

The worst apartments and management I have ever encountered.
Since the new management took over in January 2010, living in Colony Apartments has become the most horrible experience of my entire life. Living here has become, for my wife and I and the tenants I have spoken too, basically living in a third world country construction site, with no water for most of the day, constant construction noise and very unprofessional management staff who will threaten you with legal recourse if you ask that construction NOT OCCUR IN YOUR APPARTMENT and around your apartment at 7:45 am in the morning until 6:30 pm EVERY SINGLE DAY. The management will also 'lose' leases that you've already signed and then try to get you to sign another one for $100.00 or more each month, and they utterly ignore maintenance requests until they create 'plumbing emergencies,' by drilling and sawing underneath and beside your property. There are literally hundreds of apartments that they are renovating to make improvements on the community, which means that all the tenants will continue to have no water during the day, and must listen and feel constant construction noise and vibration, for the forseable future. I highly suggest that you do not live here unless you enjoy living without water and having workers actually come into your apartment and tear holes in the walls. Honestly there are terrible things I do not even want to mention in this rating, all of which occur usually early in the morning through the entire day, including weekends, with a management staff who will yell at you if you even dare suggest that these are unreasonable living conditions. Current tenants are even considering a class action lawsuit it has become so bad. Please, for your sake, take me and my wife s advice and do not live here: the management will ensure you live in conditions that I wouldn't subject even an animal too.

I am very happy to see that the complex is being changed for the better. However, they say they are paying close attention to details, well I have put in numerous complains about my apartment and the maintance that it needs and they completely ignore it. With the old management, I had all my maintance problems fixed immediately! They will only upgrade the apartments once you leave. Now they are taking away our assigned parking spots! Those spots are included in our rent! Either they give the current residents a discount on the rent or they should just leave our parking spots the way they are!

Change, absolutely!
This property has a new owner effective January 2010, and already you can see improvements on the property the pot holes are being taken care of. Many of the apartments are completely being redone. The maintenance staff has changed and things are actually getting done painting and replacement of appliances and carpets are just a few of the things to mention because the list is toooo long mention in such detail. The old manager is also gone, a new management team is in place. People who listen and care about their tenants and not only speak of a difference they make it happen. To all of those who left it's a true shame you are not able to enjoy the all the upgrades the new owners are inforcing. To all of my neighbors we're very blessed to have a new owner & management team that really cares and is making a difference in our beautiful community! Glad to be able to witness the change.

THE WORST IN MIAMI THAT I KNOW
A few year ago I rented an apartment with colony apartment on 9355 Sw 77th Ave, Miami, FL 33156. They advertised their apartment as a gated apartment with night security, giving their tenants a fall sense of security. I stayed in the apartment complex for a few months but was forced to evacuate the premises after my car and one other tenants cars were broken into on the same night. In my case my alarm paged me and when I looked through the window I could clearly see the thieves inside my vechicle. After I yelled out to the thieves and called the police. When they arrived the advertised gated apartment gates were wide open and not only that the was no security guard at the scene. THEY ARE THE WORST APARTMENT COMPLEX THAT I KNOW IN MIAMI.PLEASE STAY AWAY. I have a police report of my incidence. YOU ARE THE WORST THAT I KNOW

Horrible!
My husband and I were living in an apartment here and we dreaded it. Yes, the price is convenient, but other than that- it's horrible. Here's what we went through: -Bugs -no parking -parking lot ALWAYS flooded when it rained -no club house -bar-b-q's on the opposite side of the building (only 1 bar-b-q!!) -washing & drying machine never worked, and if they did it was about $5 each load. *And we were not the only ones with the bug situation. I had a gentleman come to my apartment with a paper and several apartment numbers written down. He was making his rounds!* I highly do not recommend this place to ANYONE! Look for something else- I'm warning you!!

GOING DOWN HILL FAST
We recently ask for some maintenance never really ask for much in the past in the last 7 years. Evone in the office (apt manager) is nasty, with a careless attitude We asked for them to do touch up some paint after 7 years of living there they told me they would give us the paint. She says we dont have to paint its not in the lease. I asked for the carpet to be cleaned they say we dont have to. It's not in the lease. You ask them to repair something it takes a long time and you have to keep calling. They say you can do these things yourself. "We only take care of the appliances or major issues". They went condo in a bad market but had to go back to rental due to no sales. They dont care about the renters now its all selling of apts as condos. Which is now not happening they couldnt sell them so it went back to rentals. They were only giving 7 mo leases cause they wanted to sell your apt. The security is a joke. Jerry (security) is a nasty guy also. I once asked him a question walking by he had the balls to say I am off duty now I am not answering any question keeps walking and just talks about how important he is to the place. "How he the man" Security doesn't speak a word of Engish. They change every couple of weeks. Anyone could drive in or jump the 4 ft gate. Useless! Brian Pata (UM football player)got killed there and no one saw anything. That was a hit that could happen anywhere. They paved the entrance and beautified the office gave it a face lift with lush landscaping to make it look nice to people buying. When you drive in further its old and nasty. It's a fake look drive in a further and they have pot holes in the asphalt, street. Looked great before the place was bought by the new company GEM that is turning it condo they dont care, why should they. They were/are only interested in selling not renting then the market sales turned on them. They are also replacing stuff with cheap materials and a crappy look. The former/orignal owner had pride and did real repairs with quality. He sold after 2005 hurricanes. His father built the Colony. Used to be the nicest place and bigest apts in the area, not now. What a shame! Nasty people in the office. With its age and how its taken care. With its age, not a bargain at those prices to buy...As for renting the rent has gone way up, quality has gone down. Most of the apts are original old from the 1970's. I am sure there is worse but it's not the greatest place anymore like it use to be. Really has gone way down in quality. At one time it was the best place to live. Not now.

NOT A GOOD PLACE TO LIVE!!!!!!!
I would never recommend this place to anybody. The people that work at the office are extremely rude they totally ignore you if go talk to them about concerns or vandalism going on in the buildings caused by residents of the apartments. There is a cockroach infestation all over the place it's just disgusting!!! The laundry unit?? The same disgusting the machines are old they steal your money and they continously stop working. Even though they allow pets I would never recommend this place to a pet owner to anybody. You pay an expensive security deposit for your pet and after you move in and sign your contract they start making your life miserable because they don't even want you to even walk your pets even if you clean after them. The parking lot is horrible they don't maintain the few trees they have so there is a lot of dirt all over the place. Don't waste your money or your time with these people obviously at first they are friendly but after you sign that contract forget it they are horrible the 2 ladies that work at the office are seriously incompetent and rude they make personal comments about residents they make fun of people that perhaps don't have a good economic situation it's just bad and sad that they have people like them working here. All I want is for my contract to be over because I am so getting out of here!!!

I have lived there 18 years...please read
I have lived at the Colony for over 15 years and I have never realized how bad it was until I left. I lived on the forth floor alone, single working class female. When I first moved in I was greeted very nicely from the owner, Steve, and he had a great team of employees that cared. You can call at anytime of the night and someone would respond to your emergency call. Security was very safe with professional guards. I lived with my 2 Cats. The people who were accepted to live at the Colony were of a certain standard and education. I enjoyed meeting my new neighbors. In my building lived at least 5 tenants who were retired or veterans, some had disablities, like they used wheelchairs or special needs. Steve (the owner) always took special care of our building making sure the elevator was always working, lights working, etc etc. I felt safe. However, once Steve and co. decided to sell, things immediately went downhill. The first thing they did was paint the ground with some special paint that becomes slippery when it rains (rain.etc), I fell a couple of times, then they changed the elevator company that provides maintenance, then steve's brother (owner's brother) never updated the washer/dryer, then the landscape maintenence company was changed too, and security and so on. The only people left were Ingrid and her husband(who does the maintenance) and jerry (security). They started accepting ANYONE into the Colony, vulgar, loud, rude people. I have had neighbors who left leaving the apt dirty that developed into a terrible Roach infestation in the whole building. And of course, the exterminator was changed, so I had to bring my own exterminator several times to resolve the problem, it cost me over $2,000. I slept with roaches crawling in my kitchen, ceiling, closet without ANY help from Colony Apts. It was a real nightmare for someone like me, who is a clean freak. The elevators were not working properly, to the point that the senior tenants, on wheelchair, decided to call the fire dept. I had to go up and down the stairs for weeks. When the hurricane hits they have no emergency contact number and do not respond to calls. Living at the 4th floor is really crazy as that when the hurricane hits the ceiling leaks water and when it does not rain, the roof is not painted that the ceiling gets very hot, even if you have the A/C on all day it does not cool the apt. My electricity bill was between $300-$400 a month during summer. What irritated me was that I rented the condo back in 1989 with my two cats, that once the owner left, in renewing my yearly contract, they decided that I could not keep my cats anymore, in 2003, and I had to get rid of them. My cats were 12 years old at that time, and I got so mad that put an attorney into this, so then they made me pay $ 500.00 cat deposit fee they said was refundable. Once, my neighbor had a heart attack. And since security closes the gates and is no where to be found. When the 911 call was placed, the rescue team was unable to get through the gate that this neighbor died by the time they reached him. Then that year me and two other tenants were robbed. Someone broke into our apts in broad daylight. The colony made me pay for a new lock that the robber broke and refused to allow me to put an extra lock on my door. I was really scared and started to look elsewhere to live. Also, I came to know later that a football player was shoot, while security was on the other side of the gate, around 7pm, and a lady was raped in broad daylight. I was really pissed off when we had a accident that one day someone came to our parking lot and cut through with a knife all the tires of our cars, mine included. Security is not patrolling the parking lots, pools, gardens, and you can imagine the crazy stuff happening. The laundry rooms you cannot use them, since the dryers take your money and don't work, so I would go every Saturday to Mary's Coin wash down the street. One day I found out that they had traps located in hiding areas with poison in them for cats. I was terrified and complained and was told that if I did not like how they were dealing with "pest control" I had to go live somewhere else. When I finally decided to move out, after living so long, I was sure that at least I would get my security deposit of 2 months check back, since I left the apt very clean and neat. However they never sent me, as they promised they would, the check with the excuse that the carpet was used. Well.... for living there 18 years...without them never wanting to replace it, what did they expect that I would be floating around my apt for 18 years ? Also they did not give me back the $ 500.00 refundable cat deposit, $ 50.00 gate key card, $ 150.00 gym pass, the $ 50.00 car pass ... Another funny story about these folks is that the day I was moving out, they told the men who were carrying my belongings to the moving truck, that the truck was not allowed to park inside the Condo parking space, however that rule did not apply when you are moving in ! Please think twice before you move in. Especially if you are single, it is dangerous. Check with the local Police Dept for a report on the new crimes in this location. I wish I knew, I would have gone to that Condo right behind The Falls Mall. The only person I would reccomend this apartment is to my enemy ! Good Luck !

It's been great for us!
We have lived here for the last year and a half, and have really liked our time here. It's location is great, just down the road to dadeland mall, UM, metrorail, us 1...Aside from a few bugs and such (which management was quick to offer a spraying) we have found this to be a very pleasent and affordable place to live. It's quiet at night, no riff raff in the area, and management has been exceptionally helpful in our needs. They even offered to clean our carpets for us if we needed it which i have never experienced. I do recommend Colony apartments highly.

It Was A Pleasure to Leave
Overall this place rates so-so. I was very disappointed with the not-so-helpful staff and the attitude especially from Ingrid. Jerry, the night manager was arrogant, loud and rude. Always claiming he was "The Man." A maintenance worker once begged me for $20.00 to feed his baby and I gave it to him. He did that to many people and then quit his job. They hired lots of trash. The security was the worst. Miami Hurricane's Defensive Lineman Bryan Pata was killed here was killed her in November of 2006. The security officers at the gate never scrutinized anyone. The side entrances were always accessible before 9PM and they were only 4ft. high anyway. The security guards changed very frequently and so never became familiar with residents. Anyone could get in. Anyone! They did nothing to prepare for Hurricanes except trim trees annually. And when 40 apartments flooded during Katrina, including mine, they ordered folks not to remove their carpeting or they'd have to pay for damages. The carpeting was NOT salvageable and folks had to wait and live on polluted carpets until Colony realized it was wrong 2 days after the storm had passed. The place floods too often especially the parking lot. Many cars were totalled-out here during a serious flood. The rent sky-rocketed here quickly from about $800.00 when I moved in to over $1,100.00 when I moved out. They treated the renters like crap because they wanted to convert it to condos. This plan failed. (They deserve failure for the crap they put folks through.) I could not take the rent increases anymore and rented a nice detached house for $1000.00. There was a little bit of good: I had good, friendly neighbors and whenever there was a maintenance issue, they fixed it within 48 hours, excluding weekends. They place was old with very old fixtures but maintained well. The pool was always clean except when the property was sold the pool became so filthy they actually closed it down for about 2 months. It is in a great location and everything is nearby including the only metro line in Miami. There were far too many disappointments for me to recommend it to a good friend. But if you think you're getting a good deal and you like the location, well, I'll tell you there is worse, I'm sure. If you have time and can look around a little bit more, do so. Really, these folks made their tenants so unhappy they don't deserve good tenants.

New Management stinks APTS ARE NO LONGER FOR SALE
This place was sold after the 2005 hurricanes. Guess the old owner got his millions and didn't want to pay the high insurance and deal with problems he was smart sold the complex in the peak of the market best time to sell. The old owner did have some pride and it was always full of tenants. He painted and trim trees prices were reasonable. Smart business man. Not the most friendly people in the office but got things done. The appliances are old but functional with old style push button controls. Tub and sinks toilets all old no updating if it worked even though it was over 30 years old. Fridge are old. The tub was rusting at the drain. They did replace the sink when the bottom rusted out. Termites ate the door to the balcony. At one time this place was the nicest building in the area. The new people gave it a face lift only in the front where you drive in to the sale/leasing office to impress people coming into buy. No longer on the market for sale. It's a real BS fake look. New plants and landscaping. Drive in at night and it pitch black at the guard gate the flood lights broke like a year ago they never fixed them. Dark in the front area and inside also. Drive in a little further and the parking lot has pot holes. The security is useless no speaky English and change every few weeks.Once in a while they act like they are taking tag numbers. they let anyone in 99.9% of the time. They lock the 4ft gates, North and South s at 8 PM like that is going to stop someone. No security cameras anywhere. They had exterminators with the old owner and the new people dropped them to save money. We had no bug problems. I don't know if any crime that goes on. They had one thing in mind. To SELL SELL SELL the place went down hill quick. They did some updates they had to do by code to turn it into a condo. the bare minimum to convert it into a condo. Remove windows in the laundry room and replace garbage room doors with heavy doors and update elevators with phone line dialers. Starting price for a 1/1 apt for $150K with no updates. 40 year old apts. You have to pay for any updates. AS IS for $150K. How they don't have to update the windows to impact or put shutters I don't understand. Another complex on Kendall and 77 Ave replaced all the glass with impact and updates the apts before selling. the front doors the were so cheap they put new wood skins over the them with some ugly wood trim. This company specializes in condo conversions but the bad market caught them by surprise. The market turned on the them before they could sell.They got stuck with it as a rental now. A building this old is bound to have serious assessments after you buy it as a condo .plumbing and water pipes, electrical. When is rains real hard the apts can flood along with the elevators. They were only giving 7 month leases. Now the APARTMENTS ARE NOT FOR SALE AS CONDO's ANYMORE. They were treating the renters bad now they should be happy to have them. They have gone back to leasing and not selling. They were selling about one or two per mo.at 360 units that would be a LONG time before they sold I guess they had to give people back their money that bought. The concrete walls are cracking everywhere. Mold on the top moldings. Put in cheap light fixtures. Plenty of empty apartments. You can see them empty. The area is great but I am sure you can find a nicer newer updated apartment in the area with a better or same price. I would say its not a dump but on the other hand it has its problems. That's my two cents.
