The apartment complex is a good place to live. I have lived here with my family for a year and resigned a lease to stay another. I have lived in many different apartment over the past 8 years and this is the quietest place I have been. At night there isn't any noise. Nobody hanging out in the street or parking lot being obnoxious. The front has a gate that closes at night and opens by morning. The staff here is pleasant and friendly. They do everything they can to make sure that things run smoothly and repairs are fixed quickly. The maintenance team also make sure to keep the property clean every morning. They are always friendly and know who lives here. I have only run into one incident where it took a long time to get something fixed. My air handler wasn't putting out sufficient air because of it being older and being in the attic. The maintenance and front staff were prompt in helping me, but there were problems with the upper management not wanting to make it a priority to get the handler switched to the hallway. I called corporate and it took 8 days to get the message relayed. I had to make a call back to corporate and they finally got the message through and the front staff took care of the problem quickly. Once the upper management became tired of hearing about the problem they just told the guys to go ahead and do it almost two months later. Once they did maintenance had it installed in day. Over all besides the incident with the air handler. This is a good place to live. They have a pool that stays clean and onsite washers/dryers. Most of the people are friendly or keep to themselves. Biggest thing is the property stays clean and the staff is polite.

it's a very quiet community. We love the trees and the grounds always look great. My only complaint is the state of the gutters. They never get cleaned out and as a result when it rains we get a small waterfall spilling over the edges of the gutters. I understand they fill up quickly with debris with all the trees around, but if they aren't maintained then what is the purpose of even having them. I am not saying I want someone to come clean them, it's pointless unless it's going to be maintained. But I just wanted to put my .02cents in on the subject.

The staff at Blanding are very nice people who always do their best for me whenever I have needed help with anything. My experience as a former apartment maintenance tech sometimes colors my initial response to things. They always manage to get it right the first time.

Maintenance keeps this place clean and are here in a hurry to fix anything. Had my kitchen sink faucet replaced and toilet problem fixed same day as the call in. Love calling this place home.

I like the place its convienent to everything. when you call for service the guys are there ina timely matter. The only dislike I have not enough street lights. People should not be able to park in spots if they never move their car.

Overall I am happy with my community. The area is always clean and staff are friendly. While I wish they would upgrade some of the carpentry and appliances in the kitchen, I am pretty happy with the neighbors and my apartment at this time. Thanks

from day 1 we came to search for an apartment was a great welcome experience, The Staff are amazing; Mariah, Shawna, Dexter very courteous, professional and with a great Positive Energy I love most. Mariah was the one that I had the pleasure to experience with the walk thru from beginning to End, she is an example of what Customer Service is, very informative, thoughtful offering something to drink in a hot day and caring of my needs, the only obstacle I had to move in was that I need it a storage unit and Patiently she walk me thru it. My son and I, we loved the atmosphere,the clean ground and the facilities including the pool.Our apartment is very spacious, Love the details in this floor plan. love the neighbors, they are great and thoughtful because everyone wants a great place to live in. That makes a great difference to me as well. 3 things I wish this place had. storage unit' parking lots with units number and maybe a basketball court for my teen that loves basketball be fully entertain in the premises without going anywhere. Quiet small residential community, has more of a neighborhood feel. The grounds and apartments are well maintained, maintenance staff is very diligent in their care of the complex. Well priced for Clay County location. Had I been transferred closer to the complex, this place would have been my top choice.

i have lived at the park at blanding for several years and have to compliment your maintenance staff for a good, expedient job; i have mainly had the one tech do most of the repairs when requested; Mr. Tony has always been a pleasure to deal with; not only is he helpful, but cleans up after himself as most mainteance techs do not; he has always repaired other items as well, even when not requested; im in customer service myself for over 30 yrs and believe in congratulating someone for a fine job and being able to tell if someone takes pride in their work; I believe Mr. Tony does; thank you; just a moment of praise which most people dont take the time to do; i hope he gets this thank you or reward;

I have lived at Park at Blanding for 5 years....LOVE IT! I just renewed and cannot say enough about how well I am treated and respected by the staff. Maintenance has always assisted me with even the littlest requests. I see that we have a wonderful new gal oin the office...what a positve , personable change that has brought to our neighborhood.

I lived here from May 2011, to Labor Day 2012. Yes the sinks do back up, do not leave clean dishes overnite, you'll just hve to wash them again the next day. When I moved in, no mailbox keys. I have to locate the Post Office, and pay them $25 to come over, and provide a new set of keys, and a lock. No help from the leasing office on that. When you move out they want to charge your for any little thing that is not right. Even though these apts' must be close to 40 years old, the bathroom fixtures are showing their age. Kitchen cab's are kind of nasty. They will require a walk thru when you leave. trust me, make them walk thru when you move IN!!!, and take a digital pictures for your records with the office staff at that time. Office staff could care move, maintence staff is slow to respond. I asked permission to buy, and have them install a clock operated themostat. They said they would put it in for me. well 15 months later they never did install, nor could they locate it. So's there went my $45 down the drain.Most likely installed it where they needed it worse. Overall, it was a quiet place to live, but I cannot suggest you living there. Look elsewhere.

My friend and I just got our first place at Park at Blanding and our apartment is so cute. I love that most of the buildings are only 1 story and we have no neighbors on top of us and only 1 next to us. It feels more like a house than an apartment. The complex is pretty small and quiet.

This is not the Place

this security is like crap in December People were breaking into cars about3 in the morning i told Manager all she said is that there is a cop that drives through during day when this happening at nite and a cop lives here gets off at 11 at nite takes his dog out cks gym and walks area but when we need a police here to drive through at 3 in the morning it does not happen this happened for a week straight than they were early so the sorrya resident called the police.

i am glad i dont live here anymore trash, broken fences, cars have been broke into all of the month of december,not much done. when there is a problem it is not taking care of right away they beat around the bush, poor management way to much rent for these run down 20 year old aptments.

Please screw me over again

If you decide to live here, document EVERYTHING. Don't believe what the apartment manager says she will do. Be prepared to have to contact the management office and corporate multiple times to get anything done. If you sign a lease with them, you are acknowledging that they will attempt to screw you over any chance they get. When we inspected the apartment prior to signing the lease, we were promised that the vile pink tiles would be covered with a "special" resurfacing. What was done - the tiles were painted over with normal wall paint, which started peeling off in a few weeks. Cable ready? Only if you want to use the single cable outlet at the front of the living room. New designer blinds on the windows? Designer my a$$. We had constant A/C failures, because the unit was very old, and the pipes kept leaking freon. It took several weeks of calls, eventually to the corporate office before they would fix it properly. The resident "assistant manager" should appeal to young men, who might appreciate her low cut, revealing tops - but she doesn't convey the professionalism I would expect from an apartment manager (at least not that type of "professional"). Maybe her attention and responsiveness would have been better had we been two young single guys rather than a middle aged married couple. Combine that with how the 7 month lease we signed somehow became a 12 month lease - I should have taken a copy of the documents sent in originally. The final straw - several months after moving out and leaving the apartment in a spotless condition, we get a letter from an interstate debt collection agency for several hundred dollars in cleaning and maintenance charges. Again, I should have taken photos of the condition of the apartment when we left it. Conclusion: There are lots of apartment complexes in the Orange Park area, and lots of houses available for rent. Do yourself a favor, and keep driving past the Park at Blanding. You won't regret it.

ROACH and MOLD infested DUMP

Do not move there. It looks nice at first glance and it takes days for the piss stains to show up on the carpets. My room smelled like piss especially when it was hot. The AC did not work worth a crap. It costs me hundreds of dollars becuase it would never cool to a bearable temperature and shut off. The complex is a ROACH and MOLD ridden DUMP. Customer service sucks. Worst choice my family and I ever made was to move to this dump.

AMAZING :)

I first was impressed with Park at Blanding when I came for a random visit in July 2010. THE CUSTOMER SERVICE was extremely impressive and that alone really triggered me into coming back. I also went to visit the property several times between July and September, when I confirmed that YES, This was the apartment community I want to be a part of. I moved in October 2010, my apartment is BEAUTIFUL. I have friendly neighbors, an awesome staff, a very professional Maintenance Crew, and overall Wonderful experience thus far! If you are considering any community for its level of pleasantry, safety, professionalism, customer service and Locale, this a PERFECT choice! I highly recommend it:)

Great Place to live

I have been here going on 2 years now. I have not had any problems with anyone or anything. The grounds are well kept and the pool is sparkling at all times all summer, they keep it up so much it never has to close for days like other apartments. If I ever need anything done in my apartment I call in an order to Julie and it is written up immediately and either Tony or Joe is on it that day. The nice thing is, those guys know their job, they get in and out and its not a hit or miss take all day episode. I really appreciate there attentiveness and they are always so courteous. It has been a nice experience, and that is coming from someone who has always been a home owner not a renter, I would definitely recommend you come see for your self and not listen to any not so nice comments as they were probably not so good tenants to start with and that is why they are not happy.

Very pleasantly surprised....

We moved in recently so truly this is a review of our move in process and into a few weeks at the property. My husband and I moved back to apartments purely to save money. So it's been awhile since we lived in apartments and while we were initially apprehensive, it's been actually very nice being here so far and we were very impressed with the apartment when we moved in. You can't pick your neighbors of course and some are louder than others, but that's how apartment living goes. But as far as the staff they have been friendly and responsive and we really like our apartment. And there is a wide, variety of neighbors, not all are young party types which is refreshing. I've seen a lot of older people and families which is good to see when you have a young child as we do. Bottom line, nice complex, great staff, clean property, nice options for layouts and so far it seems pretty calm as far as the noise factor. Definitely recommend.

I moved into the apartments back in october of last year and it has been awesome. The staff are always friendly and willing to help with anything that needs to be done. The complex is always clean and quiet which is great for me cause i dont like a whole lot of noise.

The Park At Blanding Apts/Bellair...Our Home!

I have been aware of these apartments since the Spring of 1993. Due to unfortunate circumstances, I was forced to look for apartment housing for myself and my 3 children in 2006. I immediately looked to these apartments for our housing needs. The Assistant Manager was truly caring and sympathetic, and worked with me to get me and my family safely housed. It has been almost 5 years and we are very happy here! Sure, there's always improvements to be made, but the staff is very dedicated and professional, and always make me feel like I'm a priority whenever I may enter the office. The staff knows me and my kids by name, and my youngest even tries to "help" the maintenance staff when they arrive to work on things. I feel the rent is reasonable, and the property is generally clean and inviting. My kids enjoy the pool immensely and have made many friends. There are plenty of different places to shop nearby. These are just a few reasons why I recommend apartment seekers to check them out!
