I lived at Park at Blanding for one year, and I am sorry to be leaving. They are adorable cottage style apartments that are close to everything. The grounds and facilities are impeccably maintained. The manager, Julie, - fantastic! Even the maintenance guys are great, very friendly and helpful. The thing I liked best (besides the staff) is the look of the place. The buildings are brick (gorgeous), and there are plenty of common areas with beautiful giant trees and plenty of grass which is hard to find in an apartment complex. You get a good feeling when you drive through the gate like it's good to be home.

lots of issues!
We lived there for 2 years and had the worst time with inept management, constant maintenance problems, and shady neighbors. Management did not follow through on things such as enforcing the rules (think people with trash piled up on back porches for weeks, dogs crapping wherever, and people with foil on their windows). Management was very thorough on collecting rent and making money, although they lost my checks written to them upon our moveout and "forgot" to give us our rent deduction for a resident referral. The apartments are very big, but had some major maintenance problems. We had no air-conditioning for the 1st month we lived there (moved in July)and it wasn't until I miscarried and called in absolute tears that they fixed it. We had to have the drywall replaced in 3 different rooms due to water leaks from the apartment above us- twice during the time we lived there (which was only 2 years total). It took maintenance 2 weeks to have those problems fixed. They never came to fix our bathroom faucet which stopped giving water. The handles kept coming off of our closets, which we continually fixed ourselves. We also had a bad problem with roaches due to the large amounts of trash our next door neighbors left on their porch. The roaches even came up through the sinks. When we called the office to report it, they sent a letter to the neighbors asking them to throw the garbage away, which they didn't. No follow-up was done. Another problem was our garbage disposal was connected to the dishwasher. The walls are very thin, and we had no problem hearing our neighbors beside and above us. Also as a pregnant woman(with a toddler to boot) I had a serious issue with the landry facility being located on the second floor. I could only carry one load at a time up the stairs, as there was no elevator. Overall I was disappointed with the way the staff handled things at the complex. I found them fake and often inept at their jobs.

This is the worst apartment in OP
This place was horrible. The plumbing was what should shut this place down. Every couple of weeks the nastiest water imaginable would come out of the bathroom sink, tub and toilet. THEN we'd call the maintenace guy and he'd just come out and snake the outside drain. I asked him once what I'm suppossed to do about the mess and he told me to figure it out! What? It's not a mess I caused. It was due to thier faulty piping! I lived there a year with the same problem, with a crawling baby and the pipes outside were never fixed. One maintenance guy told me that he had told the management that the pipes outside were not big enough and they needed to be replaced. He said they refused to do that. It makes me sick. If you could have only seen the mess. Feces, toilet paper and stink water. I could never recommend this apaprtment complex or the management to anybody. I called the main office, located out of state and never recieved any help from them either. Not even a call back. Pitiful. I lived in Apartment 19. That whole building has the same problem.

~OKAY~
An average place to live. Didn´t have safety problems when living there. Matinence could use an improvement. Now under new managment (March 2004) so hopefully the apartments will be more attractive inside & out.

Best place in Orange Park
Bellair Apartments is one of the nices Apartments in Orange Park. The Grounds are well kept. The staff is the best. The Maintenace staff is very good.They come in a very timely manner and they fix the problem right the first time. The girls in the office are the best. The help in any way they can and they make sure all the residents are happy. If you are thinking of moving to Orange Park I would check out Bellair Apartments for sure!!!

I have never in my life hated an apartment so much. Nothing gets fixed and the management does nothing about bad tenants
