What I really love about Reserves Of Alafaya is that is very quiet, there are a lot of cultures mixed, when you submit a Maintenance's job order, they perform it in 24 hours or less, depending of the kind of problem you're having. For me, it has been a great experience, so great that if I moved from here is that I am moving from city or state.

I love where I live, and I've been living here for 12 years. As an Uber driver for 10 years, I've seen hundreds of apartment complexes while transporting customers. For some reason, I haven't seen any other place that is as spacious and well-organized as the apartment complex where I live.

I feel in love with the place when I was touring it. And everyone is so friendly. And it's easy to get to work. The pool is wonderful place to sit and relax to clear your mind. I love the events that's been going on.

The apartment complex is nice very beautiful, me personally I can't Stand the maintenance people they don't fix absolutely nothing, it feels like your paying all this money and they can't even help you with nothing thy just claim that it's still "Good". Also feel like the main office people have no understanding on life neither but that's for another story I don't wanna get into.

My experience has been great with the amenities and great people that work at the apartment complex. Whenever I need a maintenance issue resolved, staff usually respond within 24 hours to fix the issue.

I love the floor plan and layout, however it's quite frustrating when there is never leasing staff available in the office or over the phone. I've only had maintenance emergencies a few times but it's taken hours to hear back. The maintenance staff itself is always very nice and accommodating. I just wish there was actually a member of leasing staff available during the day.

Well-kept groundskeeping and attractive pool, functional gym. Apartment generally comfortable and well-built, with some confined AC issues that are always resolved quickly by competent maintenance team. Parking can be an issue.

I love this community I would love to stay here as long as possible just the rent increases too much every new lease.I've been here with alafaya reserves for 3-4 years and it has been an amazing experience with living here.It is very very rare to need to call to have something fixed and if so it is done very quick. The staff is very friendly and helpful they actually care for you it's not just a job to them. Highly recommend to live here.

The community is quiet and clean. However, the units are outdated for the rent cost compared to others in the area. Additionally, the gym and pool could use some tlc. I also prefer if the gates returned. I do appreciate the offered reserved parking but disappointed there is an additional fee considering the high cost of units. There also seems to be several additional fees added to rent that seem unnecessary or not needed for every unit.

Nice, quiet & convenient. Wonderful place to live. Although some neighbors should adhere to the trash rules as to when to put out their trash. No trash should be left out over night. It does attract unwanted animals. Other than that an great place to live.

I've had a great experience living at Reserves at Alafaya. The location is convenient, the community is friendly, and the management has been responsive and helpful. One suggestion I do have is to bring back the gate. It added an extra layer of security and peace of mind, and many residents appreciated that feature. Restoring it would definitely enhance the community experience even more.

The community is really beautiful and quiet. The landscape and amenities are kept nice. Never had a problem with the gym or pool being dirty. However, I miss our community being a gated community. That is one of the reasons why I moved into the apartment. I'm big on safety and really liked that it was gate. U fortunately they have removed the gate.

My 2/2 is spacious & well taken care of. The amenities are amazing with a nice fitness center, game room & large pool. I especially enjoy the grilling stations. The office staff is friendly, responsive & extremely helpful. The maintenance staff is quick & efficient. Overall, the community is quiet & kind. However, you must be tolerant of thin walls which allow you to hear everything that goes on with your neighbors, which is to be somewhat expected. Overall, I would recommend this community to my family & friends.

Pros: Nice apartments, pretty safe, good location?close enough to grocery stores, shopping, cafes, etc. without being right in the middle of it. Maintenance staff and front desk are helpful and nice. There are lights in the parking lot and stairwell, which is helpful at night. Cons: Property manager is not helpful or friendly. It used to feel safer with a gate to get in, as it served as a deterrent for random people coming in and that also limited them parking in the lot. They removed it without informing residents why and created reserved parking spots for a fee. That just limits the spots for the residents who don't want to or can't incur an additional charge. Though, there are usually still spots a little bit further away. They add in extra services that you must pay for in a bundle when you rent the apartment, even if you don't use those services, which makes the overall cost more expensive.

It's been good. Work orders receive prompt attention. Front staff are friendly. There is sufficient parking. The appliances work. Seems reasonable on electric bill. I'm happy with living here because of the location and quality of what this apartment offers.

Reserves at Alafaya
My family and I lived at the Reserves at Alafaya for almost two years now. We moved after buying our first home. We absolutely love the ambiance, the location to all the great schools, Avalon Park, and Waterford Town Center. It made everything convenient. We were also a short drive to Winter Park and Downtown Orlando. We absolutely loved the access to parks and walking and biking trails. We loved the pool and all the amenities. The staff are all super friendly and very responsive to assist any way they can. The staff all live on the property as well, so that says a lot. We lived in a three-bedroom next to the lake, so it had a very relaxing atmosphere, privacy, and the extra bedroom made for a great home office. I would definitely recommend the Reserves at Alafaya.

The staff is very kind and helpful. Maintenance team responds quickly. Cleanliness is an issue. In the gym and apartment grounds. Repairs in the gym are slow. Drive ways and parking areas need repaving. Weeds and trash litter the grounds. and tree branches block stop signs

The office people & maintenance workers are very nice. I love that the office people communicate when the pool is open or closed through email. The community is clean & I'm glad they repainted the parking lots. But I don't like the gates being gone. It makes it harder to find parking.

I love living here! The community is quiet but nice. Everything is well kept, the staff is knowledgable and sweet, The maintenance crew is quick and professional, and the amenities are convenient. What's not to love!

This apartment community is one of the best I have lived at. They are consistent and when something needs to get done, it gets done, I see myself renewing my lease. The girls in the office are wonderful and always make you feel welcome

I have lived at the Reserves at Alafaya for 10 yrs. I feel safe the team is wonderful and Tiffany has been my go to person. She always responds to me. I am treated with respect and kindness. She works with me in the difficult times.

The maintenance team is amazing! Cesar is so helpful and shows a true concern for the residents needs. The work order is always responded to right away and the job gets taken care of 100% each time. This is a wonderful community, it is kept clean and the buildings, surroundings, and amenities are kept up to date and well maintained. My daughter and I love it here, we feel safe and enjoy living in such a beautiful community. The girls in the office really feel like family and are always willing to help with whatever is needed. Thank you!

I’ve only been living here for a little over a month and I absolutely love it. Such a positive and peaceful living space, I like that it’s in a quiet area but super close to everything. I love the community as well, the people here are very friendly.
