Beautiful community to walk around and enjoy living in. Having lived here since they were built I have seen the progress, it is a lovely community. Our only issue is with noise from other units. When there are issues the management handles it very quickly.

Overall, I am happy with this community. It's a little on the pricier side and I don't feel a strong sense of community with the other residents but I enjoy living here. We have a 1/1 apartment. The size is okay although the open layout helps the limited sq. footage. The location is great; close to 528, right off Alafaya, and around the corner from Avalon Park. When there are special events going on in Avalon, sometimes we just walk from our apartment instead of driving and then trying to find parking.

I have lived here since 2014 and have no complaints. This complex is one of the better ones on the east side of Orlando. The apartments are nice and come with newer appliances. The residents are relatively quite, although I can sometimes hear my neighbor's dog bark, but not often. The office staff is friendly and the maintenance crew has taken care of any apartment issues (only 1-2 incidents). The grounds are well kept and the complex is in a safe area which was my primary concern. I would defiantly recommend this complex without hesitation.

Do not rent here. Staff is rude, anmmenities close at 5pm! Hot tub is filthy, noise from neighbors is high, management does not address issues when reported, maintenance staff has accessed my apartment repeatedly,left exploded food in microwave & took showers while I was working AND stole 4 bath towels! I had to get an alarm to stop it! This is NOT a luxury apartment complex! And they are not addressing any issues here!!

I've already posted to apartmentratings.com, so I truly hope the community doesn't post this on my behalf. Getting a hold of the office can sometimes be a bother, sometimes I will leave a voicemail and get no call back. Sometimes the amount of passive-aggressive letters can get obnoxious, but other than that this place STILL beats out every other complex around here. My coworker is jealous that he didn't know of the place when he signed his lease. I will definitely give this place my lease for a second year

Refreshing. I've enjoyed my time thus far here at the Reserves at Alafaya. The complex is practically new so service requests have been few to none. All of the staff are professional and courteous. They will work with you to ensure your overall satisfaction.

Nice place and location with a very good staff cleaned area I recommend more activities like playing area for children to have fun and lighting around pets waking area also some cameras where the people set on the fire place and swimming pool

Excelent services. Me gusta mucho el mantenimento y el servicio que brindan. Como recomendacion deberian cerrar con portones las areas quebauedan abiertas para el acceso de los residentes por los lados abiertos puede entrar cualquier persona.

disappointed in lack of communication with staff members due to frequent turnover. Appears to be incompetency. A staff member tried to set me up a new Portal acct. with updated email address/password, it brought up another apartment #, two staff members said they would notify management. This was done 1/23/15 and today is 27th, still no reply. I would appreciate a response 407-760-0869

Please consider assigned parking...parking system is a joke. there is never a parking space close to my building. That is my only issue so far...it becomes very difficult if you have things to carry to/from the car into the apartment building

The maintenance staff is a hardworking team, they are constantly on the mov and are efficient and successful with every work order. I never have to worry about anything wrong with my apartment because I know that although there are many other residents and complex duties to tend to, it will be still be quickly handled.

Beautiful, safe, pleasant, peaceful. Wish walls were a little more thicker though. Overall just amazing feeling to be hear. Great feeling to wake up to the beautiful breeze. Great feeling to feel safe. Just overall pleasant. Great staff.

This beautiful apartment community offers all the amenities one could want. It's also obvious that keeping the place well-maintained and looking beautiful is an ongoing priority. The location is ideal---convenient, but not crowded. A good choice.

The Reserves of Alafaya are top-notch and pristine apartments. They are deserving of "5 STAR" rating. People looking for a place to call home should be sure that the Reserves of Alafaya is worth coming to see for yourselves. We are very happy with our choice.

Our first time living in apartments, but it has been a pleasant experience. A safe place where my kids can share with their friends. It's like living in a resort, clubhouse, pool, gym, areas for our dog, quiet place to live comfortably, beautiful gardens and always clean.

The buildings are all brand new. The apartments have wonderful features, from dark stained wood cabinets to granite counter tops. The location is far from all the hustle and bustle of the University area & conveniently by Avalon Park. Amenities are state of the art and the front office looks like it came straight from an interior design magazine. Maintenance is friendly and always professional and the property manager really cares about the Reserves. I have had issues with front office responding to both emails and voicemails, though.

The interior of the apartments are very nice! Love the "Wood" floors, granite, and appliances. Pet friendly too which is nice. Need to put in more trash areas for pet waste! Pain to dispose of pets poo. Overall lovely complex! Would recommend to friends without pets! If they put more trash cans in for dog waste I would recommend to everyone! The only noise was from a puppy that cried a lot, but the complex took care of it after complaints were made. The complex also does a lot of event for the residents!

So far so good. Nice to have new apartment with everything new inside it. Nice office staff and maintenance crew....hopefully it lasts. Community is clean and presentable. Amenities are nice and most are available all day and night. The staff tries to provide community events for all its residents :)

I'm a student at UCF, and I've lived in a fair share of apartment complexes around the UCF area (Science Drive, Alafaya Club, & Sterling). My girlfriend and I were looking for our first apartment together, and The Reserves was the right choice. Barb & her team of staff are always pleasant to work with, and you can tell they really care about the complex. I've been here for just over four months & they'll definitely keep me here longer than a year. They just need more garages so I can give my car a home, too!

At the beginning I like the offer. Also it is so clean and so quite. The niberhood are so kind. I like the fitness center which includes all machines. I recommend this apartment to all people which is too comfortable and safe. Childern Also can have fun there

The Reserves at Alafaya is absolutely beautiful. My apartment is elegant and modern. The appliances are all new. The staff here is very helpful and courteous in all matters they attend to. The pool and other amenities are well kept and the maintenance team is always available. While it is a 3 story apt complex, I have had no trouble with noise from my neighbors. Lots of dogs around and they have managed to keep the yards clean. My only dissatisfaction would be that the gate isn't consistently closed. I am sure they are working on this as we speak. Overall a great apartment facility and I will be here for the long haul. -Jacob

I am a current resident of The Reserves at Alafaya. I recently found out that ------ who is the reason why my family and I decided to make The Reserves our home, has been unjustly terminated!!! Before signing my lease I had an encounter with a female staff member who was neither welcoming or professional and ------ changed my perception of The Reserves with his kindness and professionalism. My family strongly feels that it would be rewarding as well as an asset to The Reserves to bring ------ back on staff due to his remarkable work ethics.

These apartments being brand new was a big sell for me. They are really very nice inside, I'm very happy with that. The outside looks good too and the amenities seem nice though I haven't done more then walk by them yet. Gated community yet not actually gated. You can get in the actual complex without going through a gate and the gates to the buildings are always open. Staff is unhelpful or rude or both. We get lots of notices complaining about people goofing off in the common areas and have seem it firsthand. A lot of problems seem to be uniform in all apartment complexes but that doesn't make them acceptable.

It has been a great community so far. Move in process was easy and customer service is great. Safe area/community. They barely close the gates though. I love how open the community is. The value is great for what it supplies. I wish there was a kid designated area.

Living here has been absolutely awful and my boyfriend and I are only 2 months into our 12 month lease. We chose to live here because we thought that it would be a quiet experience. It has been anything but that. We live directly below one of the employees of this complex and he is loudest person I have ever lived near (and I lived in student housing). He constantly stomping his way through his apartment, screaming at people on the stairs late at night, and his music literally shakes my apartment almost every single day. I am currently trying to relax on my day off and his music is so loud that I hear it above my own. Also, this isn't an occasional thing. The very first night we were here was when this all began. It doesn't matter whether it is a weekday or weekend, we are always having to deal with his racket. We attempted to talk to officials from the complex and to him directly. Nothing has been done or changed. I am paying way too much to have to deal with this crap. If you want this experience just pay half as much and live in one of the party apartments near UCF. I would not recommend this apartment complex to anyone I know.
