This place is hell on earth literally
This place is so bad I don't have enough space to write. In a nutshell, they will treat you like dirt, threaten to evict you, be rude to your guests, never complete maintenance requests and overcharge you to boot. Please for God Sake, don't move here. It was the worst experience I have ever had at an apartment complex and I have lived at different ones in Orlando, Tampa and Atlanta when I've moved for work. Do your research and if you visit, observe the staff and see if I'm right.

A great place to live with a very friendly and attentive staff that go over and above for residents. Convenient location and well maintained, I would highly recommend The Reserves at Alafaya as a place to call home.

The grounds are kept very well. The maintenance workers are helpful and polite. The office staff is very friendly and put up with me without complaint. The dog park and bath are kept very clean. All the residents that I have come in contact with are friendly. I do feel at home here.

I am very satisfied living in this community. However, the rental increase will more than likely cause me to leave. This may be my final year for my lease due to the increase of rent. It's too bad this company doesn't offer a discount for long-term residents.

The apartment complex just recent change management and just like the last owners these owners are just as worse. They do not fix service requests. They have an excuse for any and everything wrong with the grounds. There's trash left all through out the complex. The office staff are extremely rude. I now live in one of the new apartments complex's in the area. If you can try your luck elsewhere. Also notice how they're replying very nasty to all the honest comments on the apartment complex. Please do not let the representative they give you when you first meet them dupe you. Every comment written before mines is truthful. So truthful that they actually ask (encourage) residents to leave a positive review.

Hello I have lived at The Reserves of Alafaya since July 2019. I was tricked into a 2nd floor apartment by previous mgmt instead of 1st floor apartment. Plus the day I moved in (& so excited to move in) the assistant manager Daniel made me cry. He was so cold & rude. And as his manager (Joy) stood listening in her office! All went down hill on this property__until July 25, 2020 when the the new management company called Greystar took over!! Kandy at the front office is so professional & friendly plus she listens to the residents & responds promptly to emails. Last week the breezeways were cleaned....so nice & clean!! If you contact the office, they will respond to you professionally and respectfully. As it should be since you are paying rent for a safe haven living space. I am just grateful Greystar has taken over this property--they are doing an awesome job! Thank you Greystar!!

RUN! Wolves in sheep clothing! Joy and Daniel is every bit of the replies you read! Cannot see how they got these positions must be good friends with the company. They charge you for things they don't fix during your stay after you move out despite your efforts and prior documentations. I wouldn't recommend this place to absolutely no one.

The club house is the only saving grace for this apt complex. Like previously mentioned by others the walls are very thin, they did not sound proof these units properly. You can hear your neighbors stepping, dog barkings, tv playing. This place is not kids friendly, they don't even have a play set for kids. The office staff are just plain rude post you signing your lease. They don't care about any of your concerns because they have your money. Worst experience I've ever had. There are raccoons so at night they come and trash everything. They send they "security officer" to terrorize tenants. Joy and Daniel are the worst scum bags I've ever encounter. They don't have any sense of management I don't know how they end up in these positions. They don't have no solutions for issues . Don't do it, don't sign any contracts with these Devils

I visited the property recently and loved it. It is so beautiful. Grounds and the amenities I was shown were clean. Office smelled great. I was greeted immediately when I walked it. I was offered an assortment of refreshements. I spoke to 2 people in the office and they were very friendly and courteous. I will definitely be leasing an apartment here when my lease is up. I felt very at home here.

We moved here in April 2016. It's close to shopping, schools, airport, sports facilities and amusement parks The gym and pool are very close and are properly maintained. The apartment is very quiet at night and our neighbors are very friendly. The staff is very friendly and maintenance issues are taken cared very quickly. Joy Turner runs the office very efficiently.

This an excellent Apartment complex, the experience here has been very overwhelming and it's near Avalon Park, UCF, Waterford Lakes Town Center. Management personnel are very kind, courteous, and helpful, always willing to assists to our needs and concerns. We definitely recommend it.

The management at reserves cannot repair quickly enough all the things that get destroyed by the low class vandals that they rent to. They destroyed the fire pit, the jacuzzi, and the grills. Its been s month, and the grills still haven't been fixed.

I would love to give this apartment complex a higher rating because the clubhouse, outdoor amenities, and apartment units are beautiful and new. However, I just simply can't get over how trashed this place is on a daily basis and how busted management is. There's trash in the breezeway all the time. The residents are largely to blame for this one, but it detracts from everything this complex has going for it. I opened up my front door one morning and there was a half eaten burrito at my doorstep. There was break fluid and an empty break fluid can on the stairs one day. The problem stems from two things. One, raccoons. The complex puts locks on the bins outside each apartment, but they're very simple locks and raccoons are pretty coordinated. Two, residents usually don't lock their bin. There was trash in the pool. The dog waste bin and mail trash cans are left to overflow. It's depressing considering how much nice an new these apartments are. They do power wash the breezeways when there's too many food stains, but that doesn't always help. Management sends out a note to make tenants aware when the power washing would happen. One time, they wrote the wrong date on the note so we didn't take out doormat inside. This resulted in the maintenance crew putting our door mat in our trash bin. Had I forgotten about the mat or been on vacation, the mat would have been thrown away. With all this talk of trash, you're probably wondering about bugs. Surprisingly, despite never seeing anyone spray, bugs aren't a huge issue. There's definitely a silver fish problem, but they're pretty harmless. Speaking of management, the front desk staff is an army of melons. Two people are on my lease but, for some reason, both of our names could never coexist in the gate box. Every time I asked to put one of us in, the other would fall out. Both of us have gate keys, so there was no logical explanation. Just sheer incompetence. Fortunately though, considering the apartment complex is new, you never really need to deal with the front desk. One time, our cars were broken into. My boyfriend's sunglasses were stolen, but fortunately there was no other damage. We reported that both of our cars were broken into, but the front desk guy told us he couldn't submit a report unless more than 1 person submitted an incident. We tried to explain to him that we were, in fact, two that didn't work. We were later informed that more people called in to report the break-in and an incident was submitted. Great? Additionally, they force you to get a cable package through Bright House and a cable box per bedroom. This immediately adds ~$100 to your rent. This is largely a waste of money in the year 2017. The internet speed that comes in the package isn't very good, so we end up paying more just so we can watch Netflix. Comes out to around ~$150. As far as the actual apartment unit, I question the efficiency of my appliances. I don't expect top of the line, but I feel like my dishwasher and washing machine use too much water. The dryer's heat setting doesn't seem to work very well. It's very harsh on clothes. The walls are thin so I often hear my neighbors talking or vacuuming. It's not their fault, but it makes me a bit self conscious. This is a depressing review. I'll add some pros so this doesn't seem like a angry rant. The apartments are clean. Everything is relatively new (construction was 2013-2014) so the window and door seals are still in tact. We got a lovely surprise with our 3rd floor apartment having such high ceilings. Overall, not worth the money. With all the construction of "Live at East" across the street, you'd think they'd try harder because it's quite obvious that those newer apartments will be the first choice because they're in the same price range. Lots of wasted potential- move along, nothing to see here.

The Reserves is a great place to live. The apartment community feels very safe and the staff is amazingly friendly. From the property manager to the leasing staff they are always so friendly and very helpful. The clubhouse is also very nice inside and is always clean. The actual property and apartments are beautiful and is a good distance away from the Orlando Traffic. The hot tub is the best feature which a lot of other apartments do not have. It is also right next to Avalon which is a cute little area to shop and eat. Anytime I had a small issue or question, the staff was quick to answer or maintenance to fix. If you are looking for an affordable and beautiful apartment to call home, The Reserves is a good fit!

I agree with previous review. Not sure why people are leaving negative reviews. I have lived here for a few years now and have enjoyed my experience. It's a beautiful property. Great location. I've had a few maint issues but they were always handled quickly. Office people are very nice. I had a serious problem with a neighbor and the office manager took the time to listen to me and got problem resolved immediately. Excellent service by everyone I have dealt with. The only negative thing I would say is that some of the people who live here don't seem to care to follow rules, ie, throwing trash/cig butts on the ground. Playing loud music. But I'm sure this happens everywhere. I do see the notices and emails that management sends out reminding us of the rules. I plan on renewing my lease when it's up

Not sure why there are so many negative reviews. I have had an incredible experience living here. Management is always responsive, and I appreciate that they try to familiarize themselves with the residents. Every time I have an issue there is always response in a timely manner. The amenities are nice and well kept (though there has been some vandalization which is at no fault to the complex). The apartments are beautiful and set up nicely. I appreciated how clean and like new the apartment felt when I moved in. This was an experience I haven't had at past apartments where I have had to delay moving in to scrub the place head to toe after being told it was "cleaned." Honestly, I wasn't expecting how clean it was when I first walked in, but it was definitely a sigh of relief. The gym is awesome and very clean, along with the pool area. I don't have a dog or a pet, but there are what seems to be plenty of trash bins for their #2s. My apartment faces Alafaya, so naturally there is a lot of noise from the road. Again, this is not the fault of the complex more of a heads up to those looking at this complex. Its definitely something you get used to and fail to notice after a few days. Maintenance is responsive when you call the office. Their website has a request form, that from my experience doesn't work. I usually just call the office and someone is out to fix it the next day! I wish there was more than one dumpster and recycling area because I can get full over the weekends, but I usually try to hold on to my garbage until the night before trash pick up begins for the week again. The other small issue I have is with the gate in which I enter, there always seems to be a week where it glitches. It doesn't hurt the residents coming in with their gate keys, but I've had times where guests couldn't get in through the gate because it wouldn't call. When that happens though, the gate gets propped open until its fixed, so it doesn't hinder much. It would be cool if there was a sidewalk that goes from the side of my building to the parking lot, but it isn't that big of a deal especially when there is one on the other side. Overall I really enjoy living here, and I'm so happy I looked at it as an option last year.

Just helped my brother move out and he did NOT want to renew the lease. Here are the reasons: 1. Building 5 - which he lived in is SO CLOSE to the Road that you cannot even open your windows on a cool evening. There are new apartments being built across the street so you hear every large truck, motorbike, speeding car, etc.... ALL DAY LONG. 2. He asked to be moved to a different apartment while he was living there for only one month and Joy (the property manger) said he will have to pay $500 moving fee. 3. Joy Turner (property manager) has a "business to run" and if she helped my brother then she has to help everyone else. <--- those were her words which left him shocked and wanting to move out ASAP but he was stuck with a lease for anther 11 months. 4. Their appliances are NOT energy efficient. It's the cheapest quality appliances. The dishwasher had a dial that you turn to start the machine. Last time I saw that was in my grandmothers house in 1999 and I was 5.

I moved here from NYC in 2014. Since living here, I've seen the property gradually change, and switch to a new Management company. Initially the changes were slow. As a resident I expected things to be quick without realizing that all transitions take time. The first few months were hard and frustrating since we had to get used to a new management team. I felt lost, because these were all new people who I didn't have a business relationship with. I became frustrated when things were not done quick or when the response I was looking for didn't come soon enough. I failed to understand that they too needed time to adjust, they needed to get to the new residents and the new grounds. Its been almost a year now, and I can honestly say.. I am back in my comfort zone. The Management team, has been great. The community continues to grow, the grounds are kept and when "things" need to be fixed they get done in a timely manner. The open door policy offered by the Property Manager Joy, makes you feel like you have a voice and you are heard and the staff is friendly and courteous. I feel safe here and this is home!!! 8-309

It was nice at first but not so much now. Why is the dumpsater always full (i have photos with dates, got tired just stop counting) and so much trash outside the dumpster? The walls are really thin sonnoise is really an issue. The person that designed the apartment installed the a/c in the living room. It is a cheap a/c so it makes lots of noice. Safety i give it 1 * because gate is broken like forever.

This place is amazing. For this being my first apartment home it is very high end. The appliances in the apartment and the design are just wonderful. You really get what you pay for living here. The amenities are nice, The pool is just beautiful and I love that the gym is 24 hours and it fits perfectly with my busy schedule. This is really one place you want to consider. It's a little far out from everything which is good if you don't like a lot of noise and really appreciate nature. The office staff are very genuine people. I've had a few issues and everytime I go to the office the manager lady always asks how i'm doing. There was one incident that I wanted to speak to her and she helped with the issue all the way to the solution. I love that they have only seen me a few times and they remember my name. It's like I'm more then just an apartment number to them which is nice to know. They make you feel at home and that your complaints or concerns are not a bother to them but they actually listen. As for maintenance I've had to put in 2 work orders and within 48 hours I had someone at my apartment repairing what needed to be fixed. They even did a follow up call a week later to make sure everything was good. I know based off my experience here so far that I will be staying a while. This is definitely a great place to look at if you are thinking about moving.

I'm very disappointed with some of the staff. I frequent the office and I NEVER see the "so called" managers. I swear it seems that only one person runs the office. The manager is extremely unprofessional. The other lady whom I think is also a manager, never shows her face. I kind of feel bad for the poor guy that sits in the front. I believe his name is ------- or something like that but he is such a pleasure to speak to. He always answers the phone, he always smiles and greets me when I come into the office, he is always seen walking around the property. I see him interacting with the children, the parents even the pets. If you ask me.. He should be the manager of this place. He is honestly the glue that he's it all together. Any functions done for the residents, he is the ONLY one there. NEVER the managers. That's terrible. My main concern is that the place will go to the ground if the manager stays. Not only is she unprofessional but she is openly seeing one of her employees. That goes beyond unprofessional. I've seen them kiss, they come and leave together. Highly unprofessional. I'm prying for better management or I'll be leaving very soon.
