The management and maintenance departments are top-notch. I have given commendations over the years to these departments as they go above and beyond in completing maintenance requests and assisting with any issues you bring up. Ariel Springs is a very pet-friendly and very well-maintained property. That also hostes monthly events at the clubhouse that usually involve free food.

The community has been overall nice since I have been here. It is nice to have the garage and patio space. My surrounding neighbors are quiet and friendly. The neighborhood has a lot of dogs and management does their best to keep the grounds maintained. The pool area is nice and the monthly activities they offer. I believe the apartment could have been cleaned better before I moved in and the process of using online requests.

This is one of the finest communities I've lived in over the past 45 years in Florida. The office staff is fantastic and the maintenance and grounds upkeep is outstanding. The amenities are great, especially the dog park, pool, and gym.

It was good for the first year after I have been plagued with ants infestation and obviously there is no solution to the problem. Pest control doesn't work. There are ants in my kitchen especially on the counter top, bathroom and bedrooms with very little being done. I an very dissatisfied with the service.

I absolutely love it here. I haven't really explored the whole community but I will. So far my neighbors are ok, some more friendly than others. I love the gym and I can't wait to enjoy the pool. The staff is amazing.

Feels like an actual HOME

I have been living at Ariel Springs for well over 7 years. I have seen so many faces going in and out of the office and I have to say, the current team is the best I have seen. So positive, upbeat, bubbly and more than willing to help! I hope that anyone looking for a place to call home will more than consider living at Ariel Springs. You won't find people like Ariel Springs people at any other complex in town.

Seemed good at first, but then they raised prices and never fixed any problems. The appliances and other things in the apartment ar cheap and fall apart after a little while, I don't think people are meant to live here for longer than one year. So the quality keeps going down, things keep breaking, nothing gets fixed and the prices just keep going up. I do not recommend this place. Keep looking, you'll find something better

YOU ARE THIRD OWNERS I BELIEVE. THERE WAS AN OVEN FIRE NEXT DOOR AND BLACK SMOKE POURED INTO MY APT. I ASKED IF MY CEILING AND VENTS IN THE MAIN ROOM COULD BE CLEANED. THE ANSWER WAS" IF WE DID THIS FOR YOU, WE'D HAVE TO DO IT FOR EVERYONE" NICE! nOW TO PRESENT GRIPES: A MANT PERSON CAME TO "FIX"THE PATIO WINDOW CURTAIN. HE SAID THAT THERE WERE NO NEW CURTAINS AVAILABLE AND HE LEFT ONE SLAT OFF. MY PERSONA; CLEANERS FELLED ANOTHER LOOSE SLAT AND I CANNOT FULLY OPEN THE BLINDS. ARE THERE NEW BLINDS THAT YOU CAN INSERT? ALSO, I ASKED FOR THE FRONT SCREEN DOOR'S BOTTOM TO BE FIXED. ALL THAT WAS NEEDED WAS STRONG GLUE! INSTEAD A WHITE METAL PIECE WAS ATTACHED WHICH NEVER CORRECTED THE SLIT OPEN FOR BUGS ENTRANCE AND IS NOW TORN. ALL I NEED IS STRONG GLUE TO ATTACH THE FOAM STRIP ON THE BOTTOM. RECENTLY OVEN PARTS AND WOOD TO REPLACE A BLACK MOLD SECTION UNDER SINK HAS BEEN ORDER, BUT I HAVEN'T HEARD OF ANY PROGRESS. TO SUM IT UP, MAINTENANCE IS HORRIBLE; COOPERATION FROM OFFICE IS HORRIBLE AND I THINK THIS IS BECAUSE OF YOUR CORP'S RULINGS AND LACK, OF COMMUNICATION BETWEEN OFFICE AND MAINTENANCE. THE PERSONNEL IN BOTH THE OFFICE AND THE MAINTENANCE CREW IS EXCELLENT. I HAVE ONE MORE HORRIFYING COMPLAINT: ON AUGUST 5, 2024 I FINALLY CRAWLED TO A PHONE FROM COLLAPSING ON AUGUST 1 OR 2 FROM A HIGH TEMPERATURE CAUSED BY AN INFECTION..I WAS ON THE FLOOR AFTER CONTACTING MY GRANDSON, WAITING FOR AN AMBULANCE. THE FRONT DOOR BURST OPEN AND A WOMAN BURST IN YELLING AT ME. I HAVE BEEN SO INCENSED SINCE THEN THAT I HAVEN'T MENTIONED IT THE OFFICE. SHE LEFT ME NAKED, WITH PILLOWS FROM THE COUCH OVER ME, ON THE FLOOR WHERE I'D BEEN FOR DAYS AND THEN GAVE MY GRANSON'S FIANCE A BAD TIME SINCE IN WAS WORKING IN WESLEY CHAPEL. I WOULD LIKE YOU TO FIND OUT THIS PERSON'S IDENTENTY. I DON'T WANT TO EVER SEE HER AGAIN, BUT SHE SHOULD GO THROUGH A CLASS ON "HOW TO ACT WITH A VERY ILL PERSON."

I moved in n March 2024 within 2 months it rains alot my apartment got flooded n June reported it on several different occasions and as of December 2024 it still has not been nothing done about it .have sand bags still at my Back door

My son and I absolutely love living here! We love the community we love our neighbors and all the wonderful events they put on for us. It is a safe clean environment! My only issue is the rent increase has left me in a very tough situation. I was doing so well when it was $1300 but $1700 has made it made it almost impossible for me to make it each month. My goal is stay here permanently because we loot here so much!

Office staff are incredibly friendly & helpful, Move in was a breeze and the apartment condition was overall very good minus one issue that has taken almost a month 1/2 to complete due to "waiting on parts" that are honestly available at any local parts store. My only other complaint would be the amount of trash on the grounds most of which seems to be construction trash from maintenance or contractors doing repairs. Overall i would recommend this complex to anyone

DO NOT RENT AT ANY SOUTH OXFORD MANAGEMENT PROPERTIES BEFORE READING!

We took a short term lease at Ariel Springs in Spring Hill, FL. Prior to lease end, we were informed via email from the local property office, that if we decided not to stay, they ask for 60 day's written notice and that we were legally obligated to give them 30 days written notice. We notified the office using the designated form in the local property office before giving 31 days notice. The property office gave us a PRORATED rent to pay as our last payment with firm instructions not to pay the amount on the system. Upon lease end, Christopher Koback in the South Oxford Management regional office in Jacksonville charged us a late fee for paying the prorated amount the office gave us, and charged us for an additional months rent as we did not give 60 days notice. No warning from the people in the property office, no contact from the regional office, and no acknowledgment of the prior conflicting instructions given by the local property office. They simply kept our security deposit and did not bother letting us know anything at all. If you do choose to consider renting at one of their properties, do not rely on any advice from the local office. In Florida, be sure to try and contact the Christopher Koback at the South Oxford Management regional office in Jacksonville at or by email at to determine the exact exit process and any charges you might be subjected to. You cannot rely on the people in the local property office to give you the proper information or advice. They are paper pushers with no decision making authority. If you decide to rent with them anyway, have a lawyer on standby.
