Overall this apartment isn't terrible but it certainly isn't great. If you're looking for updated appliances and such, this isn't the place to go. When the hurricane hit in September 2016, we were some of the last people to get our utilities turned back on. The office provided no communication with us residents during the power outage so no one knew when it was going to be back on. Also the company switched over to century link cable and internet and it's now been a month that I've been without cable. No one has helped. The gym is always dirty, and either the air condition is out or the lights don't work. Oh and don't let the "study room" fool you. It's a small room with two chairs from the pool with 1 computer and no printer. I will say however, the maintenance crew responds quickly to work orders and the company tries to keep up with the grounds outside. There's always people moving grass and blowing leaves. So there's something good out of this place. Overall, it's a basic place with average amenities. If you're just looking for somewhere to simply rest your head, you'll enjoy it.

Overall, I really enjoy it. I have been a resident since 2013 and wouldn't change it. Even with the ownership turnover, the staff has always been friendly and helpful.

I'm very pleased to be a resident at Villa San Carlo, the management and staff are friendly and seem to get things done in a timely manner. I love the roommates I have and quite satisfied with the living environment I was placed in. I feel safe and secured on the premises in regards to the fellow residents, there has been no major issues thus far as behavior or criminal conduct. Overall my living experience here is very much accepted and appreciated.

Management and maintenance are pretty responsible and timely. The system for paying rent and requesting maintenance is super convenient. The front office needs better communication with eachother but the rate is great!

The apartments are not very modern but doable for something very temporary. The stairs and sidewalks needs pressure washing and cleaning. Some areas smell. Not enough parking for the amount of units. The apartment's walls are thin so if you have neighbors, especially on the opposite end of the closet in your bedroom, you'll be able to hear their conversations among other things clearly. You can hear when neighbors take showers as it will sound like it's coming directly from your unit. The ventilation sucks too. I've smelled both marijuana and cigarette smoke in my unit with a very strong scent. The noise outside late nights are also not that great from loud talking in the parking lot. If you enjoy quiet time, the main entrance row of apartments seem to be the noisiest. The pet allowance has no weight limit so don't be surprised if you see a large pitbull being walked on the premises. The only perks about the units are its convenience to FSU and the free cable/internet. If you can afford better, do better. 12 months is a long time to live somewhere unenjoyable.

I HATED IT living in this place and I WILL NOT RECCOMEND this apartments to anybody. The previous staff was helpless and the new staff is even worse. They were useless and rude when help was requested. Me and my neighbor got burgled in different occasions and management did absolutely nothing about it. The worse part is that nothing was forced In order to get inside the apartments. So I will let you guys wonder how that happened. I had multiple problems with the bathroom, kitchen, and AC and the maintenance took over 3 months. Not only did it take forever but some of the issues were not resolved. Again take my advice, DO NOT SIGN A LEASE with them.

I have lived in Villa San Carlo's 1/1 for 11 months now. I move in one month and I am counting down the days. I would NEVER recommend this apartment to anyone. To start out, in just my wing the apartments have been robbed 3 different times this year. I have also witnessed a dispute between a couple where a guy had punched out his car door window out of anger and the cops had to be called. I never feel safe and I am always on edge. Secondly, my apartment has leaked 4 different times thus far. It has not been resolved and I have not felt like a priority. I have water stains on my walls and it has not been a priority to fix. The staff is extremely unprofessional and lacks communication.

When we first moved in last November, we thought that management was the best we had seen in Tallahassee. The new management took over and I can say without a doubt that this is the best apartment in Tallahassee. The apartment itself has had a few problems, only due to previous ownership. The new management has been so accommodating and helpful through everything we happen to throw at them. The office staff is super knowledgeable and the maintenance crew is amazing and quick. I would sign a lease for next year, however, we are moving out of state. The A/C works perfectly, I never see any bugs, the insulation is so good that even though we are right on the street it is perfectly quiet in the house and all of the appliances work like new even though this specific apartment hasn't been renovated yet. I have lived in a few apartments in Tallahassee and I can say this is the best one. Also, plenty of visitor parking, even on game days (super plus).

I moved in to Villa San Carlo back in October. I personally have no issues with the apartments. I love the new management team and it's obvious that they care about the residents, which is a nice change. I would definitely recommend Villa San Carlo to anyone looking for an affordable, quiet one bedroom

I've lived here for almost 2 years and my experience is getting continously worse. Internet is included in your rent, but for about 6 months in a row our internet would cut out various times sometimes up to a week. Now, my cable (also included) is not longer working. There has been a broken gutter outside my apartment since I moved in and even when my neighbor bothered them every week, they still told us the same thing "we'll fix it soon ". Even though the stairs, outside my door, and downstairs flood as a result and it's become a major safety hazard they don't care. We've had two couches and a mattress at the dumpster for over a month blocking mailboxes. We've had multiple break ins and I don't feel safe. Maintenance takes weeks to come even if you're "high priority". Dog crap is always in the yard and if you don't look down every step, you'll step in it. The gym was flooded out months ago and although the they told me it would be fixed soon, they've made no progress at all. Rent is so astronomical for a place that isn't safe, clean, and amenities that never work. I've never been so livid at a company who doesn't care about residents at all. I can't wait to move out from this horrible place. It's no surprise to me at all that STU dropped this property and everyone quit back in December.

I have lived here for 2 years and I cannot believe the difference between the two years. At the beginning, it was great. I really enjoyed my first year here. It was quiet and calm, even though there are no lights to light up the complex (except for your front door). There are no gates and they claim to have a security at night but I have never seen him. This year however, in just 5 months I have needed maintenance to come at least once every three weeks. I still have a request from November that has not been completed. The maintenance is horrible. They need to either hire more people or get better ones. If I could break my lease, I would.

I lived at Villa San Carlo for 2 years and I wouldn't recommend it. There are no gates, no fences, it's unsafe. Just during last winter break, there were 7 burglaries. Last January my apartment got broken into on a Friday morning and my neighbor's two days later, in broad daylight. As I wasn't feeling safe anymore, I decided to leave the property and asked the management to cancel my renewal for the following year. The manager almost laughed at me and was in general really rude. After finding someone who subleased my apartment I had to wait almost 4 months to receive back my deposit. I had to write an email, call a couple of times, and going several times to the Villa San Carlo office and the STU central office before receiving my deposit back-literally, my money. And guess what? They found a way to took money away from it, even if there was no damage on the property. Seriously, there are way safer housing solutions in Tallahassee and STU is doing an overall bad job with their guests. Just ask around or read other comments, here or on other websites.

ing for anyone who is planning to rent an apartment at this complex. The management and staff want their rent but WILL NOT assist you if assistance is needed. The so called office manager has noone in charge when she is away and her supervisor does not respond to repeated attempts to contact. They want to charge you for things after you move out and threaten you with letters then they adjust it after proof is given and will not give a paid in full receipt.. STAY AS FAR AWAY FROM THIS COMPLEX AS POSSIBLE!!!

This is honestly the WORST place to live. I have a 2/2 lease with them and not only did I not receive all the proper furniture for it but I had to consistently go back to the office asking for it. And I still, after a year of living here, do not have it. The staff's "work orders" is a post-it note on the main office computer. Even IF they get to fixing the problem, it takes them multiple tries to completely fix it due to the lack of knowledge and laziness of the maintenance staff. For the price I pay for this place there should be at least some effort in making my living experience not a hassle. Oh, and the "internet" (if I should even call it that) they give you is 1.5 mbs which if you don't know is literally the worst possible internet any private customer can get. My roommate and I have to alter who gets to connect to the wifi at any given time. The maintenance staff is god awful always reeking of pot and ill-educated on how to fix the simplest of things. The A/C unit always resets itself the amenities they give you in a "furnished" apartment are of lesser quality than what they give refugee camps in third world countries. I have absolutely no good things to say about this place and I plan on making sure all who think of living here DO NOT do so. I am utterly disgusted with this place and will never refer anyone to live here. I pay way too much for this place and get very little in return.

I would not recommend renting an apartment at Villa San Carlo. My apartment looked dated compared to the floor model they showed me. My apartment also came furnished but the furniture was cheaply made. The pleather couch in the living room area was honestly the most uncomfortable couch I've ever sat on. The walls were paper thin so I could hear my neighbor flushing their toilet and opening/shutting their cabinets in the kitchen. I only saw one roach for most of the time I lived there but when summer came, I couldn't cook without a roach coming out. They only spray every Monday. I filled out one work order the entire time I lived there and nobody showed up. However, I do have to say that the maintenance men were friendly. If your apartment is near the clubhouse and pool, be prepared to listen to drunk people and music for hours. Yes, it's a college town but having to listen to drunk people yelling and screaming at the pool around 3am on a Wednesday is kind of ridiculous. There really should be a time limit for how late people can be out by the pool. Maintenance also kept running a loud machine for whatever reason early in the morning right behind my apartment. I wouldn't move here if you don't have a car, bike, or a friend that can give you a ride. Although there are two FSU bus stops across the street, the FSU buses can be unreliable at times. I had a few bus drivers drive right past me. Whenever it was rainy or cold, the buses were packed. If you're like me and don't have a car, bike, or a friend with a car, be prepared to hop more than one bus or take a tax just to get to the store. Utilities cost me $100-$125 a month on top of the $679 a month. Overall, I had an awful experience and couldn't wait to move. If I could go back in time, I would have rented elsewhere.

This place is just ok. It's good for college students testing out the waters of apartment renting and it's convenient in location. The cable, internet and furniture packages in the 1/1 were also nice too and included in the rent instead of paying each bill separately each month. It's actually a very good and safe area for the 2 years I have stayed there for it to be on the college side of town. Some of the things I did not like about Villa San Carlo were the fact the the walls are soooo thin. Anything you do or say your neighbor can hear without even trying. My rent was around 650 when I moved in then jumped up to 720 when I moved out all within 2 years so look out for big rent changes when renewing. To me, a 500 sqft thin-walled apartment wasn't worth all that. Moving out was a big headache with them. When moving out I expected the refund of the remaining month that the next tenant had leased it for in 30 days which is what the leasing manager told me. I had yet to receive it and called him to ask what the status of my check was and he then told me I wasn't going to recieve one. Then I spoke to his manager and basically he just voided out everything that the leasing manager told me and that I was going to recieve one but then issued the check for the wrong amount. It has been close to 45 days since I've moved and I'm still waiting on my check but happy I have moved for there.

I'm a renter at Villa San Carlo. Be aware of the tow truck that prowls every night throughout the neighborhood Villas looking for tows. They are called Professional Parking Services of Tallahassee. My vehicle was in the shop overnight for a busted radiator and they lent my a loaner. There was no room at the visitor's parking area (only 4 spaces) and I parked it in front of my apartment. Well, It was towed!!! Went to the office to complain and all they told me is next time get another permit. The problem is that the office was closed and I could not get one for that particular night. I'm not renewing my lease; this was wrong and unfair. Julio Apt L01

My fiance and I are currently living here while we are attending school and we love it. We have a 1 bedroom 1 bathroom (I think it is part of the gardens). We have had very few maintenance problems, but when they occur the maintenance staff shows up within an hour and fixes the problem very quickly. All of the staff here is very friendly and helpful, and overall Villa San Carlo is a good place to stay.

I know it seems that people only go on the internet to write reviews when they're mad or that all apartments have bad reviews but DO NOT LIVE AT VILLA SAN CARLO. I've had my apartment flood four times! Once the water covered the entire living room! Also, I've had RAW SEWAGE back up into my tub and toilet twice! Maybe I could stomach these if anything was done about the maintenance, but they claimed there was nothing they could do and eventually STARTED TO IGNORE MY PHONE CALLS. I know for a fact because I called several times with no answer and a friend called and they picked up on the second ring. All that was done in to remedy these ridiculous flooding and sewage issues was someone coming in and spraying bleach water down. I am at my wits end with these people and CANNOT WAIT to move out!!! Not only is my apartment a disaster, the staff is a JOKE. I beg you, PLEASE DON'T LIVE HERE!!!

NOT THAT BAD! This place is not that bad. I moved in a year ago, and I have had no issues. Pretty much everybody keeps to themselves, the office staff is always cordial, and polite, maintenance is good. So, trust me, its not that bad. As far as moveout chrges I know I have to clean everything, plus the office staff told me that when I was signing the lease, so where is the suprise-get over it! And I wouldn't stay if I didn't like it. And I'm staying next year. :)

I moved into Villa San Carlo last year into their 4/4. I really liked the apartment itself BUT I had HUGE roommate issues. I took it to the office and let the manager know about it. She tried to take care of the problem but my roommates were stubborn. So she ended up transferring me into a 1/1 with no charges because of my situation. The office staff was very helpful. The only issue I have had is my garbage disposal messed up once, but maintenance came the same day and fixed it. I renewed my lease and will be staying there next year :-)

DO NOT RENT HERE! I lived here during fall and spring of the 2010-2011 school year, and besides constant maintenance problems that never got addressed, paper-thin walls that ensured your neighbors knew everything about your life, and mail that never got delivered, I still have one HUGE problem with them. I moved out about 3 months before my roommates, because they all stayed for the summer. Before I left I had the room professionally cleaned, and then I locked the door and turned in my keys. One of the employees unlocked my door so my roommates could use my room as a storage/guest room. Around August (after I moved out) I got a bill from Villa San Carlo that included things such as "cleaning fees," although my room couldn't have been more spotless when I left, "missing porch screen," even though the model of apartment I was living in had NO porch screens, and other ridiculous, outrageous charges. The bill stated that if I wanted to dispute the claims, I needed to write them an email. I did so. Twice. Then I called, and they said they couldn't talk to me about it on the phone. I proceeded to write a third email. This went on for months, until finally around November I called and they told me that I need not worry because it had all been taken care of. In December, debt collectors started calling my family. In January, after a LONG battle, I gave in and went and payed the bogus charges. Unfortunately, that didn't stop Villa San Carols debt collectors. They continued to threat and harass my family, and after being assured 8,000 times by the apartment that they would take care of the problem, the "debt" hit my dad's credit score. EVEN THOUGH I HAD PAID THE BILL MONTHS BEFOREHAND. So, if you don't want to live under the care of sneaky, lazy, unorganized CRIMINALS, I would not rent here. I know that I sound very biased. I am very upset. Unfortunately, this entire story is true.

DON'T TRUST STUDENT HOUSING SOLUTIONS! Got pulled in by the promise of a $99 special to sign the lease an this would wave the security deposit and application/processing fee. What a scam! After moving out, I recieved a letter in the mail claiming that I owe the complex $358. For cleaning, carpet replacement, painting the walls, and light bulbs(of all things). I cleaned my apartment AND painted my walls before I left and still got charged. They basically make you pay for the time you've spent there and basic wear and tear. They expect me to pay for new carpet when my carpet was not even new when I moved in. The Apartment condition itself. The walls are paper line to the point you hear you neighbor sneeze, their phone vibrate, and about anything you can imagine them doing. It was like having a noisy random roommate. The size of the apartment is super small compared to the rate you're paying. Its not worth your money. And don't expect to get a full washer and dryer. You'll get a mini set(half the size of a full washer n dryer). If something in the apartment gets worn while you're there,you're going to have to replace it, not maintenance. And don't think because you're a good resident, they will offer you discounts, like a lot of other apartment complexes, for staying there a year or renewing your lease. They rather off new residents discounts and tell you you're not allowed to get the better rate. After this experience with Vila San Carlo, it makes a renter NEVER want to rent again. The promise of college students being able to find a good deal is a joke. They take advantage of students then make them pay for staying in there apartments months after they've moved out. Don't let the two pools lure you in. No one in that office is out to help you.

I absolutely hate this place. I have never been so dissatisfied with an apartment in my life. They want you to clean the nasty --- carpet and paint the walls when you move out even though the ---- wasn't clean when you moved in. The property manager Evelyn is a complete and total -----. It takes days to get anything fixed. My toilet was running for two weeks until they finally came and fixed the problem. Parking sucks. There is never enough visitors or regular parking. You have to park like ten space from your apartment and walk. Lisa is never visible until your rent is late. She is a ----- too. Over all I had a horrible experience. I paid $795 in rent and hated my apartment since my first day. I had a 1/1 but it was more like a studio cause I never had any room when my friends came over. Don't ever turn off your air because you can smell the mild and mildew. I think that's all.
