Love living here!
Great location. The amenities are fabulous. I love working out in the gym and look forward to a dip in the pool once it warms up. The SKYLOUNGE is great for gatherings and if there is a fireworks display in downtown Decatur, you can watch it right from that area on rooftop.

The move in process was efficient and easy to understand. The property is well maintained and safe. The apartments are a nice size and parking is plentiful. Really close to many restaurants and Marta station in Decatur.

This used to be a really nice property but management has changed and it is slacking. The property has declined over the years despite new paint and addition of carpet in the hallways. The carpet in the hallways absorbs the waste from pets and who often relieve themselves as soon as they get out of the apartment. The carpets should be monitored for cleaning otherwise they should be removed or shampooed frequently. Bottom line... it stinks and it's nasty. Multiple poop stains in the stairwell. Residents ignore the smoking policy.

The place is decently kept. Normal apartment living. Property management changes often but that's normal. I just don't appreciate that the employees parks in handicap parking/future resident parking all the time. No handicap tag.

When we arrived staff and maintenance personnel were both friendly and helpful. The maintenance staff at the time was efficient and took care of any issues. Location is convenient to dining and transportation. However changes have occurred. office staff friendly and helpful.But maintenance is strained without enough help. Incident with recent security gate for parking garage took way too long to be repaired.

Great place, I love the things around the apartments -- downtown Decatur is very cool town to be. I like how they renovated common area which is way better than before. They also hosting some monthly social events, but I was not able to make it.

No Warm Reception Upon Entering the Arlo Decatur
I just had today the most rude and unfriendly tour by Bianca, the leasing consultant at the Arlo Decatur. Having worked in the real estate industry for many years, her total lack of openness to my valid questions was truly astonishing. The leasing agent's role is so important in setting the tone in making a favorable and lasting impression with the prospective tenant seeking their new home.

We are extremely satisfied with our move and happy to be living in such a nice and well maintained apartment. I really appreciate Bianca and Javier helping us out throughout the application process, we appreciate you both for your patience and diligence! Our apartment was spotless at move in, the community areas are up-kept daily, the parking deck is super secure, literally everything is great. The maintenance guy came the same day, the property manager Addy is very kind. We definitely consider this to be our best apartment community we have lived in in Atlanta so far. So thank you guys! We are very happy!

Beautiful property and tour
Chartez Bailey is an EXCELLENT representative for Arlo Decatur, and I cannot say enough about him or my sales experience and intro to Arlo Decatur. I visited the property recently as part of my apartment search in the area, and Chartez was incredibly thorough and knowledgeable of the property. I was completely blown away by all the amenities, the location, the diversity of residents, and the size of the community does not seem overly large. He truly showed me that this could be my next home, and it is a strong contender for me. Very excited about the possibility of becoming a resident.

Excellent tour
The tour that he gave me was amazing. I was able to see the floorplans that I needed to see and the amenities that I was looking for he also explained the fees and everything and also the amenities that come with the I actually think that Arlo was the best tour that I had on that Saturday, thanks again, Charles

Wish I picked a different property
I looked at many large properties around Decatur and wished I selected another property as most of them in the area are around the same price. First it is very noisy. When we first moved in we thought someone left the windows open, but they’re cheap windows. Fire trucks, buses starting at 6 am, busy intersection, trains, people outside the DQ being loud. Bathroom showers are gross. The grout is dirty. They need a good steam clean and the showers need sealant. Fridge smelled, washer smelled when we moved in. Hallway smells like weed all the time. Garage leaks a lot when it rains in odd places. I wonder if there are structural issues. Can hear my upstairs neighbor walking around his apartment. They charge a fee for garbage pickup where you leave the garbage in the halls for pickup- it’s gross. To top it off there’s isn’t pickup on the weekends. They charge fees for everything including a 4.95 fee for preparing the monthly rent statement that is sent electronically. There are other dumb fees too. Don’t know my neighbors or the community but people seem nice and say hello. Walkability is great. Office staff are lovely, friendly and responsive. The property management company was replaced in March. I don’t use the amenities except the gym which is ok, but doesn’t offer varied equipment like other properties close by. People seem to enjoy the pool. A lot of people have dogs, I haven’t encountered any problems another reviewer noted.

The Good and The Bad
There are a lot of negative emotional reviews on here (and I get it), but there are many positive things about living at Arlo too. I try to give a fair review below: The Good: -Walkable: Very easy to stroll through Agnes Scott campus or walk to get food at Kelly's Market, Ponko Chicken, etc. -Finishes: The countertops are super nice, as are all the cabinetry and lighting fixtures. It is a beautiful apartment inside. -Package Lockers: This is a really nice amenity and has worked smoothly 95% of the time for me. In past apartments I've lived in, packages would be held in the leasing office, and if you're never home before 5 you have to wait until the weekend to pick up your package. These lockers let you get it any time. -Neighbors: I would say in general the neighbors are nice people (although there are exceptions!) -Gym: The gym is a great apartment gym. And it's usually empty so you can have it all to yourself. The Bad: -Noise: Ok this one is on me. Living next to a fire station, a railroad, and one of the busiest intersections in Downtown Decatur. What could go wrong? I probably hear ~8-10 fire truck sirens, ~3-4 train whistles, and ~1 15 second+ car honk per day. And they are all jarringly loud. Not to mention the background noise of cars without mufflers, people blasting music in their cars with windows down, and Marta buses rolling by. I'm so excited to move somewhere quiet. -Rent increases: After living here for a year, the rate on a 12 month lease rose by $600 per month. Beware after Year 1, they may try to step you up. -Dogs: For some reason people think it's Ok to own large dogs in an urban apartment. It's not- many adoption centers won't even let you adopt large breeds of dogs if you don't have a yard. So for instance, when it's cold and raining outside, people don't want to take their dogs out to grass (which is far away), so they let them pee and poop in the stairwell or on the parking deck. It is gross. The stairwells always smell like either pee or bleach. There is rarely an in between. Also, my neighbors' dogs bark. A lot. And loud. And I can hear it because my work-from-home desk is right on the other side of the wall. -Water pressure: The sink water pressure, especially on the top floor where I am, is very poor. It makes rinsing dishes a hassle. -Dim lights: I don't know why (maybe some sort of environmental compliance?) all of the lights are very dim. I've tried replacing bulbs. Nothing works. Like it's too dark to read in the apartment at night even if you have every single light turned on dim. -Ignored Amenities: Some of the "cool" amenities they show online are not kept up at all. For instance, the computers in the business center are virus-infested and literally take 20+ minutes to pull up And the Sky Lounge is not heated or cooled. If you go on a cold day to play billiards, it might be in the 50s in there. Or in the 80s in the summer. It's not really enjoyable most of the time. -Trash valet: By living here, you are forced to pay for valet trash (pickup at door). I think it's $10/month and they're supposed to come Sun-Thurs. But they only actually get your trash like 50% of the time! I got tired of them not picking up my trash and stopped using it. In fact, most people I see have stopped using it. But you still have to pay. It's a scam. Other: -Fire alarms: This was bad when I first moved in, i.e. a couple of middle of the night fire alarms where you have to go outside and stand in the freezing cold at 1am for 45 minutes, etc. But it's gotten better. That hasn't happened in over a year -Management: Management used to be more personable back when they had folks like Janae working there. It was one of the positives of Arlo. But now I'd say it's more neutral. I would not say management is great, but they aren't terrible. Not friendly, but not hostile either. -The Parking Garage: It is nice to have a place to park, that is (most of the time) behind a working gate. However, it is. having some structural issues (there are always engineering firms out inspecting it) and there are occasionally annoying things that happen, like teenagers skateboarding through it when the gate is stuck open and almost getting hit. Overall neutral.

Not sure HOW this apartment complex has such a high review, I really feel as though these ratings were paid for or are incredibly fake. The apartment itself deserves 5 stars, and the location deserves 5 stars but here is all the reasons if I could give this place a 0 I would. 1. A girl got sexually assaulted in the parking deck, the management sent out absolutely nothing about safety or precautions and every resident had to find out via the news. It felt so unsettling. 2. A man literally got stuck in the elevators for over an hour. They management have yet to care. 3. We have had packages be completely empty when we go get them from the locker, when we tried to talk to management about it they wouldn’t even let us talk they just kept interrupting and getting defensive saying “it’s not our fault it’s not our faultâ€� 4. Our cars have gotten broken into not once, not twice but three times in the past couple months. Instead of installing any cameras or doing anything on their part management hands out chicken biscuits once every couple of months, we like to refer to them as cover up biscuits or guilt biscuits. 5. Management sent out a letter to the entire complex saying that our utilities that we pay through them(water, sewage etc) were going to become current(everyone was paying for utilities 2 months behind) and instead of telling the residence the amount they had to pay to get caught up they just took $150 out in one month with everyone’s rent . Most people live paycheck to paycheck, thank god we could cover it but who knows how far behind that put some people that month. It’s the lack of communication for me. 6.THE FIRE ALARMS AND I CANNOT STRESS THIS ENOUGH!!!!!! Since September there has been 7 times when everyone was woken up in the middle of the night to go outside because the entire buildings fire alarms are going off. Again, radio silence from management and nothing to do to resolve the issue. I could go through and list a million more things, but I will leave it at this…. Our lease cannot be up soon enough. This management is absolute trash and this apartment complex is ran like a complete joke. DO NOT MOVE HERE YOU CAN FIND CHEAPER APARTMENTS IN THE AREA THAT WILL NOT TREAT YOU LIKE LIKE THIS!!!!!!! But hey at least they give out chicken biscuits once every couple of months…. If only that made up for not feeling safe where you live..

Rapid decline in quality of life is reflected in the 25% vacancy by my count. My neighborly community has been infiltrated with inconsiderate individuals. Drugs, smoking, violence and strippers are now the norm. New residents seem unaware of and are unconcerned with community rules. Prohibited behavior is rampant after hours despite a 10 pm quiet time. Not a place for minors. Not a safe environment. Not a place to call home.

As an Arlo resident of almost 2 years, I have not had any issues and I am enjoying my stay. The staff completes work orders and building maintenance in a timely manner, along with provididng effective communication. The manager and staff also keep the residents and community involved by providing fun monthly activities. I am a proud Arlo resident! P.S. On two occassions I have left my keys in the door. I only knew because residents were kind enough to do a gentle knock when walking by. Thank you

Neighborhood Kids allowed to roam on roof top, bicycles and skateboards (happens too often). Dumpster side door broken. Security gate open during Christmas holiday weekend. Political party members allowed to come in past security and knock on resident doors. The smell of weed in the hallways. During a recent Dryer maintenance inspection, maintenance did not lock my door when they were done. Floors in hallway and bathrooms are quite clean. Lots of management turn over in the main office. Neighborhood teenagers who do not live at the complex prop door open to let others in to play pool on weekends. It is clear they feel entitled to be here. No security officer present but you could call the main number to leave a message. I have pictures and video of this but I will not post them because you could see faces of people. I Contacted management. They have no solutions . Even with all the security, it's pretty easy unfortunately to trespass (Just being honest).

I lived here for a year while a fellow at Emory University in 2019-2020. Everything went smoothly (as smoothly as possible during COVID), until I moved out. I gave notice of my remove per the lease and took a video of the unit. When I asked for a landlord reference letter shortly thereafter, they returned the form with a notice that I owed money. This was the first I heard of it! After some calls, I learned that I was being charged a "cleaning damages fee." When I asked for clarification as to whether it was cleaning or damaging fees as stipulated in the lease. With that, they stopped returning my calls and my emails began to bounce. Then, I start getting calls and emails from their billing agent, Magnolia Billing, which claimed that they could do nothing about the dispute. Also, they set up their online bill payment to only accept full payment. I therefore mailed a check via Priority Mail with signature release for the outstanding utilities fees minus the disputed amount and the online service charge (created because they kicked me off of the online payment portal without my authorization or prior notice). After signing for the check, they returned it unopened! Now, they have referred the issue to a collection agency to whom I again forwarded the series of emails and exchanges as well as the Better Business Bureau complaint that I opened and that the ARLO refused to acknowledge. They violated their own lease by not notifying me of outstanding charges within the time specified by the lease and refusing to acknowledge my request for information and my payment. Rather than resolve the issue over a pittance, they have pursued harassment. My credit rating is over 820, I have rented more than 5 apartments, and I have been a landlord. I hate to see a bully.

This is a very nice apartment complex with good amenities in a great location. But the office staff is rude and non responsive. They take what could be a 4 or 5 star living experience and make it a 3.

Keyonna and Ashley are friendly. HOWEVER, the out of state property owners are absentee owners in the worst sense. Vacancy rate is high (since change in management 01/2020) and residents are generally displeased. The post below seems like a paid endorsement or written by management (StylResidential). Resident . 2017 - 2020 Recommended Reviewed 04/15/2020 I like living at Arlo. The new office staff is great.. There is not a time that Keyonna hasn't help assist me with the crazy package system. I like living at Arlo. The new office staff is great.. There is not a time that Keyonna hasn't help assist me with the crazy package system. She's always smiling and so eager to help. The maintenance is immaculate. They are nothing like the staff before. This property is in the best location and I love how easily I can walk to get food. Ive lived here 3 years and I will continue to renew my lease.

This is my first month here and I must say I've had the best experience. I leased with someone else . However, Keyonna made sure I had the easiest move in process ever. I moved from Texas and I'm not used to communities so quiet. It's quiet here and the people I've met are friendly. I love it here !

New management!!! Their customer service is horrible. I don't know where people get off with talking to you any kind of way when it involves "Your" money. They never respond to emails, phone calls, etc. No one is every available when you need something done I've always had to follow up with them. I can say I appreciate the young lady Keyanna who has always been polite whenever I have called in or come into the office.

I enjoyed living at Arlo in general. The issue occurred upon my move-out in late Nov 2019. They sent the final bill on Dec 9th which included the utilities accrued during the last billing period. However, it also included $303 for cleaning fees: Carpet ($45); Cleaning ($85); Damages ($40); Painting ($133). Since I couldn't agree with the charges, I asked the assistant manager, who had prepared the final bill, to give me some explanations. I was fully willing to pay whatever I was responsible for as long as they provided any explanations. He said that they could review their report and share the information with me. He also mentioned that their maintenance team had taken photos of the unit which would prove the condition of the unit and therefore justify the charges. In the meantime, I was contacted by a specialist of the Receivables Department at Greystar (the management company) on Dec 18 with an updated bill that included accrued interest since the due date. Strangely enough, the updated bill reflects interest accrued even before the due date! (14 days from the letter, which means 23rd) they indicated. In a follow up phone call, the assistant manager said they transferred all information and the report to the Receivable Department and that the Department will send me the document. What I received from the Receivable Department was only the leasing contract I signed off on upon my move-in. I tried to follow up again with the leasing office, sent an email and made phone calls but they haven't responded since then. In the final email (Dec 20) I copied the manager, the assistant manager and the Receivable Department. I asked them to clarify if the contract is all of the information they can provide in relation to the cleaning charges. No response so far. When I called the leasing office, they said the assistant manager is out of office and should call me back but there has been no follow up since then. I am in the process of filing a dispute with help from a local GA Legal Services Program Office. If you have a similar experience and might consider filing a joint dispute with a state attorney, please contact me at . This process will be cumbersome and probably won't result in any financial compensation but it just doesn't feel right for any renters who happened to have dealt with this issue.
