New move
I'm excited to move into legacy. I came to tour and the leasing agent Jou me was super helpful. She helped me from touring and understanding move in cost. I fell in love with the two bedroom and two bath. The rooms are super spacious and staff are nice.

This is the worst place I've ever lived
Roaches, plumbing issues and thin walls. Don't move here. They only care about keeping people in these raggedy apartments. They keep coming back to supposedly fix the same problem knowing it's going to continue.

Do Not Move Here!!!!!
I've been living here 9yrs, I've seen these apartments get brought out by over 4 different owners. It's gotten worse and worse and not only the apartments themselves but the WHOLE ENTIRE STAFF in the office. It's amazing that people are still moving in here. They went from $20-$30 lease renewal fees to $250. Every year since 2021, I've been charged $250 to renew. They just took away the opportunity for hard working, single parents and honest people, to use seperate forms of payment (even while having rent IN FULL) to satisfy our monthly rent. The attitude is truly and sickly a "oh well, not my problem" and pretending to help you exhaust all ways to be able to make your payment as if you hadn't already overstimulated your brain cells in doing exactly that before asking for and "account unlock". The things other renters do fall on every renter as if we're in elementary school. Worse, they get to say whatever they want, however they want and have the nerve to address you, telling you know how they WANT you to address them.. Now, right NOW, this is the WORST place to spend your hard earned money, even if you have section 8 or similar. Don't move here, they've upgraded the units to make more money and the upgrades aren't even worth it. I'm still in a standard unit 2bd/2ba. They have roaches and huge, New York style RATS! The trash compactor is a mountain high AT ALL TIMES! It's the nastiest apartment complex I've ever allowed myself to reside and I am ashamed of that and that I gave them so much of my money without anyone on my team. There's a lot of cameras and they keep a couple cops in here late nights that are itching to take someone to jail. There aren't enough parking spots to park in front of the building you live in, you have to park far away. There's kids skipping school, doing drugs, and fighting that have a will always continue to make a hole in the fence so they can walk back and forth through both neighborhoods. The upgraded units are a set up for them NOT to have to give those deposits back once you decide to leave. Carpet throughout, washer and dryer that can be messed up and blamed on you or your children, I have to put more emphasis on the roaches, its really bad, these apartments are incredibly old and judging by how the trash is consistently, it's not hard to tell what the people are experiencing and I know I wasn't the only one. -10/10

Happy to call Legacy at West Cobb home.
I have been a resident here since 9/8/23. So far I have had a awesome experience living here. The office staff is exceptional friendly and oh my the maintenance guys are awesome. They’re always doing things for the tenants, like giving food, food trucks, meals etc. They are truly committed to their community. I should also mention the communication is great, from emails, text and placing on your door. I would highly recommend them.

Do not move in
First off when I moved in I was not aware I would have to pay 1900 to replace the carpet for natural wear and tear then they have one garbage disposal throughout the whole community that pours into the street as well as the side walk also the apartment is rat infested and to top it off maintenance is horrible!

Horrible experience at legacy at west cobb
I had one of worst experience in my life at legacy at west cobb my apartment was overflowing with roaches which they nothing about the pest control they sent out made the situation worse oh might I add was caused by them I also had two floods in my apartment one that caved in my kitchen ceiling and another in my bedroom the closet and bathroom then they only sent maintenance to take care of the complaints I had after they terminated my lease they painted over the water damage in the master bathroom they only did that to try to cover their end acting as if they were doing their job I wouldn’t recommend that nobody applies to live it’s a horrible community to live in and the property manager is rude and unprofessional

RUN!
This is the worst place I’ve ever lived in. The roaches are beginning to be everywhere. we requested a transfer , we were denied and was told we would get our $100 refunded back to us this was over a month and a half ago and every time I call one of the young ladies in the office lies to me and says “nobody put their request for your refund in we will put it in as soon as we get off the phone “but nobody ever puts the request in. Guess I’ll never see that $100 again . the manager is rude Ally is the name of a girl that I spoke with that said I would definitely put it in for you and never did it as well as Taylor, and then I spoke with a very rude young lady named heaven as well and her attitude was unnecessary we have been here for a while and been having problems over the years but nothing that would cause us to just run but this is the worst place I’ve ever spent my money the office is never on top of what they’re supposed to be on top of the always want the rent on time but can never fix anything in the apartment. We have witnessed assaults and also walked outside to a Homicide seen with our apartment taped off by police. They are always changing management like they don’t know what they are doing . I can never get a str8 answer out of anyone in the office. They are COMPLETE LIARS. They always lie and say they will handle it but nothing ever gets done. On top of all that now they are not open on the weekends as if they weren’t get anything done before now they have an extra day to not HELP ASSIST YOU WITH ANYTHING. I would not waist my money and save yourself a headache it’s very unprofessional.!!!

I did not end up leasing due to the fact that they were on a waitlist for a little out of my desired move in range but the staff, especially Allie Sosa was extremely helpful and answered all of my questions about the area and apartments. She even referred me to a couple of their sister properties. I understand why they are on a waitlist because the location war perfect and the pricing you can’t beat.

I came to tour the apartment but it was actually not available at the time but still I was greeted by Tamara who made me feel very enthusiastic about moving in even though I was alittle disappointed that I couldn’t tour today. She reassured me that she will follow up when the 4 bedroom and 2 bath comes available so I can tour right away. She gave me lots of reliable information about the features, floor plans and pricing. She had amazing energy which helped keep my spirits high! Overall my experience was wonderful and all I did was talk to Tamara! I found out it was actually her second week starting at the job and she seemed like she was working there for a good minute! Great experience!

If i could give this place NO STARS i would. This place is horrible. DO NOT MOVE HERE I have lived here for 5 years & Hated every day This complex has been bought and sold 4-5 times since I've lived here Roaches are room mates , when i moved in there was roach feces all over the kitchen cabinets Burn holes in the rugs , 3 out of the 10 windows has screens , can't get a liq of fresh air if i wanted too . Trash all in the cabinets and the apartment smelled bad. There are BIG Rats by the trash compactor Termites all over the apartment Maintainance don't fix anything . Takes months to fix the smallest thing. Complex is old and Everything is falling apart You can't clean the walls Gun shots every day LITERALLY At least 3 killing in the complex since I've been here Police are called out 15 times a day Kids fighting non stop and will hang by your apartment and you can't do anything about it. My daughter was being bullied and had problems with my neighbor who was loud and ignorant and threatening my daughter and i called the police and got put out my home by the office manager in the middle of a pandemic. Do we not have a right as a US citizen to call the people hired to protect and serve us for help when need it ? Per Yolanda the office manager , NO WE DONT . I was never a nuisance. Never had the police called on me in 5 years . I was told she had a property to protect and my daughters safety basically wasn't her problem i was told to keep my daughter locked up in the house . These kids can't walk around and play outside with out feeling unsafe You can't be a parent and protect your child because the office manager will put you out no matter what. But the police re-assured me i did nothing wrong. Drugs dealers and drug heads all over the place . If you want to find some weed or crack it's right here in the life of west Cobb If you love the ratchet ------ life and pest than this is the place for you . God allowed everything to happen for a reason i am moving into a way better community and i don't have to worry about waking up to gun shots or going to sleep to them & negative neighbors and unprofessional office employees

So far I have nothing but good things to say about The Life @ West Cobb. I was impressed as soon as I walked into the office. The ambiance in there is great! There's music playing, and the atmosphere is peaceful. ------------ is an awesome leasing agent!! He is very friendly and animated. He talked to me as though they want my buisness just as much as I want theirs. That makes me feel like I will be appreciated and any needs that may arise will be taken care of in a timely manner. Also, the apartments are very spacious and I haven't seen anything out of place. The grounds are quiet and clean, and I'm also excited that there is a pool! I'm looking forward to becoming a new resident!??

Great place to live- if the only other options are a slumlord apartment or homelessness! I'm currently living here, and am going on all review sites I can find to warn people about this place before they move in, because nobody should have to deal with this low of standards just because they're lower-income. The pictures of it are beautiful, were this place maintained properly, it MIGHT be able to live up to those expectations. The exterior of the buildings and landscaping are, where visible from the street and model-apartments) pretty well maintained- this is, I now realize, part of their plan to hoodwink people into thinking they're better than they really are. They just replaced all the roofs this past couple months, there's a charming little creek that runs through the middle of the community, with wooden bridges, and a tree-lined walking trail that runs alongside it. There is a support center for those in extra need (food pantry, afterschool care, and other services according to the flyer), an on site gym, laundry, and a pool. The office staff are usually friendly and *seem* eager to help. That's the end of what good I have to say about it. First of all, it took us an extra week just to get into the place because the ONE consistency with this place us that they're happy taking your money, but not about giving you what you're paying for in an acceptable degree or time frame. We were told our move-in day could begin a week after we paid the move-in costs, and that was delayed an extra week because "we have to get the apartment ready". Apparently they don't bother refreshing an apartment from the previous tenant until they've got their hands on the money of the new one. The creek often has garbage in and around it, mostly caused by the innumerable, screaming-prone, destructive, unmonitored children here (of which there are MANY), but sometimes from lazy residents in the apartments along it who throw things off their back porch. Once in a while there will be space taken up in a parking lot because of someone being evicted and their belongings being thrown outside unceremoniously (in stark contrast to their extreme inefficiency at dealing with resident issues, they expect rent to be paid on-time-every-time, no exceptions, no extensions, and if you dare be late, F-You, pay us an extra $200.) The pool, laundry and gym are only open during office hours. There's garbage all along the walking trail, throughout the parking lots, innumerable cigarette butts in front of every other porch/balcony (there's one, very sweet, older man doing maintenance picking up garbage, but he's only one man, so it takes a while before the trash gets cleaned up and he doesn't do the hallways.), the gym has the barest amount of equipment necessary to be called a gym and half the hallways reek of urine or God-knows-what. Careless residents constantly loiter (loudly) and pee in the halls. Around twice a month, at least, there's absurdly loud music playing until the wee hours of the morning, with people getting drunk, high, loud, and eventually belligerent or violent in the parking lot. There's a gunshot, or a few, every other month (from within the community itself, not just in the area). The police used to be in here constantly, but that's slowed down a lot- maybe they gave up, or just got tired of seeing this place. Based just on parking lot/hallway transactions I've seen personally, and the proportion of litter that is sandwich bags with the corner twisted off, probably at least a quarter of the residents here are one kind of drug dealer or another. They have listed in the rules that dogs must be on leashes, and their mess must be cleaned up by the owner- neither of these are enforced. My dog has been run up on by other dogs whose owners, apparently, used their deepest hopes as a leash instead of a real one. Some people "walk" their dogs by opening their back door and letting the dog run free for a while before calling it back in. The office is next to USELESS, the only things they do efficiently are take people's rent and issue passive aggressive community notices that threaten eggregious penalities (Usually $200.00 and/or eviction) for relatively minor issues that they don't actually bear out, based on the fact the things they threaten over still happen regularly. They take forever to address maintenance issues, some go completely unaddressed, and those that do are jerry-rigged. The office isn't in clear communcation with itself, and we've gotten notices about things that had already been taken care of, or spoke to one staff member only for them to express surprise when we tell them how long we've been waiting on maintenance requests. Thing's that should have been fixed before we even moved into the apartment haven't been. None of our windows or sliding glass door have screens. The water pressure in the master bathroom is little more than a pizzle, the toilet flushes with all the entheusiasm of a coma patient. The garbage disposal has broken twice (and we *rarely* use it!). The walls have been repainted so many times there's a half-cm think layer of paint that, in some places, constantly flakes off into hands, clothes, and the floor if you so much as think about it too hard, let alone touch it. It's late summer/about to be fall as I type this, and we've gone without a functional air conditioner for a month now. There are roaches everywhere. The floors are uneven, with soft spots in places. You can hear the neighbors through the walls, floor and ceiling. The garbage compactor is sometimes allowed to overflow and become putrid (you can smell it from twenty feet away) for up to two weeks before they have it emptied, and there's such a thriving colony of rats around it, that it would draw the attention of David Attenborough. Do not move here unless you have no better options. The only good thing about this place is the price. I've lived in low/income-based housing before, but nowhere has "you get what you pay for" been more true. This place is AWFUL and I can't wait until my lease is up. I don't care if they LOWERED the price, you couldn't pay me to renew my lease with Caswyck Trail. *note* Sorry about blurry photos, didn't want to get "caught" taking proof of how trashy this place is.

Terrible place to live!!!! I lived at Caswyck Trail for a year and within that year I had every problem you could imagine. My building was infested with roaches and nothing was every done to correct it. They would send out someone to treat the issue but it wouldn't help. I had mold growing in my apartment. I called the office plenty of times to complain nothing was never done about it. The property manager I believe her name is Sarah very rude and unprofessional I was in the office one time I could here cursing and screaming in the back. When asked what was going to be done about the mold in my unit the response was maintenance will be out shortly. After a week they finally came and the only thing they did was spray the mold with bleach and the mold grew back within a week. Not only is mold unhealthy I have small children and that raised a concern for me. The last straw was my roof had fell in from a leak from my neighbor upstairs. It took maintenance about 3 days to even come to my apartment. After they came the problem was still not fixed and I had to deal with a slow leak in my kitchen ceiling for the remainder of my lease. I wouldn't recommenced this place to my dog its that terrible. Shootings, gangs and the rodents ran me out of Caswyck Trail. This property is poorly managed and it shows. You can't get anything fixed but they want rent on the first of the month, but they can't provide a habitable place for me and family to live. Management definitely needs to be changed because this property has done nothing but gone down hill. Don't let the pictures or the model fool you. Caswyck Trail is a set up waiting to happen take my advice and save yourself the headache. I wish I could give 0 stars.
