Nasty nasty nasty!!!!! I moved here Aug,2015 nasty a** complex roaches in the fridge I had to deal with all kind if wild life getting into my place lizards coming in through a hole in the wall behind the stove big cockroaches rollie pollies crickets how this ---- gettin in I didn't walk around barefoot you never know what you may step on....they don't provide screens for the windows none of my windows had them forced to run my air 24-7 moving @ the end of the month paying almost 200 more but its worth the piece of mind.....dirty --- complex beware!!!!! They need to tear the ---- down and start all over again I feel sorry for the residents that don't have a choice but to put up with the RACHIETNESS

My husband and children and i have been living here for almost a year and feels bitter sweet for me. From the beginning i loved my kitchen space and the space of the apartment. What i hate is how things tend to not work anymore but its like pulling teeth for someone to come out to fix the problem. I dont have a junky apartment but yet roaches feel the need to want to come in, leaving me to have to lay down bait and spray the outside. The carpet has always smelled like pee and gets worse when it rains smelling like a mixture of pee and MOLD. Im not understanding why they wont at least take out the carpet out of all the units. As long as there getting paid, thats all that seems to matter

Everything started out great while I was dealing with Kila...have had to deal with Mr. Julius Murray and his attitude for the past two or three weeks. I paid my deposit on April 4, 2016 and I am about to be evicted from my current residence because of the extra slow process with Caswyck Trail. When I call to talk to Mr. Murray it is as if I am bothering him. I mean really, I understand the process but really it has been three weeks. My apartment is suppose to be inspected on tomorrow and when I called all happy and jolly asking Mr. Murray were we ready for tomorrow he asked what's tomorrow, I say inspection then he replies "I'll have to go and walk the apartment to see if it's ready". I replied my paper say inspection/move-in date April 26...then he says "it has to be ready for inspection if not ready then it'll be longer". I was like I paid my deposit on April 4th, I don't understand the hold up..he say we have more than on apartment yo get ready so there is a process. That I do understand but am apartment that has had a deposit and administration fee paid on it should be first priority. I will just be so glad when I can move in!!!! With his way of talking and doing things, I am feeling that I made a bad choice but I'll see because you can't let on rotten apple spoil the whole batch!!!!

I and my family currently live in these apartments. I like the amount of space,love my kitchen space but hate i do have to continue to chase the bugs away. Laying down roach bait only keeps them away for a few weeks. Constant problems throughout the apartment that no one seems to want to fix

I would like to be contacted by the manager "Steve" at Caswyck Trail apartments. I would like to discuss with him the poor customer service and nasty attitude that I received from his employee in reference to a rental verification that we have been trying to get back from the community for a week. I called and spoke with Kella, and she was the rudest, most argumentative person I have ever done business with and I hope that we have no reason EVER do business with her again. I advised her that we were still looking for the residency verification and she advised that she sent it over 30 minutes ago, I let her know that we did not receive it and she continued to argue with me. I asked her if she could send it back to us again and she said " whenever she gets around to it" I am completely appalled by her demeanor and lack of customer service on the phone. Especially being in the industry, I understand the level of customer service we all strive to maintain for the reputation of our company. Please note that this was an EXTREME poor example of customer service and I felt that you should be aware.

ROACHES ROACHES ROACHES I moved to this dump in july 2014 right before the 4th. No lie i was IN LOVE with my apartment. Very big spacious two bdrm 2 bath. Large kitchen dinning room and roomy living room. The bedrooms were just as great. Plenty of space to put your bedroom furniture inside comfortably with space to spare. When i did my walk through staff was still in the apartment putting the "final" touches on the apartment and said things will be complete as soon as i returned. Apparently rumour had it that a young girl lived there before me and was in a domestic despute so staff was fixing fist holes instead of replacing the doors. But i put my trust in them. I had run outta time at my other place so i was ready to move me and my daughter in. When i returned to move in the screen door to the patio was loose and some of the wooden planks were not bolted down on the patio. So we BARELY EVER spent time out there the whole year i was there because it was clearly unsafe. Staff said carpet should still be wet when we returned because of steam cleaning. The carpet was DRY and untouched. There was still red lip and polish from the previous tenet. Staffs reply was she was only there for 4 months...wth? I came home only a few days later to a huge puddle of water from the kitchen to the dinning room. My neighbors over me dish washer had a leak which was really bad cuz it leaked right into the neighbors under me. Smh!! Speaking of the neighbors over me they fought all the time!! Not just arguing but full brawling fist fight from one end of their apartment to the other. The roaches was my next surprise wome up one night to get water and they were EVERYWHERE in the hall way scattering everywhere i knew because of how many i seen in hall there was a infestation. It only made sense. The got into everthing. It got to the point i couldn't leave food out and they were litterally finding their way into my refrigerator NO LIE. Then they would die of coarse because it got too cold for them. The apartment smelled of roaches and mildew. Which i had a thick layer of that growing in my bathroom laundry closet and kitchen. Eventually from the leak the kitchen ceiling started caving in which office staff ignored my crys about from july to hmmm july when i moved out. Oh yeah heres the kicker. On my moving day the office towed our moving van and delayed me moving of coarse on a holiday weekend and then tried to put it off on me like i was doing ssomething wrong by parking my moving vehicle outside of my house. I was still a resident which mean im authorized to drive wth i want on premises. PLEASE PLEASE PLEASE. Dont move here.yes they are cheap but there has got to be a better way. They treated me and my daughters needs like we didnt even matter. I moved out with honors with no where to go staying at a family members house. Save your money and dnt waste your time.

Man i don't know what you all are talking about... i just moved here from Decatur last year in November and i am a sophomore at Clark Atlanta University and i have made some mistakes in my past that caused my credit to be a little unruley but Caswyck Trails approved my application regardless of my credit which is an A+ in my book; I mean they could have did a thorough check but hey im not complaining. Now as far as the staff and management goes i rarely deal with them because like i said im a college student and the girls around here... man, there's a couple of chicks around here who are really friendly, im not going to call out any names but let me tell you this summer i have been extremely busy (if you know what i mean) i mean there's Sonja who lives above me and we have a code. She would bang on the floor 3 times in sequence to let me know her mother is gone and its time for me to come up... let's see there's Aliana and Latesha who are best friends and they are not ashamed to express their friendship let me tell you! Oh and these so called little gangsters claiming blood and pyru... please i know some real gangsters thats why i brought my goons from my old hood to show them how i get down... I will say the way they are kicking in doors and breaking in cars are pretty impressive because the cops are over here on a daily basis and the acts are still going on which means these dudes are proffessional and i dig the committment. There's actually a new family moving in at the end of the street and they have a daughter who is really nice and goes to church every wednesday and sunday but judging by the way she keeps staring at me i can say every wednesday and sunday instead of going to church shes going to be coming across the street downstairs to my unit and we are going to hold our own little service. To the staff of Caswyck Trails dont let these comments bother you, you have one satisfied tenant right here

I lived here from 2012-2014. It was the worst experience of my life. The office staff was very unprofessional and didn't care about the residents. Maintenance never did there jobs and security was a joke. I had to have them replace my bathroom wall 4 times due to a leak and each time they would come and tear out the wall and would leave it covered with a plastic bag for a couple of months (I had to call code enforcement). They lost the key to my apartment several times and wanted me to pay to rekey it for them. I went without hot water several times because maintenance refused to come out and fix the water heater after hours. There was mold all through out the apartment and the roaches were awful. To top it all off my apartment was broken into with the help of security and they wanted me to pay to fix the door that was kicked in and then said I had to pay to break my lease. The only reason I was even living here is because I was a single mom on a tight budget. The only good experience I had out of the whole living situation was The Rainbow House Charity that held the after school program for the residence for just a simple donation of snacks and $2 a week for child care you cant beat that and Mrs. Barbra and Mrs CiCi were great with the kids. I DO NOT recommend this place for anyone. It is nasty and very unsafe.

The worst place ever! The hallways smell like pee and black mold! The dumpster is always nasty! Roaches! Roaches! Roaches! I am a single mother of 4 trying to save money that's why I moved to Caswick and I regret it. I tried to find a better place to live but everyone turned me down and I had to move quick and this is within my budget and I am tired of hearing gunshots every nite and the manager don't care. The office only be nice when u go to get the apartment and then they take your money and have me living with roaches. They don't spray ever! My apartment was broke into before Christmas and I had to call they corparate office to get my door fixed because maintenance just come and look at it and leave. The lady upfront in the office is rude and the ball head manager is rude. Sometimes they don't even answer the office phone. I know they look at the caller id and don't answer for people they don't like and they don't like me because I calls they corpa rate office and my lawyer and so I call restricted just to get them to answer they phone. Do not live here!!!!. They will take your money and you will have roaches and they want fix nothing. Not a safe place to live. Wannabe gangs and weed smoking and bad kids knocking on the door and it is not safe for me and my kids. Corparate don't care and will believe the manager and don't do nothing and I will get a lawyer if they can't do nothing for me. They don't want to live in a place like this and I ask them would they live with roaches and gunplay and mold and no they would not and god don't like ugly.

I personally did not appreciate the stay in Caswyck Trails Apartments. Inside our apartment we kept bugs. Roaches were multiplying. They had an exterminator, but that was mostly water that they sprayed with and we kept bed bugs so that's y we left. We were tired of asking them to come fix things and to get rid of bugs. There was also three snakes that came in apartment, but all the office concern was yhe money for rent, plus the rent price went up, so we said f**k it!!! Caswyck Trails Apartments is Cobb County Police 2nd police station. This is the area known as they look nice on outside but on inside they ------!

Reason for me saying that is cayse I thought that me n my family was gone b n a 3 br flat apartment but was put n a 3 br town house that was more than they said plus they hav added money to apartment fee. They don't have anyone to come n spray for bugs n roaches. They travel from hme to hme n multiply. They cut grass when they feel like it. N buildings wit 4 apts together have no one to come make sure the area is clean or smelling good. They stuff falls apart n they think u supposed to pay for it hell n u don't b done messed up. To me this is horrible n no where near the fee dat they charge to live n em.

I'm apologetic to say; Caswyck trail is not worth the time or money. The staff is TRYING to address all issues and concerns. However that does not change the simple minded people that live here. There has been several occasions I have pulled into my apartment and low and behold ..people fighting and arguing over baby daddy drama, lovers and God knows what else. Mind you I have not even been here for two weeks yet. I have seen a fight already in the play yard. I won't discuss the filthy fight because there's small children involved. I do not get involved or engage in confrontation but I couldn't see anything happen to a child. That situation alone broke my heart. It saddens me that grown people cant come together and try to make the living space easier for everyone. Music is played all hours of the day and night. Don't dare ask them to turn it down they'll look at you like you stole something. Just pure ignorance. My main concern is my child's safety. After what I seen in that playground area... Nope! Absolutely not worth it. I have called 11 times to have something fixed and I'm still waiting. I had a gas leak and that took three phone calls. As I said early the new staff is much better than the previous. There is one African American women in the office that I will avoid at all cost. Everything you ask of her is an inconvenience. You'll know which one that is as soon as you walk in over to the left she will be sitting. I commend the other workers for the effort. Unfortunately almost does not count. The one months rent early termination fee is worth the move. Lol how funny they're arguing again in the ------- hallway (instead of the comfort of their own home...SHOCKING)just as I finish this review. Just drive threw the complex on a Friday/Saturday night around 7 pm and you'll see

There are roaches after roaches and sure you may look at a apartment and its nice and clean, "news flash" roaches don't feed on a empty apartment so you don't see any when you go look at one. Then there young kids running all over the place unattended, Then there is trash all over the place and then there is the so call security who waits till the office is closed then stay out for about and then go back in there apartment. Then there is the office people and if your not part of there click and you need something done then its not going to happen.

I STRONGLY ADVISE ANYBODY THAT WILL POSSIBLY WANT TO COME TO CASWYCK TRAIL, NOT TO. You will be pissed off by the way this place's grounds are kept. There's a Big dumpster in the back, where people illegally dump their furniture, they throw their trash bags down, They tear the bags open and they leave junk everywhere. The kids are always taking the trash back out,playing with it and leaving it in the street. GOD ONLY KNOWS WHERE THE HELL THE PARENTS ARE and you will probably never see a parent come outside to see what their kids are doing. The mail boxes are slummed with trash sitting around them, it stinks, bad bug problem, the lights on the trails are busted, the gates are broke, trash on the trails, etc. It's a complete ------ mess because the apartments are poor looking and tacky pretty much sums them up. Osborne; the high school next door is a complete MESS, DISGUSTING,OMG YUCK, so don't send your child there. The grass and weeds in the middle of the apartments and high school needs to be cut down. Far as pets, people need to do a better job at picking up after them and stop letting them ---- around the dumpster. Really someone should report this place to Cobb County, like for real. So don't let the fake looks fool you, in this case looks can be deceiving.

Hello public. First, I would like to inform everyone about this horrible, inhabitable, roach, infested dump. I only been here for 6 mths and already I'm moving the ---- out. I'm not gonna lie its eye catching from the outside, but live there for a week and that's when ---- get real. There's so many roaches that you have share your space with, its sad. The plumbing is horrible and the hallways has the worst smell I ever experienced in my life. You can smell the scent of roaches, mold, and piss as you walk through the entranceway. I am 6mths pregnant now, but when I was going through my morning sickness, the hallways spelled so bad, that I couldn't walk my 6yr old to the bus stop. I literally threw up every morning from the smell. The entranceway is nasty, trash and mold is everywhere. I hate it with a passion. Spider webs are in every corner outside your door. Roaches are greeting you at the door and running inside your apartment like they pay rent. Im so serious. Im not saying all this to be dirtY, im just looking out for hard working black folks who deserve to spend there hard earn money on something thats worth it. I cant turn my stove on without cooking roaches. They live in my Microwave, my refrigerator, my dirty clothes, my tub, my toilet, also my food. I honestly cant put any food down without them getting into it. I never in my life heard of roaches eating throug plastic nor alluminun foil. Now thats sad. Then, they got a nerve to charge tenants there regular rent on top of 100$ late fee after the 5th 200$ after the 10th, following an eviction notice! Thats robbery people. Damn there 1000$ a mth to live like this. Its not healthy for you nor your kids. Think about the diseases that come with these bugs. Ecoli, salmanela, etc.....i had just discovered rats in my apartments which was the last straw. I immediately pack my ---- and left. Its one thing to live with millions of roaches, but rats is taking it too far. I don't give a damn about a lease me and my childs health is on the line. I wish dfax would just shut this place down! I'm so serious people do not stay here, its not worth it.

First if all this apartment complex is ------ there's always cops here. The apartment building I'm in is infested with roaches when I moved in the lady told me that the problem will go away they just sprayed I bombed the places twice and the problem wasn't that bad but the roaches came back even more now I have a 1year old and it's just not decant living I will not renew my lease! Also if you like to hear a marching everyday like there in your house then you defiantly should move here it's very loud and annoying the street is seats closed for some type of event an they don't let you pass for a few hours. The staff is very rude and don't try to help at all. On the flip side the apartment is nice but it looks like they paid any one to fix the apartment it's not well put together you can feel under the carpet that they didn't clean it before putting it down! There's holes all over the place so insects and bugs can get in there's mold I the top of the closet and the place just looks poorly maintained! I really hate this complex and can wait until my lease is up and find a place that doesn't look trashy! I really really can't wait till I can move out! Don't move here if you wanna live comfortable.

Hi, im writting on concerns of caswyck trails.... I advise everyone and anyone to stay the #### away. Thesr dam apartments is roach infested mildew in places such as your windows. But to beet all there are some dam bed bugs i my kids brdroom. Im clean ad hell and mad. And they had enough of mind to say they check there apatments... They lien like hell. They themselves eas actually cleaming my apartment on my supposally move in date... Me and my kids waiting outside whilr she helding us up for entering. I drove over a hundred miles to move here. And they kelp calling for my money but on the day of the move my apartment easnt ready. I just waitd and took it after she was done. Now here after many cleaning in 5 months the mildew i thought i was cleaning, isnt mildew nor mold. Its a ------- nests of bed bugs... And now their hatched and eating on my kids..... So if u wants them for your family. Come get yourself some!! Im not paying for no dam pest control. They has one suppose too... Y does i has to ask for them to come bye. And we cant swim like wr wants. All these diffrent rules every month. Its worst than the projects.. ---- caswyck trail!!

Caaswyck Trail is wonderful! The staff is very helpful. I had no place to go and was very stressed out. I went here as my last hope and the leasing agent Marcus walked me through the application and assisted me every step of the way until i got approved! I would not stay at this apartment community as long as that leasing agent ------ is there. I went and applied for a unit in Feb 2013 and was told that I wasnt approved but then he told me that he could get me in but I had to pay a 200 for a sure bond. I didnt have any where else to go at that time and needed to move. So I told him okay what I need to do? I paid the 200 and I had to pay a 300 deposit. When it was time to move in I kept getting the run around I called and left message for ------ since I already paid my money and he would never call me back and had some girl that she was the assist manager call me back and ask me why I cxld my application and at that time I had not cancelled anything. I think the whole staff has something to do with this and they all are is some form stealing money and spliting it. I keep calling the leasing office and getting the run around about the unit is not ready. So I finally get in touch with ------ and asked for my money back. He claim I could get the 300 back but not the 200 due to that went to processing my paperwork to move in and since you cxld I cant get my money back. I know I was wrong for doing any of this but I had no where to go and this man told me he could help me. I just want all my money back, and this does not seem like this is the first time he as done this. I will be calling corporate office on this matter but I think everyone should be aware of this situation and let this be a lesson for you so you wont be taking advantage of by ------ -----.

I would say my two year term here at caswyck is basically you pay for what you get my first year it took six months to fix my toilet nine months for them to fix my mail box now that I am on my second year it even worst I have put in maintanve request to fix my bathroom sanks my back slide door and my light fixture and we are going on five months now and still nothing but now that we are under neew management they put letters on our doors saying they are coming to inspect but what for they arent fixing nothing just last week I had to chase down maintance to get my ac fix I called went to the office twice for the maintance men to tell me they never got my request as soon this lease up I am out.dont forget somebody tried to steal my car.

TOMMY SUCKS!!!

My experience here at Caswyck Trail has been pretty good. I live in a three bedroom town home that is in need of a major renovation. Yet, I do understand that my town home is affordable because it is outdated. In addition, the management staff is very diligent when it comes to my needs with the exception of two occasions. The first incident involved an additional charge on my account for a duplicate house key. I was informed by Tommy, whose title I m unaware of, that the charge was present and she refused to accept my rent payment which did not include the extra fee. I went on to explain to Tommy that i did not have a duplicate key made for my town home. She said, "Well it was made for your apartment so you need to get that money before you come back up here." At this point I deemed Tommy as very unprofessional due to her lack of investigation and her poor tenant service. After debating with her for well over ten minutes, she finally sought help from upper management who in turn performed the proper procedures to discover that the extra fee was indeed placed on the wrong account. Without any apologies, Tommy smiled sarcastically and accepted my payment. Ironically, Tommy happens to be the same person of contact for my second incident. Just recently, I had trouble gaining access to my mail box due to someone trying to break in so it seemed. I reported to the front office and explained my concern to Tommy who blatantly replied, "Ok, so what do you want me to do? I can give you the key that we have and you can try that." Instantly began to wonder how this woman was still in her position. However, I took the key just to try it out anyway and of course it did not work. I returned to the office only to be stared upon by Tommy like I was some type of pest! I told her it didn t work and she picked up the phone to dial maintenance and here's what she said: "Hey, I didn't mean to interrupt you because I know you're very very busy (stated sarcastically as if my issue was of minimal importance) but I have someone up here who can't get into their mail box. Can you stop what you are doing to come help him get into his MAIL BOX?" (laughing) I tried blocked out her immature actions and met with the maintenance man. He told me that my lock mechanism may have been switched out with one of my newer neighbors. He then proceeded to change my lock therefore, solving my problem. Overall, Caswyck Trail is has treated me fair over a two year period. My only advice to you will be to handle your account and work order concerns with someone other than Tommy unless you're prepared for a sassy, sarcastic and very unprofessional attitude.

I moved here in december of 2010 It was quite to me at first it kinda botherd me the group of men stood outside the breezeway allday and night smokin rapping but the swat bust them for selling drugs hah who wouldve Knew.But then i notice that pest control is horrible> I havent cooked in my apartment in 7 months i dont have food in my home and im not nasty.Im bearly home a week out of a month still paying rent on time. Its near a high so please now if theres a vacant apartment in front of you high schoolers are smoking and chillin all day these fools walk around knocking and and twisting the door knobs to see if anyoneshome it happen to me twice.Theres vomit in the breezeways smells like pee theres blunt filling and trash everywhere the last day of school they had a food fight.Im also a leasing agent myself that staff additudes are horrible.Its ------ is what it is.If you tell the office manager that you saw a leasing agent that leaves on property smoking and hanging with these thugs and she tell you it dont matter what he does after hours you know that some sh#t. pease be advised to stay with a pistol because i diffently have one,If your despret like i was at the time then ok but if you have options this is not one Gud luck god bless

This place is not safe

I have been here for almost two years. It has gone so far down hill in that time. The first year was fine but right after signing a new lease I was broken into. Both neighbors on both sides were home and claim to have heard nothing. Management shrugged it off as a random act. Three months later another break in. This time they came right in the front door and still no one saw anything!!! Maintenance is the worst staff I have ever seen. A component was stolen out of my air conditioning unit and it took three days to get it fixed in 90 degree weather. Severe roach problems!!!! Also it is very likely to see people hanging around in groups in the parking lot after dark and you will see lots of cops and drug deals. This is by far the worst place i have ever lived...

You get what you pay for

I am a current resident and this is BY FAR the worst place I have ever lived. I have seen police raids and was refused entry to my own unit due to a rape investigation of a high school girl. Gun shots at night, roaches, incompetant staff- it's all true. I have stopped even making maintenance requests because they either half a-- the job or aren't coming at all. My neighbors had to move due to mold that was making their baby sick and I just watched a new family move in without any efforts made to fix the problem. The only positive that I can say about being here is the elementary school that my child attends, but overall it's just not worth it. There are other schools.
