i am so so sorry.....

i moveed in here 11/15/2007 and this is the worst mistake i amde in my entire life. The staff is all nicey nicey util you signed the lease.the roaches are ridulcous, none of the closet doors are on track, the kitchen cabinets are falling off, the bathroom floors are coming up. i put in 4 request in a matter of 5 weeks that i lived here. dont wont answer their phone,left notes and letter and still no answer.if i break my lease now...can i win in court? please let me know.and the crime forget it.thats why i havent moved my furniture in yet

CHECK WITH THE COBB COUNTY POLICE DEPT. BEFORE YOU MOVE IN!

The property owners do no care for the well-being of its tenants. Their only concern is filling up the appartments to make money. They make you believe that they are so nice and when you sign a lease they switch up and if you have problems they don't respond. The courtesy officers are MISSING BUT NOT IN ACTION! MYSELF WITH SEVERAL OTHER TENANTS, have had our apartment broken into. The property manager didn't even try to warn the tenants that there is a rash of break ins happening and to beware. It is infested with bottom dwelling humans who hang outside all hours of the day and night and nothing is done about it. Disrespectful children are all over the place. It is infested with roaches. Before you move in, please call cobb county police department and get a crime analysis on (Caswyck Trail Apts.2665 Favor Rd. Marietta, Ga 30060) You will be so so so so happy you did. Good Luck

They're Right

I lived at Caswyck just over a year ago. The homes are a nice size but my "newly remodeled" townhome had terribly squeaky floors. The worst thing about this place are all the kids! They hang out right in front your door and cuss and fight at all hours. When school was in session I would wonder why they weren't in school. I once had a situation where the maintenance guy came to do a work order and stayed in my home for nearly 8 hours - no exaggerating! I came and went and he was still there. I contacted the office staff and I think later he was fired. But why I decided to write was because I saw the comment about the gate and I just laughed. They lied up and down about that gate. When I moved in they were under construction and told me it would be operational in 6 months. It was fine by me because I did ask if it was a safe neighborhood and they told me it was. I'd also heard from others that Marietta was a nice city (I had just moved there from out of state). The gate was never fixed and the neighborhood was not safe. There were always police around and one day I saw police bust into a home right across from me and arrest 2 boys. DON'T MOVE HERE!!!!!

DON'T DO IT!!!!!

My husband and I moved to Caswick Trail in April 2007. We had just got married and wanted to start our new life together. But this is not exactly the best place to start off at!! The front office staff are extremely rude and disrespectful!! They think since they have alot of ------, section 8 residents they wanna treat everyone poorly!!, one time we paid our rent in advance and a women asked "What did you do, win the lottery or something?" and not only that, last month I had bites appearing on my legs and feet and seen little black bugs slowly taking over the apartment. I called and wrote maintenence request and no one ever sprayed. It turns out they were fleas!! and I had to get medication to treat them and the scars are still visiable!!, we tried to get corporates number but they refused and we tried to sue but didn't get that far. And the constant kids in the streets are annoying.....I said all that to say DON"T MOVE HERE!!!

Not a Safe place to live

I have recently moved in the these apartments and it is the worst decision I could have ever made. Recently, I was at home sick and as I layed in the living room, someone with a key opened my apartment. When the worker saw I was home, he quickly left. He didn't knock before entering. When I called the front office, they refused to give me the number to home office or a corporate office number. This is not acceptable. If my teenage daughter would have been home alone, what would have happened. My husband and I will be looking for a new place to live. I really don't care about a lease, they will have to do what they want. But it is not a safe place to live.

Noise, garbage, landscaping, MANAGEment terrible

I signed my lease with Walton trail and they gave me a special deal when I signed up. When they changed owners thus turning into Caswyck trail they tried to go back and make me pay a deposit which Walton trail gave me a deal on and said I didnt have to pay. Even though it was the same people who signed me up they acted like they had no idea who I was in font of management. Also When my lease was signed they left the "term of the lease" part blank. I told them I needed a 6 month lease. Since it was blank they tried to assume it was a 6 month lease. Caswyck trail seemed very dishonest to me. I never had anything fixed, my dishwasher would leak soap, I had roaches and the apartment was very dirty when I moved in. Caswyck trail tried to take me to court over the lease thing and they lost. They wasted my time energy and I did not enjoy living there. Out of this huge community they only had 1 garbage dumpster which was always over flowing and stinking. The streets are narrow and theres always people walking around and loitering in them, I dont mind that but I do mind it when people run out in front of you. I would not recommend this community to anyone unless they are truly desperate and even then I feel for you.

DON'T MOVE HERE! I DID AND NOW I REGRET THAT DECISION!

THESE APARTMENTS ARE HORRIBLE THE SAME COMPLAINTS PEOPLE WERE HAVING MONTHS AND YEARS AGO I AM HAVING RIGHT NOW. THE MAINTANCE IS HORRIBLE THEY DONT DO ANYTHING IN A TIMELY MANNER.THERE ARE ALWAYS KIDS IN THE DAMN ROAD AND THEY DONT MOVE UNTIL YOU DAMN THERE PUT YOUR BUMPER ON THEIR ---, FOR THEM TO EVEN THINK ABOUT MOVING OUT THE WAY.NOW THAT SCHOOLS OUT ITS EVEN WORST ALL DAY EVERY DAY THE KIDS ARE IN THE WAY, PLAYING GAMES IN THE MIDDLE OF THE STREET. THE OFFICE PERSONEL IS RUDE AND VERY UNPROFESSIONAL, THEY DONT KNOW HOW TO ADRESS THEIR RESIDENTS IN A RESPECTFUL MANNER. YOU WILL MAKE A COMPLAINT OR REQUEST AND NOTHING WILL GET DONE. THE ACCEPT SECTION 8 AND MANY OF THOSE PEOPLE DESTROY THE PROPERTY AND VANDALIZE IT BECAUSE THEY DONT CARE BECAUSE THEIR ONLY PAYING 25 BUCKS A MONTHS.THEY ARE FALSE ADVERTISING SAYING THAT THEY HAVE ACCESS GATES. THEM GATES HAVENT BEEN WORKING SINCE BEFORE I MOVED IN. THEY DONT HAVE ACCESS GATES ITS NOT A SAFE COMMUNITY. POLICE RIDE AROUND ALL DAY AND THE COMMUNTITY IS STILL MESSED UP.I REQUESTED FOR MY CARPET TO BE CLEANED AND ALL THEY DID WAS VACCUUM IT. I ASKED THEM TO SUPPLY A CHAIN FOR MY OLD FRONT DOOR AND THEY TOLD ME THEY DONT SUPPLY CHAINS. I ASKED THEM TO FIX MY DISPOSAL THEY TOLD ME TO FIX IT MYSELF. DONT MOVE HERE! MY NEIGHBOR'S HOUSE GOT BROKEN INTO. PEOPLE ARE BREAKING INTO CARS. THE MAINTANCE TRIED TO BREAK UP A FIGHT BETWEEN THE BAD --- KIDS AROUND HERE ENDED UP IN THE HOSPITAL FOR TWO DAYS WITH WITH BROKEN RIBS AND HE BROKE SOMETHING ELSE BUT I CANT REMEMBER WHAT BODY PART IT WAS OBVIOUSLY HE QUIT AND DOES NOT WORK HERE ANYMORE. THIS IS NOT HERE SAY THIS IS WHAT THE LEASING CONSULTANT TOLD ME THREE DAYS AGO. DONT MOVE HERE. YEAH THERE CHEAP AND A NICE SIZE FOR THE MONEY. YOU WILL LOSE IN THE END BECAUSE THE MONEY YOU SAVE ON RENT WILL HAVE TO GO TO TRYING TO FIX YOUR VANDALIZED CAR OR YOUR STOLEN TV. DONT MOVE HERE!

Will not be renewing

Where is Ms.Hope Peoples. She was the absolute best manager since I have lived here. I am not sure what they are doing in the office. No one has time to talk to you, they act like you are a bother. I spend too much money living here to get the attitude that management gives you. Maintenance is a joke. They never complete everything at one time. They always have to come back and dont come back until you call again and again. Cant wait until my lease is up in August. I will not be renewing! Where is Hope Peoples?

Not a good place to live

This not a safe place to live at all, management is HORRIBLE! The staff very rude namely Bianca and Lolita. They never return calls. The insect problem is totally unbearable. This defenitely not a place for children the property is constantly vandilized windows shattered knive driven into the hallway walls, Really think twice before signing a lease these people.

Not a great place to call home

I was a 17yr resident that just recently moved from the community. When the previous owners were there, maintenance concerns were addressed in a timely manner. when the new owners came in the maintenance dept attended to things when they felt like getting to it. The head service manager does not address residents with respect. requests have to be called in several times to remind maintenance to come back to complete work that was previously started. <br>Not all units were renevated as advertised and promised to residents. The gates have been inoperable for 2yrs now, gang members hang out and vandalize the property. The past two years have been unbearable. I am glad to have moved on to much better surroundings.

Not the best place in the world...

My fiancee and I moved into Caswyck Trails in August 2006. We've had a few problems with the place. First of all, customer service was obviously not their top priority. We rarely received returned phone calls. Our leasing consultant was rude and impatient while we were looking at our apartment for the first time. Next, there always children in the road. Now, I understand that children have to have a place to play. I mean, hey, it's apartments. Not much yard space. But, these children and teenagers do not know how to get out of the road to let a car pass by. They finally move after you ease up on them a little bit. Then when they finally get out of the road, they stare and give ya dirty looks. If their parents taught them this kind of behavior, I'd hate to meet their parents. Next, some of our neighbors are extremely loud. There's always some kind of loud "music" playing. These are just a few of the issues we have with them.<br>But, there are also a few good things about the apartment complex, so I'm not completely dissing them. I just wouldn't recommend these apartments for someone raising a family...

Disgusted

I lived at this complex for 2 years, as someone said earlier, when this complex was owned by Walton Communities you could really call it home. Someone earlier stated about the roach infestation - I couldn't tell you the last time they sprayed my apartment. I bought several cans of bug spray and sprayed myself and plugged every whole, crook or whatever to ensure they did not invade my home.<br><br>The newly renovated clubhouse is absolutely georgeous, however, I was promised that my apartment would be renovated too, wrong, I got a few items but nothing close to what I was promised. I asked for a carpet cleaning and was rudely told by the new management, no.<br><br>The customer service as this complex is completely and totally unacceptable, they are so quick to say that you are not a tenant but a resident. <br><br>In my opinion, this complex went downhill when Caswyck took over and it went further down hill when they were approved for government funding. <br><br>I do not recommend this complex to anyone until they have made some internal and external changes. <br>

CLOSING VERY VERY SOON!!

LETS TALK ABOUT MANAGEMENT. IT SEEMS LIKE YOU DON'T NEED AN EDUCATION TO HAVE A GOOD JOB ANYMORE. THEY'LL JUST HIRE THE NEXT ------, MULTI-COLORED HAIRED WOMAN THAT WALKS THROUGH THE DOOR. HEY LETS CALL HER THE PROPERTY MANAGER! BUGS ARE EVERYWHERE!! WHEN YOU PUT IN YOUR WORK ORDER FOR PEST CONTROL TO COME OUT IT TAKES TWO MONTHS. KIDS ARE EVERYWHERE ALL TIMES OF THE NIGHT. THERE HAS ALSO BEEN REPORTS OF RAPES, PEEPING TOMS, AND ALSO GUN SHOTS. I GUESS THATS WHY COBB COUNTY POLICE ARE ALWAYS RIDING AROUND. THE FUNNY PART ABOUT IT ALL IS THAT THEY ARE STILL TRYING TO RENT OUT APARTMENTS. I'VE SEEN TWO LEASING -------S COME TO MY BUILDING TO SHOW A UNIT AND AT BOTH TIMES I'VE SEEN THEM WALK IN AND RIGHT BACK OUT OF THE HALLWAY. THANK GOD MY LEASE IS UP THIS DECEMBER!!!!!!

Infested, Rude Employees in Office and Non working gate!

I am so sick of this complex. I've lived here for 4 years. When this complex was owned by the Walton communities I never had a problem. Now it just sucks!!!! FIRST, my apt is infested with roaches. I clean my kitchen every single night and I still wake up to roaches walking all over my counters and my floors. Yuck!!!!! SECOND, the employess in the office are so damn rude. They always have an attitude and treat everyone is they're "below" them. If you didn't want to work you should've stayed your behind at home! THIRD, gate has not worked in over a year. Supposedly, they keep it open for construction but do they work 24/7??? Nope, sure don't. Construction does not work after dark so my suggestion is CLOSE THE GATE!!!!! FOURTH, there used to be a pool by the old leasing office. Well, they tore that one down right before the summer to build a new (smaller) one right at the entrance. That new pool didn't open til 9/1/06 BUT according to their permit had to close 9/4/06. We were w/o a pool ALL summer!!!! FIFTH, they have added a gym to the complex but no one can use it unless the office is open. Makes no sense if they are open ONLY during the hours that I work. UUGGHHH! I hate this damn complex.

DO NOT MOVE HERE...ONE YEAR LEASE...6 MORE MONTHS AND I CAN'T WAIT

My A.C. hasn't worked properly for the entire time we lived here after several complaints. Maintenance didn't didn't fix it yet, they told me to close the vents that we don't use and it will get better. Well, let's just say that it didn't get better. The electrical gates haven't worked since my family and I moved in six months ago. The office told us that construction needs the gates open for frequent entry, i've seen two trucks a long time ago and they still don't work. I have a one year lease and I can't wait until it is over. the noise is a problem. The lighting is a problem. No security guards. Office can be rude at times. Maintenance is a joke. I had to buy a fan for my one year old daughter. IF U ARE CONSIDERING THESE APARTMENTS, TRUST ME AND DO NOT MOVE HERE...IT IS NOT A PLACE FOR ANYONE TO RAISE KIDS...DO NOT MOVE HERE...DO NOT MOVE HERE!!!

I CURRENTLY LIVE IN CASWYCK TRAIL AND I THINK IT IS ONE OF THE WORST DECISIONS I HAVE EVER MADE. THERE ARE RATS RUNNING OUTSIDE, THERE ARE GANG FIGHTS, THE MAINTENANCE MEN DON'T DO A GOOD JOB AT ALL! AND BY THAT I MEAN I HAVE HAD MOLD IN MY APARTMENT SINCE I'VE MOVED IN AND THEY HAVEN'T DONE ANYTHING. WINDOW'S HAVE BEEN BUST OUT OF MY VEHICLE AND MOST IMPORTANT OF ALL SAFETY, THERE IS NONE. MY FRONT DOOR IS BROKEN AND THERE HAVE BEEN SIGHTINGS OF A PEEPING TOM IN THE NIEGHBORHOOD. ALSO IF YOU HAVE NICE THINGS YOU DEFFINATELY DON'T WANT TO MOVE OVER HERE B/C YOU RISK THE CHANCE OF YOU HOUSE BEING BROKEN INTO BY SOME 14 YEAR OLD GIRL. SO MY SUGGESTION WOULD BE TO NOT EVEN TRY IT.

this apartment is for mostly section 8 family's that are trying to live a little better but all in said this is not true they are bring the neiborhood down you have kids fighting late a night and day the staff is rude as they come besides 1 young lady and if you pay your rent on your own you get treat worst then section 8 tents i regret moving in to this community. Home is Where you make it

I recently moved from Caswyck Trail after having had lived there for 2 years. What People have to relize is you can find something bad in everthing if bad is what you are looking for. Caswyck Trail was not the best place i have ever lived but its not all as bad as people make it. As far as Crime we all know that crime happens in the nicest of neighborhoods. The Management was Good as good as expected if not better (maybe because i payed my rent on time) the Maintence was Great (even though i had no major promblems) The kids were just being kids, and it is alot of kids. Overall i enjoyed my stay there i was comfortable, I felt safe. And i would recommend it.

Hated it

This complex was the worst complex I have ever in my life been to. This complex has girls walking around my area(near the office which should be the most protected area in the property) showing more than half of their body. When I was living there the manager was Bryan. He never fixed anything he just layed around knowing he was going to get paid every two weeks. This is if you want your child to be trained as thug move here and in two weeks you don't have a little angel anymore. I also saw a young pre-teen pregnant she was about 12, now can you explain that. You do not want to move here unless you like the feelling of PURE HELL.

nice people finish last

This was an experience I never want to go through again, it started with the carpet, my whole time there I had to walk around with shoes on, we were promised when we moved in that the carpet would get changed and it never did, it had cigarette burns and bleach marks on it. Mold was growing in the bathroom and although we didn't have children we kept getting letters on the door about our children running through the halls...not to mention after 6 mon we broke the lease we couldn't take it anymore, good thing we did because as we were moving we discovered they allowed a family of 5 move into a one bedroom apt.

I lived at Walton Trail for two years, I will say that the first year was fine, but as soon as I resigned my lease for the 2nd year......<br><br>The apartment complex behind Walton Trail (that backs up to it) is a HORRIBLE mess, and all manner of thugs live there. <br><br>Both my car and my girlfriends car were broken into.<br><br>You couldn't go through the gate at any hour without a car "piggybacking" behind you<br><br>And when I left, I left the place SPOTLESS, but I was charged ridiculous charges against my deposit (including 15 dollars to put the fridge door handle back on, even though I had called about it 3 times and couldn't put it back on myself because it had a torx bit screw-I had the handle and the screw laid out neatly on the kitchen counter and got charged - ridiculous)...so any security deposit you put down, I would expect Walton Trail to not only keep it, but they're also going to bill you for cleaning. Truly a horrible apartmernt experience and the worst I've had (so far - fingers crossed) in Atlanta.<br><br>STAY AWAY.

THIS PLACE SUCKS!!!!

First of all they suck you in by telling you that this is a "family oriented community". It sure is, because a whole family will jump on on kid! Momma and dog included!!! And lets not talk about the raggedy apartments....The day I signed my lease and got my keys, I went to my assigned apartment to check things out and the bedroom closet doors fell down!!! What a welcome home present! The kids in the community walk around the parking lot daring you to hit them. My apartment got broken into and the thiefs stole my Vodka....I couldnt even have a drink to calm my nerves. Management claim they found the thiefs, however, I heard about this through a neighbor. Run while you can!! Don't let them fool you!!!

Hella cool

this place is wonderful but you have to be a special kind of person to appreciate it. You see if you go onto the website of the Complex its makes it seem so wonderful and picturesque, but what they fail to mention is <br>that it is right next door to one of the most dangerous apartment complexes in the metro area. The infamous Forest creek. Walton trial is not as bad a forest creek its more of a training ground for thugs. Theres mostly just wild kids running around lighting this on fire (i myself was included in these kinds of things thats how i know). Its not that secure lots a people get because theres a lot of back ways through the creek and stuff. All and all its not a bad place just try not to get caught outside after dark
