Disgusting Place to live!
I moved in October 2024, had major issues on my move in date, sent multiple emails to the management team, spoke to the property manager in person and she toured my apartment with me, spoke with the regional manager and she also toured my apartment and still zero maintenance has been attempted. DO NOT MOVE HERE. This property is owned by Monarch Investment & Management, try to call this company, good luck. This place is disgusting and the management team is horrendous.

Fine and friendly
I've been pleased with the fine customer service I have received at Reserve of Eagle Ridge, Waukegan, IL. In particular, JOCELYN HERNANDEZ did me a favor which saved me time, trouble, and possibly medical difficulty. She's a good communicator and another friendly face in the office. Thanks, Jocelyn!

En el tiktok habia prueva sobre ella teniendo relaciones con su empleado y sugerÃa algunas cosas realmente preocupantes: que ------- ha tenido relaciones inapropiadas con los empleados que ella administra. De hecho, he escuchado cosas similares de varias personas antes, pero todos parecen tener demasiado miedo de decir algo. Está creando mucha incomodidad e inquietud entre las personas que trabajan debajo de ella. I just want to pay attention to a TikTok that people said came from the story of -------'s daughter who works on Waukegan's propy. In the tiktok there was evidence about her having relationships with her employee and suggested some really worrying things: that ------- has had inappropriate relationships with the employees she manages. In fact, I've heard similar things from several people before, but they all seem to be too afraid to say something. It is creating a lot of discomfort and restlessness among the people who work below her. From what I can tell, this kind of behavior is an abuse of power, and honestly, I wouldn't be surprised if one day someone decided to take action. I'm speaking because I think it's important that this type of behavior be examined before it gets worse.

The company imposes numerous hidden and additional fees throughout the contract. Upon lease renewal, rent increases, but notifications about these changes are inconsistent and not always provided in a timely manner. There is a lack of clear communication, and the office does not seem open to addressing residents’ concerns. Ultimately, their primary focus is financial gain rather than fairness. Additionally, moving out comes with significant costs, often exceeding $2,000, regardless of whether the lease is fulfilled or terminated early. I am speaking solely from my own personal experience and not on behalf of anyone else.

Dog Park
I have enjoyed using the 2 dog Parks on the property they are well keeped and have a lot of room for my dog to run. Thank you!!! The office staff have made it feel like home and welcoming. I can wait for the up coming doggy pool day!

Luis the maintenance guy is a genius, very friendly always has a smile, and is ready to work. I believe that he should be rewarded for his hard work. For future reference, he has unlimited access to my apartment for maintenance requests.

The location is great!!!! Chile is the best maintenance, he will always make sure to take care of grounds! And is the best completes work tickets, I highly recommend living here, the amenities are great!!!

My experience here at reserve at eagle ridge has been outstanding. I can truly say that this has been one of the best experience living here.Christopher has been such a huge blessing in my life with all the dilemmas I have been facing. He truly cares and would go above and beyond to make sure he can help in any way.I would highly recommend future residents to make reserve at eagle ridge their home it’s very cozy relaxing and comfortable.Also maintenance services have been amazing they will literally come in get the job done! I want to thank Christopher for been a huge blessing in my life.

This was the absolute worst experience of my life. I would not recommend this place to a prisoner. They are nothing but liars and thieves. There is not one thing or rule that they follow. Erwin has been very nice to me since I moved here. Anytime he sees me he greats me with a smile. He also has been to my apartment a couple times and fixed problems that I had and I am very thankful to have a person like him around . Keep up the good work Erwin :)

The best place to live
ONE STAFF MEMBER WHO IS MORE THAN HELPFUL TO US IS CHILIE. HE HAS GONE OUT OF HIS WAY TO HELP ME HOME FROM THE POOL AFTER WORK.. WHEN WE NEED SOMETHING FIXED AND HE COMES WE KNOW THAT IT WILL BE DONE THE RIGHT WAY. . HE IS ALSO A GOOD NEIGHBOR AND A REALLY GOOD FRIEND . WE HOPE HE STAYS ON THE JOB FOR A LONG TIME.

Great service
Erwin is always friendly, always happy, always does a great job when it comes to fixing things, and is VERY trustworthy! He always responds to work orders very quick. He’s one of the best maintenance workers out of the rest, always respectful and does not make you feel uncomfortable.

Horrible Experience If you are considering Eagle Ridge, RUN!!!
I have lived in eagle ridge for 2 years. My car is getting fixed and I have a loaner. When I was given the loaner car, I called the office and explained the entire situation and asked them if I needed to come in and get a sticker. They told me that since it was a loaner car that I would be fine and to just bring in my old sticker and swap it out as soon as I get my car back. I was planning on doing exactly that but this morning when I woke up my baby was not feeling well and when we went to take her to the doctor, we walked outside to find that our car had been towed away even though we were assured that that was not going to happen. Once I realized that our car had been towed I walked over to the leasing office and spoke to a -------------- looking man in his mid 30’s who claimed to be the property manager and when I explained the entire situation to him and asked for his assistance In getting me my car back without having to pay the ridiculous towing and storage fees since I am a resident that was parked legally in a spot that I had payed for with my monthly rent, and the useless “property manager” did the usual spun maneuver claiming that although he is the property manager here, that he cannot tell the towing company that I am a resident that was legally parked and to give me my car back. This is just the most recent episode in a year and a half long nightmare that will not end until I leave this place. So as of Monday, I will be putting in my 30 day notice and I WILL BE GETTING OUT OF HERE AS FAST AS HUMANLY POSSIBLE. To anyone even SLIGHTLY CONSIDERING renting at The Reserve at Eagle Ridge, FOR THE LOVE OF GOD RUN!! You will hate every second living there. They will rob you for every penny that they can and will Never help you unless they are legally forced into doing it!! FOR THE LOVE OF GOD, DO NOT EVEN CONSIDER LIVING AT THE RESERVE AT EAGLE RIDGE!!

Eagle Ridge is a very large apartment complex. It is well maintained and the leasing office personnel are very friendly and easy to work with. The maintenance department is the best I've seen. I have never waited longer than 1 day to get something repaired or replaced. I would highly recommend Eagle Ridge.

Dee’Arcy and Chris are amazing!! They are so kind and helpful! Couldn’t ask for a better team of individuals to make moving such a smooth simple process! Love how well they laid everything out so that I could get moved in quickly!

I've been at Eagle Ridge going on my 4th year I have never lived in apartment complex before this was my first experience and I'm extremely happy the maintenance and office people are all great they have always answered to my calls, and I have very good neighbors

I moved in June 2021 and there is a strong odor of urine on the carpet. I told maintenance I put in a request to have it cleaned or replaced. They came in a few days later and dead a carpet treatments which was basically vacuuming putting some of the powder for vacuum in your carpets and then re-vacuuming the floor. The carpet cleanup crew was supposed to come the next day which they never did. I went ahead and told the people from the office that the smell of urine was still very strong there. I requested something to be done about this so they said that they would have another treatment which they never did. Then I was told to just wait as a carpet replacement approval was necessary from the property manager. I requested a carpet change since the smell is extremely strong and I can’t even relax in my living room without smelling it. I do not own a dog for it to be my fault and I would expect that you when you pay a deposit that the apartment would be in great conditions. It is now July 12 and no one ever got back to me so it’s over a month without an answer. I went ahead and called and they basically told me that they decided that no carpet change was going to be issued to my unit. This is very unprofessional as no one even called to let me know what the decision was for this and second I paid the deposit I did everything on my end pass the background check, and pay over 1K every month just to be in a urine smelling apartment super discontent. They refuse to change the carpet I explain to them that I’m currently pregnant and yet another reason why I need the carpet changed. I do not need my child getting sick because of this dirty carpet and I just think it’s super unprofessional and unfair as I’m doing everything on my part as a tenant just to get a unit that stinks. I do not recommend these apartments at all. It sucks that I have to deal with this and I still have 11 more months to go and I can’t wait to leave already. Please be mindful of where you’re moving and make sure to check out the unit before moving in. To make matters worse I also moved into this unit because of the gym which STILL have to pay $20 to get a key fob for. Just doesn’t make sense that I already pay rent and you would think that you would just have to go to the gym if you want to work out instead of buying an extra pair of keys for an additional amount of money.

We have lived here since 2018 I must say it’s been it had been the office staff is amazing I love everyone Dee’Arcy is amazing with a infectious smile always and all other office greets with a smile all your maintenance men are absolutely amazing Thank You for always being prompt on my works orders everyone is so professional and friendly keep doing what your doing everyone is amazing

THIS PLACE IS ABSOLUTELY TERRIBLE. Upon moving in- it took them 3-6 months to provide a fridge. My initial fridge kept leaking. They kept saying to play around with the temperature, and maintenance would unplug it saying that it was over worked. Water was everywhere. My bathroom cabinet broke, and it took them 3 months to replace it. “Market Rate” keeps rising. If you break the lease, you have to pay 2 months rent regardless if you find someone to take over the lease or not. Highway robbery. The staff is rude and they dnt take security serious. I advised them that i had a stalker and needed a garage and new apartment- they ignored my request. They should do better with treating their tenants better especially since our money is what’s funding the community.

I've been here almost a year, the staff is great. The responses to my concerns are always answered quickly and they always go out of their way to check on your requests. If it isn't done right, they will do it over until it's done right. Every staff member is professional , polite, and super attentive. Maintainence staff is very professional and always does the job fast and accurate. The property is always well kept, clean, and quiet . Most importantly it is safe. I renewed my lease because I enjoy living here. Myrtha

Stay clear of these apartments! I've never seen so many low star reviews and there is a reason for this. I read them prior to moving in and I should have listened. You would think that you're paying higher rent for better quality. You're completely wrong. They definitely nickel and dime you for everything. They even charge you an invoice fee every month when they mail your bill. How ridiculous is that?! Not to mention this is the nosiest apartment I've EVER lived in. I could hear everything that goes on with the neighbor above and especially below me. Neighbors play their music at all hours of the night and day. The walls are paper thin, I could hear my neighbor flush the toilet. Then when you complain about noise, they try to justify it. They pretty much tell you to deal with it. I've never been so stressed out living anywhere until I moved into this place. I can't even live in comfort and peace because there is noise everywhere! I could hear the neighbor stomping above from just walking across the floor and the neighbors yelling at each other below me. They try to tell you it's what's expected with living in an apartment. Not true at all. I've lived in apartments for a long time. This place just sucks.

Bottom line: live here if you hate yourself and want every day of your life to be full of regret and misery. Live here if you want to pay as much for a ratty apartment with subpar appliances, cabinetry, flooring, and insulation as you would for a nice house with your own four walls and yard. Live here if you don't mind stepping in dog excrement every day and don't mind the smell of marijuana smoke leaching into your apartment from your neighbors' place next door. Live here if you like having your mail stolen and/or opened on a regular basis. Live here if you want maintenance requests to go ignored for weeks while you live with a broken kitchen sink and a leaking toilet. Live here if you like living by people who play loud, nasty music at all hours of the day and night. Live here if you want to live in rooms with mold growing through the walls and a maintenance team who fixes the problem by just painting over it. And perhaps the number one reason to live here: rent goes up every year and management doesn't care at all about keeping the neighborhood safe, clean, and drug-free. They continually pass the buck and say they're "working on" fixing problems that never, in fact, get fixed. And as long as they get your money, they never will get fixed. Don't be the next chump that lives in this dump.

I lived there for a couple of years and I seen this place been an ok place to being ------ and over any parking dog pooh everywhere walk in to the buildings and smells like rent is to high...beaware if you give 30 days notice you get hit somehow with A bill of $1700 or more For last office staff is loud and do it consider any other place...

I have been living here for almost a year. Honestly whenever we see people touring the apartment my husband I whisper to ourself run run don't do it don't do it, there price are so high and rent keep going up market value my a$$. Most machines in the gym don't work, the pool is not even deep enough to sink you chest. Horrible place.
