It is quiet and safe, but there's a multitude of monthly fees they tack on every month that they don't explain until you're already in the lease. If you're looking to move here, make sure you have a full understanding of how your utilities are calculated, the parking and pest fees, etc., because just the basics add about a hundred more to your lease every month. Also your utility bills are split with everyone else in the building on a fomula related to the number of people on your lease, which it fine until your neighbor has 10 hidden relatives that you have to pay for. They've done really shady repairs for decades, and it shows. My bathroom tile and sinks are literally painted, I have no idea how to clean it without damaging. I have multiple outlets that either don't work, or are flashing in and out all of the time. The shelving in every closet is about to fall out of the walls, so i reall cant use them. The banister is loose. The cup holder in the bathroom is just resting on rotting drywall. There is so much caked on paint on every piece of trim. I guess this is how they'll screw me out of my security. Dishwasher does a terrible job, they never gave me items they promised that were in the model. Its very expensive here, for what you get. But it is large and quiet, and with the exception of the hidden fees and sloppy maintenance, I guess I'm ok here.

Difficult to call office and actually speak to someone or never get a call back after being told messages were being left asking for call backs. Email communication is not good either and no storage space as they rented 2 units to one person so after being told I could get a storage area then was told they messed up

We have had mixed reviews! Originally when we first moved in our power was going out every other week. The rain caused the place to flood no one did anything! We also had a whasp problem. Marquita really turned things around once she came, but it was already too much damage done to our relationship with your community

This is a really nice place to live. The only problem I have is that maintenance takes too long to respond to your issue(s). Also, they need more washers and dryers in each buildings. Neighbors are great.

Maintenance comes on time when asked and fix all issues however it's unfair that all units share the cost of utilities. The common areas feel unsafe. Kitchens and bathrooms need to be renovated as they are out of date.

The worst place I have lived. I have mold in my bathroom and I have two girls no one has yet to come in fix that problem and now I'm having mini little bugs in my same bathroom where the mold is and it's disgusting. The people in the leasing office are terrible and apparently can evict you at any given time. I can't wait to move next year. I would never recommend. We pay for everything and it's not even worth it .

hi! ima former tenant and i have very helpful information..... theres a new manager named ------- whose racist against her own kind just to please the manager ------, my sister has amazing credit amd which ------ told her to apply and the same day denied her without any reasons. so i went to the office to talk and see what happened and all she do is lie... DON'T TRUST HER

Been living here for about 5 years now, and I know many people who live in a variety of locations. Those who choose to lease elsewhere have experienced; collapsed ceilings (where management refuses to fix, until their lease is up), broken appliances, busted pipes that don't get fixed, and even unexplanable (paranormal?) occurances. Anyone who doesn't like it here should go try a place that is cheaper. We all dream of living a decent life, but I used to live in Elmhurst in a neighborhood that some people would die for. Circumstances regarding (homeowner) maintenance, taxes, and mice resulted in (us) abandoning the place. I'm going to sum it up like this: My wife hated that place, so we moved to Highcrest Townhomes. After a couple of years, she passed away due to a long list of health complications due to asbestos in the insulation of that house. I'm a crappy handyman, so getting into this place was great for us because one thing most residents agree on, is the exceptional maintenance team we have here. The last thing my wife wrote on facebook (from the hospital was, "I want to go home!" 'Home' was right here where I remain still. She loved it here more than I did. Now, of course, I love it here more than she does considering she is in my heart, where I keep her memory. Also, most dogs are welcome as companions to those of us who need them, but they must be trained. Most residents are patient enough to oblige, if they know you love your dog. Others might not (for whatever reason) like dogs at all...no matter what, and they will give no quarter. I love my neighbors, and they love my dog. Residents who don't wish to live here, generally don't feel at home in this community because they are real people, with real problems. The only thing that is hard to deal with is seeing them go. I'm glad there are hardcore renters like me, whom have lived here for years...like me. Because I love this place, and it IS my home! God bless.

This entire place is a scam. There's multiple problems with every unit and building. We lived in a 3 bdrm for a year and had many small issues that we bit our lip on; mainly due to financial struggles. Because we were usually a couple days behind rounding up the rent, we didn't want to make waves. Their solution was to move us to a cheaper, unrenovated unit. Our first day in the unit, two toilets broke. We also received a visit from the old tenant that hadn't switched her mailing address yet, checking if mail arrived. She informed me of major flooding that occured, which prompted them to move her to another unit. Basically, they play musical chairs and shift residents from one set of problems to another set of problems. Rather than actually fix issues, they keep residents in the dark long enough to sign a lease. Once you're in the lease, it's too late. Problems include, but are not limited to: faulty electric and fire alarms, flooding, doors that don't close properly, shared utilities (if you're conservative and a neighbor isn't, too bad for you), lack of suitable parking, absence of visitor parking, one old --- shared washer and dryer per every 6 units, and management that doesn't remotely care about the residents or community.

DO NOT MOVE HERE IF YOU DON'T WANT TO PAY $50 extra on top of your regular parking fee. NO VISITORS ALLOWED DURING THE WEEK AFTER 9PM (THIS IS IN THE LEASE) I was not so thrown off by this because I figured this managed the lot during the week for working people considering everyone pays for parking even if it's not preferred. I feel like this is government housing. If you expect a park when you come home from work. DONT!!! You will pay $10 per car and that should get you a park. However preferred parking is $50 extra a month. That is the only way you will get a park. They wont tell you this when they lease to you. PARKING is huge considering all the surrounding streets are main with no available parking (obviously). I have been complaining to management for about 6 months and nothing they have changed tow truck companies and still nothing. If I would have been told that I would not have a park unless I pay an extra $50 a month, I would have kept looking. This place is not worth it. At the end of my lease, My family and I are done. So many of my neighbors have already left for the same reason. I think that makes me furious ( we are about 70-80% full but the lot is 100% full. Sounds like the empty preferred (extra profit parking) should be removed so that paying residents can get a park at night. I thought that was the purpose behind me getting a paid parking sticker. Imagine paying for parking and then there are no parks but you are not given a refund for parking. That's how it feels to come home nightly and no park. We have resulted to (staying in the car in preferred parking till someone leaves for work) then taking their park. Some nights this is 1 hour other nights more. I am beyond pissed.

My experience has led to a very negative review of this property. The Management is dishonest and deceitful. They are never in the office because the "had to close early" They will charge you for the air you breath while you live there if they could. You are not allowed to have friends or family because... well there's no guest parking. Honestly... there's not even enough residents parking. I am not just disgruntled. I have been genuinely frustrated with the lack of professionalism and action by the management here.

My review is based on what I have experienced and not on grievances. I will start with Utility bills(some of which come directly from the Rental Company). The gas, water, sewer, Base Energy Charge(which I still do not know what that is for) and a service fee (you are billed for being billed)will literally leave you scratching your head. The water bill is a "Shared" usage bill; Meaning, if you rent a 1 bedroom townhome, you will be splitting your water bill with 5 other units (2 and 3 bedroom townhomes). I've been told the bill is spread out based on the size of your place. I am a family of 2, I work 5 days a week and am rarely home and my water bill averages 60.00/month. In the summer you will start seeing a 'Pest control' fee. I asked about that. Oh, well that's for entering your home to spray etc. etc. I can tell you with honesty; No one has entered my home in over a year (unless I am there). I still couldn't get a straight answer for the "Energy Base Charge" seeing as I already pay for electricity through ComEd. Your first utility bill will have you smiling. Why? because you've just moved in. Trust me, after that, it will take a serious leap and your wallet will get a serious pinch. Parking, 2 words: Good Luck. Especially if you come home after 8:00pm. I opted to pay for a premier spot. Trust me, that's the best investment I've made. Memorize the parking rules! You will be towed faster than you can start your car! $190 to get your car back. OUCH. Safety: I have never had a problem or feared for my safety. Woodridge Police are fast & itching to Taze you, so don't even think about bringing your nonsense. Most of the tenants fear teenagers hanging out. There has been violence but more times than not, it's domestic. Noise; I've been lucky to not have noisy neighbors, although the summertime, it's an all night Party or family fighting. None of which is monitored or enforced. Climate; The insulation in these town homes are 'NON EXISTENT'! It is literally Summer upstairs and Winter Downstairs. The problem with this uneven climate; Your furnace will never shut off. Because its so cold and the thermostat is downstairs, if set to "Auto" The temperature on the ground floor will never reach a comfortable level therefore, the furnace will run(as will your gas bill) 24/7. The water spickets (outside your home) are not in service (they just look good). There is 1 washer and 1 Dryer shared by 6 units and they just raised the price and decreased the Drying time. So if you want to wash, you better not wait till the weekend. The Community recently underwent new management, so I don't know if this rule is still in place: THERE IS NO 5 DAY GRACE PERIOD TO PAY RENT OR UTILITIES. You are charged $80 on the 2nd day. By day 5 you will owe $500 to reinstate your lease. This includes your utility bill. Yeah, my mouth dropped on that one as well. Other than a 'No Lifeguard' Pool (there was an accidental drowning last summer: a visitor) there is literally nothing for children to do. So what do kids do best? Play wherever they can: The parking lot and usually with a Ball that somehow makes it's way to your windshield. and when they r tired, they simply pile on your car hood to rest. If you decide to Renew your lease, be prepared for a $50 jump in your rent. "This is based on Market Value" at least that's what management told me. Pets; whether you have a 5 lb. dog or a 125 lb dog, you will pay the same monthly fee. Your pet Deposit is Non Refundable(Of course I commented: "Then it's not a Deposit"). I could go on and on but be mindful of anywhere you decide to make your new home. Think about all the problems or concerns in your previous place and write down all your questions. Read your Lease THOROUGHLY. You can always have an attorney look at it before you sign. Sounds a bit much, but when things go wrong, management will not hesitate to call their attorneys to get rid of you, so keep that in mind and happy hunting.

We moved here in Sept 2013 the floor plan is good and the area is good for work and school. But one of our neighbors plays music SO loud. They play it from 8 pm to 2 am sometimes. I have kids we are trying to sleep. Plus the downstairs gets really cold and the upstairs gets really hot!! This place needs better instillation for the sliding doors ice and frost comes in when it is cold or snowing.

Beware of this place! My neighbor just moved in and they have a very noisy dog. This dog is making so much noise from 2 pm till 10:20 pm. It's not only barking, but howling for 8 straight hours!!!!I reported this issue to the managers, but it's been about 3 weeks and they have done nothing. They are not helping at all!!!!

good place to live , typically quiet,I love the dog park, neighbors are friendly. Office staff are very friendly and maintenance is awesome at fixing things right away.I would definitely recommend this complex to my friends and family!!

Absolute worst place I have ever lived. Things to know before moving in... There are 6 townhomes per building and the water charges are split-up amongst everyone, so you get to pay for water you don't even use. The buildings are old, but many cosmetic upgrades. Windows, doors and patio all leak air, so expect a large electric and heating bill. The paint job inside is sloppy and is probably 9 layers deep at least. The "community" area for laundry was so bad in the building, I lugged my laundry elsewhere. The floor was falling apart and moldy, they fixed it after 7 months by laying tile over it, not a real fix. But parking is my number one complaint. You have 2 parking choices $5 a month to park or $30 a month for a reserved spot. You CAN NOT find parking. I routinely have to park 4 buildings away because of illegally parked vehicles. They DO NOT tow. There has been a vehicle with a smashed in window and flat tire for 3 months, constantly reported and is still just sitting there. This is not a place I would recomend to even my worst enemy.

We've lived in our unit for 1.5yrs. When we first moved in we thought it was a dream come true. A great value for the price (1 bed room 1.5 bath townhome for $830/month), plenty of space, and from the looks of the outside grounds a fantastic place to live. The rental staff here has since proven themselves to be rude, lacking communication, and incompetent. Within the first month of us living hear the handle to the shower fell off. We called a maintenance man out, he said that he'd need to shut the water off in the whole unit to fix it and would be back tomorrow. He never returned. We kept fielding our complaint to the management and it took close to 6 months to get it resolved. They also have held numerous packages for us when we haven't been home, but failed to notify us that they had fielded the package from the delivery person. What was a time sensitive package sat in their office for over a month without any notice that it was in the office personnel's possession. It took my boyfriend getting locked out of the house for the first time and going to the office to have them let him back in for them to say "Oh yeah, I think this is yours." The apartments themselves are in dire straits. With every new tenant, a private company just paints over all the walls, closet doors, and handles. We moved in with paint splatters all over our carpets and lighting fixtures. The foundation is sinking on our unit, they knew about it, and failed to tell us. Our apartment's ceiling looks like they're splitting in half. There's one washer and one dryer located in the common area for each unit, that's to be split between 6 families. You can hear everything that goes on in that common space, as the walls are so thin. If you decide to take your tour, make sure to request to tour your EXACT unit, not the tour of the office unit. Avoid this place. They waste your time and money.

Look for Clear Communication and Value Elsewhere
The office does not do a good job of setting the standard of what they expect of residents (like common courtesy) nor of communicating any changes or maintenance-status. For example, we have had two neighboring units move in after us and both of them tend to use the laundry room outside of the posted times. The laundry is in a central location that all people in one unit can access through their back doors, so it can be heard by some. An example of not communicating with residents is when the 'laundry company' raised the price on the machines. A notice was posted in the laundry room (not in our mailbox or anything like that) the same week that the changes took effect. Also, several units have seen a 50% increase in the water bill which is unrelated to the hike that takes effect soon- when I asked about it, I was told they are asking the village and since then, we have not received any letters or explanations. The water bill is divided by the residents in your 6-apartment unit. Yours will not be lower than your neighbors if you conserve. Maintenance is pretty good, except that anything that the on-site crew cannot fix can take several days- even hot water in winter. I think that our rent money could be used more wisely- for improvements like repaving the parking lots, creating a playground or field so the kids have an alternative to playing in the parking lots and actually having the community events that they always postpone (in the past year, we have only heard about one event and that was a Super Bowl raffle- not even something that had residents meet each other). I regularly bring my ideas and concerns to the office and hope that the staff become more than just talk.

Look Elsewhere....Seriously
As many of the other reviews said, make sure to see your EXACT unit before you move in or you will be unpleasantly surprised. We had water damage in our cabinets among other problems.....and what do you do about those problems once you move in?!?! In the winter we had terrible drafts from the windows and both doorways. It didn't help that when it got very cold, a sheet of ice covered our entire door and patio door. My boyfriend came home and to get the door open, the door handle broke off due to the ice. This happened on Christmas Eve and to this day (Feb 5th) it has not been fixed despite multiple communications and dissatisfied surveys. THEN - when the ice started to melt as it got warm, all of the water leaked into our windows and doors. We called about that as well and still no one has come. They seem to like to "band aid" problems rather than fix them. The appliances seem like they are from the early 80's but I guess they function so I won't complain too much. Their staff isn't trained accurately. One person will say one thing, another will say something else completely different. Parking....one car, usually fine. Two, may not find a spot later in the evening or overnight on the weekends. When this happens, you have to find a spot back where all the broken down cars are "stored". Scary. Also, their plow man is awful. They claim he does a great job but what sense does it make to come once a day in the evening once everyone is home from work and already parked in spots where they cant see the lines?? The spots never get cleared and even fewer cars get to park because spots aren't clearly marked. Nightmare!! The dumpsters are usually overflowing. Children think the whole property is their playground and walk through your bushes and jump over your grills, chairs, etc. and play ball without respecting people's cars. I can go on and on. I've moved quite a bit in the past 5 years due to roommates getting engaged, moving in with a boyfriend, etc. and was hoping to stay here until I was ready to buy, but because of all the problems, I'm running as fast as I can from this place.

THIS PLACE IS HORRIBLE TO LIVE AT!!!!!!!!!
I have lived here for the past two years, and I regret not shopping around before I signed my second lease. It was ok in the beginning but as time wore on, both the tennants and the management have become a problem. In the past 6 months it seems like everything in my place is breaking. I mentioned it to an AIMCO employee but no action was taken. I am almost out of my current lease so screw them. I am not investing any energy into getting these items fixed. Second, the management office is rude, whoever is working there (I seem to have talked to four new people in the office in the past four months, and only 1 was helpful). I beleive whoever wrote the comment about the office manager is either her or a friend, because she is not a person I have accually received help from, and anyone I know who has dealt with her says it is a nightmare getting something done. The tennants are horrible and shady activity does happen not only in the parking lot, but in the townhomes themselves with the blinds drawn wide open. I don't know if they completely lowered their standard of tennants to fill vacancies or what, but there are not many quality neighbors left and more and more seem to be lucky and moving out every month. I am scared to walk around at night and I used to live in Chicago. To any person that thinks they are getting a lot of room and a nice place for the rent, beware. They showed me one unit that was beautiful and the one I moved into is a piece of crap. Appliances suck and are outdated. I beleive my furnace would not pass a inspection or up to date guidelines it's so out of date.

THIS PLACE SUCKS
WE HAVE LIVED IN THIS CRAP HOLE FOR THE PAST TWO YEARS AND IT WASN'T BAD IN THE BEGINNING BUT AFTER THE NEW MANAGEMENT HAS TAKEN OVER IT HAS ALL GONE DOWN HILL. THE OFFICE STAFF TREATS PEOPLE HORRIBLE BECAUSE ALL THEY WANT IS MONEY THEY ARE NOT IN IT FOR CUSTOMER SERVICE BY ANY MEANS. NOT TO MENTION THEY AMOUNT OF MONEY WE PAY FOR RENT IS RIDCULOUS. FOR NOT EVEN HAVING IT'S OWN WASHER AND DRYER PLUS THE KITCHEN APPLIANCES ARE COMPLETE CRAP AND OLD. PLUS THERE HAVE BEEN NUMEROUS OCCASIONS WHERE I HAVE SEEN DRUG DEALS AND SUSPICIOUS ACTIVITY. I DO NOT FEEL SAFE! I DO NOT RECOMMEND LIVING IN THESE TOWNHOMES!

As close to home ownership as you can get
We moved out of the Woodridge------- to come here, and we will stay here until we outgrow our townhome. Staff is friendly and courteous, maintenance is always on top of things. It does bug me a bit the kids sit on the sidewalk stairs, but they are always courteous and don't cause trouble. Pool is sooo beautiful and the prairie preserve across the street is a great dose of nature. Maybe because we have a corner unit, but it is always as quiet as a mouse here. Residents really seem to have value in their place, and people keep things up as much as the management does because there's an overall feeling of pride in the community.

BEWARE
This rental company thrives financially on evictions, and continuation of lease responsibility after the eviction (of course renting the unit to someone else in the process). I was served with a 5-day notice on my 6th day late this month, and they began eviction proceedings after being 12 days late (with 6 months tennancy and payment arrangements). I was told that once eviction processing starts, the company is locked-in, and will not relinquish, even if the rent is paid in full. The units are not in good condition at all. The appliances are very old, and in ill-repair. Beware of them trying to rent to you without you seeing the inside of the unit first. Walls are paper thin, and you can hear the neighbors clearly. They are good at sending repair men out, and the repair staff is great, but the place needs so much work it is like putting a band-aid on a surgery incision. **Important to note, there is a lot of gang-type activity at this complex in the evenings, especially on weekends. There are tennants from the section 8 housing complex next door, walking through the property to get to another property on the other side. There is frequently broken glass in the parking lot. The garbage dumpsters are frequently over-filled and spilling trash about. For the rent (which is not that cheap), this place is not worth it.
