I been living at the Abberly Crest Apartments now for a few months and I have nothing but terrific things to say about the staff and the complex. I spent, literally a year thinking about moving into Abberly Crest and a few months back decided to go ahead and do it! Every single interaction I have had with the staff have been terrific! They addressed every questions I had or have. The Maintenance Staff are the best! They are a terrific group of experienced and professional individuals. The apartment is awesome! Very spacious and clean. The amenities are wonderful! The grounds are kept very nicely. Abberly Crest personnel works very hard to keep us the tenants very happy! I am happy to be living in such a great community and in a terrific apartment!

I really enjoy living here. The interior of the apartment is spacious. You are also allowed to paint which is a big plus to making your unit "yours". The grounds are always neat and well kept. The other tenants are social and pleasant. There is ample parking and garages are also available for rent. It is definitely worth a look if the price is in your price range.

I moved here from California in July 2012, this is the first apartment I have ever lived in so I have nothing to compare it to other than other apartments I looked at. This apartment was the nicest looking inside and out compared to the others I looked at. The office staff is very nice and truly wants to help renters with problems. The only problem that I will comment on is just the foot noise from the people who live above me. I suppose that is normal in an apartment setting such as this. Nothing negative to report. I have truly enjoyed my stay here.

Only reviewing after move-in. Apartment is nice and clean. Recently updated appliances (I am in a Phase 2 Apartment) are nice and work well. Love the high ceilings. Abundant power/internet/phone/cable outlets in rooms. People who live here are friendly and the leasing consultant I dealt with (Estela Dizon) was nice. Easy move-in and the apartment tours were better than near-by competitors.

I have enjoyed living at Abberly Crest the past year. I have had excellent service from both the office and maintenance staff. I like that it is located out of the conjested part of the city. You drive 5 minutes and you have access to everything you need to include banks, grocery stores, department stores, resturants and anything else you may need.

My husband and I lived here for two years on the 3rd floor building 46845 Morning Dew Lane, we did our research before choosing this apartment, we liked that they accepted animals, had a gym, pool and included some utilities. Bottom line all rent in Southern Maryland is ridiculously high. We just bought a townhouse in Wildwood and our mortgage payment is a little more then what we paid in rent, so if you can buy I recommend doing that! Now onto our experience at Abberly..... it was nice and quiet the first year but as soon as our surrounding neighbors started moving out things changed. The young couple that moved in below us thought it would be "okay" to have a surround sound. Really?! Surround sound in an apt, how ignorant can a person be. Every night I would want to relax in my living room and have to wonder If we were having an earth quake, we complained but it only got worse. We knew it wouldn't be long until we were moving. During hurricane Irene our bedroom ceiling started leaking, we called maintenance twice, they put off fixing the roof until they could get a latter which was 2 weeks later, mean while our bedroom ceiling was rotting and falling off in chunks, Maintenance fixed the roof but never came into our apartment to fix the ceiling, which probably had mold on the other side. Okay down to the wire, before moving out you get a check list full of things that need to be done prior to moving out. Abberly expects you to pay $200 to get your carpets steam cleaned by a professional only, we did not do his because why waste that money when they were going to replace the entire carpet anyway. Just because we didn't steam clean it they are going to keep the deposit, when they should take the $200 out themselves and steam clean it. I saw in previous reviews that Abberly tried to bill people for things after they moved out, don't know if that is true but they will have a law suit if they try to bill us after keeping an entire security deposit over a carpet, my sister is a lawyer. The Asian lady in the office is a shoddy -----. She tried to avoid answering out questions about the security deposit when we moved out. SO PEOPLE talk to others, do your research before making a decision!!!

I love it at Abberly Crest! My apartment is very spacious and the community is well maintained. I have lived at quite a few apartment communities in my lifetime and this is by far one of the best. In my opinion, the maintenance staff makes a community worth residing at. Abberly Crest is not the least expensive community to live at, but with all of the upgrades to my apartment and the amenities that they offer, I wouldn't expect it to be! Anytime that I have had something break or a question about the function of an appliance in my apartment, the maintenance staff has been there to fix it usually within the same day and that's AWESOME! The grounds are always kept looking nice and the office staff are always smiling.

False sense of Security (no bottom lock on doors/not allowed per Housing Autority according to mgmt. -LIE), Cleanliness, Professionalism, and Customer Service . We were going to exit quietly; however, not after learning that we are not the first (and will surely not be the last) tenants to experience a MOUSE, MICE, ANTS, CAR THEFTS, SHRUD CUSTOMER SERVICE, a LACK of Attentiveness from MGMT. and UNAUTHORIZED Entry. (apt. or not; where is the Respect?) Nov. 2012, we moved in and as of August 2013, we will officially be moved out -only after assuring that we are not transporting MICE and ANTS into our new home. With NO REGARD for the safety of two infants, the leasing office knowingly leased my family a unit in a building with OPEN/ACTIVE/PRE-EXISITING complaints of MICE. -LIVID Prior to being greeted at 4:45am by a (NASTY) MOUSE on the STOVE, our Vehicle was stolen literally from under our balcony on 6/26/2013. Until the police (SMC Deputy Sheriffs Dpt.) knocked at the door the morning of 6/27/2013 (Anniversary), we had NO idea that the car was missing. Thank God the babies were teething and I stayed home to attend to them. -I would have lost my freaking mind to see that my car was not there, holding two babies in my arms. The sheriffs stated that there is a CRIME SPREE going on in the area. A native to SMC informed us that the area (Lexington Park) has always been considered, -THE PARK. (the hood in so many words) Later, I learned from someone who served on a county commission board that the crime is uncontainable down there due to the waterways; there is: Sex trafficking, Drug trafficking, and a host of other Criminal Activities happening. So, if you are okay with being stalked by perpetrators waiting to pounce, do not mind sharing your home and kitchen with Ants and Mice, then Welcome Home. If you have a choice and any sense at all, you ll FLEE and keep looking. The new places behind the Target should be nice, given they just opened cannot say for sure, never lived there. Headed back to Charles County.... I would rather deal w/ the Foolishness I know, than to commute four hours a day to have a false sense of security. Oh, and do not look to management for empathy, you will be told something like, Crime has no address; we did not guarantee safety, I do not know why they targeted you. This is customer service at its best and the most appropriate thing to say to someone that has been Victimized by Crime in a community you manage and live in. Not to mention the safety of two infants are at risk. WOW!!! NOTE: while exiting, someone else was packing up as well and shared with us that they too had MICE, the maintenance crew entered their home w/out permission, gave no probable reason and when they addressed it with the leasing managers; they smugly stated, So, what do you want to do? Really-

I normally don't write reviews, but since I moved recently and was reading reviews to try narrow placed down myself, I figured I would give my assessment in hopes to help others. I lived at Abberly Crest for about 2.5 years, and have to admit it was the nicest place I lived during my time in Southern Maryland. Rent is a little high, but rent in general is high in the area. One thing I didn t know about the rent, when first looking is that the cable bill is included the rate, so take that into consideration when comparing rents. The apartments as a whole are very nice and much more modern than others I saw. I had very few issues during my time, and when I did need maintenance they came quickly, usually within a day or two (I didn t have any emergency maintenance). The office was always friendly to me, they did have a higher turnover rate when I first started renting, but after a year or so I saw the same faces regularly. The amenities were mostly nice, the pool was great and the gyms were in pretty good shape. I typically used the second gym (not attached to leasing office) and the equipment was little beat up, not bad considering the pounding they probably take. A couple negatives, one which really doesn t reflect too much on the apartments was my neighbor upstairs. The floor/ceiling are relatively thin, this is typical in most apartments, but the person wasn't the greatest from the beginning, didn t care for her dog and kept him locked up most day without taking him out, I think she was somewhat oblivious to things in general. The neighbors I shared walls with, I didn t hear a peep from. More a factor of the neighbors you get than the apartments. The other is I had a bottom floor apt and I had a lot of spiders between spring-fall, they do spray and have an exterminator come fairly regularly but it only helps for a small window, so you may want to get something not on the first floor or at least a can of spray yourself. I was located closer to a wooded area, so I m sure that didn t help the cause. Also another thing to note. The outside stairs shared a wall right next to where I had my bed, this wall was best suited to have the bed against. The stairs can be fairly loud and squeaky which can get annoying. I didn t notice it much during the weeknights, but were louder on weekends and the occasional Thurs night, so you may want to try and avoid these rooms if you are a light sleeper as I sort of am. Other than that, I was thoroughly happy with my time at Abberly Crest and would recommend to others. I hope this can help in future apartment hunting.

MY fianc and I applied for and two bedroom we was quoted to different prices these folks will take advantage of you just like the reviews office staff thought because my husband makes good money the could change price and be careful because the try stick you a 16 month lease and tell that you ask them about it they got the right female now to try mess with I will put them on BLAST AND report them to the Attorney GENERAL , AND Senator Cardin these folks are out to make money and they will walk all over you to do so we cancelled our Application and if we do not get our money we will go to ST. MARY'S COUNTY COURT HOUSE IN LEONADTOWN TO FILE A SMALL CLAIM AND TAKE Them TO A SMALL CLAIMS COURT

I lived at Abberly Crest for 5 years and enjoyed my stay there. It's apartment living and the walls and flooring are thin as other reviewers mentioned. I was fortunate enough to have very good neighbors who realized that others were living in close proximity to them. If you get an inconsiderate neighbor, sometimes a note will help or the office staff will speak to them. I didn't have any issues with the office staff as they were always very professional with me. Maintenance was always performed in a very timely manner. Several times per year, the entire staff served meals for the residents. (Christmas, Valentines, Thanksgiving, etc.) I found the are a to be safe and convenient to shopping and the Naval Air Station. I recently moved to another state and my deposit was promptly returned. I'll admit that it took a lot of cleaning using the checklist, but I had planned to return the apartment in the same manner that it was rented to me. I cleaned areas that weren't on the list, but that was my preference. Take a look around the area and decide for yourself. You may find that the apartments at Abberly Crest have a little more space and storage.

This place is by far the nicest place I have ever lived. I am 52-years old, and I lived my entire life in Southern California. There is no way on EARTH you are ever going to get a gorgeous 3-bedroom apartment for $1,400.00 anywhere in Southern California. Good luck with that. We live on the third floor, facing a nice patch of the woods. At night in spring/summer we can hear the frogs down in the little stream. The most noise we get is from the business right behind the building (daytime) and the fighter jets doing fly-bys and touch-N-goes overhead. I have to admit, the jets are a pretty awesome/sexy sound, like a Harley, lol. We sometimes hear TV of the guy downstairs - seems like he bought himself surround sound for Xmas! AND it sounds like he's watching Star Wars a lot. *shrug* I like that movie. The complex is great, it's quiet. We have two dogs, it's a nice place to walk the pups. There is a dog park, but that gets very muddy and mucky whenever it rains/snows. Almost nobody but us picks up their dog's crap, so watch your step on the grass. There are FREE poop bags and a trash can about every 10 feet, but the kids with big dogs don't want to have to take responsibility *off my soapbox*. Parking is plentiful and easy. No covered parking. NO ELEVATORS. That makes getting groceries up to the third floor a bit of a pain in the ---. Before you move in, READ YOUR LEASE - don't sign it until you read everything. It is a legally binding document. If they guaranteed you a garage close to your apartment, GET IT IN WRITING ON THE LEASE. The people in the front office really have no power, it is the Leasing Agency (HH Hunt) you will be fighting and they are professionals. Read your lease, get every contingency in writing. Especially read the portions pertaining to the length of lease and the move-out process. A year lease is actually a 13-month lease. It will cost you a very real fortune if you have to break the lease. READ IT. Be careful. As far as getting your cleaning deposit back - listen. YES - the checklist is a mile long and they are very picky. I am moving in two months and just today I got started cleaning for the move-out. I am giving myself the entire two months to get it done! No, it isn't easy, but it IS doable (I will post back when I move to let y'allknow if I had to pay and how much). I'm going to give you a "grown-up's guide to cleaning an apartment". I've lived in a gabillion of them: Put on some good music, poor yourself a beer/cocktail/soda, resign yourself to the fact that you have to CLEAN or PAY. (I'm a cheapskate, I prefer the first option.) Your cleaning friends: Bucket of warm water, Mr. Clean, clean rag, Swiffer type dusters, glass cleaner/paper towels, Magic Eraser <--really is magic! Like a wizard cleaning wand! Open the washer - clean the lid, the edges, the top, the sides, CLEAN IT. Use the magic eraser on the soap ring that WILL be inside. Run a couple loads of towels with HOT water, and a half-gallon of white vinegar. do this TWICE - the vinegar will clean any mold smell out of your washer AND your towels. Use a solution of water and Mr. Clean and wipe down the inside of the dryer, and ALL OVER the outside. It will be very linty - get it clean! Sweep and hand-wash the floor around the machines. Swiffer the walls and the wire shelves above. Take the lint trap out of the dryer, user your vacuum edge tool and get the lint out of the dryer vent tube. Clean the lint trap and put it back. Clean the fridge - clean the door gasket, take out the shelves and drawers and wash in soapy water. Wipe down the outside, move the fridge out if you can and clean the floor all around it. Clean the oven, it has a self-cleaning option on it. Then wipe down the inside. Take the drawer below the oven out, wipe it out and clean. Scrub the oven rack. The top of the stove lifts up - SURPRISE! GROSS! Yeah, clean the hell out of that. Go to Lowes and get new drip pans - they cost $5 each at Lowes or Home Depot, and the apartment complex will charge you $30 for them. They want them NEW, just do it. I'm going to leave the new ones in a bag with the receipt on the counter. I want them to KNOW those are new. I recommend doing a final wipe-down of a vinegar/water solution. It makes everything smell clean and it really cuts through any remaining grease. Vacuum. Yes, I know, but do it like your mother taught you. Use the edge tool and do ALL the baseboards. Then take a damp cloth and wipe all the baseboards down. Every inch, around the entire apartment. They are covered in lint and hair, trust me, wipe them. Use your clean damp rag and wipe down all of the doors in the apartment. They have window-pane grooves in them, wipe these down. Inside and out, the top and sides, and especially around the door knobs. Vacuum the edges and floors of every closet. Swiffer every. single. blind. and. slat. There are a gabillion, I know. They are covered in dust and lint. Swiffer the window sills. Then get your cleaning solution and your damp rag and clean the window sills, open the windows and clean the gunk off of the sill near the screen. Get it back to pristine white! There were mosquitos kinda glued into the muck on my exterior window sills. Yum. Don't close the window right away, let it dry for a minute. DON'T forget the ceiling fan! too short? too bad. Get a stool, get a tall friend, whatever but you HAVE TO clean it. It is one of the main things they will check. Clean the blades top, edges and bottom. Clean the inside of all windows. Edge to edge. There is a row of windows above your patio door - clean the sill and the windows. Clean the glass patio doors inside and out. Clean your patio. Sweep the walls, they are covered in dust. Just take your broom and sweep the cobwebs off. Then sweep the patio, get the corners. Wipe off the railing (mine had bird crap all over it and I didn't notice. NICE.) Use your magic eraser on the walls (CAREFUL they are made of fine-grit sandpaper, my husband took the paint off one patch of wall by scrubbing a bit too hard) the erasers will take care of ALL scuff marks. Once you start you will see them everywhere... Clean the bathrooms, you know how to do that. Wipe every thing down. Swiffer all the light fixtures, including the ones over your kitchen counter and over the bathroom mirror. Get down on your hands and knees and clean your bathroom floor, especially behind the toilet. Clean the back and sides of the toilet. It's disgusting, no? *sigh* Clean the inside of the medicine cabinets! They check that. Do the floors, including the tile floor in the front closet. Make sure you get all the scuff marks off the walls in the closets. After you have all your furniture out, schedule the carpet cleaner to come. Pre-treat any stains before they get there. (I plan of spraying Febreeze in every corner of the place before I leave - even the corners of the closets) I'm just saying, you can get out and not pay. It is HORRIBLY labor intensive. YES, it's an easy and legal way for a leasing company to extort money out of you - my choice is to make it as difficult for them as possible by cleaning every damned thing I can. I plan on doing a little a couple of times a week, and then one final push of wiping the cupboards out in bathrooms and kitchen and double-checking everything. I was charged a $500 deposit on move-in. The move-out cleaning sheet they gave me adds up to A LOT more than that. I plan on not having to pay anything if I can, but I am not kidding myself that we'll get any of that $500 back.

My family and I have enjoyed living here at Abberly Crest. The apartment is wonderful and well maintained. The Abberly Crest staff is always available for our needs. They are very polite and exemlify professionalism at all tmes. I rate Abberly Crest with high standards.

Nice apartments, but dont expect to get you security deposit back. They WILL find a reason to say the carpet needs to be changed regardless of how it looks. In my case, apparently the carpet was infested with fleas. Really? Fleas? My dog was on flea meds and I'm fairly certain I would have noticed if I had fleas in my apartment. Not to mention the fact I always vacuumed and shampooed the carpets about once every 6 months. I also know about half a dozen other people I work with and they all say the same thing. None of them got their deposits back.

I am getting ready to move into Abberly Crest Apartments come October 2012. I selected the apartment after touring the other apartment complexes in the area and found that the Staff at Abberly Crest to be terrific! My visit with them was great. The tour was very impressive. And, they have answered every single question that I have had and addressed all my concerns. I found the property to be very attractive. It's very clean. I have personally spoke with a couple of the residents who I saw walking the property and received great comments. I am looking forward to my move in come October. I guess I wanted to share my expereince to show that there are two sides to every story. If you have doubts, contact the staff of Abberly Crest and I am certain they will answer your questions or conerns, truthfully.

Steer clear of this place, PLEASE!! If you value your money and sanity, STAY AWAY! They will nickel and dime you for everything. The ceiling and floor are paper-thin. We could hear our upstairs neighbor do ANYTHING! The paint on the walls is super cheap; you can't scrub it at ALL. I wouldn't have kids or pets here. Sure, it looks pretty, but when we moved out, we had to be VERY vigilant. One of the guys from the recommended carpet cleaning crew went through our (empty at the time) medicine cabinet. How do I know this? I saw his greasy hand print on the mirror of the med cabinet. After I had JUST cleaned it! They tell you to send a certified letter if you want to be present for the final move-out inspection, which we did. They hurriedly got us a maintenance guy who looked in a few cabinets and did an all-clear. THANKFULLY, because of our tenacity, we got all of our deposit back. Just go buy a house. Save yourself the hassle.

I moved from California I lived here for 14 months. The place is pretty and close to work, but knowing now what I knew when I rented, I would literally rent anywhere else in the Lexington Park area. I have rented for ten years, and this is hands down the worst and shadiest management I have ever seen. A garage and pet friendly place were my only concerns when moving, and when I moved there, they had double rented my garage. To "mitigate," they told me that I could have a garage on the other side of the complex or cancel after the first month's garage rent ($125) with no penalty. I thought "no penalty for your breach of contract?" and a garage .25 miles away completely defeats the purpose. They literally had me over a barrel at that point because I had signed the lease and moved all my things in already. There also was no soaking tub as advertised. Upon moving in, I quickly realized that the walls/ floors were paper thin, the paint scuffed at any touch, and the apartment "maintenance" folks needed to enter the apartment at least once a month. This apartment is very poor quality construction even though it is pretty to look at. Upon moving out, there was less than one square foot of damage to carpet that was new when I moved in. Despite my request for them to mitigate the costs, they replaced the carpet over the entire house at a nearly $2000 bill, and turned it over to a collections agency immediately after sending the bill. The collection agency immediately made a hard inquiry against my credit. I am looking to buy a house in the near future, and hard inquiries by credit collections don't look good. According to Abberly Crest, their standard procedure is to replace all the carpet in the apartment if even a little bit of damage is done. (Though that isn't written anywhere before you rent). Bottom line, don't use nail polish or eat/ drink outside the kitchen in your rental unless you're ready to spend 2k. Apparently the carpet they use goes out of manufacture every 12 months or so. Given the fact the carpet was new when I got there, I can only assume they did the same thing to the people who lived there before me. I am a professional, neat, single woman who has rave reviews from everyone I have ever rented from. Please look somewhere else if you are considering Abberly Crest.

RUN!!!!!!!!
Paper thin walls. If you move here I hope you expect to stay up all night enjoying the pretty new buildings because you won't get a minute of sleep...ever!! The leasing staff is under qualified and incompetent. Don't expect any customer service or intelligence. Also, expect random bogus charges when you move out!!! Make sure you take pictures or are present during the final walkthrough. They will take advantage of you in every way possible. All I can say is run while you can!!!! We moved to St. Mary's Landing and it should have been our first choice. Our apartment has been renovated and it absolutely beautiful. The price is way less and includes most of our utilities.

Ripoff
The staff is inadequate and the managers are worse than rude. There are hidden fees, and many 'fine print' items you should be aware of. The immediate polished look is quickly replaced by the cheap materials you will be charged for. Carpets not properly seamed, cabinets barely screwed in and appliances that will not clean your dishes or your clothes. The fine first impression will leave you regretting you ever signed anything more than a month lease with this place.

New Hire
I wish to welcome our new Maint Tec Vince. Vince comes to use from across street in the Greens. From what I have found out Vince was fired for takeing things that did not belong to him. I can not understand why someone like Vince who took property that did not belong to him got hired here a Abberly Crest. All renters should take notice that if you request work to be done in you apartment have it noted on your work request not to have Vince do it by himself. If not you too my have property missing.

The staff are incompetent and charge you for everything. When you move out, they will put all of these charges on your account equaling to the move-in fee. This place is ridiculous!!!!!

Use the check out sheet as a move in reference
When we moved in the apt still had a cigarrette smoke smell from the previous tenant. I lived on the 3rd floor and in the winter you could never get warm in the winter. My room was at least 10 degrees cooler than the rest of the house. The internet that we got as part of the rent would constantly stop. Don't get a dog and not let the office know right away our the maintenance lady in the golf cart will rat you out. If an animal crosses the thresh hold of your apt its an automatic fee. I will say that maintenance responds pretty quick and I never really had any issues with the office. When you move in I would ask for the check out sheet and go over it with a fine tooth comb documenting the smallest hole or stain because they are going to charge you for it. If there is a stain on the carpet that can't be removed expect to pay to replace the carpet in the entire apt about $1500 and a deduction for hold old it is up to 5 years. The area is nice and I never felt unsafe being there by myself or walking in the parking lot after dark. I don't really feel that the amount of rent reflects the apartment and of course since this is a navy town the rent will increase every year. They are not that spectacular.

Expensive for what you get
Everything was fine until we got new neighbors on the third floor who must have just graduated college. We hear constant banging that often sounds like someone is going to fall through our ceiling and their TV is so loud it sounds like it is in our apartment. I have endured hours of hearing the sounds of gun shots from the video games they play and the sounds of Rockband permeating my walls. They invite guests over who throw their cigarettes over the balcony and hang outside until 2-3 in the morning. I often feel like I live in a dorm room. We reported them to the office but nothing has improved. After putting in a maintenance request because one of the bedrooms was consistently more than ten degrees colder than what our thermostat was set to, their solution was to close the vents in other rooms to make up for it. That did not even work. I can handle lamp posts being out in the parking lot and the heat/air conditioning not being that great, but for the amount of trouble it took to sign a lease for this place and the amount of money they charge tenants compared to other apartment complexes in the area, I did not think I would have to deal with rowdy neighbors. On the upside, the apartments are probably the most visually appealing in the area...just make sure you live on the top floor, I guess. UPDATE: I moved out of Abberly Crest into a different local apartment complex and realized just how awful other places are in the area. I lived there for two months before my apartment was destroyed by a pipe breaking in their sprinkler room. I ran straight to Abberly to move back into one of their apartments and they were very helpful at getting me in as quickly as possible. The only issue I have now is noise, but that's expected with apartment living and is not nearly as bad as other apartments in the area. The apartments are gorgeous, the staff is friendly, and I get tons of compliments on how awesome my home is.
