    Best community to rent

    Abberly Crest has been our home since 2007 and we are very happy here. The location is a convenient distance to the base and is a safe neighborhood. Maintenance is great and prompt. We like the staff and have never had a problem. The apartments themselves are nice and clean. Just like any apartment, you can hear some noise from neighbors, stair traffic, etc. I'd say it's a great place to live as long as you understand you are living in a building with attached units and not a house. We like the amenities on the property and feel very safe when walking our dog late at night.

      you better watch your money!!!!!

      I would say standard wise compared to other locations this is a step above, however you will not see your deposite back, and in most cases you will owe more money when you move out! If their is any damage to the carpet you have to pay for the entire thing to be replaced. any nicks on the wall, anything not professionaly cleaned, and that includes windows, the oven, the dishwasher, bathrooms, ect. you have to pay an amazing expesene. we just moved out and got billed 1300 because there was some damage in one of my kids rooms carpet. the carpet had a tear in it from the dog, so instead of fixing it they replace the entire carpet throughout the apt and bill you. The staff is horrible!!!!! make sure you get every conversation in writing because we have had several instances where they would tell you one thing, but since it wasnt in writing it did not hold any water. such as when we told managment the date we were moving out. well since we did not have a 60 day writing notice they were trying to hold us for an additional 60 days. Further more the applications process is total BS. we found two sexual preditors living at abberly crest. one adjacent to the childrens playground. I notified the managment and they said they had no clue and would take care of it. So much for background checks! with all honesty if you can find another place jump on it, there is a lot hype but all in it is not worth getting screwed!

        Carpet

        I lived there for a year. My wife who was at the time my girlfriend lived there for 2 almost 3 years. When it came time for us to move out they had told us we could either have the carpet cleaned or let them clean it for 150 dollars. We opted to let them do it because it would have been cheaper anway for them instead hiring someone. Three weeks after moving out we received a letter in the mail stating that we owed them over 1100 dollars because there was a small 2 to 3 inch spot near the fireplace that had been chewed up. When I ask them why the price was so and what was going on the clerk responed that they don't do patch carpet THEY RE-CARPET THE WHOLE APARTMENT. So now I have no idea if they have done this for a fact or they just patched it, cleaned it and stuck it up our $#@. Our whole experience there has been fees on top of fees on top of them jacking our rent up everytime there is a new lease. All in All do not live there Hickory Hills is a really nice complex you should look into.

            Glad I live here

            I checked around before making my final decision to move here and I am very glad that I did. Residents are very friendly and the staff is great. Maintenance is also really great. I used to live in Waldorf and I had to wait at least a week for any maintenance requests to be addressed. I could never reach anyone in the office and I have yet to have that problem here at Abberly. I also feel very safe here. It's great.

              not that great

              This apartment may look very nice at first glance, but after closer inspection of your actual unit, which you dont see until you actually move in. The staff will never show you the actual unit you are reserving to move into, but the furnished demo which is "slightly different" in their words, from the one that you are moving into. I have lived here for 6 months now, and on move in noticed the fresh paint, and newly steam cleaned carpet, i thought I had made a great choice. The next day when I had gotten some rest from my 12 hour drive I noticed the stains n the carpet of every room, the cracks in the mud of the drywall, and the cheap contact paper covered cabinets in the bathrooms and kitchen, not to mention the chips in the garden tub, and the lack of lighting I was told that would be installed, just like the demo. After 3 months or so, we had a huge snow fall, and all the vehicles were snowed in from the plow, now correct me if I'm wrong but the point of the plow is to remove the snow, not put it behind every ones vehicle. When I talked to the front office 3 days after they reopened from the "inclement weather" days that they remained closed, they told me they were surprised that any plowed it since they never even had a contract or arrangement for plowing at all. Mind you the weather channel had said the word blizzard for a week. At the second snow fall, there was a different plow company, and he did a better job, but didnt salt, and the entire complex is on a slope, so every night, the snow that melt would run off the high mounds, and then freeze to a sheet of ice on the entire parking lot. Recently, I have noticed that aside from the water damage issue that every building here has, the bathroom and kitchen floors are warping due to shotty construction. The maintenance lady here drives around here on her golf cart and is like the apartment police, trying to enforce rules, and posting late notices for the water bills, which are off a common meter for your building, hope you dont have neighbors that take long showers. My HVAC control had a check filter indicator come on about two months ago, and I called maintenance, for them to tell me that they had just changed filters a week ago, and everything was fine, and that the advisory comes on and off for no reason, after my entire began getting sick a couple weeks ago, I decided to check it. When I took the screws out, I could hear and feel the layers of paint breaking from the panel, the filter looked like it had been buried in sand and then installed. the 30day filter, had been in that unit for obviously over 6 months that I occupied the apartment. The staff in the office is very condescending and rude every time I go in rather its to check on a payment that didnt post for almost a month, or to complain about an issue with my apartment. And as for the maintenance personnel, they seem as if it is an inconvenience for them to actually to fix anything in those apartment. For $1200/ month I dont think i would renew lease unless out of pure convenience until we buy a house.

                Agree and thank you

                Thank you for the suggestion to write to be present for the inspection, I will be taking full advantage of that when I move out. I feel i did not spend enough time doing the move-in inspection because soon after the maint. person left and we started moving in, we starting noticing more and more issues that we hope we won't be unneccessarily charged for when we move out. Don't get me wrong, its a beautiful apartment. I also agree to other reviews about the paint on the walls is horrible in the fact of how easily mark-able they are. My times with dealing with the personel/management have been good. Except they can tend to be slow/forgetful with respect to some maintainence issues. And yes they do "quarterly preventative maintainence checks", which the idea is nice, but I'm just as capable of checking this stuff on my own without having someone else entering my apartment...it almost seems, by idea, like a secondary check to see that no lease rules are being broken or something, but that's just my opinion. And one last issue is that you have about only 1week to pay your utility bill when you get (they must want their late fees pretty bad). I do support that you check around to other places to either buy or rent a house for a lower or equal price. But if it's apartment living/pricing that you want, you'll get it here. But at the end of the day, it's not bad living here.

                  good and bad.

                  I moved into Abberly Crest in June of this year...and I have to admit, there are good and bad things about this apartment complex (just like any complex). When my husband and I were looking around for apartments, immediately we thought the place was VERY nice. It's a brand new complex (built 5 years ago, I believe), so of course it looks immaculate. HOWEVER, when we walked into the office, the staff was very rude to us, and seemed a little snotty and stuck up. We waited for about 30 minutes before anyone helped us, and not that that's a problem because I understand that offices get busy, but no one even checked in with us in between. When we asked to see different floorplans, the woman told us they could only show us 2...not that only 2 were available, but they could only show us two, which seems weird to me. So we saw the apartments, and like I said, they are immaculate, because they're new, but the price is SO HIGH and the apartments aren't very open...they seem a little small compared to other apartments I've seen before. And there are SO many fees. There's a $200 amenity fee, even if you don't want to use their amenities (gym, clubhouse, business center, pool, etc). It's ridiculous! And even though there are playgrounds, they don't have an sports courts like a tennis court or basketball court, but the gyms there are nice, I guess if you just want to do some light workouts. Overall, I'd say go somewhere else. It's a nice complex, but they don't offer much for the price you have to pay. Our move-in costs were over $2000, and we have great credit. If you're looking for something newer, this is probably the place for you...if you have that kind of money. But as I said already, all apartments have their downsides.

                    worst place ive ever lived

                    i lived there for over a year and it was unbearable as far as all there policies, interpretation of leases and the fact that the dumpster was constantly full. when i finally moved out the list of things they inspect is ridiculous. mostly wear and tear items that by law have no right to charge for. and i don't think they even inspect the apartments and fraudulently charge tenants who have moved out for non damaged items. i know this for a fact because they charged me for oven drip pans even though i replaced them with some that i bought from walmart, and they shouldn't have charged me even if they were dirty because its considered normal wear and tear. they also charged for other things like mold and some other ridiculous charges that were not true. so renter beware maryland law requires you to notify apartments by certified mail that you want to be present for the final inspection and they have either 5days before or after move out to comply and notify by certified letter when the inspection will be. be present for you inspection they are thief's. also beware of their pet deposit, it is not a deposit at all but a fee and is non refundable and not used toward damages the pet may incur.

                      Not what it seems

                      I have lived in abberly for 6 months and we had nothing but problems from the very beginning. The staff don't seem to be very intelligent, which is fine, but is unbearable when you pair it with very rude personalities. Our water bill was really high (not based on how much water you use) and our energy bill was through the roof. Even when turning off our a/c for most of the day and keeping it at lowest was 76, we paid over $300. We figured out right away it was the air vents, something was wrong, and the maintenance knew that there was a blockage which caused our bill to increase (also on 3rd floor). He tried to fix something and didn't do it right the first time and even denied that it was him who came to fix it in the first place. You receive little newsletters from the staff, with not fun events or nice writings or anything. All you get are nasty reminders to reinforce policies. You can get written up for it seems anything, and lookout for older ladies who have nothing better to do than watch you walk your dog or see how noisy you are. The carpets were still wet when I moved in, and I was told our apartment had not even been inspected yet (after we moved in already)!!! Once the carpets dried they were still covered in really ugly stains. This place is not pet friendly at all. It costs you an $800 deposit for two pets, and $500 for 1. There also needs to be more lighting outdoors. I am female and live alone and I don't feel so secure due to the outdoor access to my home.Finally, Abberly doesn't feel like a home, I always feel like a renter and the staff are not friendly, they only want your money. They will try anything to get as much out of you as possible. I know it's a business but there is just no charm or finesse to it. There are better places to live around st. mary's than here with lower deposits for amenitites and pets, and in general!!

                        Do not live here!

                        Abberly Crest aparments are a complete joke! They nickle and dime you for everything. I lived in several apartments throughout college and never got nickled and dimed like I did here. They can cash your check in for your monthly rent but when its time to pay for something they only let you pay with a cashiers check, and to get a cashiers check it is a pain and it costs extra which abberly crest does not give you the difference back. The people in the front office are about as incompetent as you can get, they are lazy, and have no idea what they are doing. Half the tenants are completely friendly and half are completely insociable. The apartment maintnence workers just come right into your house without you knowing (so if you do live here I reccomend getting a chain lock on the door). The maintnence people also take 2 days to get to you when your A/C is not working. The apartment themselves are nice, besides the fact that you can hear everything the people above you and below you are doing. The apartments are in Lexington Park, which is not a good town at all (tons of crime and low cost housing around). They say they are dog freindly but they charge $600 for dogs. Since you are around the ------ you would think that they would keep up on the lights around and in the parking lot, but no when the lights go out they never change them. The parking space is about the only thing that I can say positive about, always plenty of parking close and around the apartments.

                          Beautiful, but not Dog Friendly

                          The apartments themselves are great. These are probably the nicest apts I have ever lived in! Unfortunately they are a little pricey though, but i guess you do get what you pay for. The water bills are higher in this apt than what i had when I lived in a house. You aren't billed for just what you use. There is one bill that is split evenly by how many people are living there. I don't think the people in my building were very conservative with their usage becasue our bills were sometimes close to double here than what they were at my house. They advertise how pet-friendly they are here, but your dogs are really limited here. Dogs have to use the bathroom away from all buildings or you face getting a $250 fine. This would be fine, except for the fact that there are a ton of buildings here and not enough open grassy areas. The dog park is small, but nice. The downfall is getting your dog down there without having it stop and go potty. As far as parking goes, the spots in my area are always full in the evenings and weekends and that's with vacant units! Also, people tend to have a hard time parking in their spot. The spots are plenty big, but people are always crooked or on the line and will just leave their vehicle like that. This sometimes results in a wasted parking space. I haven't had any problems with the staff or tenants. Everyone is real friendly. If you don't have a dog, this is a wonderful place to live. If you have a dog, look somewhere else. Unfortunatley Abberly Crest is not a good fit for my family.

                            Completely incompetent management

                            The management at Abberly Crest is a joke. They have absolutely no idea what they are doing. They charge late fees illegally. Not only have they tried to impose late rent fees sooner then what is stated in their leases (and according to the policies of their regional manager), but also at a higher percentage than what is stated in their leases and what is allowed by the State of Maryland. They also have no idea how to read a lease. We have called to have management staff pull our lease and explain certain clauses to us, only to have them tell us something completely different the next day. The apartments themselves are not bad, but having to deal with the idiots in the office is absolutely not worth the hassle. I have heard nothing but complaints about the management from everyone I know who lives or has lived in Abberly. Absolutely the worst apartment management I have ever had to deal with.

                              Not Bad, but Not Good

                              Abberly Crest was not a bad place to live. I felt very safe there, had plenty of parking, and few problems with the apartment itself. The pool and the gym are nice, new facilities. Noise was quite an issue. Don't expect to be able to walk around your apartment during quiet hours, as you will undoubtedly receive complaints. Construction was very inconvenient as well. I could hear them start up bright and early. I wouldn't know when I could expect to sleep in after working late. If I am going to pay $1500 per month on a 2 bedroom apartment, I'd better be able to walk around at whatever time I choose. The office workers were kind and courteous. I suggest living on the 3rd floor if you don't want to hear other people's noise; however, watch your own, because people incessantly complain. Also, I would suggest not to have pets here. There are strict guidelines about them and if not followed 100%, you and/or your dog will be evicted. And it's not worth losing the $500 dog payment on them.

                                Best in THIS area...

                                We moved here in May of 08. My husband got a job on Base so we were unfamiliar with the area. Since we have 2 kids we wanted to really investigate where we were moving. Compared to other places around here, Abberly Crest is the best. However, I wish we would have thought to look in Calvert County too. The schools are better and we could have rented a house cheaper for what we pay here. We have a 3 BR 2 BA 2nd floor apt. for over $1400/mo. I'll start with the things we like. We love the pool and the grounds are kept clean. The playground is also nice. Overall everyone is friendly and minds their own business. Also, the maintenance staff are well mannered and are quick to respond. We just had a question about the HVAC controls and they came by the next morning, despite the fact that we told them they didn't have to rush over. The person I like dealing with in the office is Ariel. She has always been nice and accommodating. Kim is also friendly. Another review mentioned hearing their neighbors cell phone on vibrate, I think that is an exaggeration. We cannot hear our neighbors talking or the kids for that matter. our whole building pretty much has kids. I have excellent hearing too. We also like the layout of the apartment and the bathrooms have a lot of space for an apartment bathroom. We also like the storage room in the apartment. The living room is very spacious as well. The walk in closets are also a bonus. Now for the things we dislike. My husband and I nicknamed the lifeguards the "pool Nazis". They don't even give you a chance to put your stuff down on a chair before they are up your a#$ with the frickin clipboard to sign in. Also, they have all these pool rules for safety, but the life guards are so busy flirting with each other and texting on phones that I don't know how they can do their jobs. However, as a parent I wouldn't just let my kids go wild and not watch them anyway. Also, they invite people who don't live here to the pool. Maybe they are allowed to though. We live right next to the construction. We were told when we first signed the lease that construction was going to end by June 08. (when we moved in, in May we knew that wasn't going to happen) Then after I had our 2nd daughter we were told by February it would be done. We'll see about that. I am very understanding and try not to complain about things but, it is no nerve racking after awhile. Especially when their jack hammering on a Saturday at 8:30AM. IT'S A SATURDAY!!!!! Oh and I know not to ever ask about it again because the response I get is, "we know how it is, we live here too". The people in the office DO NOT live in the building we do. That seems to be the response for everything actually. Around the time I had my daughter, I was going on no sleep. (like most people do with newborns)I kept switching rooms to try and sleep and it felt like the noise was following me. After I fell asleep in my daughter's room, an hour later I was woken up to a truck blowing it's horn outside the window. Obviously the truck didn't get the memo about using the other entrance. There are signs posted that the construction vehicles are to use the other entrance, not the main entrance. All day I can see trucks and other construction traffic go in and out the main entrance. DO THEY NOT SEE THAT IN THE OFFICE???? Maybe my definition of construction vehicles is different. Also in the afternoon at quitting time, the vehicles from the construction site drive very fast out of the complex. They leave around the time that the kids start coming home from school. I was on the phone one afternoon and I watched a pickup truck speed out of the fence area and NOT even slow down when a boy was crossing the street. I am just irritated with it and feel that they are in a residential neighborhood working with lots of kids around and they should be more respectful. The construction of the apartments themselves I thought would be better then what they are. The back 2 bedrooms get very cold sometimes despite the fact that the heat is on 75. We have to keep the heat turned up to get the warm air back there which does make our bill pretty high for an apartment. I recommend getting those child safety things that you can put in the outlets to keep the air from coming in. I think they are a bit overpriced. Oh, and the utility bills are insanely high. I come from another state so maybe, all of MD is just like this, but I've never had to pay a monthly water bill before moving here. I used to pay quarterly. What we pay for water now monthly averages to be more then what we used to pay quarterly. We moved from a 3 BR 2 BA condo and only paid $150/quarterly. The apartment features look great when you walk through the apartment on their little tour. However, after moving in, we are realizing the flat paint sucks. Don't ever use a Mr. Clean magic eraser. My daughter knocked a broom over that I had leaning against the entry way wall and it left a long black mark. If you just bump against the wall with anything it leaves a mark. it may just be our apartment, maybe they didn't put enough coats of paint on. Also the cabinets have gaps and they are not painted like we thought. They are actually just a plastic material glues on. Since we live in a 2nd floor apartment it gets hot sometimes in the kitchen and I believe the heat is what is making our one cabinet peel off on the bottom. Just look at things carefully if you decide to rent here. take your time when going through the walk through the day you move in. We regret not taking more time, the maintenance guy did ours and he was rushing us big time. Now I am afraid we will be charged for things that weren't painted or fixed when we move out. I do think it will be better after all the construction is done. If you are a single person please remember It is apartment living after all. There are a lot of kids and as a parent we cannot tell our kids to tip toe around so you don't hear anything. There is a "quiet time" rule between 7AM and 10PM. Overall this isn't a bad place to live and it is safer then most other neighborhoods around here. We do enjoy living here when it is all said and done.

                                Nice place and very happy!!

                                I'm not sure what all of these other people are talking about because this is by far the best place to live in the area if you are needing an apartment and trust me I have done my research trying to find one! Of course, you can sometimes hear others but it is an apartment not a house (this happens everywhere, not that bad either)and after living in the Greens, this is like heaven!!! Staff are great (yes, they are very busy but will help anytime you walk in) and it's a very clean and safe environment! If you are looking to rent an apartment in the area, again this is by far the best complex!!

                                    The apartments are really nice looking....clean and new. But they are poorly constructed. The walls are paper thin. You can hear everything your neighbors are doing....and saying. Its so bad that I can even hear my neighbors phone ON VIBRATE!The pool is very nice, except that it is right next to a big pond so you can't lay by the pool without having bugs ALL over you. The fitness room sucks. They have a couple decent machines, but with as many people as live there, and with the amount of new apartments they are constructing they should seriously expand. Its hard enough to get a machine now, so I cant even imagine what it will be like when the new apartments open up. The maintenance guys are really great. Our AC went out a few times and they were very quick to respond and fix the problem. I havent had many dealing with the management team (thank god!), but I will say they are INCREDIBLY patronizing and annoying. For Lexington Park, this isnt a bad place to live. But I would highly recommend shopping around before making a decision. At first glance this seems like an awesome property, but I regret not having considered the other properties in the area that may not be as pretty and new but have thicker walls and lower rent.

                                      Pleased with Abberly Crest

                                      I have lived here for a long time and have been very pleased. The office staff and the maintenance team are both excellent, especially Jessica in the office. They help in any way they can and fix maintenance issues very quickly. Everyone has been very friendly. They also offer private garages to rent which is very convenient. One problem is that you can hear your upstairs neighbors and people coming up and down the stairs outside your apartment, but it is an apartment.

                                        Staff Doesn't Know What They're Doing.

                                        We applied for an apartment there and the ENTIRE process was horrible. The staff had no idea what they're doing and it takes forever to get a straight answer. They told my boyfriend and I that we both had to fill out an online application which was false (but we didnt know that until everything was said and done). I was NOT going to be an applicant, just an occupant. So without thinking, they ran my information as an applicant and obtained both my credit score and background information. I NEVER told them they could get my credit score! I ONLY agreed to the background check. In the end we didnt get the apartment based on my background check WHICH SHE READ WRONG BECAUSE I SPOKE TO MY LAWYER! I strongly suggest you keep looking. We did and we now have a fabulous apartment in another complex.

                                          Very Poor Construction

                                          I agree with the VERY poor construction. We have plastic over the windows and also over the wall plug-ins to prevent the cold air from blowing through the entire apartment. We must keep the thermostat 80 in the winter in order to keep the apartment at 72 degrees. It also seems as though the outside foundation is an issue because the edge of the walls near the bottom of the floor in the bedroom has a breeze. You can also hear anyone above you both walking and talking. It's a nice complex but for this price you would think the quality would be at least normal versus subnormal construction. Taking your trash in your car each morning does get old and again, you would think such a community would have been better planned. This is surely the worst constructed place we ve ever lived.

                                            Nothing but headaches

                                            I lived at Abberly for one year, and it was not a great experience. Yes, it is fairly quiet, and the apartments look nice. Inside, however, you'll find poor construction (almost all of our windows leaked when it rained, and eventually had to be replaced, forcing one of our room mates out of the apartment for an entire month). In addition, most of the staff was unhelpful, and the office was apparently not well organized, as they repeatedly tried to bill us for paid rent. If you have spare money and patience, then by all means, take advantage of this large and comfortable complex. Otherwise, look elsewhere.

                                              The comment about the military living there and it being quiet seems a little strange to me. Didn't this complex get wrapped by their residents who are military? HMMMMMMM.....and it sounds a little fishy to me that this person knows how many apartments are going to be built here....so come on in?? Ya office people!

                                                Nice place, I like here

                                                I've live here almost 2 years. This is a nice place. I get all utilities, all staffs are nice. I like this place.
