Clubhouse & lounge spaces are attractive. Mailroom is often chaotic & poorly organized. No system to get packages delivered outside of business hours. Windows in the unit are poor quality or poorly installed. Very drafty & difficult to open. Valet trash is inconsistent & there is not a clear process for self removal outside of pickup days. Love having a balcony to enjoy & the layout of the 2 bedroom works well. The location is excellent for access to Crossroads, streetcar and downtown.

Slum lord at the complex. You're not there for your residence. You don't take full responsibility for damaged appliances due to natural failure if the appliance. Never heard of a apartment complex doing this. I've paid less in rent and for parking in the same area and had an assigned parking spot. They actually fixed things and didn't charge the residents. So much more, you're full of ----. Sincerely Apt# 3416 ?? Also they kept their word on things. If they were going to investigate something as far as a appliance failure, they would, and they would get back to me. St. Regis on the plaza as well.

I'm on my 3rd washer and it smells bad and is still loud. I told them I needed a new one because of the smell and the loud noise. The new one also smells and is only slightly quieter. Everything else is good. I heard from another resident he also had a loud washer when he moved in but they replaced his and it has been quiet ever since. I am disappointed that I am on my third washer and still feel upset for how much I pay to live here to have such a loud washer.

Been here 4 months now and so far have been happy with the apartment and complex. This is a very dog friendly place, with a dog park on site to let them run, play, and make friends. The team is responsive to service requests which you can make through the app for any issues you have.

The amenities are good, but I was surprised by some of the issues with the apartment itself. The units don't have any lighting (ceiling fans). The hallways smell - I'm thinking this is because they have carpet in the hallways and some of the tenant smoke in their units. 3 door handles went missing on the entrances to different building making it hard to enter. The pool was shut down 5 times during the summer - the office blamed tenants but I believe it was a lack of maintenance. Trash service at the door is nice but 20% of the time they decline to take your trash due to weight, tearing, or too much trash. You can hear the tenants above you when they walk around or make noise. Maintenance shows up unexpected for maintenance that was effecting other units but if you are above or below someone who puts in a ticket, they might come into your unit. Didn't hear them knock and they entered while I was taking a nap.

Centered around everything in downtown kc! Relatively quiet for the area. Neighbors seem to be quiet and respectful as well. Maintenance and leasing office are very helpful and work in a timely manner!

Staff lie to the residents and are lazy and unaccountable. Extremely unprofessional and a lack of transparency for pricing and apartment operations. They do not care about the residents. They are hard to reach, if you have a problem - well good luck fixing it yourself. Apartment common halls and areas are dirty.

Overall relatively good experience. Maintenance is usually quick and doesn't cut corners. Mailroom is great when the delivery people use the Amazon lockers correctly. The hallways are filthy, the carpets have never been cleaned. Dogs are continually going to the bathroom in the hallways, which the residents are never held accountable for. Residents are continually leaving trash out in the hallways and with no repercussions. All of these issues could easily be addressed so it's unclear why they're not.

The apartment is great and insulation seems good so we don't hear our neighbors all that much. Utilities are also cheap for what we have. Staff is very nice. The mailroom lockers are amazing. I never have lost packages here. The maker space is fantastic. It's awesome to have a place to do messy stuff. The outside building areas are very well taken care of but the interior hallways are kind of gross. Carpets are stained and people leave trash out all the time. Staff needs to start fining people who leave trash out for days. The pool is great during the weekdays, but some nights and weekends are filled with people who invite a bunch of their friends. They don't have a way to track resident guests so even though we're supposedly limited to 2, no one actually follows that and there's always parties taking up all the chairs.

Horrible place to live. Pet stains in the hallways, mice in the trash room, random people sleeping in the lobby. They said they would look into it but they haven't. Multiple occurrences where I couldn't get into the building due to automatic locking not working. Crazy expensive to break lease considering conditions I didn't sign up for.

Declining quality
The first year of living here was great but the quality of Arte has fallen off dramatically since then while they've tried to raise my rent each year at renewal, in fact they tried to charge me $200/mo than new leases for the same floor plan in my building this year. The complex is noticeably more dirty over the last year+, carpet common areas haven't been cleaned in months, gym equipment is well beyond worn, treadmills break constantly and take forever to be fixed rather than be replaced. The parking garage is not monitored whatsoever, people without passes get into the garage or just park on the first floor while others pay $90 a month for parking, the garage has had abandoned cars without parking passes that sit for months before they are removed. Key fob readers work about half time, management is aware, they tried to get them fixed and now it appears they’ve just given up. I'm no longer enjoying living here, this will be my last year renting here.

The lobby area has a weird smell all the time and the carpets are very dirty. It should be cleaned on a regular basis also the lobby should have camera so that management can see who are the residents who spoil the lobby carpets and spoils the common area.

My experience at Arte has been the opposite of what I expected. There's been vandalism, broken parking garage sensors, broken elevators, broken call boxes, and broken entry door handles to apartment buildings, causing multiple inconveniences for Arte KC renters. There's been a lack of urgency from the Arte team and Arte's apartment manager regarding concerns from their tenants. As a tenant, paying thousands of dollars to live here, I have brought some personal concerns to the team. Still, I have yet to experience any closed-loop communication regarding said concerns.

Moving into my new apartment was supposed to be a fresh start?a chance to enjoy a peaceful space and the amenities that made the complex so appealing on paper. At first, everything seemed promising. The grounds were clean, the apartment was bright and modern, and the pool looked like a great place to relax. But within days, reality started to hit. The swimming pool, which I had hoped would be a quiet escape, has become a constant source of frustration. Groups gather at all hours blasting music, shouting, and treating it more like a party venue than a shared community space. It's not just occasional noise?it's relentless, and it makes it hard to enjoy my own home, even with the windows closed. What's worse, rules meant to keep the property clean and safe are routinely ignored. Despite posted signs clearly stating that smoking is prohibited, the smell of weed drifts through the air daily, especially near the pool and sometimes even in the halls. To top it off, some residents let their dogs relieve themselves in the hallways and leave it uncleaned, which creates a strong odor and an unsanitary environment. It's disappointing because the place has so much potential, but the lack of enforcement and consideration from some neighbors is making it hard to feel truly at home.

This has been a horrible experience and I wish I wasn't disabled so I can move. My utilities are high, there's poor insulation, the windows are thin and have gaps with air so you hear everything, you can hear your neighbors, there's roaches, I moved into a place that was not clean and disgusting, have had to have so many maintenance repairs, the dog park is filthy, the pool is neither heated nor open, and now you have to pay to use common spaces. Other than the people that work at the desk, I would recommend no one live here and I make sure to tell people that at my job that move to the area. The location is decent but I'm very disappointed.

The community here feels really safe and clean. The grounds are kept nice, and the maintenance staff always responds promptly. The mail area is kept nice and feels secure. I'm happy living here for the price. It's quiet, too.

The team at Arte KC truly do care about the tenants. I have never been in a complex where they continue to be attentive, responsive, and caring. Once you are part of this community they strive to make sure you are happy and feel valued. The community events that they put together are great and a lot of fun. It is a wonderful place to call home.

The apartment is nice, and I like the crossroads area, but I have had a bike stolen from the bike room, a package stolen from the package room, and constantly see homeless people in the parking garage. The level of security issues simply makes everything else irrelevant.

Office staff while nice does not communicate effectively with residents. Asked for information to be sent to me multiple times with no success. Mice in some buildings. Trash rooms disgusting. Rent way too high for what we get. Would move out if breaking lease was not so expensive.

Please see my ratings below. i see many maintenance requests without hardly any follow up and poor communication. upkeep is questionable at time as often trash valet service is a 50/50 shot, and people seem to smoke marijuana on campus and enforcement is poor/not seen.

The physical apartments themselves are nice, but unfortunately the amenities are out of service frequently and it takes longer than it should to get them serviceable again. The garage door being broken for over a month after being promised to be fixed multiple times was ridiculous.

First and foremost, I truly love living here... however, the lack of respect for our shared community by some residents is appalling. Not picking up after their dogs, not respecting the rules governing concierge trash removal and being generally destructive are just a few examples of things that should not be an issue. With that said, the staff in the office is fantastic, but I feel they could do a better job of enforcing the rules governing the items listed above. I am unsure if they don't have the support from above or it is just their style but it should be addressed. If "small" or seemingly insignificant issues are allowed to slide... it is a slippery slope and the property will continue to degrade until it is no longer desirable to live here. There are way to many options in this area to ignore issues that affect everyone living here.

My experience with Arte KC and Avanti residential is one of the worst I've ever had. From a safety and security standpoint, we frequently have unhoused individuals sleeping in common spaces and building lobbies in addition to frequent failures in the key fob system which leaves all entrances to resident buildings unlocked overnight. There are also frequently break-ins and car thefts within the "secured" parking garage. The garage door was also broken for over a month, leaving all vehicles at a higher risk of personal property damage. The buildings themselves are rarely cleaned with trash littering the hallways and carpets soaked with pet urine. Additionally, the building grounds are littered with dog poop and trash. Frequently gym equipment is broken and the call box for our building has been non-functional for nearly a month. It is clear that leasing staff never walk the grounds or buildings as none of these issues are ever addressed unless a resident specifically reaches out and requests it. Water bills at the complex spiked by approximately 40% this summer with the community manager, Vanessa, actively refusing to investigate. Residents had to contact regional management in order to have concerns heard, which should never be the case. At this time, regional management apologized on behalf of the unprofessional behavior of the on-site manager and promised improvements, however no tangible improvements were ever observed. After nearly 5 months of inappropriately inflated bills, residents are still waiting for a refund of any kind to be issued. For context, the water and sewer bill for one month in a two-bedroom apartment was nearly $175 during the inflated billing period. Finally, apartment leadership and staff are frequently unprofessional and refuse to follow up with residents. It will generally take two to three follow-up messages before a response is received. Any time a concern is elevated to staff, the response is generally "thank you for your feedback" but no action is ever taken. I would strongly advise that you do not rent at this complex or from this Company.

the carpets in the hallways are stained on each floor from trash residue and/or pets urine. The weight room equipment needs an upgrade. The trash valet is inconsistent when deciding what size empty boxes they pick up.
