It's been fine. Water bill is insanely (and wrongfully) high and management ignores it and tells me to contact the city. The garage has been broken, yet we are still paying it. Getting them to fix anything is like pulling nails. Hey but at least we live in the crossroads and can listen to the train at all hours.

Truthfully this is one of the single worst buildings I've ever lived in. The management here is excruciatingly poor. In the time I've lived here the payment portal has changed and the payment systems have updated to the point I've had to set up paying my bills at least 3 different times. For 3 months I was erroneously charged a $400 pet fee that had to be refunded and discovered by myself. I had my $1,700 e-bike stolen from the secured garage bike storage room. I've had to have my AC fixed, a dishwasher replaced and a laundry machine replaced. With the exception of interactions with the maintenance crew (who are extremely diligent and kind- but clearly understaffed) I've had nothing but terrible experiences since living here. Multiple times the building has been unsecured over night. Literally the building doors were open to the public without the need for key access. That is not only extremely dangerous but also very disheartening. I pay a hefty sum for these security features which are completely nonexistent. And finally the secured garage I pay for monthly has been under repair for almost an entire week leaving my car completely exposed to theft. My time at ARTE KC has been abysmal to put it delicately. Staff are kind and courteous but the management company is beyond incompetent. I would say this place is laughably bad but there is very little to laugh at when your possessions and bodily health are literally at risk by virtue of living here. Not a single issue I have described here would be acceptable for even the cheapest apartment building, yet I pay an outrageous sum to live in what many would call an extremely "sketchy" apartment.

My first year was absolutely great. The grounds looked phenomenal, we had no issues with doors not working & the staff was available for any and everything aka getting locked out type stuff. Now, not only has my rent increased OVER $300 since i moved, there have been absolutely no updates or additions, and I have been forced to pay for parking and fees that I don't even know what theyre for. To say I'm unhappy is an understatement. I feel taken advantage of and for what? What did these rent increases do other than make Avanti more money??

The apartment is nice, management is bad. Don't feel like the management cares about issues. They lack intervention when a resident is asking for support. Maintenance people are good and act quickly. Also, the buildings are often dirty, more cleaning needed.

The facilities and amenities are amazing. I have had several staff problems though. Maintenance requests are rarely if ever responded to. The office is very hard to reach and getting them to answer to phone is almost impossible. Often times my payment requested does not match the billing receipt from conservice as well.

I have enjoyed my experience so far. I do think it is too expensive especially for the studio I have. Its KC not NYC. There are nice amenities, but it does not cost that much for gym upkeep etc. And I assume my amenities cost will not go down in the winter even when the pool is closed and collecting dust.

I love the environment & the area vary nice place, but I am handicap and in a wheelchair I can not enter any doors without assistance there are no handicap doors entering the building or parking garage. But other than that I & my girlfriend love it. The lay outs beautiful. Plenty to do & all people our age!

It was AWESOME before Avanti bought it, since then we haven't seen consistent management. The community events are awful and during the work day when no one can attend. It's always dirty in the halls of the building. The rent increases are shocking with many people I know experiencing 20% increases in rent for small one or two bed poorly constructed apartments. They should realize this is not premium downtown living and lean into being affordable.

This community has been the best place i have ever lived! The staff is incredibly helpful and nice. Maintenance is always within 24 hours of a request and they do a really good job actually fixing the problem and not just putting a "patch" on it. Finally, the amenities are beautiful and really well maintained. Always clean and ready to use. Outside of great facilities and staff the community is full of great people who are all driven in their careers. Finally, the best part of living here is the convenience of how close you are to all the fun things happening in downtown KC. Super bowl parade? 3 blocks. Big 12 tournament? 15 minute walk to T-Mobile. Power and light celebration 20 minute walk or hop on the street car and youre there in 5 minutes. Truly the best place to be in the heart of the crossroads. The price is right for this place!

While the leasing team was responsive and helpful during my move-in process, there have been notable issues since becoming a tenant. The most significant inconvenience was the six-week period without elevator service, impacting tasks like grocery transportation and pet care. The loss of package delivery service compounded this inconvenience. While the gesture of providing pizza was appreciated, it felt insufficient given the extent of the disruption. It would be reasonable to expect some form of compensation or adjustment in rent or amenity charges during such prolonged inconveniences. Furthermore, recurring issues with snow/ice removal, unaddressed dog waste, and security concerns such as car break-ins and individuals loitering on the property are troubling. These factors significantly affect residents' quality of life and safety. Additionally, the apartment's construction issues, including a cracked countertop, misaligned doorjambs, and chipped paint, detract from its overall quality. Despite the apartment's affordability and convenient location near amenities, it's crucial for property management to promptly address these concerns to ensure resident satisfaction and safety. Overall its a decent apartment, comparably its affordable to other apartments around the area. Location is fantastic and makes up for a lot of the "issues" I have had to to easy access to restaurants, bars and the street car.

Horrible. We went without a functioning elevator and no elevator in our building for over two months. There have also been issues with pool availability. And the secure parking was not secure for almost 4 months because the garage doors weren't functioning.

The apartment unit we rent is the only good thing so far about living here. Everything else is not great. Overall the grounds and amenities are usually broken, in disarray, and dirty. Gym: machines are usually broken and gym is typically dirty. Bathroom attached to the pool and gym is always dirty and I have had to ask for it to be cleaned after major holidays like 4th of July. Pool did not pass inspection due to managements fault this year, which a simple check of the checklist would have prevented this. Management is not proactive or walking the grounds daily. In our building the elevator has been broken for almost 2 months. While not fault of management, stairwells are dirty constantly. Could be fixed by staff simply walking the stairwells daily to clean them since they know the elevator is broken. Landscaping: There is always dog poop everywhere and the grass is not taken care of at all, no enforcement or fines to stop people from just leaving dog poop all over. Dog park is also always dirty and could use a weekly poop clean up and weekly power was at the minimum. Doors to mail room, front office, and our building have been broken constantly, including buzzers for guest access. Again, a simple walking of the grounds to check on these things daily/weekly could prevent this. The door is currently broken to our trash room and nothing has been done to fix it and again I should not have to call every time something is broken in the common areas if a walk through is done daily of the grounds. Parking garage: I know many people have had their cars literally stolen out of the lots and garage, while this has not happened to us, our car was hit and ran INSIDE the parking garage. Management did nothing even though there are cameras everywhere. Super rude when all it takes is looking up the camera footage. A luxury apartment should have the amenities available, working, and in clean condition for price of rent and labeling themselves as luxury apartment complex, without residents having to ask for them to be fixed/cleaned. Overall, would not recommend renting here. Staff needs to just walk the grounds more, like every single day. Also the two middle treadmills in the gym are currently broken still even after telling staff. They don't run well and stop in middle of workouts. Time to replace. I also overheard the staff saying they are expanding the gym into the grassy area in front of it and I think that is a waste when the current gym is not even taken care of and everyone loved having that grassy patch for the dogs.

Management/ownership is very poor. I've been overcharged under "other" on a bill and they tried to gaslight me when I asked what the charge was for then ended up giving me the refund. Key fobs to apartments not working and not being able to enter unit which I was gaslit about as well they act like the residents are the stupid ones when everything is their own fault and no apology is ever given when they realize they were in the wrong and silently "fix" it. The places smells very strongly of weed everywhere, main hallways, stairwells, etc. You pay $95/month for the parking garage that anyone can park in because all key fobs allow access to it and it isn't monitored, there was a car that didn't have a permit that sat in there for months which sucks for those who pay and are financing that. I have also woken up to homeless people sleeping on the complex furniture. Car windows of those parked on the street are constantly being shattered/busted. Only good thing about this place is the convenient location.

I really enjoyed living at Arte KC (originally called Artistry KC) the first year I moved in. Since then, they've got new management and it's gone somewhat downhill. There are so many car break ins (I know it's hard for them to control). The landscaping is terrible since the new management has come in. There's barely any community events or perks for living here. I have hope things will get better as they have had a community meeting and have made a list of things they say they will improve on.

This place is a slum in the making. Since the new company took over, the overall place has taken a hit. I can't wait till my lease it up as I'm moving, as it appears many others are as well. From the pee thats been at the door and wall when exiting to the garage, to the paint that is a different color on all the walls, to the dead grass and plants with no mulch. This place is opposite of luxury.

Unfortunately, my experience has been less than satisfactory due to a lack of transparency in the procedures. I referred a friend to move in and was promised a bonus, as confirmed in an email from an employee. However, management refused to honor this agreement because my friend did not include my name on the application. To my disappointment, my friend faced the same issue.

It's okay. It was much nicer under old ownership - communal spaces were nicer and more employees on property helping/cleaning. Parking garage is not safe - it is expensive and I've had my car broken into multiple times. No security cameras and easy to access without a key.

Not a secure or safe area. Lots of theft. Logistically the location is nice and the amenities are good for me personally. The complex has come down hill a little since new management took over. Attention to detail and communication definitely not as good as when they opened this complex. Last year the pool was closed a lot to do health department concerns. We will see how they do this summer, not expecting anything. I'll be ready to move this fall when I'm my lease is complete l.

Unfortunately my most recent experiences have been disappointing. In the past, we got a courtesy email before we were towed, and I am not $480 into to feed in less than a week. I addition the grounds are still not cleaned properly. There is garbage littering almost every area. And the dog waste is still an issue outside of the park In the past, the maintenance team would walk around every morning and clean up any and all garbage (including cigarette bits, tiny alcohol bottles etc.) and dog waste. I really wish we could get that again. I understand there are many aspects to keeping a complex up to par, but I feel like some of the things that should be prioritized are ignored. I used to love living here, and that is not my experience now.

The building is new and in good condition. Maintenance is responsive and quick to take care of any issues. It's new construction so it can be loud and there are lots of pets, so if you're not into that sort of think look elsewhere.

Property management is terrible since they got acquired by Avanti. The lack of communication and cold heartedness from the staff is second to none. It's almost as if Avanti is paying these people based on how little they care and how little of their job duties they want to perform. Security here is non existent, and car break-ins happen weekly.
