This property has gone completely downhill & no one does anything to keep it up. Poop, urine, pet fur, trash and glass are everywhere. The amenities haven’t been kept up. Never a working coffee machine, trash is never removed from common areas. Hallways haven’t been vacuumed in 2 years. New management has not been any better. We still don’t have a resident portal. Locks are broken and people wander onto the property. Every time I pass the leasing office, they’re just chatting & having a good time. Can’t wait until my lease is up!

This community once was wonderful but now is neglected. The noise from surrounding restaurants, cars, and parking lots is constant and impossible to sleep through. Non residents linger around the property. Dog feces, urine and trash cover most of the outdoor amenities. Indoor amenities are not maintained or fixed unless you call the office. Trash is regularly not collected for no apparent reason. The security locks requiring fobs often dont work. Pet owners here are disrespectful and noisy with no sort of consequences.

Excellent location, Excellent staff. The buildings are safe, clean and in a state of well repair. Parking could be better for visitors but they do allow for one visitor pass. I'm in a "Studio" but it is large and with a sectioned off bedroom from the rest of the flat. Overall I'm quite happy with these apartments

The community is beautiful and the location is ideal, but the management team is sincerely the worst I have ever dealt with. They do not care about tenants issues at all and are incredibly unresponsive. The maintenance team has no sense of urgency, and combined with the leasing office staff are extremely unethical. It takes weeks at best to get anything resolved and they provide no solutions in the meantime. It's absurd to be paying rent to be treated in this manner and offered assistance with apartment concerns. This management team/leasing staff needs to be completely gutted and a new team brought in that actually cares about the tenants and the building.

I've only lived in Park & Kingston since February but I'm already leaving in July. The apartments are nice, tenants are friendly, but management is unethical at best. The landlord, Bell Properties, has an F rating with the BBB. Give that BBB report a read before you apply here. Here's my experience in only a few months: 1. The parking garage was vandalized at the very beginning of Covid. Three cars, including mine, were vandalized. My window was shattered. Because the office didn't disclose the break-in nor do a thorough investigation of the damage, my car was left vulnerable for days before I discovered it. They continue to leave the garage gate open during the day despite complaints. This is completely irresponsible and demonstrates their lack of care. 2. The package room was vandalized shortly before the garage break-in. Again, little care was taken and no disclosure made. A package of mine was stolen and since I didn't know I wrongfully argued with the vendor of the package. 3. They contract a 3rd party for "valet" trash removal. You're forced to pay extra for this. This 3rd party is awful. When you have an issue, The staff at P&K shows as much care and concern as referenced in points 1 and 2. I have a few more items of concern but I'm tired of wasting energy on this apartment. DO NOT RENT HERE!!

Minimal upkeep in common areas. Dog pee on carpets and in elevator. The same handprint on the wall in the elevator since I moved in over a year ago. Lobby smells of garbage often. No security. No accountability for residents. No use of amenities, but charged for full price rent.

I have really enjoyed living here. The staff is great and keep the property in good shape. My apartment is nice and have not had many issues. Park and Kingston is in the heart of downtown. I just wish I was higher up in the building as I do not get much sunlight in my specific apartment.

John makes living here great! Of course the rent is a little pricey, but i am overall satisfied living at this community. The grounds (stairwell, parking garage, etc) could be cleaned a little bit more throughly, but i realize we have large grounds to maintain for such a limited staff. The trash company could be improved, but i realize they are separate from P&K.

During the entire leasing process the front office was amazing in accommodating needs. I had yet to meet the Community Manager until recently and she definitely brings down the staff rating all on her own. I have never encountered a more rude and disrespectful Community/Property Manager in my 10+ years of renting properties - she certainly does not care about the safety and well-being of the residents of the community. It's no wonder they don't introduce residents to her upfront.

I have really liked living here except I find myself feeling unsafe when we have our parking garage left wide open all day to let anyone and everyone in without checking into the front desk. For someone living alone this is not safe!

Best place to be! Everything is very close to where I live, I even walk to work( uptown). Everybody is very friendly around here. Very safe also! They have a pool that looks awesome, a barbecue place that I cant wait to try in spring/ summer. I like to work out in the morning before going to work, and it is very helpful to have a gym just 2 min from my apt. Highly recommend it!!!

Lovely community to stay in , staff is always friendly and helpful. It's a studio and one bedroom community so not a lot of kids stay here I love that. Even though I do love kids it's not as loud except for the dogs.

My experience with P&K started off rocky. Upon walking into my apartment for the first time, I discovered that it was actually an ADA accessible apartment. When I went back to the leasing office to move to a different apartment or dissolve my lease, I was not treated with professionalism nor respect. P&K has a great location in South End and the amenities are average. I have never not felt safe in the area. The maintenance team is very responsive and thorough, but management can be improved upon.

Great location beside the light rail with nice apartments. Pool is a plus and larger than most in the area. The apartment is a quiet environment, noise is never and issue. Bonus is the apartment has less units than many nearby.

The parking garage is very loud on the 'negative view' there are constantly people screaming/singing in the parking garage through all hours of the night. Also, they had a power washer in the parking garage until 2am two nights in a row. It was very very loud. The area in front of Kingston is covered in dog poop, the passenger can't even get out of their car and step on the grass.

I'm glad I found this place. I am happy to stay here so far. It is very clean and quiet place even though on the weekend. Parking is always available. Trash service has been excellent. Overall is recommended place to stay, easy to access many places in neighborhood.

Park and Kingston team made me feel at home right away - both leasing office and maintenance. My apartment was absolutely spotless when I moved in. The gym is sufficient enough to not have to join another one. Courtyard, grills, pool area are all great. Pricing seems good for the location. Glad I moved here.

Truly exhibits their Bell Partners', "Good Neighbor Pledge." The location is prime. The staff are friendly and even helped me put a spare tire on (Rick). Thank you again! If you're looking to live in South End for a reasonable price with amenities (gym, pool, free coffee, etc.) then this is the place.
