Ive ever lived in 7 apartment communities, and this one is by far the worst. Terrible layout. Between the trains and neighbors, I havent gotten a peaceful night in 7 months. This apartment complex just plain sucks.

Jay and his team have done an exceptional job at being responsive and getting things done promptly and to full completeness. The common areas are always neat and tidy, the staff is friendly, and they are continuously making new improvements in the common areas and outdoor space. Fun environment to be living in- would be tough to find a better value in Hoboken !

Observer Park's renovations are negatively impacting residents and the community and it leaves residents with growing frustration about the current state of the building for cosmetic upgrades. Yes there are some other upgrades being made to the building (water heaters, elevator maintenance) However, putting in new floors or ac units in the landings of the elevator banks, new tile in the lobby's is a cosmetic upgrade. I just feel the building will continue to negatively impact residents until complete and force out other residents with increased rent at renewal so they can renovate apartments. You see a lot more people moving out of the building rather than moving in like you used to in previous years... which is a pretty telling sign of the current state of affairs for this building.

Takes a while to fix things in the common areas. The rent increases significantly. If this building was not close to the path, I do not think as many people would live there. The elevator on the garden side is down all the time on the weekend.

overall i am very happy. a weekend shuttle to/from trader joes would be extremely helpful. i am hopeful the gym equipment will be fixed in the near future and if there was any availability to a gym class/other equiment (ie stairmaster) that would be greatly appreciated.

Love this building/community! Very happy here. I’ve been here since 2014 and have no complaints. I love the concierge package service, the new online tools, the office staff is very friendly. I like how you try to bring us together as a community. Great work/updates.

Observer Park is an excellent building for people working in or around NYC. The distances to the PATH, NJ Transit and highway, as well as restaurants, bars, and water are excellent. Safety was a priority for us as well, and Observer Park exceeded our expectations. The staff, including management and facilities, is extremely responsive, whether via email, phone or i person requests. The only constructive feedback we had was the continuous issues with the elevators and sometimes promises of renovations that either didn't happen or took much longer than promised. Also, not having a laundry machine/dryer in unit was sometimes frustrating as the laundry room fills up during after work and weekend hours.

Dealing with Michael in order to coordinate walk-throughs and the move-in process has been seamless. He's extremely competent and friendly. The building is well maintained, newly renovated and offers great shared amenities. I would highly recommend considering Observer Park when looking for a convenient, downtown location in Hoboken.

Very professional staff, especially Michael. Very responsive to maintenance issues. Constantly upgrading areas of the building (laundry room, courtyard). Management team makes the effort to engage with the residents and organize fun social functions in the building. Great place to live in a great location

after moving in only 2 weeks ago, the transition has been seamless. Katie and Michael have been absolutely fantastic in everyway possible. The building is great, obviously there are ways the buidling will be improving overtime and upgrading amenaties such as the terrace which is great. We look forward to our future here at Observer Park

This is a fantastic building - safe, friendly staff, helpful maintenance, and continuous upgrades. The staff makes a very conscious effort to make the building feel welcome and informed which is much appreciated. I think the rents are slightly high for a non-doorman, slightly older building with thin walls where I hear my neighbors a little too clearly and the team is behind on upgrades, specifically on the courtyard. The gym equipment also isn't fully functioning.

Apartment is good and well maintained, and management is nice, but the constant issues with the amenities (elevator and washing machines) is a bit frustration. I have renewed my lease once, but the increase in year over year cost was a bit more than I anticipated.

Overall good experience. Maintenance has fixed any issues or request. If elevators stopped breaking as often would be better. Being able to buzz in to any apartment from both street sides. New staff has made a lot of improvements since coming on board. Package concierge/service could be better. Delievering big packages to apartments or ups pick up system.

It has been great living at Observer Park. The staff is extremely helpful and accommodating. The location is this building's greatest asset due to its close proximity to the Path and Washington Street, Only downsides are the high rent and the delayed repairs of the gym equipment.

We moved into Observer Park in the beginning of September. The management team really cares about the well being of the residents and is very attentive. Maintenance requests are responded to in a timely manner and the property is well kept.

I've been here for a month, but so far so good. Management is very responsive and helpful (I had a lot of move-in related requests). The apartment is spacious and very well maintained. It's the first apartment I've had that feels genuinely nice.

Everything is very clean and well maintained, and the apartment itself feels very high quality with a nice kitchen, nice bathroom, etc. The amenities are also great - we have used the grill a couple times and I use the laundry room regularly. I haven't used the gym yet but know I will when winter rolls around, and I am very happy to have it as an option. Neighborhood is also great, very close to the path train, several bars and restaurants nearby, etc. My only complaint with the neighborhood is proximity to grocery stores, but other than that I love it.

The move to Observer Park was one of the best decisions I've made. Not only is the building in a great location, but the apartments themselves are huge and at a great price! I've been impressed with everything from our first appointment, to our seamless move, to the size and quality of our apartment. My only wish, is that I had more friends make the move over to Hoboken so they could see how great it is!

I'm moving down the block after less than a year because the management company and building is so awful. Over the course of the last 10 months, both elevators (which are painfully, unacceptably slow to begin with) have NEVER worked at the same time. Getting downstairs from the upper floors can take up to 15 minutes and tenants on either side of the building are constantly forced to run downstairs and manually open the door for deliveries or guests who cannot use the elevator on the side they buzzed in on. The apartment ventilation and heating/cooling system is atrocious. The heating ducts pump dust into the apartments nonstop and it costs several hundred dollars per month to use the AC in the summer. To make matters worse, the windows are broken, drafty, and loud - maintenance applies quick band-aid fixes to keep them on the hinge and makes false promises to come back and replace them "next season." The positive reviews above are clearly being made by the management company - I haven't met a single happy tenant since I moved in.

Please stay away from this building. It's noisy, half broken down. The carpets in the halls are stained and the halls smell like the garbage shoots. The only thing you pay for is the location, everything else is a rip off and the office is anything but helpful when something serious needs to be collaborated. All they care about it fees fees fees. I have been renting for 5 years and never have I been treated like this as a renter who has never paid rent late in my life, nor has posed any problems whatsoever. The service here is what has truly gotten to me. The lack of helpfulness, caring when requests are made. Lack of concern and even roadblocking to answers and resolutions. They really are only there to screw you in any way possible

I've been very fortunate to have had a very positive experience at Observer Park. It is great to have a management run building without a brokers fee available. The staff from the front office to the maintenance is incredibly friendly and helpful. My apartment is clean and spacious especially the closet space!

all in all management is great some frustrating things: we always smell smoke, the gym has no weights, the elevator really isnt efficient, the doors have yet to work for the outside since we moved in
