So far living in Observer park has been great. I can't complain about the views and the prime location to EVERYTHING. The area is safe and the amenities are great. The gym is always open so if I want to go for a run in the middle of the night I do it! They have a package concierge system which is great too because I no longer have to worry about packages being left at my door step for someone to steal. It's just a short walk to the water and a block from Washington street where all of the bars and restaurants are at. If you frequently take either the NJ transit of the Path like me, you really can't get any better than this. The price is great for the location and the cleanliness of the apartment. The place even smells good, I can't count how many times I was turned off by the smell of apartments when I was apartment hunting.

The Location can't be beat but there are many cons to think about before moving in: -The concierge service is a step backwards. I preferred getting my packages dropped off in the lobby as I live on the Bloomfield side and find it annoying to carry large boxes all the way around the building. If they want to make it convenient they should have one on each side with later hours. The hours aren't that great for someone who works late most nights--I don't really make the package cut-off time so i ship things to work. -Water boiler breaks often causing no hot water in the building for full days at a time. This happens almost every other month. -Laundry room often has at least 1 or 2 machines out of order causing wait times. -Rent increase is ridiculous. Basically paying Manhattan prices to live in an "outer borough"/"6th" borough in a mediocre at best building. Wasn't so bad when i first moved in but rent has gone up drastically. Have had many friends move to Archstone/other buildings based on rent increase alone. -Poor insulation of building walls--my bedroom,living room are freezing even with the heat unit on. -The Building staff are great but not always the best at fixing the problems without contractors coming in. -Only one option for cable provider--optimum/cablevision -elevator is often out of order on side or the other and they don't give out stairwell keys. My advice to Bozzuto/observer park: -offer other options for cable/internet -better communication when there is a building issue -give the tenants keys to the stairwells -keep rent at a stable rate--this is the #1 reason NOT to live in observer park/move out. -better wall/window insulation instead of cheap materials.

I have enjoyed my time here. The added amenities over the years have increased my pleasure with the building however the large yearly rent increases are a huge deterrent to potentially renewing my lease at the end of the term

I feel very safe at this apartment.. it's in a great location and the complex is always kept very clean. I also enjoy the fact that there is a gym and laundry in the building.. Wish we could get our aparment repainted and the appliences upgraded, as the guys below us pay the same and they are all upgraded. However, overall its been a great experience and I love the views!!!

Nice apartments, but rent goes up evey year as does the amenity fee. Don't see why rent must go up every year. Gym could be better maintained--cleaning towelettes aren't replaces, sometimes machines and TVs don't work, and sometimes it isn't cleaned properly (e.g. cobwebs). Maintenance staff is good, but management is often inaccessible and/or unresponsive.

The new management company has cheaply renovated parts of the building in order to gauge money from residents. The new management clearly cares about money more than their residents. Management is not understanding, caring, nor accommodating and are a nightmare to deal with. Over the years have had issues with mice, and apt fixtures being broken and old. Elevators are often broken. Rent has been raised astronomically, with no updates to individual apartments. Air ventilation to bathrooms are on existent.

Overall it has been wonderful....

Overall it has been wonderful. There have been a few issues with building maintenance (at one point we were without hot water for nearly a week, with very little communication), but we enjoy our apartment and intend to stay here for awhile.

Rent increase in 3 years = total of 25% Elevators break and never fix the root problem Mice issues Building office enter the apartment without prior notice (24 hour notice NJ state law) you ask them to reschedule for the following day. They pretty much say nope we have to, sorry. (this is for non-emergency work) Hot water broke more times than I can count. Never have I had so many issues with hot water in all the other places that i have lived. Also this year they raised rent up to 9.51% We asked them to lower they went down to 8% we turned in cancellation of the lease they dropped it to 4.51%. I would not recommend this apartment to even ------.

Observer Park is a place to love to come home to.

A few years ago, Observer Park was redone and it looks wonderful. The management company is fantastic, quick to respond and always so nice. Maintance is also fantastic... we had an issue at 11pm on a Friday night and they were there immediately. i would recommend Observer Park.

Don't live here

The new management company is no good they said the gym would be done a month after I moved in, it was almost a year. I had big problems in my apartment which was due to their own neglect on the building and they were rude and not compassionate at all. Do not live here for the money you are paying you can definitely live in a bigger nicer place. Also the doors were always broken into the building and people were ruining things.

High Price- Low Quality! Move Elsewhere!

I've been living in Observer Park for a year now and I am so ready to move. Some of the hallways are rat infested (it's horrendous)! Trust me, the last thing you want to do is pay near or over 2000 a month to live under these conditions. The hallways smell like urine and there is no type of security at all. My packages are always missing and don't even bother asking the office to sign for them, they will refuse. Just to add to the list, the management teams finds every excuse in the book to access your apartment. It's ridiculous how many letters I get that they need to access the apartment for various reasons. The walls are paper-thin, I can hear every conversation that my roommate is having. Laundry room is a complete rip-off and the machines are never functioning. How do you have 6 washers/dryers for 9 floors of residents? Nevermind they never work so that brings us down to 3 washers/dryers. For these prices, you can definitely find something else, with the same convenience within Hoboken.

2009_Excellent_Apartments!!

I lived in Observer Park from 10/08 to 7/09 and could not have been happier with my experience. I would have stayed but got transferred due to work. In the months I have lived there the building has really changed for the better. Since the new management came they have re-done the hallways, started installing a gym, fixed entrance ways, and did landscaping outside. The transformation has been done with utmost respect to tenants, and the modifications have greatly improved the buildings exterior and interior. Apartments are spacious and clean. Management is not only always genuinely friendly, but is also flexible and cooperative. They cared about how your stay was and your happiness while you were there. Facilities are maintained and have greatly improved. Maintenence is very friendly and timely (staff was there in minutes). They are helpful from anything from short wires, leaks, clogs, to lock-outs! Location of the apartment is ideal- a block from the PATH into NYC. Parking on street is ample (near Observer highway), though you do need a permit there are always spaces available. Garage has a fee and located underneath apartment building. The building is well lit and near Washington St. As a female, this was important. I never felt unsafe. I would greatly recommend this apartment, staff, and maintence team to anyone looking for a place in Hoboken.

New Management - HUGE DIFFERENCE!

When I moved into this apartment building, it was owned by another company. Bozzuto took over and has turned this place around. They have done amazing work in such little time. It is obvious that they care about the appearance of the building as well as the people residing there. In a few short months, they renovated the entire outside in the front and back of the property. They have decided to add a gym ( a huge plus to many residents, including myself!!). They have begun renovations on both lobbies as well as the inside hallways. Whenever I need to speak with someone in the office, they are quick to return a call, making it extremely pleasant to resolve issues quickly. Another benefit is that they have maintenance on site...if you lock yourself out, you're in luck!! :) Their corporate office has been just as helpful when needed, they are always available! (I found this out when I locked myself out!) Oh one more thing, they are throwing a summer BBQ! My old place never did anything like that!!

AWFUL!!

This building has gone completely down hill since new owners took over. The stairwells always smell of unrine. One lobby has an awful odor like there is something dead in there. The other lobby had a leak six months ago and they still have not fixed it up. The laundry room has six dryers and for the past four months only three work at a time. The property manager does not seem to know what is going on and never gives a direct answer. Apparently they are working on putting a gym in the building but they do not bother fixing the hallways which look old and dirty. The entire building just looks dirty, it smells and appears really cheap and old. Rent somewhere else. I am leaving as soon as my lease is up!!!

Great Place to Live

This building has it all. It has great views, a tremendous location and spacious living quarters. We have been in the building for a year and we just signed on for another. Sure there are the occasional problems with the elevator and laundry, but that does not detract from the freshly painted rooms and newly carpeted floors whenever you move into a new apartment. I would recommend this building to anyone

RENT Elsewhere

This place is an EXPENSIVE JOKE. Management company is money hungry and lacks the basic customer service skills. Complaints about laundry facilities, elevators and even WATER have come and gone. A "band aid" fix for an elevator that breaks every week is PATHETIC. If you know the Laundry dryer is broken, put a sign on it, so more people don't waste their money... This place needs to find a Property manager who can manage and staff their office with employees who know what customer service is. Pathetic excuse for a "luxury" building.

We spent a year here...

I agree that the Bloomfield Street elevator is very slow, but the place is extremely quiet. We occasionally hear a neighbor down the hall slam their door, but that's it. We were on the 6th floor and we hear nothing from the street or from the neighbors next to, above or below us. I can walk down the hall and hear music playing in the neighbors' apartment but when I close the door to my place - the only way to hear their music is to put my ear against the wall. <br><br>We pay our rent on time so have never dealt with late charges. We have had problems with our dishwasher but called and received an instant visit from maintenance. A couple of the dryers will try to steal your quarters on occasion - but generally it is a clean bright room with plenty of washers and dryers. <br><br>We paid the extra $200 for parking in the garage - and for me - well worth it in Hoboken. We loved our stay here, and would probably remain, except we've outgrown the 1-bedroom apt. that we currently have.<br><br>The location is ideal - a few blocks from the path, CVS, Target and A&P. <br><br>The people at at the management office aren't exactly brain surgeons - and I don't like the fact that if you need anything replaced (like a flourescent light in the kitchen) that they'll charge you a bundle to do it. <br><br>As far as the kitchen is concerned, if you do cook - they only have electric stoves and hardly any cupboard space - suitable if you eat out or order in - but I like to cook and I would often find that frustrating. <br><br>All round, a great place to live though.

If you like smelling diesel exhaust from the trains, erroneous late fees, bogus security deposit charges, slow and non-working elevators move right on in. <br> <br>Parking is available but adds another couple of hundred bucks to the already outrageous rents.

Keep Searching

Unless you absolutely have to be very close to the Path, keep looking. For the amount of money they charge, you can afford to live nicer elsewhere. You don´t even get a kitchen sink sprayer for the amount of money you pay. The elevators are agonizingly slow. Ask anyone. If it´s something you think you can live with, think again. You shouldn´t have to for the amount of money you´re paying. Too many late charge stipulations. Hardwood floors they just installed very cheap and poorly installed.

Convenience is all there is

The apartments are rather pricey for what you get. Be prepared to wait a LONG LONG time for the elevator. The elevator use to break down every week. Instead of truly fixing it, they just made the door close VERY VERY slowly. It literally takes over five minutes to go up or down several floors, since the elevator is constantly busy and slow. <br> <br>They are reactive rather than proactive, waiting for enough tenants to complain before fixing anything. The washers and dryers robbed people out of enough money before they decide to replace them.

Great building

We have lived in this building for the past year and plan to renew. The rent is great for a relatively new, elevator building, and the management have been fantastic. They usually fix problems the same day and have 24 hour emergency support. I couldn't reccommend this building more.
