Expensive... Look Around!!
The rent here is very expensive compared to other very similiar and just as new apartment communities in the area. Hate living right next to a very busy and very loud freeway as one of the other reviews stated as well!! The property is not well lite and I do not feel comfortable at night. My assigned parking space is not close to my unit and there is never open parking for guests. My unit is clean but one of my neighbors said they had a problem with bugs when they moved in. Will not be renewing my lease here!!

VERY NOISY
I moved here thinking it would be a nice place to live, very wrong. The noise level is awful due to it being literally right next to a very busy freeway. My apartment doesn't even face the freeway and it's still loud. The office staff does little to resolve/fix problems, it's a 3 story property with no elevators, parking is a nightmare which makes having any visitors difficult, the litter and dog mess is not picked up after ANYWHERE here, and the rent is very high. You can pay much less at a neighboring apartment community which is just as new and offers all the same things. Don't move here, you'll regret it!

My boyfriend and I moved into the 2 bedroom 1 bath unit and we love the layout compared to our previous apartment. Upon moving in the rug was stiff, underneath of the sink was dirty and there were little pieces of rubbish on floor. However, maintenance took care of it right away and my boyfriend and I were able to move our things into a clean apartment. So far the staff has been very helpful and nice, our neighbors on the other hand... not so much. But that's a different story. I fear the walls might be thin at The Palladiums, my boyfriend and I lived on the second floor in our previous apartment and never received a complaint, we never made a lot of noise after hours to begin with but it seems like our neighbors here can here when we play movies or play with our dog. (They complain almost everyday... and most of the time it is during the day). Parking is great, there is always somewhere to park. The two pools that close at 10pm are sometimes locked during the day, one of my neighbors said maintenance sometimes forgets to unlock them. Really the only thing I don't like about the palladiums is the fact that I have to tip toe 24/7 because the walls and floors are so thin.

what was once great....is NOT anymore
i lived here for awhile only because of the location to my job. however after a seemingly good year everything was perfect. don't get me wrong this place is nice however if you so happen to run into a problem like maintenance for example, your pretty much stuck. maintenance is horrible with many of them in your apt. looking over each others shoulders trying to figure it out. and after 2 hrs they leave. once you check to see their work it like a child hit it with a bat! and then stuck some tape and glue together to form some kind of adhesive. funny to say the least but when it comes to your comfort and even safety of appliances they fall really short. during this dilemma they had to come back and fix my appliance 5 times!!! and it got worse every time. the only maintenance guy that seemed to know what he was doing quit. before he left he came by and vented about his work mates and their incompetence. Now over to the management there are a couple of really good people in there however the others, with their mean attitudes and grumpy tone often eclipse the nice managers. all in all this used to be a good place to live....now its like many other apt communities that lure you in with their own tactics and quickly forget about you and your needs once you hand in that check every month. during the 2 years i lived there i've seen many people move-in and then within months move-out. Although the avg. lease in vegas is around 6 months, it makes one wonder why they moved out.

Didn't Know How Good We Had It
Management at Palladium deals with a LOT of tenants pulling strange things, and they do it very well. Management is difficult in the best of times. These are difficult times in Las Vegas, and they somehow handle the turmoil with grace and genuine concern for their tenants. The worst mistake we made was moving from the Palladium. We just didn't know how HORRID other properties could be or how rude, controlling, and obnoxious other management companies can be. Yes, it does get noisy at times. Ever lived in suburbia? It's noisy there, too, but you don't have a management team to boot the troublemakers out. At Palladium that's taken care of. They have also developed a very close working relationship with the police sub-station that is always there in within minutes to handle any problem. Where we are now, not only has management alienated their tenants, when a fire broke out the emergency vehicles had to break through locked gates to get to the fire. No apartment or home is perfect. People are getting nasty in this broken economy, but not the management of Palladium. They are ethical, and you can trust their word. We are certainly not finding that where we are now. If something is shown to you in the model or advertised in any form of media, they make sure it is there. I can't say the same for the place we moved to. It's been a nightmare, and we miss the home we had with the people and the apartment we had at Palladium. This next is very important. An apartment is an apartment. Period. How you are treated and the level of trust you can depend on in management is everything. Everything. Everything. You can trust Palladium. You can trust management. And you can trust that there will be noise and some unpleasant people. That's life, and you can't blame it on the property or the people who manage it. But you can trust Palladium to do their absolute best to ensure your safety, comfort, and quality of life. No. I'm not getting paid to say this, and I do not work for Picerne. I'm a former tenant who moved out because they didn't know a good thing when they had it.

Okay so far...
The pros: - I rent the smallest 1 bedroom apartment and the place is still spacious. - Parking is unassigned (still requires permit), but there's plenty of spots where I'm located - Easy access to freeway and drive to Sunset Station area (Groceries, stores, entertainment, auto repair, everything) - Mirrored walk-in closets. - Good amenities. - decent drive to the strip and Lake Mead. The cons: - External noise: it's not a big issue with me since I have gotten used to it, but just to let you know, the apartments are right next to the freeway. Sometimes you can hear a plane or two since the apartments are nearby the flight path of airplanes descending for McCarran airport. - Noise from neighbors: Huge problem. Either my neighbors are heavyset, or the apartments are probably built with really thin walls because I can hear my neighbors upstairs with their footsteps/TV/appliances upstairs and my neighbors next door arguing. Walking on the stairs also makes a reverberating loud noise as well. - Clear Internet reception and basic TV reception gets interrupted with the power station nearby. - The patrol security is minimal, lax, and response can be slow after calling them. - Staff is accommodating and helpful, but can get busy when you need them. - Narrow sidewalks (I think they'll be widening these anyway) - Pet active community. Pets are not a huge problem with me, but sometimes owners do not pick up after their pets. - Water, sewer and trash is metered, not a flat charge. Overall: good place to live, but they need to fix some of these problems including the noise to make it worth the rent.

lived here for a year now...i like everything about the place except for the people running it. Positives- 24 hour gym that is good enough for most females but not enough weights for males, nobody bothers you, not too strict, safe (yes, the Plasma tvs were stolen out of the gym, but no one was hurt and thats the only thing ive ever heard of).{ Parking is off and on, but ive never had to park far away (just on the other side of the drive way). I live on the top floor and cant hear the neighbors or people walking around downstairs. Negatives- Office people seem friendly, then once you have signed the paperwork turn very rude. Things take FOREVER to get fixed- in and outside the apt. BBQs are always broken, sometimes/rarely only one will work. They no longer have all the pools open for 24hours so many people congregate at the main pool and are loud all night. Just got the renew notice for my lease, i was told it would decrease by $100 in price- it did by $30, which is still MORE THAN the price they are offering them for online and they dont seem to care. They gave us the letter the 15th, yet told us we had to give a 30 day notice to leave without having to pay over $1300 for a one month lease. Very annoying. If you like to be left alone, need a 24h gym, and dont care about money, its a good place to live. Otherwise, prob not worth the price.

Fair for a Temporary Home
The Palladium Apartments are fair if you're looking for a short term lease. The location of the apartments is poor due to it being on a loud major street and right next to the highway. The interior of the apartments are nice due to them being new and less than a few years old. The rent was recently lowered but the cheaper rent brought in a new group of residents (loud, leaving trash, beer bottles throughout the apartments, making noises at all times in the night and morning. Unfortunately, you can pick your place to live but not your neighbors. The are quite a few break ins of cars and personal property but the management will not tell you that because they are a business and want to rent to as many people as possible and not scare away residents (just check with the Henderson Police Department).The parking is extremely poor due to no assigned parking, which leads to guests taking up additional spaces and limiting were residents can park.The management has rules about parking but there is no enforcement. If its after a certain time at night, you can forget about trying to find parking near your residence. I would not recommend anyone to move here due to the drastic changes since I first moved here. I enjoyed this place at the beginning (first opened 2 yrs ago) but things around here are changing due to the new breed of irresponsible and loud residents. The apartment has three stories and if you have someone above you, you can hear their personal business through the vents. I decided to move out sooner than expected before it gets worse. Even with he rent decrease, I still prefer to move because you "get what you pay for". My final words "It is what it is"... An apartment.

Good so far
I really like it here so far. I've only lived here about 2 months but I havent had any problems. They did lower the rent, drastically! So check them out now, while the rates are still low. I work out every day in the fitness room, and love the machines. Although there was a one time $25 fee, which was kind of weird, but the machines are in really good condition, and is never crowded. So, I don't have any serious complaints, and if I do, the office staff is very friendly and have tended to all my needs so far. I am also facing the main road, which is kinda loud at times, but i'm not home all the time, so its no big deal to me. I guess the only thing I don't like is the parking, since there are no assigned parking spots. However, for the most part, most people park by their apartment, so their always a couple open spots even if they arent directly by your place. Its an apartment...what do u expect? The apartment is very nice and new inside, and all the layouts are very nice. I think its a great place for the price right now. To each their own.

Just lowered the price...it's about time!
This is a gorgeous community with close freeway access but the apartments are extremely overpriced, the nightly security patrol is non-existent (my husbands truck was broken into and several neighbor's cars were badly keyed), parking is a joke unless you're home by 6pm and the charges for water, sewer and trash are outrageous! We were in a 2nd floor apt and could hear the upstairs neighbors doing ALL their business. I understand that's something you have to deal with in apartment living but for how new and expensive these apartments are, I would have thought they'd make the walls a bit more sound-proof. We also had some serious crackheads living above us that ran and stomped down the stairs like a herd of elephants at all hours of the night. My poor husband had to wake up at 4am for work and I was always worried that they would wake him. This is obviously not the fault of management but just know that there is potential of noisy, rude neighbors and the outside stairwells are anything but quiet! I think they actually just lowered the price of the unit my husband and I were in from $955/month to $825. This, I think, is MUCH more acceptable.

Not worth the money
I was very happy when I moved in, and overall my experience has not been negative. Aside from the non smoking building rules are NOT enforced, Parking of any kind is very limited, extremely loud neighbors,lots of doggy doo around. The area is not good at all, and I do not walk around the buildings after dark. No security patrol that I have seen, and it is a huge complex. The rent (1205.00 for a 2 bdrm/2bth)is excessive for the value. I live on the third floor (I know my choice) and face the freeway. It is like having the Speed channel in my living room 24 hours a day. Water, sewer and trash are billed seperately and the average bill is in excess of most apartment complexes in town by far. I have received "pay up or quit residence' notices twice, both incorrect as I had paid on the evening of the 3rd each time. I was told by the office manager (both times)that my rent check envelope had gotten 'stuck' and was overlooked??? Okay...Overall, the value for dollars paid just does not equate for me and I will be giving my written notice to move out at the end of my lease in July. There are far more econimical choices in Henderson with just as nice amenities.

More positive than negative
I have been living here since August and in reponse to the previous post, there are no non-pet buildings; there are non-smoking buildings. And yes there are residents who have pets who don't pick up after them. It's because they are bad pet owners and don't care about their surroundings or other people. The office can't be everywhere at once to enforce the fines. I have noticed that there are car break ins and vandalism. But people have to remember that the ones that do those sorts of things are EVERYWHERE. Good neighborhoods and bad as well. In Las Vegas there are 2 million people. If someone with a negative mind set of destroying and/or stealing other people's property wants it bad enough, thery're going to do it no matter what...especially if a brand new apartment complex opens up with plasma TV's. That doesn't mean that the apartments are a bad place to live. The water, sewer and trash is not managed by the company. If you read your bill it comes from an outside company called Comptrol. A good thing about this is that you are charged for the water that you use, not an estimate or it being split up throughout the whole complex. So there is a monthly maintenance fee. I don't like that but it's not a make or break for me. Not everyone is going to be happy where they live sometimes. It's all up to the person to call their house a home. Sometimes things can get bad, but if you're constantly looking at all of the negatives, the positives are easy to miss.

Caveat Emptor
Been living here for over a year, can't wait to move OUT! Where do I start? The concerns go from Top to Bottom. Theft and Vandalism is everywhere-fitness center had all PlasmaTV's stolen at Christmastime, and its like working out in a bomb shelter! SCAREY! Pools and fitness are occupied by non-residents nightly, jumping the fences or driving in the closed gates behind a resident. Pet waste and cigarette butts are everywhere all the time. Most every amenity is broken and stays that way for weeks or more. No Smoking Buildings and Pet rules are NOT enforced, as not much else is either. Sneaking a pet, usually puppies and kittens, in free and lying about it is OK here! In house water/sewer/trash bill is "managed" thru Picerne, a billion dollar company, that sticks handling fees on the bill every month, yet Piceren is "broke" when it comes to taking care of residents. Its obvious the company budget from profits made off residents are strictly focused on marketing and advertising for more suckers!

Great Place to Live
I LOVE IT HERE. GREAT PLACE TO LIVE. OFFICE STAFF IS GREAT AND ALWAYS TEND TO MY NEEDS. I HATE TO LEAVE BUT I BOUGHT A HOME BUT IF I HAD TO RENT ANY WHERE ELSE IT WOULD BE HERE. THE ONLY NEGATIVE THING IS PARKING. THERE IS NO ASSIGNED PARKING AND SPACE IS LIMITED.
