The office personnel are very nice. Unfortunately that doesn't make up for the disconnect between them and the billing department. My daughter has been charged for services not received repeatedly. When she moved out, she was charged with bogus damage and days of rent after she left. And yes, we did give the appropriate notice. We didn't receive notice of the extra charges until we got a collection notice less than a month after she moved out. I would definitely NOT rent from this company.

The staff for this complex are exceptional. They are very good in taking care of any problems that arise. Libby the front office staff is the best.

My husband and I moved back to Memphis after being away for 2 years. We needed a temporary residence until we could purchase a home. The office and maintenance staff at Kirby Station was super! They went out of their way to make our stay enjoyable. It is a beautifully maintained property with great amenities. It was quiet and safe and we would definitely recommend the community!!!

I recommend Kirby Station
I have lived at the Kirby Station since Feb. of 2007 and my time here has been amazing. The staff has been amazing from the leasing agents to the maintenance team. Beth and Libby have been especially helpful to both me and my during our stay. The complex is always clean and the staff and really quick about responding to issues that tenants may have. I have heard of a few break ins but thankfully have experienced any myself in the 5 years I have been at the complex. My only hiccup with the apartments are the additional fees which are automatically added to your base rent (cable, water, pest control) and I have contemplated moving each year doing renewal time. But when look at the pros and cons I always end up renewing because of how great the staff and the community as a whole has been to me and it is not guaranteed I will have the same experience elsewhere. My time has finally come for me to leave Kirby Station but I can wholeheartedly recommend this apartment community to anyone in Memphis. The area is great and the staff is spectacular! D.Payton

It's a maybe...
Depending on what you're looking for these apartments are a maybe. We are originally from Dallas, Texas, and were told how great the Germantown/E. Memphis area was. The staff has always been great, but safety and cleanliness have been issues in our personal experience. After living in our townhouse for just a few months, I was at home with our newborn twins and I hear a banging on our back door. Looking out our kitchen window I see three black men standing there looking back at me. They were here to rob the place, but the fact I was home scared them off. We've been here almost a year and the complex has at 4 break-ins that I'm aware of. Also, we've had issues with big cock roaches. At the complex you pay monthly for Terminix service, so I was a little surprised by what we were experiencing. We've set out our own bait, basically tried to take matters into our own hands. After talking to the office about whats been going on she said beyond the Terminix guy coming to spray our bathroom and kitchen with his can of spray there isn'tā¦Ā See More>andrea2012

Affordable, Safe, and Convenient apartments in Memphis
I recently moved from Memphis to Nashville for a job and my stay at the Kirby Station was great. I relocated from Cincinnati to Memphis and found the apartment stock in Memphis sucked compared to what I was used to. The apartment was great it was still 15 mins to downtown, close to shelby farms, close two great malls, and had a lot of resturanrants etc. The amenties on the complex were nice and always maintained. Maintance was always great about responding to my online requests. I always felt safe at night and the neighbors were friendly. Beth and her staff were awesome!

Landers
The landscaping caught my eye, the silence u get after dawn and the correspondence u get after a request. The staff attitude is just as beautiful as the front office furniture. The space (for me and my family) is small but i pay for the area and comfort which out do everything else until Im ready to get a house. Parking is parking u pay u get covered. Grocery i just bought a basket that helps me out. I hear my neighbors upstairs , but we are in apartments. I don't no about anywhere else but If u run into a community that gives back to the residents u better lock your bid in because it doesn't. get any better than that

Highly recommend
I have lived at Kirby Station for over 7 years and can highly recommend this complex. As the previous review said, the staff is excellent. Beth, Libby, Laurie, Anna Beth, Chris, Victor and the other staff members are very friendly and professional. Maintenance requests are handled very quickly and in a right-the-first-time manner.

Great Staff
I have lived at Kirby Station for almost 2 years, and the staff is wonderful! We submit service requests online and they are so timely in fixing the issue. Libby and Beth are also really great; they are so personable, friendly and willing to help you in any way. We had issues with our cable and Libby helped solve the issue and discussed with our cable provider, shortening the amount of time I had to call 800 numbers, etc. It's a great place to live!

A great place to live
I moved into these apartments being a little uneasy after reading the reviews. I could not have been more pleased. I think the people that complain should put their money up and go get a house because you could not have it better. It takes less than 24hrs usually to have requests addressed. I have seen bugs, two roaches, and many ants, but it is an apartment complex with hundreds of people in which you cannot attest to how clean they are. The two roaches were totally separate events, but each time, they sent pest control to my apartment the next day. The rain usually brings the ants. But with a can of raid, I fixed that problem myself. I don't want it to seem like it is perfect, but the staff is extremely nice, and everyone is usually friendly. Sometimes the parking can suck. Overall, it is probably the best apartment complex in Memphis. It is clean, safe, and quiet. It is the best location in Memphis. The ladies in the front office are always friendly and helpful. NOT A GOOD PLACE TO LIVE
Management wrongfully accuses residents of things. Management uses residents' professions to rent apartments. Management did not anything put down on the walkways to help melt ice during the winter.

2 Pools 0 open... and more!!
I ve been living here for almost 3 years and it seems that the pool has been closed the majority of the summers. The first and second year it stayed closed like two month into the hot summer due to inspection and then when it was open it was so nasty, it had a black grease/oil all around the sides and the water was hot and disgusting!! This year it is closed due to a manufactures defect with the pump system I believe that is what they said. Again it is hot out and it seems to take over a month to fix. We don t get emailed or notices on our doors letting us know when the pools are reopened. Mandatory Cable though Comcast is crazy. It s in and out all the time I ve gotten two different boxes and still the same problem. I can get better service with Dish Network but I have no choice. Each year the rent goes up the max amount they can go on it. It s outrageous, just because we live near Germantown. RENEWALS ARE HIGHWAY ROBBERY!!! PLUS ALL THE OTHER FEE'S!!!
APARTMENTS AND TOWNHOMES ARE VERY NICE. PARKING IS OK, JUST DEPENDS ON OTHERS PARKING CORRECTLY AND SMART....IT'S VERY QUITE AND VERY COMFORTABLE LIVING. SECURITY HAS BEEN GOOD SO FAR IN MY TIME HERE, BUT THEY NEED TO PUT MORE LIGHTING UP IN ALOT OF AREA'S. I STAYED ON THE MAIN STRIP SO IT WAS WELL LIT, BUT I WOULDNT WANT TO STAY OFF BEHIND OTHER BUILDINGS WHERE NOBODY CAN SEE OR HEAR ANYTHING...SO BE CAREFUL ABOUT WHICH UNITS YOU WANT TO MOVE IN. THE LEASING OFFICE AND MAINTENCE WAS VERY GOOD AND CARING TO ME, ESPECIALLY MS. BETH SEAY, SHE WILL DO HER BEST TO TAKE CARE OF YOU AND WHATEVER PROBLEMS YOU HAVE. RENEWALS ARE CRAZY, AND THE OTHER FEE'S PLUS $40 CABLE BILL INCLUDING WITH YOUR RENT. DON'T GET TO COMFORTABLE LIVING THERE CAUSE YOU WANT BE THERE LONG$$$$$$$

I wouldn't tell my friends to live here...
I have lived here with my husband while I finished professional school for the past 1.5 yrs. The area is great - right next to a really nice grocery store and Target. But the staff and mandatory cable are a headache. It took the office 3 weeks to extend our lease, our cable is in and out all the time (even with a new cable box), and the equpment in the workout room is usually broken. I do feel safe in the area and all our neighbors are polite and mature. There are better places to live though.

The BEST place to LIVE!!!
I moved to Memphis from Birmingham, Al and was worried about living ANYWHERE in Memphis due to the crime rate. I lived at Kirby Station for 1 year and it was such a GREAT Experience. I literally have NO complaints. The friendly, professional staff-- ESPECIALLY BETH :) --- truly made it a wonderful experience. You can't find a safer neighborhood, more friendly staff, or a better place to live--KIRBY STATION is IT!!! I'll miss the staff and living there :(

Fantastic place to rent!!!
I have lived here three different times in three different apartments. I searched the city high and low for places to rent and have even lived in other apartment complexes. The quality of what you get for the money is fantastic. It is central to everything in town and the staff is so helpful. In particular, Lori, Beth, Libby, etc. They all take very good care of you and are among the friendliest of people. The maintenance staff is awesome, too. Chris and the rest of the guys always make it a point to get to you as quickly as they can and they take care of everything. They, too, are among the friendliest of people. I highly recommend the aparments to anyone looking to rent. I was a college student and lived here, too, and it's a great place for students and grads alike to live.

I'm worried for anyone who rents here.... terrible experience. Don't be taken advantage of.
I was warned that the "after charges" of this place were bad, but my husband and I are very mature, neat people and have never had extra expenses at the other 4 places we've rented. 5 months before moving out, I tried to contact management for an estimate on post expenses that we might be fined with.... they dodged my calls and would never answer my questions directly. When the manager did answer the phone the 4th time I called, she was shady and told me she would call me back later that day, but never did so. I cleaned the apt. top to bottom, only to receive an invoice for 733.45 AFTER our deposits were refunded. There was a handwritten note at the bottom of the page from the manager stating "I'm Sorry" for the carpet replacement fee. WE LIVED IN A TOWN HOUSE THAT WAS 1 BEDROOM. It was very small and even if they had to replace every inch of the place, where on earth does that estimate come from. We are currently fighting it, since our pet fee and MONTHLY pet bill should have covered any damage. Weā¦Ā See More>mom3sons

Great place for mature college students.
I have four college students in four different cities. For the money, this is the best value we have found. Great location, clean and roomy. Neighbors are friendly and the staff is very willing to help with any problems!! Utilities have been very reasonable in this one bedroom loft apartment. Couldn't be happier!

Crappy Money hungry management,, shabby apartments..,, X-tra charges,,,
They overcharge for these cracker boxes,, find EXTRA charges to bill you,,, They are making residents pay for cable television, even if they don't want it... Maintenance is slow,,, if ever and the staff is RUDE. PLUS,,, the water billed is for your entire building, divided among the number of occupied units. Gang-banger Head Quarters of the future. VERY poorly insulated, parking is a pain in the a-s-s,, and loud neighbors. LOTS of car break-ins, no security.

Heating is a HUGE problem!
I have been renting a townhome for six months and I don't like the experience of living here. The heater downstairs never works no matter how you adjust the temperature and I have to endure the cold for the whole winter. The water heater has broken for several times and one time we could not bath for three days! The toilet downstairs will keep flushing if you use it once, and thus we never use it and would rather go upstairs. But to be fair, the neighboorhood is quiet and there are a lots of mature trees in the summer that make it pretty. But I will insist finding a new home soon!

Probably the worst apartment complex in Memphis!
This might easily be the worst apartment I have ever rented. I also had a friend who rented a one bedroom here a year and a half ago and unfortunately I didn't know they had such a bad experience or I would have skipped this place entirely! It is very unsanitary! The dumpsters are located just a few yards away from where my window was, and it was NEVER emptied! Or at least, maybe only once a month. Why would they not pay to have garbage removed? They must feel very comfortable having trash laying around, in the parking lots, on the curbs, in the office. My friend said not only was he mugged right in front of his own apt, but that he knew a girl who was also robbed there! I have heard of numerous car break ins and vandalism, because there simply is NO security there. Terrible place! Very scary! I would not recommend this place to anyone.

Nice place to live
I have lived here for 10 months in a one bedroom townhome. I have had no problems whatsoever other than a few minor maintenance. The maintenance guys always came by within 24 hours. I never had to call back twice which is very unusual in my experience with apartment living. I have lived in apartments most of my 46 years, and I have never had management as nice as the people in this complex are. Libby is usually the lady I speak with, if I have to call for any reason, and she is always very helpful and extremely nice. I am hoping to move in to a two bedroom townhome when my lease is up, if I can afford it (that would be my only complaint, it is a little pricey). I am always having company, so the one bedroom is too small. My company has never had complaints either. They say it is always quiet and nice here. The landscaping staff is always out working and keeping the grounds clean and neat. It is a great location, close to everything, neighbors are quiet and friendly. Iā¦Ā See More>anonymous

Not Good Value
I rented a one-bedroom for one year. I used a lot of Raid. Even so, roaches were all over. Also, the air was coming in through the door. I had asked that to be fixed and it never was. Because of the poor insulation, it was really hot during the summer and really cold during the winter. I spent more money than I should have on AC & heat.

I like it here....
I've been living here with my family for 2 years and i like the fact that everything is close-by like kroger for groceries and places to hangout....it can get better if it had a play area for toddlers and kids and better secured doors otherwise its pretty spacious and peaceful....the staff is pretty cooperative.....

I have been a tenant of many apartments and have found only one other that came close to having the living quality of the unit we have rented there. We (my wife and I) have not experienced leaks or noteworthy bug problems, which has not been the case at other apartments. I think this is because of above-par construction quality and good and diligent pest control. Speaking of diligent service, they maintain the landscape weekly, which makes for a great view for tenants. We enjoy walks around the block, and so do other tenants that I have seen. Because the grass is kept low, our small toddlers can explore for squirrels and birds without hindrance. That reminds me, the policy on cleaning up after pets and keeping them leashed is awesome! There are several shady spots in our area because of all the big trees around. The location is great very accessible to many things (grocery stores, interstate, restaurants, etc.) As far as maintenance is concerned, the responses have been quick and with quality.
