Great place to Live
I have lived in Kirby Station for about 4 months and overall, am pleased. Comparing it to other apartments, I would say it is the best rental I have had. They do try to meet overall needs. My apartment is decent sized and I love the kitchen....completely remodlded and not too big. The whole apartment is remolded and done pretty well. Nice landscaping...lots of trees and plants to gaze at. For what I have, I feel that I am charged fairly. Most apartments around here are more costly, especially considering the updates. There is not much noise and I know all my neighbors...we all look out for one another. The staff is friendly and easily accessible. You will have problems in any place that you live: house or apartment...try buying a new home...good luck! At least with apartments you don't have to fix what is broken. As far as that is concerned, I have had some plumbing issues, but they came out immediately to fix the problem. Overall, I would highly recommend it!!

Great!
Me and My boy friend have been living here since the beginning of May, We have both loved the town home with the one and a half bath! We have only had one problem since we have been here but it was fixed in less than 12 hours! The staff and neighbors are so nice and couldn't ask for anything better to live in! =o) We would defiantly let our friends know about this place! We are both so happy that we have found this place!!!!

I LOVE IT HERE!
I've lived at Kirby Station for 2 1/2 years now and I couldn't be happier. The staff is very professional. I was made to feel like a welcome friend from day one. They are always polite and caring and they respond quickly and with concern to any maintenance issues. The grounds are beautiful and well maintained. It is so peaceful here that it's hard to believe how convenient it is to most of Memphis. There are several good restaurants within walking distance as well as Border's Books and Kroger. Talk about saving gas! I have recommended Kirby Station to several friends over the last couple years without hesitation. The other reviews on here seem to mostly be from people who wanted the rules bent for them and are just mad because they weren't. They forget that they signed a legal contract that can't just be ignored when it's convenient for them. If you're looking for a great location on the border of Germantown and East Memphis, check out Kirby Station. You'll be glad you did!

Rent at Your Own Risk!
My husband and I lived there for 3 years. For two years we had no problem whatsoever. Then...we came back from a trip and our apartment was broken into. Seriously, those doors are not secure at all. Maintenance took forever to come fix our door and when they did, it still wasn't the same. I mean, it's basically a closet door with a deadbolt! When I talked to the manager, she offered NOTHING, not even condolence--she's a super -----, by the way. The management never notified the complex of our robbery, like they do all the others, which totally pissed us off. A month after our break in, there was a fire IN THE BUILDING NEXT DOOR! Do you think anyone came by--we were asleep! Do you think anyone ever told us the cause of the fire? Of course not, because that would be being a good person, a good manager. After the fire, the complex was notified about a break in where the occupants were TIED UP! SERIOUSLY! Not a bad place
I've lived here for 10 months and am looking for a change. It is ok considering the price, the only concern is security. The entry door is not very secured, however it's ok considering what i paid. The interior is pretty nice and has been renovated. Haven't had any issues, everything was fixed promptly.

Prepare to be miserable!!!
I lived there for several years. The service in the office and on the property is awful. The apartments are roach infested. The crime rate is horrible. There have been shootings, people being tied up, their apartments robbed, and people mugged. I learned most of this from the unorganized, crowded neighbor"hood" watch meeting. The woman at the front desk is a snot! She rolls her eyes and yells at you, when she doesn't even know what she is talking about. Be prepared to be treated like you are in prison. I had a leak in my apartment that was ongoing and finally the maintnance decided to fix it. I always see main. guy that drive the red truck parked by my apartment either sleeping or on the phone for 30-40 min at a time. That tells why our work calls never get done. The trash always builds up around the trash can areas, and there is always trash on the property. There has been an abundance of fires here, and not once was we notified of what happened. Roaches, leaks, etc
These apartments are so clean that when I moved in, I checked the apt making sure everything was working before moving my stuff in. Guess what was in the toilet? Poop. Lots of it. To make it worse, there wasn't any toilet paper so it made me wonder what that person wiped with upon leaving me my welcome present. Discusting. <br><br>Roaches EVERYWHERE. I also had a leak by my front door that I called several times to get fixed to no avail along with my garbage disposal. <br><br>Then, I needed to stay another month which they told me would be the same rate. I then paid it, and they demanded $100 more. I reminded him of what he told me and he magically didn't remember. He then decided since he couldn't get my extra $100, he would keep my security deposit (um, illegal). <br><br>The hot water only lasted about 3 minutes. Seriously. 3 minutes. <br><br>On top of that, the pics they post on the internet, look NOTHING like the apartment. <br>I cannot begin to tell you what a gross nightmare it was to live there. Thank goodness I am gone! <br>

Washer/Dryer Problem
None of the Washer/Dryer in the laundry works properly. Very Old Washer/Dryers.<br><br>Most of the Washer/Dryer are broken.<br><br>Simply Washer/Dryer are very bad.

Exellent
I've been a home owner for 27 years and am very happy with the promt attention given to even the smallest concern I have about the maintenance of my apt. to the protocal of the contract.<br>The area is quiet and residents are friendly.<br>The location is convenient to whatever Memphis has to offer (accept deep downtown).<br>I'd move here again and tell my friends the same.

WORST Management Staff - Worst Worst Worst
This Apartment staff was very good when i was thinking of moving IN.. I moved.. then things started getting worst.. I was said i will get a parking allocated.. I paid money too.. But for next 6 months i had none.. I had to park in general parking.. Later, When my Job shifted to a different location, I did give a Notice.. But i was asked to pay all remaining rent.. STAFF (SARAH) BEHAVED REALLY BAD with me .. SHE ASKED ME TO EVEN GET OUT OF THE OFFICE whereas i was just asking if there is anything which can make extra Pay less.. But NO was the answer.. <br>I cleaned apartment very well.. Still i had to pay 100 $ more later.. Becuase they said it wasnt clean.. first of all when i got it then only it was not clean.. Anyhow i paid it to keep my rental records cleaner.. <br>DONT GO HERE ... ITS A NIGHTMARE..

Decent place
Some maintenance problems but otherwise fine place. A little lower income people in these apartments but very harmless. Very convienient to grocery etc., right on the outskirt of germnatown.

Worst place in Memphis bar none
This is absolutely the worst apartment complex I have lived in to date, and I am 51 years old, a computer consultant who has travelled extensively and frequently. I lived in this place for 6 months on contract in 2005 and I must not recommend anyone to live here or sign a lease. They are a terrible lot of incompetant fools who work the front office, and maintenance is a shame. I had one ugly spot on my ceiling that I wanted fixed because of a leak or some other, and in the six months I lived there after 5 requests the spot was never addressed. The doors also lack any real security feature,... a pregnant woman could kick it in.

Run Away...
If you like crappy aparments with shoddy maintenance, horrible security and slack jawed idiots in the front office the Kirby Station is the place for you. My wife and I have had a list of fix-it's for 5 months that have been ignored. Now when my house is almost done being built they are trying to tell me that I have to give them not 30 but 60 days notice to end my lease which is technically up in 2 weeks. This place is horrible. I reccommend living in a box under a bridge first...

Just okay, not great
Lived there for 1 year, top floor, 1 BR. Rent kept going up. Saw roaches running quite liberally outside of door at night. The apt itself was decent, many closets. Apt Staff are okay, not rude or mean or anything. But again, Memphis apts have HIGH staff turnover rate. Whichever manager you get this year may not be as nice as manager next year. All in all, apts in Memphis charge more than they should; and the maitenance & upkeep are horrible. Not enough lighting in parking lot. My car was broken in!

management sucks. don't want to use the word "stupid" but...
I don't think I've ever witnessed a more incompetent management staff and I have been an apartment dweller for YEARS in the south, north,east coast, and west coast! I have lived in KS for a year and I can't tell you how difficult it is to work with management. Everything that they promise you..a clean (filthy, stained and old), safe (they strongly recommended renter's insurance...I wonder why), convenient gym (can never use it because something is ALWAYS broken and only 2 people can fit in the room at one time), laundy room (don't even get me started..), parking (if you like to walk all the way back to your unit after 7pm because all the spots near your unit are taken), quiet and relaxing (noisy neighbors throwing parties OUTSIDE at 2am)...is a lie! I mean, seriously, the ladies who work in the office SEEM so pleasant that they make you want to believe that it's a great place to live. Well, haha, just do yourself a favor and LIVE SOMEWHERE ELSE, ESPECIALLY IF YOU HAVE KIDS. Kirby Station is a great place to live.
I lived at Kirby Station for 3 years and only moved because I purchased a home. The staff is very friendly. I couldn't have asked to be in such a quiet place. The maintenance team is great ( quick and sufficient). I just want to thank the staff for making my stay at Kirby Station such a pleasant one.

Boycott Kirby Station Outhouses!!
It's my mission in life to cost them at least the same amount of money they costed me. If even one person who reads this decides to give this place a pass then my work is done. Think about it -- why would I do this? Why go through all the trouble if there weren't a valid cause? I have plenty of reasons to destroy their silly internet rating. In my world I have plenty of reasons to destroy alot more than that but I value my freedom outside prison too much to act on my thoughts. This place is run by clowns and you'll be sorry from the day you open your checkbook if you decide to rent here. <br><br>Or go ahead and live in another roach trap with wall to wall sleaze. It's your life, and it's ending one minute at a time. Great location, but not very understanding
My husband and I have been in Kirby Station for almost two years.<br><br>The location is stellar, the grounds are fabulous, the apartment is very spacious.<br><br>However, maintenence is difficult to contact. We've been trying since we moved in two years ago to get our washing machine fixed (it only runs hot water), but still no one has come to look at it. AND maintenence doesn't follow community standards - don't enter a unit with a DO NOT ENTER order unless someone is home to let you in.<br><br>Parking is also a major issue. Each unit is assigned two parking places. However, most nights it is impossible to find a space near our unit. When we have contacted the office about checking cars, we have been essentially blown-off.<br><br>Also, the office is not very friendly or helpful. We needed to break our lease three months early and turned in an intent to vacate, but the office claims they never received it, so we are stuck. The early termination terms are outragous - 60 days notice PLUS backed rent if you are on a special price (anything less than list price is considered a special). Do not recomment
I stayed here in this complex for 1 year. I had very bad experience. My car was stolen from Covered parking..!!!<br>I complained this to staff. It was not at all cooperative. Later I found that these kind of crimes were very frequent and common in this Apartment complex. Hence, I would recommend you not to stay here. If inevitable, I strongly recomment you to take Home renters insurance as theft is common here. Atleast you can minimize your loss in case of theft.

Not recommended for young people
I have lived at Kirby St. for 3 years.<br>Water drainage is a problem. Sidewalks flood every time it rains. My car stereo has been stolen, my entire car has been stolen and there has been spanish graffitti on the garbage dumpsters. Mexican gangs have been known to group out there and fire off guns in the parking lot. Just a week ago I found a crack pipe in the yard next to my apartment. They seem to except anyone who can offer them money to move in. Outside activities are frowned upon by the staff. When I moved in there was a vollyball court, not it no longer exists, yet you call the office and the v.m. states that is is there. (False advertisement). There are no bathroom facilities at either pool. The pool itself is constantly nasty. There is an excessive build up of whatever on the sides of the pool. Their solution to that is to just add more chlorine. The pool is never drained. Numerous complaints have been made about it and nothing done. so far, so good
my husband & i moved to kirby station about a yr ago (march 2004). considering where we moved from (briar club on winchester. DON'T LIVE THERE!!!), kirby station was like a breath of fresh air. the neighbors are friendly, the landscape is kept up, the office staff are pleasant. if there was a break-in (what place is totally immune from this?), we're notified, but we've never experienced suspicious ppl around our cars/apartments. there was maybe 2 incidents when we 1st moved in where a neighbor wasn't considerate of their loud music, but the on-site security guy took care of the problem & we haven't heard anything since then.

Bad place to live
I really hated the Kirby Station apartment complex. So many loud, trashy neighbors at all hours and the parking is horrendous. I never felt safe living there, and even less so when the staff left notes about break-ins and making sure your doors are always locked, etc etc. I moved out as soon as possible, which was at the end of my lease.

I HAVE SEEN SPIDERS(LARGE SPIDERS)EVERYWHERE, EVEN IN MY KIDS CLOTHES. YOU CAN TELL WHERE OUR WALLS HAVE BEEN PATCH SEVERAL TIMES. PARKING IS HORRIBLE. WE NEVER HAVE ANYWHERE TO PARK. ONCE I PARKED IN FRONT OF THE TRASH AND THE NEXT AM AT 8 O'CLOCK WHEN I WENT TO MOVE MY CAR THE OFFICE HAD IT TOWED ALREADY. IF YOU PARK ON THE STREET YOUR CAR WILL GET BROKEN INTO. THE LANDSCAPING IS REALLY BAD, THE OUTSIDE TABLES AND GRILLS ARE BROKEN AND YOU HAVE TO WALK THROUGH PUDDLES OF WATER TO GET TO THEM. TO TOP ALL THIS OFF, THIS MORNING THE OFFICE PUT A NOTE ON OUR DOOR WARNING US ABOUT RESENT BREAKINS. THEIR ADVISE WAS TO LOCK OUR DOORS EVEN WHEN WE ARE HOME, MY ADVISE WOULD BE TO THE OFFICE(DO YOUR JOB AND MAKE SURE SECURITY DOES THEIRS). OH YEAH, WHAT SERCURITY? OH AND SUNDAY IS THE DAY OF REST. Fantastic Place to Call Home
I have resided @ Kirby Station going on 7 years. I love it! We have won the City Beautiful Award for Outstanding Landscape the last 4 years. Whoo-hoo!!! I have never had any real problems as others have complained about. The office staff is pleasant and very helpful. I am very pleased with the Maintenance request turnaround time (w/in 24hrs). Kirby Station is in a quiet area off the main roads. I love living here. I am constantly refering people to live here. I have never not felt safe living @ Kirby. Kirby Station will remain my home until I leave Memphis. I can assure you it is a great place to live!!

Spiders, dirty, loud neighbors
I lived at Kirby Station for a year and despite repeated complaints nothing was done about major brown recluse spider infestation in my apartment. There were also noisy neighbors with loud music at all hours who left their trash and beer bottles all over the grounds. The office staff were always nice but did not address the problems or take them seriously. The ground have very poor drainage. Any amount of rain caused major puddles and mud on the only walkway to the parking lot. Maintenance requests are responded to quickly but are lazily done. It took at least 3 calls per problem to get it properly fixed.
