Good access to Metro and local shops. However, hallways are never cleaned. Security doors are hardly working. Staff doesn't understand random charges on rent payments. Don't move here if you're ADA, our elevators are constantly out and the main one hasn't been repaired in 6 months. The churn and burn of the leasing office agents is real, everytime I go into the office there's new faces. We have a parcel locker system that works most of the time, but if it's down, good luck finding your packages.

Location is the only reason we still live here. Management is slow to respond to questions and emails. They also do not communicate community events in a timely manner but still "charge" us a HOA fee. In the years we have lived here, numerous time the elevators will go out and will be broken from months at a time. In tip of that, the security doors are a front and do not work. The only other highlight is the maintenance crew as they are fabulous and will fix anything quickly. Overall, management is poor and won't respond to anything unless you speak to them in person MULTIPLE times.

My experience has been horrible in almost every way possible. The grounds and hallways are always dirty, there are homeless people shitting and overdosing in the stairwells, the locks on the doors either refuse to let you in or will let anyone in, and the management doesn't seem to care at all. I regret signing my lease every day.

The views are great but the windows are glazed over in almost half the windows from poor installation. The hallways and stairwells are filthy. The elevators and main entrances smell of urine from all the pets. The fire doors slam cause the magnets to hold them open are broken and the slow close features broken. Security lights blast light into windows all night long yet security gates are broken and anyone can walk in. Car was broken into twice in garage again where there's a security gate you can just stick your arm through. Signage says security cameras are not monitored nor for your safety. Packages stolen from inside complex hallways constantly. Amenity fees increasing and home owner association fees? I don't own this apartment lol. The leasing office was remodeled even though nothing was wrong with it yet the property issues have gotten worse over the years.

The best of this place is the location, if you don't have a car you can go ride multiple buses options and rails because the building is near Crestview station. Also, if you like Asian food there's a market in front of the building. However, the building needs some important restorations in painting, common areas and a deep cleaning in all the common areas.

I have had a terrible experience in the time since AMP took over management at this complex. We had several major maintenance issues that severely impeded use of our apartment and the management was not helpful in resolving this. Their "upgrades" to the community consist of basic maintenance and projects that no one asked for. The few events that are held are not advertised more than a day in advance and not much is provided at the events. The only positive feedback I can provide is that the leasing staff are all lovely and do their best. It is everyone above them who makes AMP so frustrating.

Perfect location with easy access to many areas of central and north Austin as well to major highways and public transportation. Apartments are spacious, with tons of light. Gym and swimming pool are a plus.

Generally things are fine all around, but a LOT of the details and amenities being paid for simply aren't being provided. Elevators aren't being fixed and have no indication about why they're broken or timelines. The gym is still missing from Building 2 and there has been no indication about when it will be reinstalled or otherwise replaced (feel free to reduce amenities costs if that isn't coming). We get bombarded with messaging about package lockers after the staff reduced the number of lockers by over half. Secured entrances (both the main building entrance in Building 2 and to most of the doors from the parking garage) have been fully broken and widely accessible by anyone who wants to get in for months at this point. No indication that they're planning on fixing it. Even smaller details like the shift to RentCafe for rent payments has barely worked - I had to error our or cancel the interface multiple times just to be allowed to put my bank information in. The auto pay options are only for Fixed Amounts instead of the previously used Max Amount (which is absolutely required due to the varying water charges). It very much seems like the leasing team isn't paying any attention to the community or tools they're using.

Since this apartment was bought out things have gotten worse. Prices have gone up here across the board, we have less storage lockers (which means worse compliance by delivery drivers with dropping off packages in appropriate places), the water goes off randomly for hours at a time with zero notice, the apartment complex is always doing construction at early hours of the day, and the apartment complex entered into a tying arrangement with Google Fiber whereby we are forced to pay for a shittier WiFi plan than we previously had. I cannot believe I am actually saying this but somehow Greystar was better than the incompetent people who own this apartment now.

I am happy enough with my apartment unit. The few times I have needed maintenance, they were fairly quick to respond. However, the common areas are pretty dirty, and all the electronic security locks are broken, meaning anyone can enter the hallways or the courtyards, which doesn't feel very safe. We are also forced to pay for valet trash which picks up at 7PM, which is not a very convenient time if you get off work late.

The grounds and facilities are neglected - they let bird feces, dirt, and cobwebs accumulate in the hallways that aren't shown during tours. Lots of gym equipment is broken, and all apartment windows are fogged over with something impossible to clean off.

We have loved all our time living here. We love the proximity to fun areas, we love that its in a neighborhood we can walk in, and we love how well connected the area is to public transportation. We have appreciated how responsive the maintenance team is, and how helpful the leasing office are.

the old management was a lot better than the current management. the new management shut down one of the gyms and turned it into their new office. they have been a lot more strict with certain rules that make living here an inconvenience. the new staff isn't as helpful when you have an issue needing to get fixed. they just come across as lazy.

I am much less enchanted with Midtown Commons than I was when I first moved in. The positives are fantastic: great pool, excellent location, etc. However, the quality has gone significantly downhill. We used to have multiple community events each month; now they are incredibly rare and clearly quickly pulled together; it's much harder to foster connections with neighbors. For example, our beloved annual pool party was not even referenced by the team this year. I have had numerous maintenance issues, and while sometimes the team is quick to respond, multiple times I have had trouble getting resolution. The leasing office has indefinitely moved into the gym, so that is unusable for several months now. Renewing my lease, I got confusing, contradictory information from the leasing office, and sometimes it feels hard to get a straight answer or any real resolution from them. I still don't regret living here, but it makes me sad to see how it has declined over the past year or so (well before the new owners, but not improved by them)

I love my apartment but I hesitate to say the same about the community just because of the cleanliness. A lot of things were promised but none were kept. The hallways and staircases need deep cleaning, the gym needs more equipment which dont break every other day. The management needs to address and respond to residents concerns/complaints sent via email and not wait for us to meet in person. A lot of these are trivial and easy to fix.

Great place to live! Clean and up-to-date units, helpful staff, and plenty of amenities. Dog friendly. Hallways to enter units are external, but there are fans to keep it cool. Trash pickup at door. Mutliple pools.

It's been okay, I want to really like it here but all the doors are broken and being close to a big public transit, it is a bit uneasy. They said they have a vendor that will come and clean the hallways but everything still seems pretty dirty. Leasing staff is nice, but my occupation is to recommend apartments to clients looking for a new place and anytime I have someone tour they bring up how bad their reviews are (themselves) which makes clients not want to lease. It's one thing if a client brings up the reviews and ask, but it seems like they start their tour talking about how bad the reviews are. They seem a bit disorganized during the tours as well. Maintenance is pretty slow, but I do understand they are trying to fix root causes of issues that Greystar never did - so I do appreciate that. Ben is a great maintenance tech! I feel like priorities are a bit weird - focusing on renovating their office space but doesn't seem like fixing the security is a priority. We've been here for 3 years and don't want to move but if security isn't fixed soon, we will consider leaving.

Since the new mgmt company have moved in this place has gone way downhill. The communication to old tenants about changes has been nonexistent. I am constantly getting $200 plus LATE water bills and charges added to my rent. I get emails about issues that I am not causing like my dog using the bathroom in the hallways (never happened) the $300 per garbage bag left outside door is INSANE plus the trash valet people literally arrive before the time we are allowed to place out trash and speed run the hallways so if you don't catch them you are out of luck for the day. Maintenance is super slow for requests and the new parcel system sucks and has multiple flaws for the people leasing here. The trash is a nightmare and the local homeless population is constantly digging through the bins that left out all the time and stink, you cannot even use the dog area by Phase 2 parking garage III (I think) and the bin by the street is often dangerous when trying to pull out past buses, pedestrians and other traffic because you cannot see anything. I will likely not be renewing my lease given the horrid water bills (again one month as a single occupant being $240+) that I have raised concerns with both old and new mgmt with and it has not been addressed ever.

I moved in to the complex in Fall 2024 and love my unit and had no complaints about the complex at-large. Unfortunately, after the complex changed ownership in February 2025, there has been a significant decline in overall maintenance and quality. Management has one of the two garage gates blocked, and for nearly two weeks the remaining exit gate is broken, forcing all traffic in/out of one gate. There are constant piles of trash and discarded furniture in the garage, and non-emergency maintenance requests go unanswered. The key-fob access in my stairwell had been visibly broken since February and was not fixed until late May, despite management promising security fixes and upgrades beginning in early March. All of my interactions with staff have been pleasant, and they are generally responsive. It is clear they are trying to improve, but unless drastic changes are made, I cannot recommend the complex.

Mayeel exceptional service
I had three things that I needed worked on. Two door hinges and a bathtub drain and Mayeel was able to fix all three in less than 10 minutes! He is a very skilled worker with great manners. I am thankful that he is a part of our wonderful community and service team.

Polite, Thorough, Professional!
I had about 8 work orders I sent to my Apartment Maintenance Team. The Maintenance Man who came to fix everything was very Polite, Professional and Thorough. He even changed the batteries in my thermostat, which I didn’t know needed to be changed. He cleaned up after himself, and fixed was able to fix everything. Thank you again for your service!

Somehow They're Even Worse!
The smartest thing you can do after learning about the existence of Midtown Commons is to turn around and leave. Signing a lease here will be the worst decision you made after moving to Austin, unless you enjoy being scammed. Lived here for >2.5 years, moved out this summer. The staff at this leasing center will lie to you just to get that lease signature. Midtown Commons and their current parent company Greystar are the likes of which you should steer clear of. I would highly suggest you try Crestview Commons across the street or Kensington Apts down Burnet, because this complex is managed by crooks and filled with crime. If you're thinking "oh this can't be that bad", that's exactly how they get you to sign. Here is just a taste of what you should expect from the management whilst living here: * There is a story on their Facebook page about a poor girl who was assaulted BY MIDTOWN COMMONS STAFF, broke her lease, and was STILL HUNTED DOWN BY GREYSTAR FOR COLLECTIONS. This is heinous, heinous behavior however regrettably routine practice on behalf of Midtown employees. * They sell you a bogus rental agreement and charge you upon moveout for make believe things. Nothing you sign is actually what they adhere to. * The "Storage lockers" you pay extra for are actually residences and restrooms for the unhoused in the area, as the gates are never locked properly * People unalived themselves in at least one of the units in the past year (seriously...I bet you can't guess which one! it was a truly awful experience I wish on NOBODY) * The facilities are robbed and vandalized consistently (read as: YOUR MAIL IS NOT SAFE HERE so don't bother getting anything shipped if you do ignore this review). My mailbox was forcibly broken into and the apartment complex didn't even respond to our inquiries. This was well within Greystar management tenure. * Mail room also regularly smells like either crack or meth and it wafts through the breezeways. I'm sure Greystar and Midtown Commons management has done everything in their power to secure this area? * Your car is unsafe and you WILL get your windows busted, this happened on multiple occasions don't walk around barefoot. Don't bother trying to get video off the garage cameras because they "don't work." Management will not even acknowledge the experience. * They claw back parking spots to sell back to you at a premium, presumably these spots are not as prone to getting broken into but you will be mistaken! * Your lease will go up year after year while facilities only become grimier and more and more infested with crime. Management seems more concerned with sending food trucks and setting up loud projector movies in the common areas than actual tenant wellbeing. What more could you want to avoid? This single star is only because it's close to CapMetro and that's nice. Do yourself a favor and check out literally any other complex in the area! CHOOSING TO LIVE HERE AMOUNTS TO SELF-EXTORTION!! YOUR MENTAL HEALTH, PHYSICAL WELLBEING, AND PERSONAL PROPERTY ARE NOT SAFE HERE! PEOPLE HAVE K*LLED THEMSELVES IN THE UNITS, THEY WON'T TELL YOU THAT! LOOK AT THIS COOKIE CUTTER REPLY THEY DO NOT CARE ABOUT RESIDENTS!!!

Thank you guys for all the hard work you put in at such a short notice the leasing team got me in my apartment asap and I wanna personally thank Jake for the all the work he put he showing me the apt and getting me moved in properly I love the location and my neighbors I feel safe and love the restaurants and people surrounding me thank you guys so much and Jake you are the best don’t know what I would do without you I will definitely recommend staying here I wouldn’t have it any other way !!
