DON'T MOVE HERE!!! If a review is long, please read it We encourage you to take a lengthy walk around the property and not where the office wants to bring you. And the best part is you can do it on your down time. The "controlled access" doors are broken so I'm sure you can find a way into anyone of the buildings. BUT PLEASE DO IT!!! Check out the moldy leaky ceiling on the 3rd floor by the elevators. It has been left unattended since the beginning of the year so MOLD has moved in. PUN INTENDED. Actually a leak has started on the 2nd floor. But if you walk around you will see where the sheetrock is literally falling from the ceiling in other parts of the new building. What you will find in this beautiful "upscale living community" as they state on their website is: - Dog and sometimes human waste in the stairwells, hallways, every where but where it needs to be. Just walk around and you will run/step in it. - Broken or propped open "controlled access" doors in every building. This is one of the biggest jokes they advertise on their website. If the doors are not broken what seems to happen is room mates that don't have clickers prop the door open so they can get in and out. - Dogs off the leash!!! The CITY HAS A LEASH LAW for the protection of dummies that love to have their dog off the leash thinking it's funny or ok. Well anything with TEETH have the ability to bite. - Parking!!! Well for some reason we are required to have parking stickers/permits but for what??? Half of the residents have the new one, some still have the old one or none at all. And it's a free for all parking for guest. Unless you have one of the fancy paid reserved spots you're screwed. The residents and office give out the gate code like it's Halloween candy! - Trash: Well if you like to pay for a valet trash service that picks up your trash and then walks it over and just throws it on the already big pile that has collected for days, then your in luck! Make sure to check out the resident rats, raccoon's and roaches. And spider infestations, just look up (they will make it into your apartment, we have killed probably 100 since last year) They have found a food source and well because no one cares they have a permanent home. Oh and if you don't want furniture just throw it into the hallway. There is a chair that has been on the 4th floor for over a month and I walked by yesterday and guess what, it's still there. There was a fire the one of the stairwells that was caused by trash being piled up from what I heard was from the maintenance staff. And someone threw a cigarette (or whatever that started the fire) onto the pile of trash at 3am in the morning. - Residents that solicit themselves on property and have strangers all hours of the night coming and going. Don't believe us, look for the red light! They roam the hallways sometime with nothing but a bra and panties. - But what seems to be really important to the new management is having happy hours, socializing events instead of a community meeting to #1 introduce themselves (which maybe impossible because of the high turn around) and #2 let us know what they plan on doing to make this an UPSCALE LIVING community. They want to have this fake image that everything is wonderful and it's not. I almost forgot, amenities. This will be the 2nd summer in a row that we won't have access to the new club house or fitness center because of flooding. If you can get to the pool you may be able to enjoy if you can fight the college kids. Sometimes there's at least 50 - 100 people there especially Thursday to Sunday. So you have been warned. If you are willing to pay for upscale living, make sure you check out everything and don't be fooled by the nice rocks and cactus they just put down. Seriously walk the property if any of the above is a concern for you. Everything above is verifiable with many people and I'm sure everyone has taken their fair share of pics for proof. Don't expect much from assistance the office staff. They are not fluent in communication skills and are very good liars. You are pretty much left on your own to figure things out. It's a shame because this place has so much potential but declining everyday. Hopefully you will read other posts and see that we are not complaining. These are legit claims. But maybe, just maybe before you make a decision to move here there will be a miracle and it will be the perfect upscale community. I will post pics as soon as I upload them.

TURN AWAY! I live here now and cannot wait for my lease to end. The management is incapable of dealing with any questions or concerns and maintenance requests are never taken seriously. I urge you to NOT sign a lease here. My complaints are unanimous to any other resident living here at the moment.

PSA to any current or perspective residents: my roommate and I have each had seperate incidents in the parking garage where our vehicles were damaged or vandalized. My roommate's car was hit and caused damaged to his bumper. No note was left and he was SOL since there were no apparent witnesses. He asked Midtown if they had any cameras in the garage and they said they did not but "were working on putting them in soon". The only assistance they could provide was to submit a police report to APD. Fast forward about 3 months: My car was recently parked over the line of a parking spot since the spaces are pretty small here (another heads up for anyone considering this apartment complex). Overnight, either a stranger to the community, a visitor or a current resident decided it would be appropriate to key my car and cause considerable damage. They vandalized both doors on the driver side and a panel on the passenger side. But to top it off, they keyed into the hood of my car "Learn To Park".... next time just leave a note. They also keyed the car next to mine on the driver side door for being on the line as well. You can guess why I'm writing this: Midtown has yet to install any kind of survelliance or closed circuit recording for their parking garages. When I spoke with an employee at the leasing office, they told me they were "sorry", to file a police report, and that they would be "installing a video system soon". Midtown Commons, for the sake of your residents property, please install some kind of survelliance system in the garage. It is ridiculous that I should be concerned about how I park when I get back late at night and have to squeeze into one of the only available spots left and realize I'm over the line. You don't even have to be a resident here to access the inside of the apartment complex. Currently, to my knowledge, one stairwell entrance is always unlocked and a gated entrance with a buzzer/keychain entrance has been broken for over 2 months allowing anyone to walk in. Figure it out. If anyone has any tips on who is keying cars or was also keyed the night of 5/15, please email dudewhokeyedmycar@gmail.com so I can add it to my police report.

This place was great when Lincoln managed it. Now that Alliance has taken over this place has really gone down hill fast. Read the recent reviews on here and other review sites. Do not move here unless you want to over pay for an apartment with thin walls, luke warm showers, constant parties, trash in the hallways, a serious lack of parking, and your car damaged and towed!

I DO NOT recommend Midtown Commons. After living at this property for upwards of 15+ months, our experience was less than desirable. Generally speaking, the property is poorly managed, poorly maintained, and over priced for the product. At move in, our apartment was not what was described by the leasing consultant during our initial tour. The floor plan was much smaller than the model we had been shown, and the interior features of our unit were not what was initially presented. Additionally, after picking up our keys to move in, we found our apartment had not been cleaned, painted, or had a thorough make ready completed. We were forced to move into an apartment that was covered in dog hair from the previous resident, nails in the walls, kitchen and bathroom dirty, and dirty carpet that had not been shampooed or even vacuumed. When we complained to the office staff we were given an excuse that it is their "busy" time of the year, and were told to hire a maid service to clean our unit. The property manager agreed to reimburse us for the cleaning fees and allowed us to not clean upon move out. Regardless, being forced to accept a dirty unit covered in dog hair was a very unpleasant way to start our residency. During our residency, we were extremely disappointed with the overall condition of the property. The management team took little pride in properly maintaining the property and seemed irreverent to resident feedback or complaints. I would rate their customer service as extremely poor given the "luxury" status they sell throughout the touring and leasing process. Specific examples of the poor condition of this property include... -The drive through gates were consistently broken. -Walk through doors never properly latched or secured, allowing anyone to enter or exit the building at will. We complained to the property manager over the lack of door and gate function and were told "it is the tenants responsibility to ensure gates close and lock accordingly." Not a response you expect from the manager of a "luxury" community. -Car break ins were common. -Hallways were left dirty. The maintenance team attempted to touch up the hallway walls around the time of our move in but used the wrong color paint. This resulted in horrible streaks all down the walkway to our unit. The manager claimed the proper color was on "back order" and the issue would be remedied when the paint arrived. 10 months later, and the walls still were not addressed. -stairwells were covered in dust, dirt, and trash with the smell of urine. The stairwell closest to our apartment leaked when it rained and had a consistent "Sewage" smell that the office would simply prop open the door with a rock, allowing the water to air dry after a heavy rain. -The parking garages were dirty, leaked water excessively, and constantly had trash throughout each level. -Abandon vehicles were found in the parking lot for upwards of 4-6 months taking up precious parking spaces for residents. These vehicles had expired or no registration or inspection. When reported to the office, they admitted to knowing of the issue and the next day each of the vehicles then had office provided parking stickers. The vehicles were covered in dust and dirt and were obviously stored at the property by a tenant or staff member. the vehicles remained 7 months after complaints were logged. No action was taken by the staff. -Trash chutes were consistently clogged with mounds of trash placed outside each level of the garage. Gas grills were nonoperational the full duration of our lease. -Treadmills in the gym were left nonoperational for months at a time. At move out we received a bill for carpet replacement when in fact the carpet was not brand new at move in and had not even been vacuumed or shampooed. We disrupted the charge with the office referencing the notes and acknowledgment of the issues found at the time of our move in. The office refused to consider the carpet was not brand new at the time of our move in, and demanded proof from us showing otherwise. we were unable to prove our position and were ultimately charged for the used, dirty carpet, we had to vacuum ourselves upon move in. I STRONGLY urge current and future residents to complete a thorough move in condition form and take photos of all issues found at move in. If you do not, expect to be charged for items that may not be your responsibility. Overall, Midtown Commons is not worth the money. the product is at best that of a "B" level apartment community and the management company could care less about it's residents or the condition of the property. Central Austin offers many newer, nicer, properties with staff that actually care about the community in which they work and the residents in which they serve.

I lived at Mid-Town for just over a year and had a great overall experience. The location next to the metrorail and Black Star Co-op Pub & Brewery is great. The apartments and buildings have a very modern feel, The pool,courtyard and gym were always full of cool friendly people. There were always Cool Mid-town events throughout the year to help bring people from the complex together to meet and hang out. The office staff was really great,(especially Stephanie, she went above and beyond to help me correct a payment issue that I caused)they were also always there to answer any questions or concerns I had. On the rare occasion I had a maintenance issue, it was always taken care of next day. I would definitely recommend Midtown Commons to a friend! JS

Having lived in close to a dozen different apartment complexes during my life, I have never experienced living with such a friendly and professional staff. Prior to moving to Austin I had spent months researching where to live, struggling to find a complex that met my transportation, community, and price needs. Compared to prices elsewhere in the city, midtown is unmatched when it comes to the quality for your cost. The floor plans are very well laid out and the construction helps immensely with utility bills. There have been some construction delays with the unit I was scheduled to move into, however the midtown staff has been incredibly accommodating. I have found my home for the coming years. In response to previous reviews (acknowledging that things could have changed since their reviews): 1) There is very little outside noise. At night there is the occasional siren along Lamar, but you get that living in any city. 2) Safety, I have yet to see any signs of crime or suspicious people walking around. The historic crestview neighborhood to the west is an incredible older neighborhood. My girlfriend goes running alone in the evenings and feels safe. The businesses in the mixed use portion of the complex are all very respectable. Many outside residents utilize the bus stops and metro station, however they stick to their business.

Not a fan. I've been here for 2 years and almost 6 months. Construction started in the fall, meaning construction sounds from 6am - 9pm 7 days a week. The apartment has become a second dorm to UT, so lots of parties, trash, (in some buildings - mine) broken glass left in hallways and around doors for days. I'm a small dog owner and, while I love seeing my friends at the dog park, the new batch or residents have varying levels of training and the hostile dog behavior is becoming a problem. (the rental office employees are part of the dog problem. Their dogs are awful and hyper and amp up all the other dogs when they come in). The apartments are new but the construction is shoddy and the electric has no grounding, so the walls leak in heavy rain and different lights pop every few months. These problems were not an issue a year and a half ago. This place has been on a steady decline and I look forward to the end of my lease. Oh - and we have a car thief targeting our cars (the ones in the key access garage). We have a 'security guard' but, and this comes from the rental office, he doesn't do anything in the event of a crime. He is just supposed to call the police (most nights he's just checking his cell phone to the side of the complex).

We have lived in this community for two years. The build quality is decent, there is nothing special. Noise between adjacent neighbors is minimal. You can hear neighbors below you and in the halls. The lofts can overheat on hot summer days if you do not keep your shades closed. The "barn doors" can be heard in apartments above when they are opened and closed. Overall, we have had good neighbors and not had many noise issues. Parking in the south ramp is adequate. The "compact" parking spots are too narrow and lead to door dings (my eleven year old car now has five dings, I think I had one when I moved in). Cars parked outside of the security gate get broken into occasionally (every 3-6 months). They do have private security that occasionally patrols, and recently city police have driven through the complex. The security doors to the hallways occasionally break. The commuter rail is nice IF it goes to your job. The tracks are used for freight trains that run 2-6 nights a week. The freight trains go by twice at night (~midnight and ~1-2 am). Only the commuter rails uses whistles and bells (starting before 7 am). The freight trains do not, but they shake the closest apartments. Even as light sleepers, we got used to it. Rent has increased nearly $200/month in the two years I have been here. This may reflect increased demand, but it is annoying. The staff has been prompt and friendly despite a moderate turnover in employees. All maintenance requests have been performed professionally within a day or two. The first year we were here the hallways were swept once a week, now it appears to be once every three months. There is nice weekly recycling pickup at your apartment door. There have been no pests (insects or other) we have seen. Overall, I would live here again. We are leaving to move to a new city.

During a recent mainteannce request, we had also asked for some touch up paint. Rob in the office had us bring a jar down and said they'd call when it was filled with paint and we could come pick it up, but the maintenance guys left it on the kitchen counter instead of making us come back down to fetch it, and we really appreciated that extra level of service. We've never actually gotten a follow up after receiving maintenance services, so I also wanted to take this opportunity and give you some other feedback with regards to our experience since we've lived at Midtown. If you wouldn't mind passing it on to management I'd appreciate it: 1) Back around Christmas, we'd both been expecting packages and we had to travel right before the holiday and didn't know if the office would be open. We had talked about it on our 12 hour drive home and just said screw it - If they're open they're open and if they're not they're not, we can still get the stuff the day after the holiday. When we got home all our stuff was on the entry hall table with a note saying the office staff didn't want anyone to miss any "treats" for the holiday. We just both felt that was way above and beyond what was expected from a leasing office and were thrilled with the personal service. Realistically that was probably to prevent any vermin problems in the office, but still....It was a pretty nice surprise when we got home from a long road trip. 2) Anytime we've had any issue or question or problem the office staff have all been so wonderful and responsive and an absolute joy to work with. There's only one exception to this and I think she just has an abrasive attitude and comes across as rude, but other than her, EVERYONE has been tremendously helpful and nice. 3) The week before Christmas, we were out on the patio, and, I think his name is Jose - Tall guy with the maintenance staff. He was walking by and just happened to notice that our patio was leaking water down the wall to the apartment below us. It had been raining, but he hollered up and asked if something was wrong and we said no, but he came up to check anyway. Apparently, the inner edges of the floor were supposed to be caulked during construction but weren't, and it was causing water to run down the walls....They came back a few hours later and fixed it without us even asking...Or even realizing we needed to ask for something to be done, actually! We had a lot of reservations about moving to Midtown but ended up doing it because we really liked the apartment and the location and figured if anything was just too awful we could always move in a year. We've been so surprised that it can actually be a pleasure to live in an apartment community and not just something to endure. We both work way too much and travel way too often to bother with owning a house or dealing with yard work right now, and had just sort of resigned ourselves to the fact that if you choose apartment living, there are certain things you have to deal with as a trade off...And our experience at Midtown the past 6 months has really made us reconsider that attitude. It's the little things that you guys do with such an eye for excellence that makes it a pleasure to live here. Thanks to everyone in the office and maintenance department! PS - I just REALLY wish you'd fix the broken back door and put a clicker on it for people who walk their dogs and use it for bike riding and whatnot, but overall we couldn't be happier. Tenant activities by the CARES team all sound really great, but unfortunately we have never participated. The items made available are never on our diet - We eat only protein and veggies, so breakfast tacos, granola bars, etc, just aren't on the menu. One suggestion though, when food and coffee and whatnot are being handed out in the mornings it seems like there's low participation. I could be wrong, I only see what's going on as I drive out for work, but I bet if you'd put the table in the middle of the road with some cones, and directed traffic unidirectionally around the station and hand items out to people in their cars you'd get a better turn out.

All of the office staff have been incredibly friendly and helpful with any needs that arise. Your level of service is far beyond what's expected. Maintenance staff are always fast and thorough and the grounds are regularly well maintained. Thanks for providing a great community to live in!

I think you guys are on the money!
Apts are a little pricey and I wish there was a walk way of some sort our side my door, so I didn't have to walk in the mud. I have put down some tile but it isn't so great. Other than that I think it is a great place to live and run very well.

It's Loud, and Parking is ridiculous, but I still like living here
Pros: Interiors are nice and unique, hardwood floors & no carpet in my unit, Lots of storage in shelves behind doors, appliances are adequate, lots of things within walking distance, Metrorail now runs on Friday nights and Saturday evenings, safe area (I run in neighborhood in the evenings/early mornings and never felt threatened), staff offered to deliver a heavy package into my apartment when I wasn't able to lift it, 3 monthly resident events ( breakfast delivered to my car on my way to work), staff has always been nice to me, common areas are nice Cons: Hardly ANY visitor parking, residents must park behind the gate which means I have to park on the 3rd floor (even though I live in a unit right next to the 2nd floor door from the parking garage), LOUD: It can get really loud when the bar on the corner closes ( people tend to hang out in the parking lot and chat), thin walls I can hear TVs and footsteps

Midtown's the best hands down
My experience living at midtown commons has been excellent. I moved in while it was brand new, no one had ever lived in my unit and I was able to take advantage of a move in discount. I loved the apartment from the start; from the high ceilings to the stain concrete floors and access to the wonderful pool. If the place was for sale, I would most likely buy the unit I have grown to love. Concerning maintenance, when the apartment needed a bug spraying service, the friendly staff was prompt to get a work order and the service was rendered in a timely manner. When I asked for the hot water to be turned up, midtown was also quick and efficient to get the job done. My overall experience was excellent and I would recommend it. In fact I would consider living here again in the future.

1 concern and it was remedied. I love it here :D
The only concern I had was that the West Door facing the Dog Park on Easy Wind Drive, was being propped open or damaged by dog owners in the building. This provided a huge safety concern, but I'm glad it was remedied by facilities.

Best apartment complex I've ever lived in. Staff is super friendly and helpful. Few maintenance things that have been required but fixed immediately. Wonderful resident care team and events! Highly recommended.

I love this community
Apartment: I LOVE my apartment, and I think that you do a great job keeping everything looking beautiful and running smoothly. I'm never embarrassed to have people over to grill or swim. These are great spaces. Office: I always have quick and friendly service in the office, whether I need a package or need to have some maintenance done. Rob has been especially helpful and friendly.
