Awesome Apartment
This is apartment living people!!!! You are not going to get absolutely everything you want in apartment living. Shadowbrook does come as close as you can get!!! I thought the management was great I thought the apartment was great. It's very quiet. It's very clean and the neighbors are friendly like the management staff. If your looking for a place to live this is it.

Great Place to Call Home!!
If you re looking for a great place to live than Verde Shadow Brook are the apartments you need to go to. The staff in the office has always been very nice and helpful to me since the beginning, especially Amy and Tiffany. They truly care about the community and the tenants by being courteous and attentive in any matter that they have handled for me. Also, maintenance is incredible here! The maintenance team has been prompt and efficient unlike most apartments I have lived at previously. I have put in many work orders and they are there the same day to fix my problems. Besides having the best staff, the apartments are beautiful inside and out. I have never had any problems with my neighbors and feel that this is a safe and quiet place to live. Also, the location is near exceptional mix of stores, restaurants, entertainment and services. Verde Shadow Brook is a combination of great location, beautiful complexes and exceptional service. This is a great place to call home and I recommend it to anyone. I give them a five star, two thumbs up, A review.

Love it here!
I have had the pleasure of living here for about 6 months and have NEVER had a problem! In my time at VSB I have had a couple of maintainence requests that were all responded to and taken care of very quickly and efficiently. Each and everytime I make my way to the office or have to call the ladies in the office for any reason I am greeted with a warm hello and treated like a friend. As for the grounds-beautiful! There are 2 different pools and 2 work out centers for my use when ever needed. I can not wait till summer to grill out by the new pool!

Absolultey horrible management
The management here is completely incompetant and money hungry. A 100$ fine for not cleaning after your pet one time?! In what way is this realistic in the current economy? Especially after the 400$ pet deposit. Another 25$ if you leave the valet trash container out (which we didn't ask for and don't use or want.) Also my dog was attacked by another dog that was not allowed on the premises and was not on a leash and hen I went to the management office they promised that they would take care of it and make sure we were reimbursed and then later said theere was nothing they could do. They cannot even fix their own problems. If you want an apartment where you can get away with anything and everything without real consequences then by all means move here. Also every window in the apt is drafty. The horrible managment is enough reason for me to suggest to find another place to live. I would never recommend these to anyone and will not be renewing a lease here.

Definately do not reccommend....
It wasnt so bad at first. after a few car break ins it doesnt seem like a very safe place. the gates didnt work for a while. There is a pond that is absolutely disgusting. once summer hits there are going to be a ton of snakes. i can say any time there are issues in the apt the are there really quick to fix the issues. I give props to the maintence guys for that. The office staff is pretty rude. Not a good experience here.

Hope you like Noise
This place seems to be way overpriced for what it is. When I moved in I decided to rent a washer dryer. Shadowbrook does not rent the appliances, you get them from GE and they are horrible. They are small and I had problems with my washer refusing to drain. When I put in an order to have them fixed the GE guy took a few days to come by. The Apt's attitude was that, it's not their problem since they do not rent them. This type of service you will have to get used to. After the 3rd time the washer broke in the first few weeks i simply bought a set on craigslist. So bring your own washer/dryer. The apartments themselves are actually somewhat nice. New appliances, everything seems pretty well laid out as an apt goes. But i think there are some issues with the structural integrity. I can hear my upstairs neighbors constantly stomping, moving, doors closing and even their conversations.... its annoying. I can also hear my neighbors to the sides, same thing. Water Rushing through pipes, you hear your neighbors outside clear as day. If your neighbors simply let their door close by itself (not slamming) it will shake your whole apartment. This place also has no patios. This is one thing I truly miss. The place would seem quieter without patios... but the construction sucks so its loud anyways. I have not had a problem with insects. Parking sucks. The car break ins are not unexpected to me since this apt complex is located right next to a section 8 housing complex.. lol This place is kind of a college apt too since it is located south on slaughter and near I 35, lots of students. This also means that everyone drives crazy fast inside the complex. Everyone lets their dog ---- all over the place and doesn't pick it up. Don't expect Maintenance to do it either. This place seems like you pay too much for what you get. I plan to move out at the end of my lease and i don't recommend living here, unless you like paying high prices and dealing with lots of noise.

TRUE MANAGEMENT IS A JOKE
I totally agree w/ the reviewer on management. I have been here for over two yrs and have had to deal w/ noise neighbors. I have had to constantly stay on management to enforce their own lease agreement rules about noise conduct. Only to find later that nothing must have been done b/c the problem still exist. True these walls are thin in the apartments, so you do hear slamming doors and cabinets. The last thing you need is someone who thinks it's ok to have their music loud.

Management is a joke!
When I first moved in everything was fine, however, when I started calling the office to let them know about the LOUD neighbors above me, at first the calls were made, but when the noise continued well after 10 pm, nothing was done. In fact the attitude given to me was they did not believe what I was saying. If you like noise and don't mind being woke up night after night in the early morning hours, then by all means move here, because nothing is going to be done about the stomping, crashing sounds or slamming doors.

Nice place.
I lived in this complex for the last school year (August through May) and for the most part totally loved it. I loved the fact that I was the first one that lived in my apartment, but that would be true with any new apartment I suppose. I loved my garden tub and HUGE walk-in closet, which were in both bedrooms. Bugs were a problem, even though I kept my house very clean. It's right next to a very wooded area so you just have to expect the bugs. Maybe being on the first floor makes it worse as well, who knows. The office staff was always friendly with me when I went in to ask questions and pick up packages. I was concerned with the car break-in's, I lived there when they (or we) had the 9 car break-in incident. We as a community in our complex got together after that happened to figure out a way to stop that, which resulted in the patroling. I don't know what happened to that though. I've never been one to mind to walk far for parking, but if you like parking close it can be a little tough during Sunday-Wednesday nights, but otherwise it's really not bad at all. I didn't have a big problem finding parking. I do think they were rushed a bit building it, there were just certain things that didn't seem well done like the windows didn't seem placed all the way and one of the screens didn't fit. The pool area and fitness room were very nice and everytime I used them I noticed they were kept very nice. You don't have your own patio, which I really missed after awhile, but you have kind of a "common" yard area with your neighbors. I would recommend this place, it was nice. I didn't like the feel of the apartment complex next to us though.

Very nice apartment
I've lived here for a a month and so far I've been very happy. I was a little concerned before moving in because of all the bad reviews however I haven't experienced most of them. I've had a couple of maintenance requests and they have all been done in a timely manner. The manager seems nice, every time she comes out of her office to help she is smiling. As far as the walls being paper thin and hearing your neighbor constantly, I would have to disagree. I live on the 1st floor and I don't hear my upstairs neighbor too much. Its an apartment so of course there will be some noise but nothing at all to complain about. It is quiet at night and the people that live around me are very friendly. I would recomend this property to anyone I know. Its a great place, you won't be sorry you moved here.

LIVE HERE? MAYBE...
I have read all of the previous reviews and with some of them I agree. As far as the office staff they are really nice when you are signing your lease and sometimes when you go in the office to ask questions but it does depend on whom you talk to. I have lived here for the past 10 months and I have never really had any problems until recently. They have begun construction on the remaining buildings for the apartment complex and so construction starts really early in the morning so if I am not up by then I am awoke by the construction. The next problem has to do with the night lighting around my apartment about two weeks ago the lighting stop coming on, when I went to mention it to the front office I was told that people from my building had already put in the work order and that the maintenance man believed that it had something to do with the breaker in my building and that he will be getting to it as soon as he could. I know that there are a lot of things that go wrong in apartment complexes and that when it comes to repairing things that it takes time. I just feel that when something such as night lighting that can affect your safety then that should be top priority considering that it is pitch black and I can t see to put my key in the lock. Another problem parking does SUCK!!!! I would park in a carport if there were any available around my building but the other people that live near me or in my building thought of that first. Bugs are not a problem and I would have to agree with the other review if you clean your apartment then you wouldn t have problems with bugs, not to mention you pay for insect prevention every month with your water bill and you can call and have a work order put in at anytime to have them come and do that prevention work. As far as the noises that you hear I feel that this will come with any apartment that you live in and that some noise is inevitable. You should get to know your neighbors and then just being considerate is important. I would resign my lease her but one thing that I do agree with is the price is ridiculous especially for the fact that you don t get much for the price. One selling point for me at the time was that I couldn t find anything else and I would be the first to live in the apartment.

It's ok - but expensive for what you get
I agree for the most part with the previous postings, but some of their opinions are a little out there. Yes, there have been car break-ins. It hasn't just been at this complex, but complexes up and down Slaughter. Management did hire foot patrol after the residents made it very clear they weren't going to stand for nothing to be done. The foot patrol turned into security driving around all night - which then turned into security driving around at 9 pm once and leaving the complex. Management has always taken care of any problem I have come to them about and has helped me with any questions I have concerning my lease or anything to do with my apartment. The manager and a few of the leasing consultants live on the property so they are well aware of the problems with the buildings, the break-ins, etc. Insulation doesn't seem to be a problem with my apartment. I make it very cold during the night and turn it up during the day typically. When I get home from work, my apartment is still as cold as it was the night before. I haven't seen insects of any kind in a long while. Keep your house clean and you won't seem them. Parking is bad in the back. That's an apartment complexes way to get their renters to pay for a carport - what do you expect? They are out to get money... If you're a single female and you know you come in late at night, get a carport near your apartment. That simple. The construction of these buildings is quite possibly the worst I have ever been in. They were obviously put up in a rush. In my living room, I can hear my neighbor yelling three rooms away. My whole apartment shakes when he slams the door, I can hear every word they say clearly and my upstairs neighbor is EXTREMELY loud just walking. I can hear people on the other side of the building from me. I pay WAY too much for this to be the case. Up north, I paid 609/month for a 2 bedroom apartment that was built a few years ago and I couldn't hear ANYTHING from ANYONE around me. Now, I pay 935/month for a 2 bedroom where I can hear everything going on in everyone's social lives in my building. Not exactly fun! For some reason the "green space" that south Austin requires for all apartment complexes, is not GREEN. All the grass around me is dead - all the time. I don't know if it's due to the poor landscaping or what. Also - I had to walk outside in my robe one morning to tell someone from the landscape company to get away from my window with the leaf blower before 7 am. I did not have to be at work until 9 and was NOT happy to be awakened to a leaf blower. As soon as I moved in, I filled out what needed to be fixed on the apartment. Since the apartments were so new - the caulking needed to be re-done as they had settled a little. I went out of town on business and vacation for three weeks and came back to work orders stating that it was all completed. I walked around, not one thing was completed. The maintenance men are SO lazy around here - they act like they are working, but if you sit and watch them for a few minutes, you notice they don't work AT ALL. It's quite frustrating. Anyway - if the rent wasn't so expensive, I wouldn't mind staying here, but considering I'm paying about 200 dollars more a month than what I should be for this place, I will more than likely move come the end of my lease.

not worth your money
same things the other person said. i have been here a few months and there have been SEVERAL car break ins. there was one just yesterday in broad daylight around 2-4 pm! the parking is HORRIBLE. i live in a building where there are only 6 spaces by my appartment, if i am not home for the night by 6 or 7 pm i have to park about 6 buildings away and walk all the way to my appartment! its ridiculous, you pay this outragous rent and you cant even park close to your door. and the AC units are right by my window so you hear it ALL the time. INSECTS are EVERYWHERE. ants are the worst, like the other said you WILL find them crawling on you. and yes they do come out and spray but it doesnt help ive had to buy solutions to spray around my windows, doors, ALL over, and even still they find a way in. and yes the management is insane, and the girls that work in the front? i dont know where the other person got that they are nice, i mean maybe one of them but the rest are not warming or welcoming at all. when you go in there they give you an attitude of "what do you want" VERY unprofessional and not member service oriented, atleast AFTER you sign the lease...and yes hearing your neighbors is another huge problem. if you live on the bottom floor you hear the people above you going UP AND DOWN the stairs ALL day long, and you hear their door OPENING AND CLOSING ALL day long, no insulation what so ever. and maintenance, i made a request because something was broke, they came to look at it and the guy said "well its broke we'll have to order a part" and about a week to two weeks later still nothing. i had to keep calling the office! i really wouldnt suggest this place, i mean it looks nice, and the "area" supposedly is nice but overall this place is NOT WORTH ITS MONEY at all!

Just ok
The price is too expensive for what they offer, of course, the brochure exaggerates everything, like having "conversation areas" and a pool for lap swimming (which is really one line in the middle of an odd shaped pool; I have never seen anyone lap swimming). The gym is alright and the equipment is in good condition. There has been some car breaks in the year I have been here, but that is about it. Do not expect a warm friendly management. The girls are nice, but they do not care about you, but the interests of the company they work for. So don't expect any kind of special treatment or understanding. One of the worst features is the quality of the construction. I mean, it is normal in apartment buildings to hear your neighbors, but here its ridiculous. The pipes make a lot of noise, and if your neighbor has a washer and drier, prepare to listen all the cicles. Also, the A/C is directly outside one of the bedrooms, so whoever is sleeping there will have to put up with the noise. Another problem with this "community" is that the management and the mainteinance guys can enter your appartment at any time. Lets say that you ask for them to fix your toilet, well, they are not going to make an appointment. They'll just enter whenever, even if you are not there. The bathroom. This is one of the major issues. It doesn't have windows, so it tends to grow mold, and since the fan doesn't take out the extra moisture, well, it gets worst. Insects are a problem (I guess in all Texas). Expect fireants crawling all over and some nasty spiders. Management does a quarterly extermination, which helps to control them. Overall, is a place where you can stay, but seriously, its not worth the money.
