I like living here so far. It is one of the better corporate apartment complexes I've lived in. But, the gate is constantly broken and the extra fees are a lot. I don't like that they charge you for work orders. (I'd be cool if they didn't). Would be cool if the grounds around the buildings had better landscaping, but the apartments themselves are very nice. I do like the amenities. The pool and gym areas are very nice. The people in the office are so sweet and they have a good maintenance staff as well.

Enjoy the surrounding property.It has a lot of space, dog park has two is huge and gym is spacious.i It"s a very quiet community and have great events! I definitely love living here! Facilities are very clean. There is also a snack room in the office that is open 24 hours.

Not very caring of their residents. I ordered another screen door upon moving in and it still has not arrived. My backyard is a mud pit that they just throw seed at w no irrigation to help it grow. I have Vernon problem In my back yard that they said they took care of, which they didn't not as there is still a big hole in my backyard and excrements on my window pain.

The complex is nice, and everyone pretty much minds their business. The maintenance team is kind and very quick. The amenities are nice as well- the pool specifically. I would definitely recommend these apartments.

Amenities and leasing staff are great. Maintenance is always quick to fulfill requests. Most things are good. Traffic flow in the complex is not good and parking can be rough sometimes. Overall one of the better places I've lived in Austin.

Apartments are good rate for size you receive. Management is a little shaky and there is constant problems occurring at the complex. Maintainence takes a while after putting in request. People does not keep surrounding area clean

I love the grounds and the apartment. A few issued with electrical. Maintenance has been quick to come but I think it will remain an Issue. Notably the microwave. But other than that it has been good.

As my first apartment living here as been great so far. Despite a moderate ant issue during rainy seasons and the cattle corral gates being used at the end of the parking lot at the back of the complex. Which is placed to cover missing wooded planks to close off the complex from trespassers. Despite the easy access.. However living here hasn't been completely terrible compared to other living conditions.

As this is my 3rd lease here at the haywood i feel like i've been able to experience everything- maintenance, amenities, leasing office etc. Recently there's been a really bad ant problem, we pay for pest control, never see them doing anything. they made us switch our trash can, yet take away our recycling bin. The leasing office employees and management have changed at least 3 times since i've been here, so everytime something happens and you need assistance it's like pulling teeth because you're re- explaining a situation, or even the renewal process this year was 10x more difficult all because of who i had my renters insurance with. The gates are always half broken, you can only enter through 1 when there is 4 in the complex. when complaining about broken gates the offices response was " just because you were a gated community doesn't stop vehicle theft" maybe not but it sure does decrease the likelihood! considering we pay for amenities and security like this. As i didn't get an increase in rent at the time of renewal I saw my exact unit almost $200 cheaper online- which we a returning tenant/ loyal, always pay rent on time- that was messed up and felt like they didn't want to lower my rent. I've loved my apartment throughout my time here, but i think this will be my last year living here.

The apartment itself is nice and high quality, but the community is full of trash, homeless people walking through, and front office staff that throws parties daily but is unhelpful during actual conflict or emergencies. The front office staff is unhelpful and manipulative.

I have been extremely satisfied with my experience living in this community. Whenever an issue has arisen, it has been addressed quickly. Everyone has been very helpful and friendly whenever I've encountered them on the property. They go above and beyond.

Not a very good experience so far. The gates are always broken, people are having their tires stolen, management doesn't seem to care much about that. We had fire alarm going off at 4am, 7am, 4x this year on building 12. It's ridiculous! It's freezing outside and everyone needs to run downstairs because the noise is unbearable. Management has done nothing to resolve the issue.

The properties amenities are nice, the pool, lobby areas and gym are well kept. My apartment specifically has had issues with mildew/mold and now has water damage on the ceiling with black mold growing over it. This is a serious health concern for myself and my dog. Really hoping this issue can be resolved. Overall, the friendless and communication from the property since I have been a tenant has been good. Lots of cigarettte butts and dog poop all over the property, which I know is not the properties fault, but holding tenants accountable would be very appreciated. There is also a huge issue with homeless people, three different times I have had to call the police at 2am because homeless people were screaming and physically fighting outside of my window by building 1. I was at the gym one evening and a homeless guy got into the main lobby and stole the entire contents of the market. There have been many residents that have had their rims & tires stolen from thief's as well the gates are constantly broken and never in working condition.

I've been satisfied living in this community. It's pretty quiet and there's not many maintenance issues. When I need something serviced it's find usuallly within a timely manner. I would like to see more gym equipment.

I've lived here for two months, and the experience has been appalling due to the utterly disgusting state of the grassy areas. Every single patch of grass is covered in dog waste?it's impossible to avoid. Management seems to have zero interest in addressing this issue, which not only makes the grounds unpleasant but also poses a serious health risk. My dog has had to visit the vet twice in the short time we've lived here due to skin issues, and the vet confirmed it's a direct result of exposure to the contaminated grass. It's unacceptable that this problem persists without any visible effort to mitigate it. The grass desperately needs treatment, and management must take responsibility for cleaning and maintaining the grounds. If you're a pet owner, I strongly urge you to reconsider moving here unless you want your dog's health to suffer. The complete disregard for cleanliness and safety is disgraceful. Management: do better. This is not a "gated community" as advertised. The gates are always open and completely exposed to the public. This is misleading at best and a security concern at worst. Do not be fooled by the so-called "amenities" either. Half the machines in the gym are broken, and there is no clear progress or communication about fixing them. The amenities are just another empty selling point with no follow-through.

The Haywood is a VERY over priced complex for what they offer their residents. We are currently in a 1 bedroom with yard. The yard has little to no grass. Our dog gets extremely dirty with all the mud in the yard. The complex is poorly built, walls are very thin, often finding cockroaches. The pool was never clean. Trash bins are over flowed. Doors are not measured properly. Dog poop all over the complex. Very dirty and poorly built complex for what we pay. Once our lease is done we will definitely be moving.

Good, but kinda small which is a problem when most people own dogs. Most walk them outsid the dog park and makes me not want to walk around the complex because there is likely dog urine all over the grass. It's great if you don't go out. Pool and gym small. Inside apartment are very nice and maintained.

Friendly staff, decent amenities. Poop everywhere from pets not being cleaned up after despite pet stations every 100 ft. Fob for mail room and access to main building had never worked and they said they can't issue me a new one. Apartments are nice, but it seems like maintenance does the least work possible to fix the problem. Ex. If there's a known leak they take out the largest problem spots but leave water damaged baseboards and cabinet walls. None of my carpet is truly nailed down and continues to come up in new places every other week.

Steady decline. Mis-managed over and over. Since I've moved in there's been at least four "property managers" and none have really fulfilled that title. Since moving to The Haywood my experience is everything continues to worsen, that management has zero control of what actually happens here and their ability to maintain a safe environment is close to nothing. Multiple gates, both car and human side gates, have been broken for the entirety of my residency (likely longer) and the property managements answer via email was: "we've had people come out seven times and they can't figure it out" - who the hell are they laundering money for to have the same moron come out SEVEN TIMES with zero results? To a more personal subject, my dog. My dog had zero health issues before moving here and has since had several which are all likely due to lack of residents not picking up after their dog. This management can't maintain a clean property, as they've sent multiple emails speaking to this issue - the most recent with the subject line of "Please Pick Up After Your Dog" where they echo an unheard psalm, and again, things only get worse. I intend to leave this property as soon as possible and would have never resigned a lease, however, the property didn't reach out until the day my lease was up asking if I wanted to renew, so I didn't have much choice. Every tenant I meet I tell to move out as soon as they can. The company that owns this property doesn't care about it and it is a waste of money to live here.

I love living here. It's been great. Love using the pool my apartment is great. But if I call to the office to put a work order in, there's always pushback. I understand that I can do it online, but I I also know that if I call in a work order and ask for to be put in, it can be put in.

Have had a great experience at The Haywood. There has been some frustration at times though with maintenance/up-keep related issues with the apartment grounds. Specifically the functional status of apartment gates, key fobes/doors, and the apartment grills.

I absolutely love my Apt and the staff here is so nice. Its been great since day one. The pool and the gym are really great. Pat in the office has been so helpful and kind since I first applied. Moving here was the best choice.

Overall I have enjoyed living here. The size of the space for the price is great. There are some ground issues like residents not picking up after their pets and pet waste being left for a long time and not cleaned up after. Residents leaving their trash out for days over the weekends. Residents smoking when this is a non-smoking community, residents not taking care of their own yards/balconies. It would be great if the property was walked more regularly either once or twice a week by the office to give out noticed to residents who aren't taking accountability. The gates getting stuck open for very long periods of time and not being resolved. There are holes in the roofs that need to be fixed and this needs to be resolved sooner rather than later. I know things are being worked on, but this property needs some more TLC.

Overall, my experience at this community has been okay. However, ever since the original staff all left, it has been touch and go with upkeep and communication from the front office. There has been a decline in the character of the residents. since I first moved in. Since Kairoi left, new management does the bare minimum. It's odd that we have to pay $60 for a water filter when we're already paying almost $1800 in rent. Things are usually only addressed if residents complain. People are frequently having 30+ person parties at the pool - who leave it filthy and the office doesn't seem to care. If I can, I avoid contacting the office because concerns usually go unanswered or I'm given a long drawn out response that usually doesn't answer my question.

If you play music at 4PM on a Friday afternoon, you get a bang on the wall. Play it at 5PM on Saturday, get a morning eviction warning from the office. Use your sink disposal? Neighbor complaint. Don't move here unless you like ---- neighbors. People don't clean up after their dogs, OTHER people blast their music at 4AM(and I assume nothing happens to them). Oh, also? You can't have a Ring doorbell, so prepare to have your packages swiped. Also, people smoke weed without consequence. Main office coffee machine keeps changing, micro market is overpriced. On the flip side, mailroom is pretty cool. Interiors look nice and natural. The rooms are easily decor stable and the floor plans have a nice layout. It's usually quiet in the nighttime. The parking is slim pickings, but the covered spots and garages are where it's at. No car theft, pretty safe neighborhood. Out of the way and quiet, not a lot of highway noise. Nice area, with Southpark Meadows 5 minutes up the street with all the stores you could ever need. But seriously, F some of this administration. They suck at their jobs and need to do a better job picking up the phone when you call. Their office hours are pointless because they're never there anyway.
