Expensive and Not worth it. Do not recommend.
Don’t live here - A4 | 770sq ft 1. Rent: Ridiculously expensive. More than a mortgage. Monthly cost after amenities, valet trash, admin, other bs: $1934.18 - Base rent was $1800 (I hate living here for this reason alone. Base rent is one thing. $134.18 EXTRA? Per month? Insane.) - As of June 2022, Rent is $1630 for the A4 unit. & even that is expensive for South Austin. I guarantee the tenants who signed at the initial $1800 base rent will see a ridiculous rental increase at renewal time. I won’t be renewing, obviously. - Yes, you need to earn 3X the base rent. - I posted pictures of the rent charges on google reviews w/o any personal info. They keep trying to flag the review because of it. Keep the additional fees in mind. 2. Utilities: From one month to the next the “Domestic Non Hot & Sewer Non Hot” went from $13.68 to $58.08. How. I wasn’t even home much the month of this “increase.” I have proof. Yet, this is the bill. 3. Parking: You pay extremely too much money in rent to not have a parking spot. I have included photos of the dumb things this complex does not control when it comes to parking. I live on one side of the complex & have to walk from the complete opposite side daily to reach my unit. Ridiculous. 4. Garages/carports: $45/m is wild when rent is damn near $2K. $125/m for a garage. They can’t be serious. (About $540-$1500 a year just to park where you live? Completely lost their mind) 5. Washer/Dryer: Very poor quality. They are stacked & they can’t seem to function with any load of clothing. 6. Countertops: They stain in seconds. You must be very careful when using. I have a strong feeling they know this & will rack up “damage” fees against tenants at the time of move out. 7. Ants: No idea why I pay a pest fee. I spray my unit down twice a week to address ants/spiders in & outside the unit. 8. Tenants: This round of tenants are unruly. My specific neighbors throw cigarettes, trash, all kinds of mess into my yard. I addressed it once with this complex & knew I would get no where. But make no mistake, they did not hesitate to email me with threats of charges for leaving a damn trashcan outside the unit. I have a career with 10-12 hour work days & can’t comply with the “hours” for trash service. You want 3X rent or a trashcan in by 8pm? Pick your poison. 9. Packages: Tenants constantly post in the community group they are missing packages. Annoying & tenants hassle trying to get packages to the correct tenants, if at all. These neighbors steal. 10. Peeping Toms: I’ve caught strange men outside my backyard fence multiple times peeking into my unit & my neighbors. I’ve had to call the police, that’s how creepy people are here. I have one recording, not a good one, of one guys face. The guy saw me recording & by the time I drove around to get additional footage, he drove off in a white pickup truck. I have the police on speed dial at this point & 360 cameras all over my unit because this complex has none. 11. Fees: You must use City of Austin utilities. Inflation has drove up the price. But complex will not tell you there is a $200 deposit fee for COA & the apartment will tell you it’s not their problem. So I’m telling you now. 12. Management: Fees accompanying management changes. You get where this is going. Money hungry complex. 13. Pets: Tenants leave their pets in the yards/balconys, so they are always running away. I’ve given up keeping them out of my yard & digging under the fence to escape. 14. Address: There is a street in the Manchaca area with the exact same address. Different area code. This address causes significant issues with banking, mailing, etc. 15. Amenities: Paying for amenities that cannot be used (the pool) due to tenants who cannot comply with simple rules is… frustrating. No cameras so we are all penalized & no reduced amenity fees. You would think they would invest in cameras in the pool area, at least, with the amount of emails we get about the pool problems. 16. Smells like weed. Overall: 2 Stars. Beautiful interior in units, complex is new; not worth $2K+ every month & accompanying issues associated with living here. It’s an apartment. I get it. Preventable problems & overpriced expenses is what I don’t get. Spare yourself, don’t do it.

I highly recommend living at The Haywood. The properties are gorgeous and the amenities are excellent! The staff is very helpful and maintenance is quick and responsive. This is a great community for everyone!

I've had a pretty good experience. I keep to myself so I typically don't ever have issues in the apartments I've lived in. This is an overall nice property. My 1 bedroom is spacious with a nice layout. If you live near the pool area it can get pretty loud and some people are not great about cleaning up after their guest. People drink and eat in the pool which has led to them having to drain the pool due to broken glass. Hopefully staff have the ability to be more vigilant in the future. The gym is nice and I like how they've had several food trucks visit the property. Like most apartments that allow pets, people aren't good about picking up their animal waste which is a bit annoying. They recently announced that they will be apart of the affordable unit program which is great with the increased cost of living affecting so many.

Management is very professional and easy to talk to. Due to moving in as construction was still in process, it seemed like (based on the overall quality of the apartment) that the buildings and units were built cheaply and in a rush. Dings and scrapes around the walls, cracked showerhead, faulty blind/curtain support, and cheap carpentry on the cabinets and drawers. I recommend management renovate/provide a "touch up" of each unit after the first tenant leaves.

Great quality apartment with such a sleek look. Management and maintenance has always been quick to respond and easy to work with. The apartment management puts in a great amount of effort to build a safe and friendly community at this complex.

I have had a wonderful experience at the Haywood. It is very clean and well kept. They always respond quickly to maintenance requests and I've never had to have them fix something twice. The management is always willing to work with you and are always kind. :)

Great community! Very friendly staff, professional, and always take care of their residents. They keep us updated through the community forum and e-mails of any updates, events, and issues. Also, very friendly maintenance team. One of the best properties I have ever lived!

I have been impressed with The Haywood all around, from the time I stepped foot into the leasing office to tour, until recently when I submitted my first maintenance request. The front office staff are friendly and helpful, and the maintenance team responded instantaneously

No complaints, the apartment is brand new with little to no issues. Beautiful complex for a great price. Both bedrooms are the same size and the layout makes it seem very specious. Safety is also a main aspect of this complex, which is very reassuring.

Amazing staff, perfect for animal lovers, located near all the stores you need. They even have food truck that come out giving the community a chance to try different food right here from all over Austin.

Love the floor plans, clean and brand new. Really great amenities including a nice pool, gym, community space, fire pit and grills, small dog park/yard. The staff has been kind and helpful and I feel safe in this community!

So far I love my new home - the apartment is beautiful, people are great, and the pool is hard to beat. I'm looking forward to living here for a year and taking advantage of the gym and the amenities.

I absolutely love living at the Haywood! Maintenance take care of any requests promptly and efficiently. The apartments are beautiful! The amenities are so much better than your average complex. Though traffic is always there, you have immediate access to 35. Leasing staff are friendly and helpful. I really love how this community has only 1-2 bedrooms so it is mostly 20s-30 somethings single or couple, not many kids. Just millennials and their dogs.

My experience at the Haywood has been great. I've enjoyed going to the events put on by the staff. The events have allowed me to make new friends. Although this will be my last year at the Haywood I will miss living here.

I've only been here for one week but I like it so far. The gym is pretty amazing which is very important to me. Also, there are so many homes with dogs! My fur baby is happy here, too! We love our new home.

The apartment complex and staff are wonderful with pets. Lots of amenities are offered. We feel safe and welcome here. My dog has made lots of friends. The Haywood is a great place to call home. We are sad to leave.

Everything has been exceptional. From first shopping the apartment, to move in, to simple everyday communication with the front office and staff ... I couldn't ask for more. On top of all-around service, the apartment, facility(s) and community are all top notch!

Our experience with The Haywood has been very up and down. We love the apartment and amenities we have, but are unsure if we would resign and will resign in the future. We feel like we were told a lot of things my management when moving in and many things have not been followed through with. Our move in date was pushed back almost a month over and over again, and our 13 month lease with 3 free months was turned into a 15 month lease but we were desperate to move and signed.

So far I have greatly enjoyed the experience. The gym is much better than other places I have rented from previously. Also having my own washer dryer tucked away nicely in my closet is one of the biggest selling points for me.
