This place is not safe. Please read before you move in. I’ve been living at American Beauty Mill since 2023, and from day one, the security has been a complete joke. The main gate they advertise as a “security featureâ€� hasn’t stayed operational for more than 72 hours at a time. It’s broken so often, it might as well not be there. We got new management in November 2024, and many of us expressed serious concerns about how unsecured this building is. Homeless individuals regularly enter the building and sleep in the lobbies and common areas. In January, they installed new fob systems and magnet locks—probably to make it look like they’re taking action—but months later, none of it works. We’re still dealing with the same problems: doors that don’t lock, gates that don’t close, and people who don’t live here walking freely through the halls at all hours. There have been break-ins. There have been confrontations. People don’t feel safe here, and rightfully so. Management has been made fully aware—repeatedly—but they refuse to hire onsite security or put proper measures in place. If you’re looking for a place where your safety is a priority, this ain’t it. As residents, we’ve been left to fend for ourselves. Don’t let the look of the building or the location fool you—what goes on behind those doors is dangerous and irresponsible.

Roach Infestation & Indifferent Management

With cost of living on the rise, it would be tragic if you paid to live and leave here. Is American Beauty Mill attractive and unique? Yes. Do they have a roach infestation that is poorly managed, if at all? Also yes. September marks the first of my many roach complaints, and to date, my unit has received 1 spray service and 3 paper traps. And while both the property and property management company claim pest control services are pet-friendly, their onsite pest control tech stated otherwise. Daily I find multiple dead and live roaches in my unit; often I find roaches in the common areas, such as the laundry room and hallways. And after exhausting my personal efforts to communicate and treat the roach infestation myself, I am breaking my lease. The property's indifference to provide a safe and healthy dwelling, and to resolve such related problems within a reasonable time is alarming. Most communication I receive from the property is either untimely, avoidant, unclear, inconsistent, all of the above, or absent. I had to ask three times throughout our email exchanges before the property acknowledged my request to break the lease. And despite their culpability, they want fees and notice to break it - the quintessence of hypocrisy. I did provide them notice... notice of the roach problem... 5 months ago and many times after. And in the same breath, this property neglects their legal responsibilities while enforcing mine in a contract they first violated. Of course I'm not paying fees to leave a roach infested apartment. No one should be penalized for leaving an unhealthy home, so this also surfaces huge and disappointing implications regarding their ethics. There are many attractive and unique places to live in Dallas, and for the health and safety of you and your pets, I highly recommend you choose any of them but American Beauty Mill. Know your rights under the Texas Property Code. You deserve a healthy home.

Moved in in, 2023?.nice building, nice staff, but extremely neglectful, absent, and not empathetic at all. Previous maintenance staff failed to make apart ready. I've had to request these things he done through maintenance request, that seem to not be prioritized as if they are issues I've created myself.

I love living here and the beauty of the building, but maintenance problems happen regularly, i my unit and on the property. The parking gate and elevator are regularly out of service, and the plumbing in my unit has often been an issue. My car was towed when I had been paying for my parking space.

Very courteous staff, place has a very rustic vibe and it feels historic when you walk in. Residents here are very friendly, haven't had a negative experience with anyone just yet. The area is a little sketchy but courtesy patrols and the nearby police presence help to make it feel a little safer.

It's a great concept w/ really cheap execution. More flash than quality. Is it a horrible place? No. Can you do better with your money? Absolutely! This is an old building converted into lofts, it looks charming, looks like a fun place to live until you have to deal with the problems of an older building and cheap construction. As in every time it rains, it rains in my apartment, elevators break down often and it's full of dust everywhere. Two people I consider a saving Grace is the manager and Mike head maintenance guy. I feel like the manager wants to make this place nice but she doesn't get the budget to do so. I feel Mike works his --- off to try and repair an old --- building that's falling apart. I don't hate my place, but I had the money to immediately move I would.

Very cool historic building. Jessica is a huge help! This place is only for you if you are truly into lofts and dedicated to that lifestyle. The location is also amazing, one or two blocks away from downtown Dallas! We are loving it!

Not bad. It's a funky building and little bit rough but I really like it. I have one the best views of downtown Dallas and it's at pretty affordable price. I like the pool and clubhouse a lot. Elevators suck though.

I love the eclectic, historic flair of ABM but I am disappointed in turnaround time on 5 out of 5 outstanding work orders placed in the last 6 weeks. Weeks delay in AC repair during a heat wave has been awful.

Very Cool Industrial living but not updated and corners cut at every chance they got. Office staff is friendly but the Boss ties their hands and being able to fix anything. Cracked/broken window that don't open. Be ready for crazy high electric bills!

The building is very artistic, eclectic, and most of the neighbors are friendly. We've had a few downsides in the first two months we've been here. Our garbage disposal keeps breaking, and our last work order has now sat for four days with zero response from the office. The gate has been broken, so all kinds of people wander in and out. Since people also have businesses here (which according to lease are not allowed), there's always random traffic at all times of the day and night. Be prepared, as the building is old, it also leaks when it rains, and the fire alarm will go off at random times.

The people are great as far as residence. The management is understaffed and does not take care of units. There has been mold in multiple residents homes, and no resolve to fix. I have contacted the apartment on phone, in person, and even written emails to fix the leaking windows and mold. I have been back and forth for 4 months on this with them. They say that someone will come out, but no on ever does. They have not treated any of the mold. The price that I pay for rent versus the value of the living is not accurate or worth it.

Love the people. Hate the building and upper management. Lost to much living here. Stolen car. Broken into car and truck. Flooded apartment 3 times. After multiple times of flooding, do you feel it's fair for me to continue paying my rent to a company not doing there job. I don't think so. So I am leaving the apartment as of 7th of Feb. I will not be paying my rent. If a lawsuit is pursued to sue me for rent. I will counter sue for black mole. Flooding Lack of care. This has been a horrible experience and I just want to walk away. No additional fees. The person leasing a unit should feel safe. But I keep losing money staying here.

i absolutely LOVE LOVE LOVE my neighbors! the area is trendy, lots of stuff to do around you but management acts like they don't care. the pool/gym was closed majority of my lease, they barely answer maintenance requests, numerous units have mold and windows that are cracked, leaking and cannot be opened.

Every apartment here is different. Big, small, thick concrete walls, ultra private, and everything in between. It really just depends on which unit you get! The management is very nice, but closed quite often. Never had any issues with neighbors, theft, vandalism, etc? I love it here!!
