American Beauty Mill Lofts is truely unique and one of the only original industrial loft living communities. It was not built from the ground up to have a rustic industrial style but instead was once an operating flour mill built in the early 1900s. Interiors have original glass paned windows, exposed brick, concrete beams, exposed electrical piping and extremely high ceilings. The best part is being able to paint (sheetrock only) the walls any color if you choose so and if your handy build and construct any add on (stairs, wall divider, etc.). Selective apartments have spectacular views of downtown. It's a nice place to grill out by the pool at sunset and see the downtown Dallas skyline light up.

I fell in love with the place upon first sight, the place is perfect for those of us who are creative. The staff is awesome and very helpful, anytime I have had an issue they fix it. The community here is great and respectful towards each other, I am truly glad to call this place home.

Excellent community of residents. Great group of people. Courteous and responsive community management that is willing to help in any way possible. Usually some sort of community event going on every month. I would say points that could be improved would be the fitness center, and the kitchen appliances (all work great, no problems at all there, but they could be updated).

We have been in this loft since January of 2009 and we have been through at least three managers and we still, absolutely love it. Our experience here has been outstanding. We have met fantastic people and the repairs that we have needed have been taken care of in a timely fashion. We understand that in a historic one hundred year old building that there is going to be a few pitfalls but the current management staff, especially Maria Kass, has been ultimately the very best that we have dealt with, to date. In short we love it here and we will never leave. We fantasize about the day when these lofts will actually been turned into condos and we can just own and no longer rent. We love it here and have absolutely no plans to move ever again. Thank you for all the great attention to detail and the timely service. We love living in the city and the downtown scene here is only going to get better over time. We are looking forward to the reinvention of the Farmer's Market where we can go to Starbucks and shopping literally five minutes away!

The lofts are good size and have a lot of character. The building is beautiful, as well as, historic. The lofts are a great place for young artists. The American Beauty Mill is extremely pet friendly and the leasing agent is happy to help and answer any questions. The lofts are just far enough out of town for you to have peace and quiet but close enough to get to anywhere downtown with ease.

I've lived at the Beauty Mill for almost a year now and I love it. The lofts are very unique and the truest loft living I've found in Dallas. The office staff is some of the nicest people who react fast to any issues with lofts. It can be really quiet some nights with the occasional noise but nothing you wouldn't expect from a hip place where a lot of young people live

American Beauty Mill has been the most remarkable living experience EVER! for me!!! Not only is it located with easy convenience to all the major freeways in Dallas! MOST IMPORTANTLY!, our Community Manager Maria Kass has to be the BEST! in the city...correction, the state...oops another correction- the US, I am so sorry one more correction- THE WORLD!!!!!!!!!!! The difficulties with the elevator aside the staff has been great, the apt is cool, all the other residents I've dealt with have been friendly. Overall it's been a great experience. I would recommend this place to my friends.

If ZERO stars were an option this place would get it for sure! After reading all the other Reviews this one is no different This place is horrid if you care where live. I read reviews before and figured eh cant please everyone. Well I tested it and wish I would of taken what was written by others to heart. All my windows leak and when I say ALL I do mean all of them, not only do they leak water but heat and cold as well. I saw the posting about leaking windows and I figured couple of drips NO not the case I filled up pot after pot of rain showering into my apartment. I had to rearrange my TV location, couch, rug etc.. in fear of electrical fire. Heating and cooling..same thing figured some people need it super cold or super hot.. again tested it and moved in..WRONG choice my apartment will not get cooler than 80 degrees with AC on all day along with 4 ceiling fans on ALL day NOT AN EXAGGERATION. Electric bills are more then my previous 2300 sq ft house. In the winter it did not get warmer then 70 degrees And yes my apartment is one with no opening windows. Such a joy in the summer its like living in a sweat box no circulating air at all. I didn't realize this unit didn't have a microwave.. yes its odd I know I have seen all bills paid apartments in horrible neighborhoods have a microwave. Well not this one! But not much you can do after you sign your life away. if you decide to live on the 3rd and up floors you must love working out because the elevators are constantly breaking. Well the ONE elevator that works is completely unreliable its been broken for weeks at a time months at time. The other elevator has been in disrepair for months now with no plans of ever being fixed. The management is aware of the issue but seems to enjoy profit over repair. This is a place for you if you do not care for amenities. They call it a "fitness center" but good luck getting fit in there. Most machines are broken missing pair dumbbells 1 really old tread mill ..NO JOKE REALLY OLD Missing equipment horrible horrible just view it for yourself they may sell you on "we are going to upgrade it" but beware your rent is due and no upgrades to follow they took you! "media room" HA! a couch or two and projection machine.. some "media room" I was told "upgrades to follow" well so far nothing Please look for yourself its comical one pool table barely one table tennis minus paddles and balls ..good times small dirty pool..enough said! parking is OK if in the garage but late night on the weekends you may not have a spot inside the gates you may have to park outside the gate if you can even find a spot outside the gates I have not had an issue with other residents as some of the other reviews mention BEWARE of this place!! make sure you take it for what it is now not what it could be IF they fix everything or upgrade. Because "upgrade" "fix" could be years from now. Do yourself a favor and choose a different place, so many others in Dallas to choose from don't waste money here when you can get so much more out of a living space elsewhere unless you like to pay more for less and live with bums and zombies (night walkers) drugged out of their minds.. Honesty here.. if it was nice and great I would say so

Love the charm and character but it the elevators, leaking windows, parking, dogs, and "open door policy" of some residents is getting frustrating. Everyone in management knows about these problems, and while I understand these things take time, the elevator problem has been ongoing and since July 4, 2013 we have only ONE elevator and that one is not reliable --- several people have been trapped on more than one occasion. This is unacceptable and needs to be addressed and FIXED.

I've been at this complex for about a year and i definitely say this is a great place to stay at if you love the city life but don't want to be smack in the middle of it. I'm staying on the third floor facing the skyline, great view. The environment is a little rough, of coarse with it being south Dallas but rest assured there's a police station literally next door so there aren't really any reports of violence in the neighborhood. My only criticism about this complex is the elevators need some serious work and the parking is very limited. The small elevator can only fit four people in at a time and that's if you squeeze close together, and the big elevator takes 3 to four minutes just to close and i think due to the old age of the building the lasers must be off because the door will open then close randomly before getting to where you need to go. My advice do not bring really big furniture here unless you can carry them up the stairs period. Second do not i repeat do not come home any time after 10 on the weekend 65% of the time there's always a party going so parking is extremely limited here, if you come in late you have to park outside the gate, of coarse which no permanent would want to have to do. Other than that this is great a place to live. Maria is the site manager she is just great shes really making some good changes. p.s cant beat the lounge area on the second floor, pool ,grill, pool table, work out center, movie center.

I would like to recommend American Beauty Mills to everyone. The staff here is very professional and customer service can't be beat anywhere. If you call with a problem, no matter how big or small, they take care of it. Maria and her maintenance man do an great job of making this a home for everyone.

American Beauty Mill is a MOST unique place to live. I have been here almost a year and we have a new manager who is very concerned with our needs and is making a difference in her short time here so far. The people here are the best and I plan on staying for a while.

If you are looking for something cookie cutter then move on! This is a 100 year old landmark here, an old flour mill! Not some 300 unit modular apartment building! The new manager Maria is awesome. She has addressed our issues and made things more professional. We have more maintenance than ever before, its clean and smells good, but we still have th e industrial look that we moved in for. Other reviewers are unreasonable. You can't expect to heat large lofts with 16 foot ceilings at a low price! The key is thermal curtains and space heaters! If you aren't 12 feet tall...don't heat 10 feet over your head! Summers are great here! Concrete keeps the temperature right and the air on 70 is perfect with these industrial blowers lol. I am resigning my lease after I have learned how to live in a converted loft and I would hate to lose my view of downtown! (They washed the windows today and the view is even better!)

I currently live here, and have had many friends live here. It is by far the best property I have ever lived at. The management is fabulous. The living is simply incomparable, Industrial, artistic, and for dallas great prices. I love living here. Not to mention with only around 80 units it is a special community to be in.

I'm not sure why this place has so many negative reviews. I love it and never have had a problem here. The maintenance team is always prompt and seems to really go above and beyond to help residences out. I really enjoyed the breakfast goodies that furnished the other day. Speaking of management, the new manager, Maria, has been a pleasure to work with. She is friendly and always very helpful.

I love this place! I have not had any of the issues the other posters have talked about. The staff has always been friendly when I had an issue. I liked Tony and Grant, but I will say that the new manager has gone above and beyond. Maria seems to really care about this place, and has already started doing special things for the people that live here. You can definitely feel the warmth when you walk in. Of course,the building is a hundred years old, and will have issues, but that is part of what makes it so charming. It is a photographer's dream. We are also gated, so there really isn't a lot of people wandering in as far as I can see. I feel safe living here. The other tenants are great, too. We get along with our neighbors famously. We are among artists, musicians, and young professionals. It is very close to the downtown scene, too. You can literally see the Dallas skyline from my windows! Awesome view!

I have lived here for the last two, almost two years. I love the people that live here. Everyone is very neighborly and there is an awesome atmosphere of creativity. Our new management has gone out of their way to help me with anything needing fixed and they are doin alot more for us that live heer. This is a really unique place with a really unique vibe.
