A seemingly picturesque loft complex with sub par amenities, unprofessional management, and unsafe living environments. Whether it's moving units after sewage pours out of your drains. Being charged outrageous fees for no reason. Having ceilings leak human urine. Roaches infesting your home. Or needing to report your property to the public health department. You'll get it all, for a cost of course. Being a young adult, lofts are exactly what most people look for nowadays. But compromising for a place that's both medically and physically unsafe, is absolutely not worth the rent or stress. save yourself the money and time.

This place is a ---- show! The windows leak every time it rains! The refuse to replace them! My windows are over electrical outlets! Water hits those outlets when it rains sometimes which can kill everyone! But they don't give a ----! My oven hasn't worked since thanksgiving of 2020 it's October of 2021 now! They too the vines down that covered the gates which added life and privacy and guarded the mail boxes. Soon as they did that mail started being stolen! The pest control has never came to actually do ----! It's been a ------ experience! But the residents are sweet! Lol

Nice community of people but the building has not been kept up in regards to maintenance, amenities or security. We are living in a 100+ year old building with leaks and appliances that are in need of repair/replacement. We have issues with crime including packages/mail being stolen, car break ins, panhandlers and graffiti on the property so we need better security. We also have an issue with unauthorized parties in the common spaces. Office management is constantly changing so it's difficult to get anything addressed.

Unfortunately this is the worst apartment experience I have had to date. It takes too long to get issues fixed here, there is no communication from management on updates or things taking place within the complex, money is prioritized over customer service, there is no ownership from management when issues occur, nor do they try to help ease the residents' experience here. I was harassed by an employee, management changes on a month to month or two week basis, they blame neglected repair issues on the building being old when they should be making sure the place is habitable before charging people to live here if that's the case. There are other old buildings in Dallas that are far better kept than here because they take the time and money to make sure that the conditions are safe for residents. Here they just take your money first then only fix the issues if you report them or ask to leave. Your car may get stolen or broken into. Your packages are stolen. Homeless people visit frequently and sometimes sleep in different areas of the property. The solution to break-ins is to tell the residents they should be locking their cars. There's really too many things to write here. I love the units, my space, the character of the building, and the people here. If management took the time and money to care about this place and fix the issues here it would be so much better.

The current on-site manager runs a good community. Parking is enforced and the general population of residents is good. Keep in mind this is south of downtown, so yes, there are some homeless in the area. It's urban living, so you have a mix of residents. Price per sqft is pretty good for Dallas. They offer 2 parking spaces per unit and you can rent covered parking inside the building.

I love this building but I also hate it. It’s a beautiful industrial vibe, with big windows and cool amenities. What eclipses all of that is the issues with the building and the staff. Being 106 years old, I understand there will be problems with the structure, but the when it’s combined with a rude staff, it becomes unbearable. For months I have been trying to get our loft into a livable condition. We have had numerous problems; leaks, broken toilet, broken AC, you name it we’ve tried to get it fixed. Everyone other tenant seems to have the same problem as us. Some of the issues were fixed, but most have gone untouched after mentioning them to the building manager over the course of time. Once the building gets better management (who are not dismissive and rude) I believe the place will start to turn around. Instead of them fixing our problems, they offered to break our lease. Here is some good business advice to American Beauty Mill: the point is to sell apartments and keep tenants in them… not ask them to leave when you’re to lazy to fix a leak.

Office staff was very helpful. An issue I had with my fridge at move in was corrected the following day with no problems. The apartment is very large and the rent is appropriate for the unit and the neighborhood. If you like thr feel of an old concrete loft, this place is right up your alley. Buyer beware, the ceilings are high and most units have plenty of old inefficient windows, so factor in the Texas heat and the cost to cool a unit like that.

I have no mailbox keys, my unit had a very distinct odor. My ac unit takes forever to actually turn on. My floors where dirty and it's confusing to know the do's and don't of the community. I feel the building is way to accessible and parking is difficult for guest

American Beauty Mill is the coolest building I've ever lived in. Prices are lower than downtown but that comes with a catch. Upper management hasn't done their job to keep that coolness alive. I've lived in two different units, on two different sides of the building... all windows leak during the rain so buckets and towels are a must. The HVAC systems are old, poorly designed and aren't set up to heat/cool some of the units properly. Depending on which unit you're in, if it's hot outside it's hot in your unit and the air conditioning doesn't help. Our electric bill has gotten up to $600 and we were still hot. The appliances are old and usually broken, and are typically replaced with another old appliance. The neighbors are really cool but there have been a lot of minor crimes and loitering in the last year or so. I really love this building; friends are always blown away when they first come over, but until management fixes some core issues, I would steer clear.

The residents and workers who are here regularly (Bernie, Angelica, Carlos) are all cool. Whoever owns this complex sucks though. You don't provide modern appliances, the windows are not double paned, there is no insulation which causes electricity bills that are ridiculously high, there have been multiple car break ins inside the gate and even in the parking garage, the pool is very unattractive. It is very clear that the owners/management don't care about the amenities nor care about this place being the slight bit enticing.

ABM is truly one of a kind!! I never thought I would find a place this unique in Dallas. Angelica in the front office is an amazing staff member, she is very accommodating and will work with you around any issue. Though I just moved in a few weeks ago, I feel very welcomed and right at home, everyone in the community is very kind.

Terrible if I could get out my lease I would. Look at my previous comments. I don't feel safe here spoke to Management at present and she was less than helpful. The things that were promised in my lease were not delivered. My parents are attorneys and we are looking into this. Current office manger was very rude and not helpful basically told me I signed my lease and that was it. I have slot of friends looking to rent and will not refer.

Manager quit while between my move and when I arrived on the date, nothing was prepared and it took so long while my movers were waiting with $120 an hour ticking. It can be noisy with people at times and dog barking. Places are not clean enough for my comfort level. But it is what it is, I think. Dogs loose at times with no leash which scares me. . BBQ grill is rusty and broken in the common area. The maintenance person is super. It is a rough place which I guess the beauty of the place.
