It is an amazing building, that is a dream to live in, but mostly ------ tenants that leave messes everywhere, and not great management, making it more of a hassle than it is worth. It's not all bad though, it really is an amazing building, and I love living there, but, the crappy maintenance service, and ------ tenants make it hard to justify.

It's a great place to live except for new management is not so good. Safety and building issues not addresses. Good residents moving out because of the change in building culture. Poor management company or people in charge...lile Michelle. Poor communications in her part.

This is an amazing place and community ? one of a kind. The building is so unique. It's great that they allowed it to remain true to its original industrial roots. That has allowed each unit to be distinctive. The people who live here are as unique at the building ? artists, photographers, musicians, actors ? but also lawyers, doctors, and restaurant owners.

NEIGHBORHOOD The American Beauty Mill (AMB) is a beautiful historic building and I like how it is only a short drive away from downtown Dallas, Bishop Arts, and Deep Ellum. It appears that the neighborhood is up-and-coming, but it is not safe (e.g. gun shots, homeless people, etc.). There has been several instances where panhandlers have entered the building bothering the tenants. Furthermore, the mail boxes have been broken into multiple times. MAINTENANCE The maintenance staff is very courteous, quick, and always does a fantastic job. NEIGHBORS The building was quiet for most of my time living here until more recently. There are many people that do not respect their neighbors and are very loud (e.g. loud music, arguments, violent behavior, etc.) during late hours of the work week. My neighbor in 406 is always shouting and in one instance started breaking glass objects against the wall. The AMB has also created a Facebook page in an attempt to assist with communication with the residents. Unfortunately, the social media page is filled with negativity. Also, a resident found my girlfriend's Facebook profile through the AMB webpage, and sent her an offensive message. While the staff is great, some of the residents and lack of safety in the neighborhood has been quite disappointing. The AMB has the potential in becoming a really good place to live, but certainly needs some improvements.

It's definitely not worth the price. Nothing is updated. Not the appliances, countertops, bathrooms. Doesn't come with a microwave. The halls and walking areas are always dirty full of cobwebs. The area it's in you get harassed by people on the street. (Outside of the apartment complex). We have washer and dryer hookups in the apartment but the dryer hose is inside no way to put it anywhere. So we were given a small plastic box and add 1 inch of water to catch the lint, but lint still gets everywhere and we're breathing that in. Paying $1,400 for a studio. The people that live in the apartment are super friendly and creative. Pretty much the only positive to the apartment. Me and my husband can't wait to move out.

I love it here. It's pretty close to all the fun spots in downtown dallas but I often find myself just hanging out here because it's so cool. Every floor plan is unique. Management has been shifting lately so it's hard to comment on that, but it seems to be headed in a good direction. Some of the negatives are that it's hard to get deliveries at times. There's not a single place that delivers here unless you're using Uber eats or post mates. My unit doesn't open directly to the sun (unique case) but from what i hear most people have issues with how hot the place gets during the summer, and cold in the the winter. Some apartments deal with bad leaks when it rains. It's a very old building so it's not perfect. That's part of the charm though. Most people who move here are willing to go through these things. That should speak to how great the positives really are. Maintenance is as good as it gets. Carlos is amazing. He holds this place together singlehandedly. He seems to have a personal relationship with every resident.

Beware of Charles Jackson, the manager at American Beauty Mill. Charles has decided not to return a $300 deposit after I changed my mind about leasing at ABM. I never signed a lease, but their online application walked me through the process of paying them application fees AND the deposit. Before signing, I respectfully went back to ABM in person to explain to Charles that I had changed my mind about signing a lease there. He agreed he would refund my deposit. Several days later, he called and said he was keeping it and I could talk to somebody named "Gus" if I had any questions. Completely unethical. Not sure if this is race related but it sure seems that way since there's no legitimate reason to keep the deposit without a lease being signed. Work with American Beauty Mill and trust Charles Jackson at your own risk.

I must say that the American Beauty Mill staff is small but very ON POINT! I havent had too many issues but when i have had them a few times, they knock them out fast! Big ups to the management and maintenance crew of The American Beauty Mill Lofts. They definitely rock!

The management at American Beauty Mill goes above and beyond assisting their residents. They get to the now the residents by name, greet them like family, and are always inquiring if there is anything else they can do for us. They will go out of their way to assist residents and make sure they are happy with their apartment home.

I have enjoyed my experience here very much. The property is beautiful and historic. Charles is amazing and is always there to help! He is busy, but always responds to my e-mails very fast. I had a leak in my apartment at 5 AM I called the emergency line and had a response in just few minutes. It is an old building, so do not move here expecting the typical modern vibes. I have a big 90 pound fur baby and it was never a problem to have him! the residents ( well most of them) are great! Overall is a great place to live!

The building leaks causing literal waterfalls through the window. The apartments flood regularly through the hallways. Pots are being broken and or stolen. There is mold from all the leaking. The mgmt team refuses to address the issues even after being notified regularly for over a year. The elevators have a tendency to stop working and the repairs are not timely. Would not recommend. Parties in the building with no respect to neighbors and absolutely no help from the mgmt company.

A great experience to have under your belt, but nothing to write home about. Appliances are rotting and rent is way too high for what you get, but the building is unique and it is very close to downtown.

Loved my experience here. Management was great (Thanks, C!). Not everything is perfect, but I've lived in a lot of apartments, this being my first loft, and the space and amenities were great value. You have to know the neighborhood to 'get it.' The Cedars is unique and the next 'hood to become a unique destination. Locals love it and don't leave often. Sure, there are some newer apartments in the area, but nothing like ABM. Good people and vibes here. I'm a working professional with crazy hours and never heard the party on weeknights or weekends. I rate it and recommend it. Gave it an overall 5 stars for the great management.

The building is unique and has some amazing views. I've been in 2 different units and it is hard to keep the units cool during summer and warm during winter. Almost everyone in the building experiences a huge hike in their electricity bill during those times. The dog owners do not pick up after their dogs. The location has great views but the surrounding areas are not great or that safe. I remain here because of the uniqueness and it's too much trouble to move. I wish there was a cleaning service to maintain the cleanliness of this building more often. The gym has equipment from, it looks like, the 80's so hardly anyone uses it.

Great sense of community from the people and residents. Everyone is so friendly and welcoming. Unique style lofts with tons of character in a historical building. The cedars is an up and coming neighborhood with a lot to offer. The maintenance staff is very responsive and helpful as well.

Great architecture, but have experienced leaks continually - some severe. Management says they are addressing and still water comes through the roof during an bad storm. A very transient community that doesn't take pride in common areas and does not follow rules.

The community is great. It is missing a few options other complexes may offer but i truly enjoy living there. Charles is great to work with and does an amazing job. Joe is very quick with task and communicates well about the request. Please note there are a few things the complex may not offer that would be great for tenants. Upgrades in gym, business center, community involvement events, weekend hours for leasing office least once a month. A few other things i noted as well.

Although I've only been at the property a short time, I'm finding all of the accommodations to be convenient and in great order. Charles, the on-site property manager/leasing agent, is the best I've ever encountered. In terms of community, everyone has thus far been friendly and inviting. No regrets!

we love this because of the history however we have very loud trash shooter that passes by our unit and its very disturbing specially at night time when taking rest its part of the building structure and nothing we can do about it! but its alright!
