I'm very pleased to be a Gallery resident since June 2016 ... Despite what some of the negative reviews have stated: 1) Property ownership has not changed ... It's still a Lincoln property ... 2) There is plenty of resident parking ... Yes, they do offer reserved spots for a monthly rate ... However; residents are still allowed to park in the available reserved spots until a resident claims them ... Once theyre claimed, the spots are marked so that other residents are aware ... 3) The Luxer One locker system is terrific... Super convenient and very easy to use... If for some reason you can't pick up your package within the allotted 72 hour timeframe, the leasing staff will be more than happy to collect your package, and either deliver it to your apartment home or keep it in there secure storage unit until you can pick it up ... 4) The building has a solid concrete substructure, so very little noise, if any, can be heard from neighboring apartment units... The only noise I have experienced is from the pool area during pool season, which is to be expected ... Jennifer, the current manager, and her leasing staff are wonderful... They're on top of any request that I've ever had the day that they are submitted ... The apartments have nice finish out... 10 foot concrete ceilings, subway tile, and white walls, so the units have a very "gallery" feeling to them ... not to mention great property amenities... very open terrace lounge on the sixth floor overlooking Cedar Springs Road, and an amazing two-story gym ... The property is in a fantastic location ... literally a five minute walk to the Katy Trail ... If the Gallery falls within your budget, I definitely recommend this on your list of properties to tour ...

    Some of the complaints I've being seeing about this community are absolutely absurd. I LOVE the new package lockers. You do not incur fees until after 7 if that is a problem, simply ASK the office staff to take it out for you! I was out of town for 3 weeks and had like 5 packages delivered in this time, and the office was more than happy to take them out, store them in a locked package room in the leasing office, and put them back the day I returned so I could still get them at my convenience. Was not charged one dime. The other complaint I'm seeing is about reserved spots. While parking can be a pain sometimes, Gallery has WAY more parking than any other property in the area I've seen. More than that, the you can still park in the reserved spots not in use, as the ones being used are marked. It is a concrete building, so I never hear my neighbors. It is also in an incredible area so that is always a plus. To be honest, my biggest and only complaint is the people who live here. Everyone complains about the dog I've seen office staff around in HEELS picking up after inconsiderate neighbors constantly. If you cannot be respectful and clean up after your own pet, you in no way have any right to complain. The office staff is wonderful, and it truly is a beautiful property. The petty complaints are not at all a good indicator of this complex.

      I looked at quite a few properties before choosing Gallery and the location and facilities really appealed to me. However from viewing the building to moving in there have been some changes in staff and I've been disappointed with some of the issues we have faced. Firstly, noise is the biggest issue. In most evenings we have the noise from upstairs playing games consoles very loudly and although this has been reported several times nothing has been done. There is meant to be a duty officer available on site in the evenings but after several calls I was notified that he was not in the building so there wouldn't be any follow up to my complaint and certainly no action taken. During the day, I work from home and there is a constant banging noise above me. Again I have reported this and I am simply informed of which units are undergoing refurbishment. Usually these are nowhere near my apartment and staff have not come to my apartment to even here the noise I am raising. It's quite frustrating when you pay so much in rent here. Although this is not true of all hallways, my hallway is always dirty and people often spill things and don't clean up after themselves and this won't get cleaned until the monthly floor clean. There have been several occasions that illegal drugs have been smoked on our floor which have been reported, notices have been sent out about 'smoking' but this hasn't stopped the issue. This smell also leaves a strong stale smelling odor in the hallway. They recently re-marked the parking lot and therefore instructed up where not to park to avoid damage to our cars. I complied with this but came back to find my car covered in thick mud like it had been poured onto the car. I complained and this matter was dealt with and I was told to have my car cleaned and they would reimburse the cost. 2 months later I am still waiting for reimbursement after they have clearly lost my receipt. The pool area is nice and people living here are generally considerate. There is a great couple that live here and organize regular events each month from sports events to drinks and pool parties. They're super friendly too and very inclusive so if you're moving to the area and want to meet people they are a great start. I was keen on getting a dog when I moved here as it is so pet friendly but after experiencing dog poo everywhere from outside the building to in the car park accompanied with a few cases of giardia resulting in closure of the dog park, I decided to wait until I had a healthier surrounding for my pet. I do not recommend Gallery as a good place to live, there are far nicer places that are cheaper where I'm sure the staff would be more attentive too. im counting the days til my lease is up.

        Hello - We deeply apologize for the issues you have been having in your apartment. We have tried diligently to resolve these for you. Several notices have been sent to surrounding apartments, our leasing agent went to your apartment after hours to attempt to hear the noise, and we had our courtesy officer walk the hallways, however, noise was never heard. We are excited about our upgrade program which includes wood floors. They work from the hours of 8am-7pm. Hallways are cleaned every Monday and then the porters touch up during the week. If there is ever anything spilled and it is not immediately cleaned up, please notify us and we will take care of it. We have requested that you notify us whenever smoke is smelled so we may determine the source. I asked the courtesy officer conduct extra patrol in your hallway as well. Our newest courtesy officer is here every night from 10pm-6am. The reimbursement for the car wash has been posted to your account. Unfortunately, giardia can happen anywhere. We have been notified twice about dogs on the community having giardia. We have closed the dog park and sprayed it as a precaution. We agree the dog poop is disgusting. However, it is the dog owner's responsibility to clean up after their pets and we encourage residents to please ask other residents to pick up after their pet. We do walk the community multiple times a day to pick up any missed poop. Should you see any messes, please notify our office so we may address it immediately. Finally, we have adjusted the maintenance team schedule to ensure we have ample coverage on the weekends to more thoroughly keep up with the grounds. Again, please accept our apologies.         I am still living at this complex, so I don't know why my first attempt was taken down. Let me be the person to tell you to stay away from living here. Everyone in the neighborhood comes here to use the bags, dog cage, and poop on the property. I have become an expert in identifying dog feces by sight and smell. You, the residence, will be paying for doggie bags and the dog cage or what they call a park. You, the residence, will be the one stepping on poo and smelling the sweet smell of fresh poo. Management does not pick up poo. Residences do not pick up poo. Management does not restock the bag stands in time. And there are doggie diseases that float around in the area. Just today I received an email from management about Giardia. Better think twice if you take your dog in to the infested dog cage. I have received 4 notifications of dog diseases since I have moved in to this residence. Late last year, management installed paid parking spaces inside the garage. Building 2 is already crowded and difficult to find a spot. Management knows it... so they are trying to get you to cough up more money even after promising that residences are guaranteed 1 car inside the garage. Crime: There are car break ins and vandalism. Trash: Management doesn't care about trash in the halls. I have reported trash in my hall multiple times to management. Trash that contains apartment # and name of the culprit, yet the same person continues to leave trash in the halls weekly. Management doesn't care to clean up the trash until weeks later. Smell: Hallways smell like trash and urine. Enjoy! I'm a few months from moving out of here. Tired of living in filth.

          I do apologize about the experience that you have had and ensure you we are doing our best to resolve all of your concerns. We get frustrated with dog feces not being picked up as well! In order to combat this, we have a porter out every day to clean up property and stock our pet stations, management walks the community once a day to ensure the grounds are clean, and we have sent out multiple reminders to residents asking them to clean up after their pets. We do not charge for the use or replacement of these bags. Since we are a pet friendly property we sent out the giardia email as a notification to keep all residents aware that this can become an issue if we do not clean up after our animals. The puppy that has giardia did not catch it in our dog park because the owner felt she was too young to take into the dog park. The garage has been congested, therefore, we added an amenity to our residents to ensure a specific spot will always be available. With these spots there is still plenty of spaces for all of our residents to park within the building. As management, we do care about the appearance of our property and making sure it is clean at all times. We do appreciate the reports regarding the boxes with apartment numbers, as we send out lease violations for these actions. Since we can not be in all areas at all times, we are grateful when residents notify us of any issues so that they can be taken care of immediately. Due to the increase in car break-ins in the Dallas area, we installed 4 additional cameras to help deter any theft on our community. If there are ever any issues we would love to set up a meeting that we could speak in person. Thank you!

          I wanted to acknowledge the professionalism and integrity of Debi Carver, the Assistant Manager of the Gallery at Turtle Creek property. My son was looking for a 6-month rental and Debi worked with us long-distance and was extremely helpful in getting things set-up for our on-site visit. She seemed to genuinely enjoy the personal service that she provided and the personal interaction with her customers. Debi's true professionalism came out when we decided to lease elsewhere and she was understanding and happy for us. I highly recommend Debi as a knowledgeable professional.

            I recently visited the Gallery at Turtle Creek in search of a new apartment. As soon as I walked in, I was greeted by Evan. He was very polite and offered to show me one of their units and the various amenities. The apartment was nice (e.g. wood floors, stainless steel appliances, high ceilings, big windows, etc.), but it was the common areas that really impressed me. They have a neat outdoor terrace area, equipped with an upscale kitchen, a television, a chic lounge area and WiFi. The pool is equally stunning, as there are plenty of loungers, a sundeck, charcoal grills and so on. I noticed there is a special storage room in the garage for bicycles. The most impressive component, however, would have to be the fitness center. It is huge--two floors, in fact--and packed full of high-end equipment. I also had the pleasure to meet Darren who is the Business Manager. He was extremely professional and gracious in showing my family around when I brought them back to look at it with me. I left feeling valued and cared for. They seem to have it all: amenities, service, competitive prices and, not to mention, the ideal location. If you are looking for any of these items, I highly recommend visiting the Gallery at Turtle Creek!

              Gallery at Turtle Creek is a great place to live. It's close to Uptown and the Katy Trail, has great amenities, and has a very flexible pet policy. The jewel in its crown, however, is its fantastic staff. I'm moving to be closer to work and I'm really going to miss living here. Following Apartment Rating's categories: Price - Gallery is definitely on the pricey side. In the end I think it's worth it, to me at least. The combination of the location, the quality of the building, and the great staff make it just about worth it. You're definitely paying top dollar here and luckily you get your money's worth. Additionally, my rent didn't go up when I renewed my lease, even though I only renewed for four months! Noise - Noise is not really a problem. I can barely ever hear my neighbors, which is important for me. I also have felt free to play music and movies at a decent volume and not worry about disturbing my neighbors. I live on the top floor, but the the floor is a great faux-hardwood that is very noise absorbent, I would feel comfortable living below someone. If people are being loud in the hallway then you will hear them, but that's just a reality of living in this kind of apartment building. One final word on noise - Gallery is right in the middle of the flight path to Love Field, so lots of planes fly overhead. I can barely hear them indoors, but if you're outside they're quite loud. That's one of the things I dislike about this part of Dallas. Grounds - The grounds are well kept. The cleaners and maintenance do well to keep things neat and tidy both inside and out. The halls usually smell a bit too strongly of cleaner, however. Additionally, I wish people were better about picking up after their dogs, because there is a bit too much dog waste despite the easily accessible trash cans with doggie bags attached. When I moved in I was told they did DNA testing and fined people that didn't clean up after their dogs, but I've never seen this enforced. The grounds around the building are a bit scruffy, so I took off a star, but really I think they do the best they can with it being a public space. Safety - I have always felt extremely safe at Gallery. We have had some vehicle break ins but as far as I know they were all to cars parked outside the gated area. If you park in the gated area you should be fine, and crime seems to have died down in the past few weeks. I often go out late at night to take my dog out and have never seen anything sketchy or been bothered. Everything is well lit. Neighborhood - GREAT location. Close to Uptown but far enough away that you're spared the noise and craziness. Only 2 blocks away from the Katy Trail which is HUGE plus for me. You can walk all the way down to Katy Trail Ice House or even American Airlines Center. Great place to go running or take your dog. There is also a lovely park a block away that has lots of green space to hang out in. There are lots of great dog owners that frequent this park which makes socializing your dog easy. There's a Kroger just down the street which makes shopping really easy. Maintenance - The apartment is kept up well. I've only submitted a couple maintenace request but they were both answered very quickly and the problem was fixed in minutes. All the maintenance guys are super nice, friendly, and outgoing. They work hard and will go the extra mile for you. Staff - Along with the maintenance guys, the staff at Gallery are my favorite thing about living here and really set it apart from other locations. You can find other places with a good location or nice amenities but it's so hard to find great staff. I've never had a less-than-great interaction with these folks. They're helpful, flexible, and genuinely care about you. Whoever you talk to you know they're going to go the extra mile for you. Other thoughts - If you don't like dogs I wouldn't live here. Since they have no breed restrictions there are a lot of big dogs here and encounters are pretty much unavoidable. Almost all the dogs here are well trained and behaved, and most are very friendly. But if you don't like dogs this should be something you keep in mind. Parking is getting pretty tight. I've never been unable to find a spot in the gated area but sometimes it gets tough. Additionally, there are only 4 levels of parking for a 7 story building, which isn't ideal. The elevators can be frustrating, they're a little slow and sometimes you can wait for several minutes. The gym is REALLY nice, with lots of equipment. They also do lots of free classes, like yoga. If you're into that those are definitely an area where you'll see more value for the rent you're paying. I can't speak for the other floor plans, but I thought the studio had some wasted space, which was a shame given how small it is in the first place. The kitchen has a LOT of open space which is unnecessary, in my opinion. I would have preferred a smaller kitchen (it could be quite a bit smaller without losing any functional space) and a bigger living area as a result. I also found the closet a pain, it's very square so there is a lot of open space in the middle. I would have preferred a thinner closet with more wall space for hanging clothes. I also couldn't really find a good location for my bed (full size) to make it feel separate from the living area. The thermostat has a pretty big 4 degree operational swing. So for example if you put it on 78, it won't turn on until it hits 80 degrees, then it will cool the apartment until it hits 76 degrees. This makes it difficult to keep a comfortable temperature. Maybe there is a way to program it differently, but I couldn't figure it out! :) AT&T is the only option for Internet here. Service is fine, and 100 Megabit and Gigabit speeds are available. However, their pricing ranges from acceptable to outrageous, depending on what deals you can get. Final thoughts: If Gallery at Turtle Creek is in your budget and you like the location then you should definitely, absolutely move here.

                It's wonderful. The people who work and live here are awesome and very nice. The residence is clean and quiet. Planes from love field fly directly over, but it's not too bad. The gym and pool are great too!

                  I enjoy living a the Gallery. It's a nicely kept community and a decent location for young professionals wanting to live in Uptown but not be directly on McKinney Ave. The gym is one of the nicest that you will find for apartment living and it offers several challenging classes each week for all residents. The Cares team is also great and organizes monthly mixers for residents at venues throughout uptown/design district where you can meet others and enjoy appetizers. Neighbors are nice and friendly. You'll find some of the same issues as other communities where trash may be left around or wild parties; however, it does not seem as extreme as other places where I've rented. My only complaint has been, that living on the top floor, there is a lot of vibration from the AC units housed there which is slowly driving me crazy. If you're joining The Gallery community, make sure to get an apartment facing either Sale or Turtle Creek on a lower floor to avoid noise. Pros: Good privacy, pleasant staff, pet friendly environment Cons: Noisy for apartments close to the pool or on the top floor, apartment does not guarantee gated parking for all residents since it is close to capacity which is a security/personal safety concern with several break ins having occurred since I've been here

                    LOVE LOVE LOVE this place! definitely the best quality for best price in the uptown area. While its not in "uptown" I actually like the area more because its very pretty and quiet. You have the Turtle Creek and Katy trail right there, are 3 minutes from Eatzis, can walk to the uptown bars, 5 minute walk to ice house but don't have to hear the noise of uptown on a weekend night. its perfect!! Also the gym is unreal with free classes every weekday night. If you have a dog, theres a dog run, dog bath AND a dog park. But really best of all is the management. Everyone is so nice and everyone that works in management gets to know you and remembers you. There is an on-site event planning couple, the Sprinkles, which are just the sweetest and they plan awesome apartment events. This apartment just has a really really great community and is in a great community. its also new so thats great. HIGHLY recommend! I've toured almost every apartment in the uptown area and this was by far the best and most affordable

                      I moved to Dallas from out-of-state. As a pharmacy resident, I wanted a place with young professionals, great atmosphere, pet friendly, pool, parking, gym, social events, great apartment, (etc.). I cannot express how thrilled I am with the Gallery at Turtle Creek. It is everything I could have wanted and more. The staff are extremely friendly and approachable. They do everything they can to make your experience the best it can be since this will be your home. I love that there are no breed or weight restrictions on pets. There is a beautiful outdoor terrace open to all residents and guests. Most of all, I love meeting all of the awesome people that live in my complex. Everyone is very fun and friendly. I have never had any issues or complaints with neighbors, maintenance, ground maintenance, etc. The Gallery is an awesome, affordable apartment complex with lots to offer. We even have special interest groups to meet and hangout with neighbors to stay active! There is something for everyone here. Lastly, it is located in the best part of town. You can walk across the street to Katy Trail and are very close to uptown (you could even walk). There are trees, a creek, and parks close by making it the most beautiful part of the area. I love it so much I renewed my least for another year.

                        Got a job in Dallas and was looking for a place in the happening Uptown neighborhood. And, boy, did I hit the jackpot?! Gallery at Turtle Creek is the place to live if you want to be centrally located with access to Uptown's main scene, Katy Trail, Oak Lawn (awesome restaurants), West Village (super chill hang out area with high end retail and restaurants). You'll also have a pharmacy and an Eatzi (best dinner to go spot) right up the road. And best part of all this is it's still super quiet. It's just far enough that you don't hear the commotion of any foot or automobile traffic. I had a unit facing downtown with a gorgeous skyline view. Apartment opened in Fall '13, so everything still feels brand new. Great pool and dog park for people into that. Super well-equipped 2-story gym with free fitness classes (multiple kinds, in fact). And you'll have the support and services of the best apartment management team I've ever dealt with. I've lived in 4 apartment complexes. Can confidently say the help you'll get from Darren, Debi, Erika and Emma is unparalleled. Instantaneous response to any issue. Need a box left by your door. Need to let a cleaning service into the apartment. Need remote batteries replaced for patio TV. Done and done. I've never waited more than a couple days for any request.                           Last December I found myself in quick need of a place to live after receiving an unexpected but incredible offer on the home I owned and lived in here in Dallas for 12 years. Knowing Dallas and seeing all the new construction around me made location and quality of construction the two key factors that led me to the Gallery on Turtle Creek. The location of the Gallery could not be better for living in Dallas and wanting to live an urban lifestyle in one of the nicest areas. The building is well situated and tall enough to have some incredible views as well. While the construction of the building is concrete which helps make the building feel more secure and quiet, the build-outs are no frills basic and standard but all fully functional. The gym, however, is an exception. It is top notch with excellent equipment and with weekly classes. The true deal breaker for me was the positive willingness of the office sales and support team of the building. From initial walk-thrus for apartment selection to this date a year later, everyone managing the building could not be more friendly in helping me be more at home here. In addition, the Cares team finds a way to make everyone feel welcome regardless of age, race, etc.. Never did I expect to meet people living here but thanks to their activities, I surprisingly met many of my neighbors. Traveling extensively, the office support team was always quick to assist me with my needs leaving me to rest without worry while away. My recommendation for improvements is for the ownership of the building to invest in on online portal that actually gives real time billing for not only the rent, but also the bill for water/sanitation. While always positive and quick to respond to my requests, I found that have to call the office almost monthly to really know I was up-to-date with my payments. Yes, we received the information on a timely basis in our mailbox, but this is archaic today. Over the past year I have had few reasons for some type of maintenance request. It was always easy to reach someone via phone or online and to receive prompt communication and more importantly quick resolution. Thank you Gallery at Turtle Creek for making my time here comfortable, safe, and welcoming regardless if relaxing in my apartment, using the gym, or relaxing poolside!

                          Wow! I've been pleasantly surprised with this property!! It was easy to see the property was beautiful and had awesome amenities right from the start. I had low expectations on how living day to day here would be. I have been blown away at how friendly and helpful the staff has been and how great the other residents are her at Gallery at Turtle Creek. I love going to the gym for group workout classes and out at the pool on weekends, and actually knowing other residents by name. When I ride the elevator and someone else gets on, they usually say hi or introduce themselves. So, all that to say, the friends I've made here are a huge bonus to my experience at Gallery at Turtle Creek!

                            The Gallery has been a great place to call home over the last few months...especially moving from out of state. - The staff is AWESOME....they are so friendly, and extremely responsive if you have any questions/concerns. Additionally, they helped me get to know the area/places to go which was extremely helpful. The location is perfect - with the Katy Trail, multiple restaurants and bars in your backyard. The interior of the apartments are a modern/loft feel - very attractive....not to mention the amenities are amazing especially compared to any other apartment I looked at in the Uptown area. I would definitely recommend this spot to anyone looking for a new place in Uptown.

                              I've lived here for approximately 2 months in unit ----...that's right, I gave you the exact unit. For a price point of OVER $2.00 per square foot one would expect a certain level of product and a certain level of service. You get neither here. The construction is shoddy. For example, a normal, full sized bath towel cannot hang on the towel bar above the toilet without the towel touching the top of the toilet tank. Granite? Try Silestone. The sink faucets are grade triple F and can be purchased at any random hardware store for less than $20. The bathroom countertops are Formica, not granite. The water smells like rotten eggs. The elevators barely ever work. If you're looking to drop some dollars on an apartment in Uptown, this is NOT the place for you. The upside? You can't hear your neighbors so, depending on your perspective, that can be amazing. In short, the Gallery screams: "you can do better, but the oversized rent is due..."

                                Parking is easy, amenities and gym are first class. It's in a quite part of Uptown within walking distance of great places. Brand new building with great views.

                                    Great place to call home. Top quality construction. Minimal noise - well insulated apartments. Great in roommate situation. Can not hear sound from living area in separate bedrooms. Nice views, including downtown skyline! Gym is worth canceling existing memberships: look at the pictures. Location is great, within walking distance of restaurants, Lee Park, coffee shops, Katy Trail and Uptown. Pet friendly property: pet park, scenic and safe neighborhood for exercise. Lots of parking, not a hassle for visiting guests. Office Staff is Exceptional, A Team all day long. Maintenance is quick to respond. Worthy competitor for those looking for Katy Trail or Uptown experience.

                                      Excellent upscale complex in a great area of Dallas. Very short walk to Lee Park and the Katy Trail. Attractive loft/urban design interior, exposed concrete pillars and ceilings add to the "downtown" feel. Also the gym is really amazing for an apt complex. Parking situation is very convenient and safe. Awesome and friendly staff as well. Compared to similar priced complexes in the area, the Gallery is far superior in my opinion. Lived here for about a month, and couldn't be happier so far.

                                        I just moved from a large Plano home where I had every upgrade you can have. Transitioning into apartment living was going to be a hard. So i had little expectations of what I would find. I visited several places high rise mid rise and traditional properties. I chose this one for these reasons in order. Location, my apartments finish out, work out room, staff, and parking. This property is located in the turtle creek area close enough to uptown, katy trail, and tollway, all which were important to me. It is a quite property because its brand new and occupancy is low. The think concrete floors and ceilings don't hurt. The ceilings are exposed concrete which add a cool loft feel. My unit has granite, wood floors, granite appliances, and modern cabinets. The work out room has more equipment than some gyms. It's 2 stories if that says anything. The staff is super nice and very accommodating. They even offered moving company info to facilitate my quick move. My only issue is the back of the property is still under construction so there are workers that get in my way once in a while but the upside is its quite and I can always find a good parking spot in the garage.

                                          I've only lived here about a month but love it so far. Awesome fitness center and really nice terrace area on the roof with TVs and a kitchen. Had a few maintenance issues but that happens with anything new and they took care of them quickly. This is my first time living in Uptown and I LOVE the location. I'm 2 minutes from the grocery store, very close to 75 and the Tollway, and within walking distance of a ton of bars and restaurants.
