Overall it is a great community. People leave their pets droppings out on the hallway sometimes, but that is out of managements control. Maintenance personnel are great, so is office staff. No complaints.

    I have lived in several places, what Sylvan thirty offers is far more than others could. Ease of use, friendly service, and a multitude of shopping and dining literally at your feet. The options for dining are great and your so close to downtown but far enough away to enjoy a break from work. Bishop Arts is only minutes away and if you want to be anywhere in the Metroplex your at the epicenter of all major roadways without the congestion. You couldn't pick a better spot to be at.

      Love the location and amenities available right outside - Cox Family Market, Cooper's Meats, Taco Deli, Whisk, Cibo Divino, Bahn Mi, Shayna's and more. Easy access to I30 and downtown. Green space walking path.

      Sylvan Thirty is top of the line! From scenery to seclusion . It's a vibrant area and the atmosphere of the complex sites it well. The staff is incredible and friendly. Best complex in Dallas ! Keep up the amazing work!

          It wasn't good...Jazmyne didn't seem as though she wanted to assist me. She was nicer to the resident getting on the elevator than me. I had to ask her for a business card. The property isn't very clean or appealing. Leasing area was dark, spooky, and dirty. The furniture is cheap and uncomfortable. The front parking area is a mess. Reminds me of a cheap hotel.

              I love sylvan thirty staff and especially their maintenance. The only issue we've had is there is always an elevator down. But honestly it's okay because if one is down the other always works. This location is so close to many restaurants, entertainment districts, and downtown.

                The main elevator seems to be an on going issue. There is another elevator that is accessible but only on the far side of the property that is still usable. Witness someone climbing onto the first floor to gain access to the building. Parking is secure though.

                    So far so good! Everyone is really friendly and the staff is very prompt and helpful. The only issue we've really had so far is that the elevator is pretty far from where our apartment is (fine for day to day but when moving bigger loads a bit of a pain).

                          Worst Apartment & Management

                          There is very little good to say about this apartment and the management. I would caution everyone to stay away - not worth the price at all. Pros: > good location for if you need to work/drive often to Downtown > some good restaurants/shops within the Sylvan shopping complex Cons: - they pushed back my move in date 2 days before i was supposed to move in leaving me scrambling to figure out how to change my furniture delivery etc. they were honestly so unsympathetic and uncompromising during this whole ordeal. > renovations done in the room before move in were so shoddy (i.e. actual holes in the wall) and despite multiple calls they came only months later to fix it > appliances constantly break down & ceiling leaks a lot but maintenance team usually ignores any requests - sometimes they have closed requests without doing anything. > the managements seems like they are out to get you. They will charge hefty fees ($50+) for every small trash violation, even though THEY keep changing the rules and I already have to pay them $10 a month for valet trash. Oh and they are barely ever reachable and if you do manage to reach them they are so condescending. Don't be fooled by how nice they are to you before you sign the lease - they treat you like literal trash afterwards. > the walkways and stairway smells like weed all the time - despite them claiming to have security, I never see it. many cars are broken into in their garages. > elevators are constantly broken (may work for days before being broken for weeks at a time)

                            Started out pretty good. Management changed to CIF went downhill for a while it's starting to pick up again. Do have problems with favoritism shown by management team to certain residence but not to others when it comes to penalties.

                            Not worth the money you're paying. Front office staff is very rude and they tow bwre for no reason all the time. Company doesn't understand when emergencies happen when it comes to paying rent. Will never rent from CAF management again.

                              This has been by far one of the worst move in experiences I've ever had as a renter for nearly a decade. The apartment was not clean. The painters got paint droplets everywhere ? on the floors, the countertops, the doors. There was no attention paid to details. The flooring was inappropriately cut so we are missing pieces of our floor. There were gaps in the wall where the outlet was mismeasured and misfit. There are gaps between tiles. The sliding doors do not function properly. We had broken blinds moving in. And the cherry on top of it is that the leasing staff gave us the wrong keys and we could not move in when scheduled. The elevator breaks every three days for weeks at a time which is incredibly difficult as there is only one feasibly accessible elevator to the side of the building I live on. I have a blind dog and chronic pain so I'm forced to navigate 11 flights of stairs regularly. They spend more time painting the floors just to power wash off the paint a week later rather than actually improving the community. This complex is in shambles.

                                Great location, friendly staff and wonderful amenities. I enjoy the pool the most as it gets full sun for almost the whole day. I also love the shops and restaurants in the complex. I thoroughly recommend leasing here.

                                  Great community. Gated parking and secured entry to elevators and stairwells. Small pool area and work out room. Lockers available for your deliveries to allow for after hours pick up of your packages. Some great views of downtown from the east side of the building. Some restaurants and businesses in our community which can be viewed on the Sylvan Thirty website.

                                    The location and the building itself isn't bad, but some of the tenants do not take care of the property. It isn't uncommon to find trash on their stairwells, such as baby diapers or plates with dried food on them, or have a neighbor that lets their dog poop on their balcony to the point of it smelling. It's unfortunate because the location is so convenient and they are nice places, but I've never lived in a complex where the tenants treated it so poorly.

                                        All in all it's a great place to live. The proximity to a grocery store, shops and restaurants is second the none. The small irritating things stem from the office management and their style. Since I've lived here I've been under about 3 different property managers and this one is my least favorite without a doubt.

                                          Great apartments and great service in a nice area! Just wish the crime wasn't so bad but looks like they're on top of it to resolve this issue with 24/7 patrol service. Definitely recommend! Also they really take care of you.

                                            Great service, easy access to the grocery store, coffee shops, etc. this place has an amazing view and wonderful staff! Also has gate garage for your cars, and gym/game center fun to do activities definitely recommend!

                                              This has been the worst experience with an apartment community that I've had in 20 + years of renting. The staff is rude and the daily emails telling us they will fine us is off putting. I would not recommend this community to anybody.
