Very unpleasant. The place wasn't clean. The front office was unprofessional. The manager, Kelly, was very rude and raised voice at me over phone. They are unresponsive to calls and emails. I am grateful I did not lease here.

I've lived here for just over four months and I don't have a single complaint. The staff are very friendly, the maintenance requests are fulfilled promptly, and the neighbors are top-notch. I love the location and the views and I hate being located so closely to Taco Deli because I go there almost on a daily basis :)

Love everything so far! Such sweet staff members always make us feel welcome! Any time we need a package or have a request, there is always someone there to help us. We love the amenities and everything the complex has to offer.

Sylvan Thirty is a nice looking residence but admittedly things seems to break down pretty easily. That totally sucks but the staff here is bomb and things are always up and running again the same day. The location is great and I love it.

Would not recommend living here. The apartments are built very poorly. It is privately owned, but managed by a 3rd party management company. The issues I (and many other residents) have experienced are due to the quality of the building. Here are several of the issues... - Flooding. The parking lot above and below ground flood each time it rains. When the foundation was laid it was not graded properly so all the water flows towards the building instead of in the direction of the drains. Recently, the owner decided to hire a group of --------- to come in an build a cinderblock wall to block the water from ruining the elevator (more on the elevator later). The wall is UGLY, and only creates another problem - it doesn't stop the water from flooding the parking lot. It only stops it from getting into the elevator. Anytime it rains expect to get your shoes wet trying to get to your car. -Elevator. The central elevator is ALWAYS broken. I have lived in the units since the beginning of the year and the elevator has worked about 15% of the time. Because the owner wanted to build the units at such a low cost, he only put 2 elevators in the building. There really should be 3 (one on each end and one in the middle). They run EXTREMELY SLOW. It is not abnormal to wait 3, 4, or even 5 minutes for the elevator to arrive during heavy use... - Trash shoots. They are NASTY! You pay about $30 a month for valet trash pickup which only picks-up Sunday through Thursday, even though most trash is collected Friday and Saturday. The apartment's solution is for residents to drop off their trash in the trash shoot located at the end of the hall. Often times the door is locked so residents will just leave their trash out in the hallway. If you are lucky enough to find the door unlocked, you will be greeted with a horrible, filthy smell once you open the door - the trash shoot is so small that most full bags will not fit down it. So residents will just dump their trash bags into the room. It is so gross. - Retail shops. The owner likes to over promise and under-deliver. There are not nearly the amount of shops opened as expected. The owner has such bazaar rules about signage that most retailers do not want to lease from him because they cannot advertise their business. He has lost a number of potential leases due to his inflexibility. -Pool. The pool is not kept clean. It is often a greenish color. -High Crime. There are a lot of vehicles being broken into in the parking garage. I personally would caution anyone from moving into this place.

I don't typically post bad reviews as I know they have the ability to dilute business. That being said, this particular business is a lost cause. My wife and I were one of the first units to move into Sylvan and Thirty almost a year ago. We wanted this place to work. The community is great but the rosiness has worn thin. A lot of residence are fed up. The Good: - Greystar (Management Company) has tried there best to mitigate the challenging property. We're appreciative of the leasing and building team who try to make the best of it. That being said, I would assume Greystar backs out of the building management once their term is up. - The View + the Unit ' we face downtown and there isn't a better view in the city. We're paying a premium for the patio and view and it would be well worth it despite the building. - Cibo Divino, Cox Market, Burguesa and Ten Ramen (all great food spots right outside) The Bad: - The Construction - Unfortunately, the building construction is a nightmare. We came to learn that the ownership hadn't built something like this before and it shows (everywhere). Also, the construction company, Spring Valley, should be audited for their shoddy and piecemeal construction. I see their signs around town and wish I could send a note to the potential building owners... because it has been a disaster. - No Elevator - The main elevator has been out of commission since last October (yes, since we moved in). The builders thought it a good idea to have an inward slopping garage which funnels the water into the elevator shaft. That being said, the fix times range from 2 weeks - 2 months at a time as we wait on parts from Germany. Needless to say but it has been functional less than 10% of our stay. Guess what... we are on the first floor however that is 3 floors up. Your moving company will love this... - Noise - Unfortunately, if you're facing downtown... you're also facing the newest construction (Spring Valley again, yeah!). The sliding glass doors to the patio are low grade and provide little to no volume control to the outside. Construction has been delayed because of the rain which means early mornings for construction crews. - Timing - the developer communicated that activity in the vacant store fronts that reside in front of the Lofts would commence sometime before the end of 2014. Needless to say, that never came to fruition. Half are still vacant. - The Communication - I realize Greystar has little to no control over the building. That being said, we have not once heard from the developer/ownership. There are seemingly - weekly problems with the building and Greystar continues to take the hit. We have requested more fluid communication from Greystar which has happened however it is still "vague" in nature as building fixes are met with indefinite timelines. - The Water - it is always nice to wake up to water in your kitchen. Especially when it is from the hallway. Much like the elevator fiasco, the water diversion within each level is nonexistent. That means, whenever we get heavy rains from the north or West - then our hallways are filled with a quarter inch of standing water. This water then moves quickly under the floor boards and into our apartment. I will stop here. I wished this place the best. We have communicated our frustration and although the management company has done there best to manage us... I am done. I'd recommend this place to no one. Ask other folks that live here - you will hear the same. It is a train wreck.

Poorly built. The parking lot actually slopes into the building so the elevator floods as do the halls. Water comes in under the doors during heavy rain. They had to go back and put expansion joints into the walls after it was built. Buyers beware. Management is unethical to boot. Too bad as it just looks like such a great place to live until you dig deeper.

We lived at the Lofts at Sylvan Thirty from January until May. We really enjoyed the few months living here at this brand new complex. Our apartment felt really well made and not cheap like some other complexes that we have lived in. We also had an amazing view of the downtown Dallas skyline. The dog park, pool and other amenities are great. There is quite a bit of construction but it is all positive development. This area will be a "go to" spot in Dallas very soon. The staff is very friendly and extremely helpful. I needed to move out of state for a job and Jose went above and beyond to help me get out of my lease without breaking the bank.
