Lack of Accountability & Communication - My Experience

I want to warn anyone considering moving to The Lakes At Cypresswood - if you run into an issue, do not expect it to be resolved in a timely manner, or at all. I have been dealing with a water billing issue for over a year for my one-bedroom apartment with only one occupant. My usage has consistently shown extremely high numbers (6,400-10,000 gallons per month), with bills ranging from $175-$259, while I was told normal usage should be around 800-1,500 gallons and $60-$80. My daily usage has even shown identical readings of 222-223 gallons day after day, which clearly does not reflect normal usage. I reported this issue early on, and while maintenance attempted multiple fixes (including toilet repairs and replacing meter batteries), the issue was never resolved. Minol has stated they cannot even obtain an actual reading from my meter, yet I continue to be billed. For the past two months, I have been trying to get answers after receiving my renewal notice, and I have gotten nowhere. I"ve been sent back and forth between the apartment complex and Minol, with neither taking responsibility. I was told to "sit and wait" given a corporate number that never answers or returns calls, and recently informed there is no manager currently in place at the property. To make matters worse, I am now being told I will be charged higher month-to-month rates and penalties because I have not signed a renewal - even though I have been waiting for this issue to be resolved before committing to a new lease. There has been no clear explanation, no accountability, and no timeline for a fix. Meanwhile, I continue to receive inflated bills, including a recent one for $191.67. If you choose to live here, just be aware: when problems arise, you may be left dealing with them on your own with little to no support from management.

    Living at the Lakes

    Extremely enjoyable place to live, the staff has been super helpful and are always sweet. Maintenance is pretty quick to respond to request, and the grounds are always kept manicured. I absolutely love living here and definitely recommend.

      I have enjoyed my experience here. Chrystal is awesome. She is professional but makes the experience very personal. Johnny and Carmen take care of all issued. I have enjoyed living here. Chrystal is a great addition to the staff

        I have live here for 3 years. The property is in a nice area. The maintenance team are of poor quality. The response to the maintenance problems are prompt but repairs have to be done over and over on the same issue. Getting Rent money is a big priority but low priority on upkeep of amenities and resident needs. Residents are peaceful and respectful. Security has gone down to non existence and stealing has increased in the last 2 year.

          Started out great, but after a year of decline we are moving. Security has become sketchy and our amenities are restricted, yet no reduction in rent. Offered a free carpet shampoo after renewing lease last year, which we had not used, so we wanted to use it before we moved out - told we can't because we are moving out. So free is only free if you are spending more money with them. Guess that is why we won't be there much longer - broken promises and lack of client awareness.

            Not sure what has happened since we moved in, but don't waste your time renting here. The management was not willing to negotiate delayed rent during furloughs, they did not reduce rent for amenities that were a part of our rent and their maintenance program has become a joke.

                This is definitely not a good apartment complex to live if you are seeking quality, clean and comfortable living for what you pay for rent (The rent is not cheap!!). My husband and I moved in for few days to one of the unit in November and we demanded that we want to move out the next day. This is what happened, we were shown to the "model apartment" when we were looking for apartments in the complex. The leasing agent showed us a perfect looking, good condition unit with almost new appliances and etc. In addition, the leasing agent told us that we would get a similar kind of unit with good appliances. However, when we moved in to the actual unit, the apartment appliances were old, rusty, dirty and broken (I have the photos to show) if I could upload these photos for the public view. When my husband and I questioned on the negligence, the leasing agent(s) refused to take any responsibility on the unit they offered to us. The manager and the leasing agents were rude and unkind. Kathy, the manager mentioned that we got the apartment for the price we paid and refused to offer an apology for the inconvenience caused. Well, we were shown to a model unit which was in perfect order and we deserve the same quality!! We refused to stay unless they get us newer, working appliances. The carpet need to be cleaned as well which Kathy didn't want to offer to us. The apartment unit was dirty with filthy carpet when we moved in after the previous resident moved out. The management didn't offer to compensate us for the trouble we went through of moving our things and we have to move out within few days again to another apartment complex on our own expenses. (We moved from another city and trusted the leasing office to get us a good unit to live). The management only returned the deposit after I demanded our refund which was $300. However, we spent more than $1000 for the entire move which has been costly and inconvenience for us. This is definitely not a quality apartment complex to live in. We also saw pets poop everywhere on the grass which was disgusting.

                I strongly will NOT refer this apartment place to my friends or to anyone. I still regret that I referred this place to one of my friend before realize this management attitudes and incompetency. I have been living in so many apartments in the past 10 years have had zero complaints, but to be honest this is the 1st time I write a review because the amount of frustration I have in this place during my contract close out and moving. They completely took my deposit money $200 for water, trash which already paid for the month Oct 2017 and cleaning where I hired a professional for the steam carpet cleaning, and well cleaned bathroom and Kitchen. I have a small family with my spouse and 10 months old infant. The worst part here is that they charged me another $380 for wall painting and other cleanings on top of the deposit money. It sounds like they are very GREEDY. The other thing that really frustrated us was the promise from James B. Montgomery for the referral amount $500. We have signed all documents for the referral program and so my friend on July 2017 timeframe and I signed Oct 2nd per his additional document request and he said it's all set. We were under an impression that we will get some deposit money return and $500 for referral but they tricked completely and charged us $380 extra instead. This is INSANE!!! We are very glad that we are no more living in this apartment but my friend still struck and looking to move into different location. The only good part in this apartment is nice looking front office, entry way ponds and the maintenance people, other than that this place is complete nightmare!

                  Horrible customer service at this place. Please think twice before wasting your time with these folks. Camille/Leasing Agent should be fired, very poor customer service! I viewed a unit, nice layout, but the leasing agents DO NOT follow up with you. I tried 4 times, same poor customer service! The Assistant Manager James, provides the same excuse as to why no one follows up, "so sorry, we have been so busy" Also they do not HONOR the pricing they provide to you. When I asked for upper management contact number to file a complaint, he told me I can google for the number. I advised I will absolutely not google it and requested for the information again, He gave me a disconnected phone number to Elaine Subinsky/ . The interaction with this office was unbelievable, My fiance and I decided we would not want to be a resident and give our hard earned money every month to a apartment complex like this. I will be contacting the corporate office to file a complaint and also the better business bureau.

                    The maintenance crew is awesome! But the office staff is a joke! Don't dare go to them with any type of complaint because it will fall on deaf ears. I had a complaint about so happenings and the office manager Kathy told me that my complaint about noise was unwarranted even though my neighbors children were jumping so hardaround there unit it was knocking pictures off my walls and causing light bulbs to pop. Do not move here there are better places in this area to call home. And for the price younger better off renting a house.

                      Just finished my first lease and signed a second, wish I didn't! My car has been broken into twice in one month. Seems like they're just moving anybody in to boost their numbers. Community is pitch black at night time. Hallway lights don't come on until hours after dark. Office staff is incompetent. Manager is quick to charge you BS fees but never returns a phone call. She lives on property and often is seen outside drunk harassing visitors. I would advise to look elsewhere is your considering this community. There are much nicer ones with better staff right around the corner. Would give 0 stars if I could.

                        The apartment are very nice and provides the necessary safety alarms with in the apartments. The noise in the apartment is not sound proof. The hours of noise are not considered but when you take it to the staff , excuses are made for the noise. When I wanted to renew and be considered for renewal discount, I was made to feel obligated that throughout the different maintenance request completed, that this cost money. The quality, tack and concerns from a staff was only good when you are were not bringing in a complaint. The neighborhood and grounds are great

                          I moved out in May a month before my lease was over and paid for the full month rent for June but still they took money out of my deposit for water and trash which I already paid for it. Come on I was not even there and I have to pay for it twice. It took them 2.5 months to send me a check and now Out of $500 deposit they gave me 179 back. Unbelievable. All those hidden fees.

                          The apartments are beautiful and the grounds immaculate. They have the worst staff though. Am so glad I don't have to rent ever again. The assistant manager is soo incompetent, she can barely do basic math leave alone handle all the rent that renters pay. When you decide not to renew the lease, they will make sure they hang on to your deposit by coming up with fees that you owe. Just not trustworthy staff. Just glad that I never have to rent again

                            Have lived here for nearly one year. Chose this complex because of the initial impression of the staff, grounds and amenities. Once established in the complex, the staff confirmed my initial perception. Maintenance staff is top-notch as it addresses concerns immediately. The staff, above all, is professional, accommodating, approachable and concerned. I would recommend the facility to anyone.

                                David Smith in the last week-Edit A perfect rating is so hard to come by these days, but the Lakes at Cypresswood certainly meets that criteria, without a doubt. The staff are extremely professional and easy to deal with. Several of the employees actually live in the complex, and to me that says quite a lot about the wonderfulness of the place. Amenities: The grounds are kept immaculate. The pool is breathtakingly beautiful, and throughout the summer there were was never any issues finding a chaise lounge, table, or grill to use. The residents are very considerate and will often offer you some of what they are having as a gesture of goodwill. The next morning, all trash cans were emptied, and there was no evidence that anyone had been there the previous evening. Did I mention the gas grills? You don't need to have your own grill a these apartments, they provide that for you. When the evening grew cool, the outdoor gas fireplaces were nice to sit and sip your favorite beverage. The gameroom provided many great memories. The large screen television was great to watch the morning news while I enjoyed my free starbucks coffee which is available around the clock. Poker tables, shuffleboard, and a pool table in its own room with another large television. Want to rent a DVD and watch it with the surround sound, no worries, that is also included in the game room for you, too. So, great pool, game room, free starbucks, warm cookies in the day time, more than 8 televisions for your favorite game, and one giant indoor driving range screen to practice your swing. The other things that I loved were that I did not have to take my trash to the dumpster. Just leave it outside your door from 6-8pm, and the trash fairies take it away. Need a new filter for your furnace? It is provided for you. Light bulbs? Yeah - they take care of those, too. Service calls for anything were always handled right away and very professionally. Parking is great, we rented a garage while there, and that was a great feature, too. I like the Lakes at Cypresswood so much that I would (and have) encouraged my family and friends to live there. So many features, and the absolute best staff to work with. Thank you Chandler, Kathy, and the entire LoC team. You helped to make my apartment a home. David

                                  Great, great, great! I love this place. Nice resort style pool, gated community, game room with 24/7 coffee service, gym, great pool table and a huge big screen TV. They have resident gatherings--cook outs, ice cream socials, holiday parties. The staff--Cathy, Chandler, Jennifer, Laurie and newbie Tiffany are fantastic. They are always friendly and helpful. The maintenance staff are just as incredible, they are very friendly and 90 percent of the time we got same day service for maintenance requests. They even changed the light bulbs for free. I really also like the garbage service they provide--just sit it outside your door and they come and pick it up! Incredible. This is a great place to live, it made our move and transition across the country much easier.

                                    I have had several problems while saying at the lakes at cypress point the past few months, but this recent one pushes me overboard. my brother who has problems visits my apartment every once in a while with his service dog. we have made the management aware of this and they were very understanding about it. at least i thought. today i come home from work its Friday 11/14 and find a threatening letter that states that they have inspected the apartment and found that we have an animal which they were not aware of and that now we owe them a 300$ non refundable pet fee a 100$pet violation fee and an extra 10$ per month fee because of the pet due immediately and everyday after today that we do not pay the fee we owe them an extra 10$ pet violation fee. i know for a fact that they found no dog here because she lives at my brothers my only thoughts is that they found the dogs food bowl we keep at just in case. so instead of come and talking to use and asking they write a threatening not and leave it on are doorstep you have to be kidding. stay away from these apartments they are terrible there is no security what so ever the tenants are terrible go somewhere els!!!

                                      I have lived at the lakes at cypress wood since 2009. First we lived in building 7 then moved because we had a baby. We moved to building 9. While living in building 9 I almost got robbed by two men because the back of the complex was super quite and didn't have much traffic. The manager just came by and asked how I was and then left she didn't even call the police. So we moved to building 6. After living there for a while we moved to building 1. Although the pool is great but is ALWAYS crowded the staff is horribly rude and there is never parking. I am now facing a ant/spider infestation and I went to tell the manager and all she told me was here's some spray. It's never been taken care of and I'm not a dirty person so I know it's not me. When I brought it up again she was completely rude. I will say that the maintenance guys are very professional and friendly and there are some nice people here. But I get a break in letter every month.

                                        I moved to The Lakes in December 2012, under a 13 month lease agreement. I absolutely LOVED the apartment! It was a 2/2 and contemporary...crown molding, black appliances, ceramic tile, laundry in unit and an alarm system. The front pool was one of the nicest I've ever seen. Unfortunate that it closed at 10 pm. In the summer it's impossible to enjoy the pool unless you get there at the break of dawn before the teens take over. They're destructive and rowdy for no reason. Heatherly was the office staff who signed me. She was nothing short of amazing. Unfortunately, she moved on and I was left to deal with "K" (manager) and "C"...blonde, cute, but rude and useless. If not for these 2 people, I would have no complaints. Before "C" arrived, I was notified of packages delivered to the office, maintenance requests actually made it to maintenance staff the FIRST time requests were made and complaints were handled PROFESSIONALLY. "Professional" is not a term "K" or "C" are familiar with. Maintenance staff was incredible! The nicest people you ever want to meet. I wish I could've taken them with me when I left. Keep in mind that people will be people in regard to neighbors and their pets. Even with poop-bag stations located throughout the property, there were ALWAYS piles of poop in heavy traffic areas, like near the mailboxes. Trifling! Although the last 3 months were challenging because of the 2 staff members, I enjoyed my stay at The Lakes. Should these 2 imbeciles decide to leave or be removed from staff, I would gladly move back and endure the commute to work.

                                          Lived here about a year now! Moved in Jan of 2013! I will be leaving due to a job transfer back to Plano, Texas! The move in was flawless and my leasing agent Leticia was AMAZING...she has since left. Only a few problems while here, but otherwise a great living experience. Parking is almost a nightmare. People Speed through the parking lot, they don't provide trash bins for you to put your trash in for "valet" trash! I was fined $25 for trash near my door, come to find out it was my neighbors trash...not mine! They didn't remove the charge either. The neighbors above me are louder than elephants and after numerous complaints...still nothing! The grounds are well kept, but they are plain...nothing special! no flowers, no displays other than the water fountains! Id recommend Lakes at Cypresswood to anyone who asked, however I feel like the management company needs to be more responsive to their residents; yes they do parties and get togethers, but trash bin, speed bumps, and parking enforcement would make this place a lot better...for the rent they charge! Overall, I travelled a lot and coming home was a pleasure so cant complain just there is definitely room for improvement!

                                            I've lived at The Lakes at Cypresswood for about a year now and had heard good things about this complex while I was apartment searching. Like some of the other reviewers mentioned, the Management team seemed nice....at first. They even threw in a free parking garage space, just because I was on the edge about renting here and at The Villas down the street. After I moved in, things were very very different however. Not only was that free parking garage space not available when I moved in but I was told I would be put on a waitlist for it (11 months later, still no parking garage). The very first week I was here, I had a package STOLEN off my front door step. When I approached the management about it, they were rude and basically said that I should have had it sent to the front office ( which I had requested to the delivery company and was told that no one was in the office to accept it so they delivered to my doorstep). A couple months later, I got a phone call at work during the week from the Management accusing me of throwing loud, outrageous parties on the weekends, telling me that multiple neighbors had called to complain and threatening to call the cops on me the next time they heard a complaint. When I mentioned that I was hardly ever at my apartment over the weekends due to work travel and didn't even know enough people in the area to throw an elaborate party, the stupid leasing manager still continued to blame me. Later that week, someone else from the office (not the previous idiot who called to yell at me, mind you) called to apologize and let me know that it was actually another apartment unit that was getting the complaints. Another instance was being charged a $125 late fee for paying my rent 2 days past the due date, even though I had paid all of my previous rent bills a day in advance. Overall, the property is nice and I have nothing but great things to say about how clean the units are and all of the amenities. The worst and only problem with this place is the Management.

                                              Been here for about a year the management seemed nice at first then after we moved in they completely changed and started being rude and ignoring our emails. The parking is horrible never any spaces open then when you park in a personal spot they have you towed ?? The older manager treats you like a kid watching your every move. For instance i was walking my dog and she followed us and made sure i picked up the dog poop...pretty weird. The only thing i like is the maintenance crew they fix every problem i had with the apartment even in the middle of the night but other then that Cant wait to move.

                                                Parking spaces at Lakes at Cypresswood not only meet but exceed the number required by Harris County. Unauthorized vehicles parked in reserved (paid for) covered parking and those parked in handicap spaces without valid placards are towed. Yes, pet owners are required to pick up after their pets. The result is that the community stays attractive and clean for everyone. This is one of the reasons people enjoy living here. And, yes our award winning maintenance team is GREAT!
