We lived here for more than an year and we love this place. Maintenance is good parking is a lot better than other places. lovely place to live.

I cannot explain how happy I was with the Lakes at Cypresswood. My husband and I were searching for an apartment. WE WENT ALL OVER TOWN, searching for the right one! I was so amazed when we came in how fast and peronal the service was. I wouldn't have moved, however my job required me to. They have the most wonderful staff. We never once had a problem with the staff nor the apartment. I have recommended this Apartment home to all if my friends and anyone that wants great service.

I had been lived there for a year and moved out to my new house in 2011. The apartments are clean, quiet, and safety. The management is wonderful! After moving out over a year, they still were willing to resolve my issue! It's such wonderful experience with Lake at Cypresswood!

I've been a resident of the Lakes since 2/2012. I have enjoyed my time here and feel it is the best complex in the area. I previously lived at the Villas at Cypresswood and would not recommend them. The management runs a pretty tight ship at the Lakes. Like all complexes it has its issues. The greatest detriment is the bout of break-ins, but I am not sure what the managment can do to solve that problem. They are great of notifying us of the incidents. I experienced similar incidents at the Villas. The apartments are well-built, relatively quiet and energy efficient. The office staff is courteous and helpful anytime I have interacted with them since leasing. I have lived in about a dozen apartments in Austin and Houston and would summarize my opinions by saying the Lakes at Cypresswood remains in my top three.

In the FIRST week of living here my vehicle was STOLEN from the parkinglot. A couple weeks later I wake up at 3 am to a noise and when I turned the lights on I here my gate slam. Both times the cops could only do so much about it, and the management...ha yeah right.. I had enough and now I am trying to get out. I have talked to TAA and other appartment managers themselves they all have said its managements choice to let me go or not. ------------ the manager refused saying even if I DIE she wasnt letting up the contract..if you dont want to worry about coming home to all your belongings stolen out of what you will be told is a "safe place" than I suggest looking somewhere else.

This place is a gem. I have lived here over a year, and am only moving because of a new job. The apartments are very soundproof, the parking is generous, and it feels like home. Nearly every morning I get my fresh Starbucks coffee in the clubhouse, I work out in the evenings without any waiting, and the residents are friendly and considerate. My one bedroom apartment has 10' ceilings, crown molding, one of the largest bathrooms I've seen in apartments, a desk area, complimentary washer and dryer, and alarm system. The complex is very well maintained, and the pool area is beautiful with a lot of small seating areas. In the late evening, it's so nice to go sit out at the pool and just relax in a beautiful setting. The whole place is clean, beautiful, and quiet. One downside - sometimes there are noisy parties at the pool, but if you close your door, you don't hear it at all, it's just noisy at the pool area. Other than that, no complaints. The office staff is kind and helpful, and they hold fun events (free breakfasts, football parties, etc.), and keep us well informed. I applaud Michael Stevens communities for planning and maintaining such a quality property.

I lived here from March 2011 to March 2012 and really had a great experience! The community has a lot of young couples, I noticed, but I never had any trouble with noise levels. My apartment was beautiful and well-cleaned when I arrived and I made sure to clean every last inch of it when I left. Ms. Tiffany in the office was great and I appreciate all she did to help me feel at home. The grounds were pretty and well-kept... it's too bad so many dog owners don't respect the property enough to pick up after their pets. The pool areas are lovely and the maintenance team was wonderful (thanks, Johnny!). There were indeed break-ins while I was there but come on folks, we're in Houston. It's going to happen everywhere. That's why they have built-in alarm systems for you to set when you lock your front door and they don't charge any kind of activation fee for them. Be aware of who is around you and what is going on. Get to know the folks that live near you. Don't give anyone waiting for the gate to open a code to get in - you don't know who they are. If someone was waiting, I actually stopped once I got in the gate so they couldn't get in. No code or key? Sorry, the person you're here to see will have to let you in, not me. I had no problems with any payments or deposits. The reason I moved is because I have to be able to have a chocolate lab in my apartment and their pet policy was no animals over 25 lbs permitted. Anyhow, thanks to Ms. Tiffany and the staff - I really appreciate the experience and I do recommend you to my friends!

Recently moved into the complex, the apartment itself is beautiful and exactly as pictured on the website, there is a hardly any noise from the neighbors and more than enough parking.Those are the only positive points to this complex. Before moving in we did our research we read reviews and our main concern was safety after we read all the reports about breakins but after visiting numerous other complexes we decided we liked the amenities offered here and we would do our best to secure our apartment after moving in. Now let me begin on the negatives about this comples the grounds are littered with poop which is hard to understand because poop stations are provided, however the tenants walk their dogs minus the leash and dog poop is everywhere. The pool closer to the front tends to be crowded, on July 4th there were a number of parties and believe it or not there was a dog in the pool. DISGUSTING..----- the manager is horrendous..Certainly not a person of her word, my advice to anyone moving into this complex, get everything in writing before you sign any paperwork.She says one thing but on the day for you the move in, it is totally different. I have lived in other apartments before but never have I encountered someone quite like -----, a specific rental price was agreed upon 3 weeks prior to my moving in, on the day that I arrived with all my belongings in tow. I was told that she made a mistake and could no longer offer me that price, at this point I had nowhere else to go. I am not someone that writes reviews, but I think it pertinent to forewarn other prospective tenants, so they can be wise when making a decisions especially one that can be so costly. Almost forgot to mention that I woke up one morning to find that some of my neighbors had a busy friday night and vomitted all over the stairs..

Forget your deposit
I don't believe in trashing a business out of petty complaints so I am speaking in all honesty. I moved out about a month ago due to my rent increasing over $100 per month and the frequent occurances of apartment break ins. My apartment was professionally cleaned, but they found every reason possible not to return my deposit. Based on my experience, I cannot recommend this to be a good place to live.

Positive Review
Today was my last day in my apt. I lived here for 3 years and really have no complaints. I have lived in other complexes where i had leaks, unresponsive management, extremely loud neighbors, and management that changed like underwear. I can count on 1 hand how many issues i have had with my unit. Yes, there have been break-ins and we were always notified. While it can be uncomfortable it did allow us to be on our toes since this stuff can happen anywhere. Trust me some places don't tell you at all. Maintenance was great and if I did have to call the office, I was always helped promptly. I enjoyed my stay.

Lived in several different apartment complexes and my opinion about the Lakes after 15 months is a very positive one: 1. Management is friendly and helpful when you have some questions or requests 2. Maintenance is responding quickly 3. Never had any safety concerns or bad experience within the complex

Good Place to Live, Very Professional Management
After I live in 3 different communities during the 8 previous months (2 in Galleria and 1 in Spring Cypress). I moved here in May 2010, so this is my 22 month in this community, I can said that from the 4 communities that I had been in Houston this is my favorite, I review near to 17 different apartments before I move here. Main points to analyze: - Apartments in good shape. - Good location. - Stable and educated staff (Same as in May 2010). This is important, as you build a relationship with the staff and they really take care of you. - Good maintenance service. (Same day service, for the 3 times that I request help). - Enough parking spots, even after hours. - Clean community, and well maintained gardens and lakes. I only have one complain, and actually it can't be considered as complain, to activate the second light of the restroom when you enter through the studio is necessary to go and open the door of the bedroom and turn on the switch. (I use to manage house constructions, so for me this detail was strange). Taking in consideration that I'm still young (28), and I already live in Europe, Mexico and US, this is a Great Place to Live, thanks for the hospitality.

Very warm and welcoming atmosphere... Wonderful staff
Ever since my initial view of the property onsite as well as meeting the front office staff, it has been a very nice experience. The quick response to maintenance requests as well as being greeted with smiles and laughs when sharing time in the community center whether its early morning or late afternoon (while staff is still around--sometimes after hours doing that tenant relations stuff i guess) has made my stay a worhtwhile experience and great choice. I admire the professionalism when addressing tenant matters and living environment. I have had a great experience. While I recognize everything in life will not be perfect, the staff is very open to input and taking the time to communicate which is so important !!!!

can't wait for my lease to end
I'm currently living here and I can't wait for our lease to end. The staff is obnoxious and once you move in they treat you like crap. There are break-ins almost every month. I had 4 different weird guys knocking on my door selling magazines at 10:00pm last year because anyone can get into the complex. I wish I could move out right now without paying any fees. The only good thing in here is the maintenance staff they are the best!

Good living experience
This place has been great for me. Beautiful apartments, spacious floor plans and newest appliances are some of the highlights. I have lived here for almost a year and have zero complains about the management and the community. The facilities are great which include well-maintained swimming pools and gym, golf simulator, pool, poker tables. The most important thing is good management. Kathy showed very good understanding when it came to renewal of my lease. She gave me all the possible options considering my hesitation to renew lease because of cranky neighbor. She has been very cooperative in making my stay comfortable at Lakes.

Beware
My experience while living here wasn't the best! To those that love their apartment at The Lakes, I envy you. I didn't feel safe while living here because I received break-in notices every 3 months. I'm glad management made us aware of the break-ins, but I still felt unsafe. I lived there when the t.v's were stolen from the gym and again, I wondered about the safety there. The staff were ok. When I told them where I was moving to during my final walkthrough, I was told how my new apartments had horrible maintenance. Funny because I have had ZERO maintenance problems at my new complex & most importantly...there have been NO BREAK-INS!

Stay away
Moved out 31Aug,horrible front office,(scummy)they let the little power they have cloud their brain, Kathy and company suck, for what you pay here ,you would think they can put up some cameras. I remember the incident when they stole the flat-screens off the wall's in the gym,later to find out the cameras weren't working.My car was broken into and a few other cars were vandalized,just stay away.Most importantly the staff in the front office has no people skills after you sign on the line.

Will take all your money when you move!!! Tiffany is the worst manager
I lived in Lakes at Cypresswood from 2008-2011. The first year was great... no issues...good management. Last year everything went downhill. My neighbor's apartment was broken into. The office manager Tiffany advised him not to report it to the cops!! (clearly she did not want the apartment ratings to drop) Last month we decided to move to another apartment complex nearby. During the move out walk, Tiffany complimented me on how well the carpet was maintained and how everything was clean and perfect. She said the only amount that I may be charged would be the cabinets since they were puffed up by water seepage from the basin. I did not contest it then. She said she would call me if there were any other charges. Now they send me a bill of $350!!! The breakdown was 115- Apartment rent(no idea why!!) 175 ( Carpet cleaning) 100 (water and trash.) I moved out on the 31st of the months so no rent/water should have been charged. In the last year they also charged me for cabinets in the bathroom again when they had it installed incorrectly!! There are too many frustrations I have had with this community to write them all but trust me they are the worst!!! Try putting forth your point with the Lakes management and they will make you go around in circles. They offer you a great deal to make you lease an apartment and then rob you blind when you consider moving out!!!

So happy to be home
My husband and I moved into our apartment home last weekend and absolutely love it. We were a tad concerned with the square footage and layout, but once we actually moved in, there is much more room than we thought. We live in the largest one bedroom and its layout is perfect for a couple. Moving from an area where crime was becoming an issue and "------" residents were begining to become the majority, it was refreshing to see a more upscale clientelle, very nice vehicles parked in the lot and built-in intrusion alarms. These factors automatically upped my feelings regarding moving into another apartment. Our leasing agent was excellent from begining to end. Her phone presentation made it impossible to not come see the community for yourself! Shelby was very patient and professional. She stayed in contact with me regarding any questions that she had to seek approval on and didn't seem to mind that I brought my best friend back 15 minutes before closing time to view the unit again in the 104 degree weather. The assistant manager reviewed our contract with us and was very plesant, enthusiastic and informative. You can tell she actually enjoys her job...kinda rare these days it seems! She made time to stop in the heat, right at closing time last night to say hello and assist us. My husband and I experienced a slight issue before we moved in and the manager was quick to come back with a resolution that made everyone happy. ----- made us feel like she wanted us here...again, that is not something that all property managers do. I strongly feel that the entire staff here works as a team and they are all equally eager about finding a solution rather than creating an excuse. We have only been here a week, but have not had one thing to complain about in our apartment home except for the person who lives upstairs must be wearing cement shoes. I don't think that is due to cheap construction materials, just someone who walks very hard and is not congnizant of his/her neighbors. Also there are several residents who use the lobby after hours, which is fine...but they use it as a library/study area so-to-speak and it almost makes you feel uncomfortable if you want to talk to your spouse, use the golf simulator or the pool table. There are several nice TV's in this area but you almost feel like you will offend someone if you turn them on. The community has a great clubroom with a quality pool table, sound fitness center with health club style layout and a great pool. The golf simulator is my husband's favorite thing about the community (other than curb appeal and overall construction). The grounds are gorgeous, very clean and offer several sitting areas with Wi-Fi and nice patio furniture (I can't wait until the weather cools down so that we may actually enjoy them!). My best friend and I visited the second pool this week and it was very quite. No screaming kids or creepy men...MAJOR plus! We are on the waiting list for a garage. From what I have seen, the garages are huge and not far from the buildings. We are very happy at The Lakes at Cypresswood and hopefully this review will be helpful to someone interested this community.

I pay alot for a reason
My husband and I moved to the lakes at cypresswood back in november. We absolutely love it here. Yes it is pricey, but you know that when your given the amount, and if you dont like it, then you shouldnt rent here. They have great ammenities that we love and are always working, of course things do break, but atleast they fix them. As far as security goes, there are 4 different cops who live on the property. Yes there are break ins occasionally, but I would love for you to find a place that doesnt have that issue. Wether your in the ------ or top of the line, theres always a robbery somewhere, and most of the time its from someone that you know. The maintenance has been so helpful here, any time we have an issue, they are always right out to fix the problem. They are strict on their dog policy, but they are upfront about that as well. So if your getting in trouble for it, then you shouldnt be doing it. As far as the timeline to pay rent is the only thing I dont like. You only have 2 days, which I didnt know and ended up getting a hefty late fee, but it will definitely keep me from being late again. I think people who have all these negative things to say should look in the mirror and see if any of the problems your complaining about are you.

Customer Service: Once you are on paper customer service goes out the window. And yes you will be nickel and dimed. Saftey: Neighbors car got stolen. Maintenance: AC went out.

getting worried
I must admit that I am getting worried about the service that I am receiving as a resident at the Lakes. I have only lived here for 7 months and my a/c has broken twice now. I have had to spend both evenings without a/c, and this is a problem in Houston, especially when I pay $1100 a month to live here. Temperatures this week have been around 100 , it was miserable. They will not come out to check the a/c after dark, sometimes I don't get home from work until after dark. I have to say that I have not felt like management cares at all. There were no "sorry's" or "we'll try to make sure it doesn't happen for the 3rd time". She was very curt and I would go so far as to say she was rude. The only thing maintenance did was to change the filter and recharge the freon, he did this a couple of months ago, I am not an a/c tech, but I would think there is something more that needs to be done. I also am one who pays my rent on time every month and have only had 3-4 maintenance requests total (two of them as a/c)and am not a high maintenance resident, but this does not bode well. I absolutely hate to move and was at my last apartment 8 years, but I am seriously wondering if I will renew

Loved my time at the lakes
I moved into this complex when it first opened and it was the best apt. experience I had ever had..The amenitites are amazing especially the front pool..Spent many a weekend out there with friends and loved it..I lived there for 2 years and would definately recommend to everyone..The office staff and maintenance are exceptional as well..Very friendly and always took care of any problems I had in a very short time..

My blog review, goods and bads
Well I'm going to have to chime in my $.02. Yup, my name's Bryce, a lot of people in the complex probably remember me, I wasn't easy to miss. I was the 1st floor apartment by the pool closest to the gym. I won't hide who I am as everything I say below is true and from an actual resident not a member of the staff. My experience was probably much differently viewed than others because I didn't have any burglaries, the staff was nice to me, and my time living here was generally quite nice. Plus the fact that I'm pretty carefree and an optimist may have some sway haha I even made friends with many of the residents who were equally as nice. Staff: I moved into a 2 bedroom by the front pool. It was brand new still, never been rented. When I got in, the apartment hadn't been cleaned yet, so there was construction mess all over the apartment (screws in the carpet, drywall dust everywhere, paint speckles splattered all over the floor, sink, faucets, etc) Mentioning this to the staff they hired a cleaner to come in and sent someone in to get the paint splatter off. They even gave me some very nice perks for the inconvenience (yeah it was that bad of a mess). I'd say the manager Kathy has a very different way of managing, though over the years I came to like her style and enthusiasm. Because of my frequent visits to the office about the cleaning, I quickly came to know the whole staff. I'm sure they also hated me at first, but they were nice as could be and I'd say most were were like friends by the time I left. I was very sad to leave The Lakes but life took me back to California. The office did change staff quite a bit while I was there, and there were a couple gals that were less than ideal to deal with, but there were nice one's I could deal with instead. The unfavorable didn't last too long there anyway. Service: I had a few problems over the years (air-conditioning went out, leaks, ants, etc) though after a quick online service request, someone was out the next day to fix it. The maintenance manager Johnny was terrific. His oldest son caused some trouble with his friends being noisy out by the pool for a while, but I believe he started working there too and since then all the problems with them went away. Amenities: I loved living here because of the amenities. The front pool is the best I've seen at any apartment complex. I'm in California now and there are no complexes with a pool like this one. Tanning ledges and beach entrance, volleyball net holes, two nice gas grills, and plenty of room to have the number of parties I had. Ok, so I don't sound like an advertisement... it's a given things break and wear down. The grills, they're going to need maintenance, they broke a couple times. The pool furniture was obviously intended in make for residential not commercial use, which makes it look way nicer when new, but means they aren't for use with hundreds of people, so when I left most of the pool chairs were in need of repair or replacement. And about the partying, yeah I ask forgiveness rather than permission and having had about 4 parties(holiday) inside the clubhouse, weekly poker nights in the clubhouse (5-15 people), and about 15 or more pool parties, I never had anyone coming down on me about having parties. There were a couple times I spent extra time cleaning up after my guests and others, but that's the point, if you clean up after yourself and don't leave things trashed for other guests (and don't get out of control) then parties shouldn't be an issue. The golf simulator was never broken as far as I knew. Maybe these people just didn't know how to boot it up? The fact that the clubhouse was open 24hrs was quite awesome in itself and unheard of in most other complexes. A Saturday night of walking to the clubhouse to shoot some pool and play on the driving range was often a much better option than braving the drunken crowds and bumper car driving downtown. I will say that the pool area looked like it was falling apart when I left. But if the management spent a little time cleaning up gum smashed in cracks, deteriorating furniture, and made sure the spa is up and running (it was broken/shut down for a couple months in winter) then it would be worlds better. Also, the 10pm pool curfew, even on the weekends is ridiculous. On a side note: If you live by the pool, expect noise from the pool! If ya don't like it, then move to another area of the complex and don't complain and ruin it for those that actually want to enjoy the pool. You want a serene and quiet pool, then get a house with a pool. I had an idiot yelling from a balcony to shut up at 9pm, there were two of us sitting in the spa talking normal. Idiot. Security: I honestly was a little apprehensive about security toward the end. There was an influx in vehicle break-in's, apartment break-in's, and rim's being stolen off vehicles throughout the years. I'll say I'd cross my fingers on my way out to my car every day hoping I didn't find something wrong with it. Okay, maybe this is a bit overly melodramatic, but there were worries. A couple security guards patrolling at night would make a huge difference but for some reason management doesn't get them. As for personal safety walking around; I often walked the grounds from&to friends apartments or to the clubhouse at any given hour and never once felt unsafe. Noise: I'm admittedly mostly the noisy neighbor (I watch my movies LOUD, and as occasional as it is when I listen to music, it's LOUD) though I never had one noise complaint, so either I had some really cool neighbors or they couldn't hear anything. I never heard any neighbors TV, music, or the like through the ceiling nor walls though I was woken up a few times by "elephants" walking around upstairs but as I said, they deal with my noise, I'll deal with theirs. Parking: Okay, I am SO VERY glad I paid for a covered spot ($25/mo) because more often then not there was no parking close by my apartment. In fact, I'd walk my friends out to their cars and they were seriously a good one to two buildings back at times. Parking was primarily filled starting at 7 and sometimes even at 5pm! So if you plan to move here, and don't want to hike to your car every day, I'd pay for a covered parking spot nearby. You'll be very happy you did, call it a wise investment. Oh and I was also thankful for the covered parking to keep my car out of the elements, like trees falling during a hurricane (which did happen during Ike) or giant hail (which put dents in my friends car) :) Overall: Thanks for reading my blog sized review. Overall I had a terrific time at The Lakes. I was new to Texas and had no friends or family around. I met some people that also worked at HP and founded a whole group of friends through them, and during Ike I had the pleasure of meeting another group of people who I spent much of my time with while in Houston. I truly miss living there, I loved my tile shower which I can't find anywhere else, believe me I've looked. I loved the sunny Saturdays spent out at the pool with a bunch of friends and cool people that lived there too. Looking back, life seemed much more carefree at he Lakes for some reason. My largest complaint about the design would be the amount of cupboard space in the kitchen. I loved the aesthetics of the cabinetry and black appliances, but don't expect to fit everything nicely. The drawers were barely big enough for my knives to fit in diagonally. I had to give some of my cups away because they wouldn't all fit in the cupboards. But oh well right? I'd definitely recommend this place to anyone who asks. Just go in expecting nothing and see whatcha get. Honestly the issues most people bring up are the very same as you'll hear out of people at all places. I'm not saying there's no issues here, but rather that I think everything else that is good makes up for it and then some. Just don't be negative and focus on the bad. If you're a whiner too, then plain and simple you won't like it, go somewhere else and you'll find just as much to whine about :-P .:Bryce:.
