Watch out and beware of management at Lakeview, do not rent here unless you have a lawyer. Instead of been comfortable they are always coming up with something, where you have to pay more money. It doesn't add up,I have a lawyer investigating them now watch out and keep your receipts. I even recommended someone to stay here, I went in the office to ask for my referral Jackie told me I could not get it because it was too late. There is nowhere in writing that shows a time limit, I do believe she is pocketing the money.Its so much more, but I'm waiting to hear from the corporate office.

unethical business practices - $2700 lease termination scam !!!!!!!!!! See comment by "riped us off1"

Thay have a scam going on where they will try and maximize the costs at the end of the lease. See the other guys review where they soaked him for $5000. If you do sign a lease keep a copy as they sprang a 12 month lease on me when I told them I wanted a six month lease and couldnt find the copy I signed. When I moved out they give me a copy of a 12 month lease and they tell me I owe them over 2700 for moving out before the end of my lease. Now I am forced to go to the landlord tennant dispute process to get the problem addressed. Be very carefull with these people as they will try and do whatever thy can to increase the costs at move out time. The apartment cost 700 per month and I moved out at the end of six months so how do we get to 2700? 1 month lease termination fee 700 , 2 months rent to give them time to release the apartment $1400. Loss of security deposit $150. I would not rent from these people as when I went to move out the manager refuses to take or return phone calls to address move out issues. I would have been better off getting a better rated place and paying a little more per month than having a $2000 bill at my lease termination. Also internet says this place is being sold so management is changing. Find a more reputable place. This place will soak you in the end.

Poor Quality of Life

I have lived in various apartments for the past 30 years. Lakeview is definitely the worst apartment that I have ever rented. The apartment complex is bordered on the north by a public street that has become a "parking lot" for tractor trailer rigs, bordered on the east by Ella Blvd. (that has become the Autobon of Spring), and on the south by a high school resulting in suspicious loitering in the area by students skipping school. Due to ongoing construction at the intersection of FM 1960 and Kuykendahl, almost every emergency vehicle is currently using Ella Blvd. to access the crime ridden apartments located south of here. 24-7 sirens, especially during the night, result in a very poor quality of sleep. In addition to sirens, load music from vehicles will literally rattle the windows of your apartment. Due to lack of adequate onsite parking for residents and their visitors, the "No Parking" zones are disregarded thus resulting in very congested and hazardous driving conditions thruout the complex. Although the maintenance staff is very responsive and courteous, the management is a little lacking. After Ike struck during September of 2008, I parked my vehicle in a commons area so that I could operate my generator at the entrance to my garage. Unfortunately, a large oak branch was laying on the ground approximately 15 feet from my vehicle. Early Tuesday morning (after Ike struck), I checked my vehicle to ensure that it was OK. At this time, my vehicle was undamaged and the large oak branch was still setting on the ground approximately 15 feet away. Later that day, I checked my vehicle once again. Much to my dismay, my vehicle was impact damaged and was covered with small oak branches and leaves and the large oak branch was cut up and neatly stacked nearby. I contacted a nearby neighbor who lived adjacent to the area where my vehicle was parked and he stated that his wife had observed the "bonded and insured" lawn maintenance crew cutting up the large oak branch earlier that day. I brought this to the attention of the management. One of the members of the office staff accompanied me to my vehicle and took several pics. After having a "lively" disagreement with the manager, she asked me to obtain a cost estimate to repair my vehicle. I have provided them with the repair estimate ($1,100) on two occasions and have yet to hear back from them. Oh well, I suspect that my insurance company will have to pay for the impact damage (along with my $500 deductible). Good luck! Anonymous

Be very careful when you move out. Have them do a walk through with you, I got hit with a trash clean up fee. I left that apartment in better condition than I obtained it, (Cleaner). I moved out on a Sunday and the staff did not have time to do a walk through that day; (I should have inisted)therefore I had to leave my key. The next thing I know, I received a letter from a collection agency for trash left in my apt. The stove is antiquated for the prices they charge. The crime was horrible while I lived there we would get notices only for selected crimes in the apartment (break-ins) and peeping toms; however according to police records there are many crimes on the property mostly for car break-ins. They have no security, although they say an off duty officer patrols in the evening,I never saw him. The only thing you are paying for is the landscape which is pleansant but when it rains it backsup around the lake therefore you can't even jog or walk several days after heavy rain.

Fitness Center

Be aware that the Fitness Center (very small, 3 machines only) is open only when the Leasing Office is open. The Manager promised last September to find a solution but nothing yet. Since must residents do not exercise when they are working (hours are shorter on weekends)we pay extra for nothing.

Overpriced...don't move here

The office staff is HORRIBLE. Very unprofessional. The maintenance guys are nice, but very slow in getting things done. I had a bee infestation in my wall and it took them a week to address it. I got stung by a bee before they did anything. That was two months ago and they still haven't repaired the wall from where they had to remove the hive. Also, they haven't completed repairs from Hurricane Ike (2 months ago). Not renewing my lease. Found somewhere else on 1960 with more space and $200 cheaper per month.

ROACH INFESTED

I have lived here for over a year and until about two months ago...I had been bug free. But, now there are roaches all over the place and the apartment complex is doing absolutely nothing about it. I called to complain and they had someone to come out to spray three times and the roaches have increased. It dawned on me that since I had been living there which is a year and a half, they never came out top spray without me requesting them to. I contacted the office and asked why they didn't do routine sprays they said because they don't. They only spray before you move into the apartment and only upon request. So, even though they sprayed my apartment they aren't spraying the entire building which does absolutely NOTHING! I am filing a complaint with the BBB.

No Way

We have lived here for almost a year now. We have had nothing but problems. You can never get a hold of the staff, They are horible. Everything breaks. Our water heater went out and it took them 2 weeks to fix it...talk about cold showers. We are scared to walk anywhere in the complex due to the high crime rate, so all there nice amminites are no use to us, yet we pay for them. Our cars have been broken into, and we have recieved 4 notices about peoples apartment homes being broken into..and notices about women being raped...STAY AWAY>>>YOU DONT WANT TO LIVE HERE>

We lived there for nearly 2 years with a great record with the staff. Then due to family illness we had to break our lease 3 months short. They then charged us $5,00.00 for lease termination. Their staff is completely incompatent & they do enter the apartment too often. Hate that place.

They Suck

In the beginning they will be very nice,but after you sign the service SUCKS! It took me 3 months just to get a freaking blind fixed. Don't be fooled by all the pretty scenery. You pay alot but they manage it like a prison. everything you do is wrong and they will bill you for it. I would not recommend it to my worst enemy<br><br>O and good luck trying to get out of your lease!!!!!!

trapped once you sign the lease

this place is not the best it could be for the money, i read the other reviews, i can but only agree with the ones that rated it so negatively.they did not exagerate.the maintenance crew look like criminals,they always want in your apt. for the same thing over and over.the theft,vandalism,peeping toms,rapes, make me feel like im living in the heart of crime-ville.noisy,domestic fights,kids every where,playing in drive ways.beggars on the corner.rude management tops it all off. they dont seem to care at all about the tenants,bad attitudes by all.

Not worth the rent

You can definitely get a better place for the money you are paying... The community it is located is not the best area. There was actually a dead body dumped on the property while I was staying there. I lived in a 1st floor unit; and you can hear everything from the upstairs unit. The walls are paper thin, so you will hear your next door neighbors as well.

Good place to live but theycome into my apartment too often

I like living here but recently they have had construction going on.<br>They are constantly coming into my apartment , either or a filter change or for a construction project.<br>I would love to stay living here if the construction stops.

Great place to live.

I only lived here for a few months before I had a falling out with my roommate and had to remove my name from the lease. The management was very helpful and understanding. Maintenance was prompt with all repairs. The grounds were safe, beautiful, and always quiet. I would love to live there again. The rent is not cheap but you really do get what you pay for.

We actually lived at Lakeview Estates, which is next to the property itself. Both myself and my fiance both enjoyed living there, especially having an attached garage. We never had a problem with management, and you know how hard that coud be sometimes. They were always helpful and we loved living there. We might be returning in a few months, but until then I do recommend the property and its staff. I loved the location, right downthe road to bars and restaurants and esoecially easy access to highway I-45

apartments need a little more bang for the buck.

people are nice. the maintenace is not very <br><br>good. 2 to 3 days to respond and they enter without you home. mangement is very nice and will do as much and more than they are supposed to.
