No Security. No Safety. AVOID THESE APTS
In Feb 2011 our automobile was stolen from the tenant parking area late one night. The Main gate "Security Camera's" failed to provide readable images that would perhaps allowed Police to find our vehicle. Personal items have been stolen from our rear patio area. Twice in 2 months. There are no Security patrols during the night-time. People/ Teens wander the grounds unchallenged at 3:00 am. The Main gates don't close much of the time & even if they do work - they are easy to defeat. Cars simply pull up to the gate & wait for a resident to come along. Every resident uses a remote. The walk thru gates security codes haven't been changed in years. The Management turns a deaf ear to requests for increased Security and/or updated, functioning security camera's. Their only interest is in collecting the money for rents. 90% of the thefts and break-ins that occur in these apts won't be reported here. The complaints mentioned here are only a small percentage of the actual thefts or problems that actually happen at "The Reserves" If you are seeking a good place to live - KEEP SEARCHING.

Not a good place to live anymore
the only two things good that I can say about this place is how great the maintenance staff is and how well the keep the landscaping. i lived there for two years and had my car broke into once, and my car towed from a spot where we were ALWAYS allowed to park until one day they wanted to change things and the next week go back to allow parking in the so called no tow zone again. then I was forced to get Comcast Cable because of a contract they had with Comcast I had Uverse. There is never available after 9pm so a long walk home every night would be the norm. When I moved there i was attracted to the sound of no noise but the longer my time there was the more louder it got. No security cameras around the property and the gates hardly ever worked. These people are only worried about filling apartments and not keeping those who have been there a long time. there is a small case of rats and snakes on property because of the field opposite to the property.

Satisfied Resident
I have lived here since 2007 and love it. Maintenance is always quick to fix any issues and the ladies in the office have always been very pleasant as well. The gates are occasionally broken but not near as much as the last place I lived. I'm not sure what people are talking about when they say the water has been out for more than 24 or 48 hours. I know a few months ago there was an issue and we were without water overnight while they worked to fix the problem but it was off for less then 24 hours.

Hit and Run in parking area
Two weeks ago, around 11pm someone hit my car and run. It was parked in apartment complex parking area. I have spoken with the staff; unfortunately they don`t have everywhere cameras (cccs). They have had only 2 facing towards entrances and they were useless because of darkness and position. Considering the amount of rent we pay is it that hard to put cameras everywhere? Of course you can imagine what type of person hits and runs doesn`t bother notify anyone. It was either a residence or a guest of residence. By the way damage was about $2500... I`ve been living here more than a year and definitely i`m moving out at the end my contract. My base rent is $960 but you have to pay $40 for cable saver and you have to pay it if you want to rent. So my rent basically $1000.

A TRULY HONEST REVIEW
I'm usually not one for writing reviews, but after reading the other reviews, I felt it was necessary to throw in my "two-cents." We've lived in The Reserve for almost three years, and our lease ends at the end of this month. We will definitely be leaving this place when that time comes! The complex is heading towards a steady downward spiral. I can recall two instances in the past year where we have come home to no running water (this is for every resident in the apt.), in other words (no toilet flushing, showers, tap water, etc). When these "water issues" occurred, they would last for more than 48 hrs. On numerous occasions maintenance has been called to our apartment for issues regarding the A/C cooling our unit. They show up a few days after our request, and the issue is never resolved. There is also a SERIOUS issue with parking. If you get home after 6PM on the weekdays, be prepared to walk very far to get to your apartment. They also have this "amenity" where you are FORCED to pay $40 for basic Comcast Cable that's tact on to your rent. If you have any additional featuresā¦Ā See More>anonymous

Living here for one Yr
So this week we did not have water again because of pipe issues and this is not the first time this happens. Just imagine the inconvenience of coming home and having no water and then waking up and not being able to shower? Well that is what happens at this complex and I have lived here less than a yr. and it has happened twice. The apartments are nice and well maintenance... the staff is good for getting requests serviced quickly. Another issue is my friend left her car when we went out and when we got back someone broke in to more than 10 cars all in one night. I was pretty disappointed how this could occur when we are paying $800 for rent. Cable is mandatory and there are small fees that are added on to the base rent so please ask before you move in. The gate sometimes does not close properly but of course this isn't the staffs fault its the visitors who bang into the gate. Overall, I would recommend this apartment complex, just expect paying above $800 and be prepared that your water might get turned off and the gate might notā¦Ā See More>mshreddy

Becoming bad day by day.
I move out mid July after a stay of about 4 years. They started charging whatever way possible. Take my case, few months back they started a new ACH deposit for Rent pay. I thought that is a good thing, did not know that they have a way to make money out of it. Here is what happened: I paid my rent online on 2nd (3rd is the last day for payment), and their system accepted and sent me a confirmation email too. I thought everything is good. After 10 days, i was sent a notice saying insufficient funds in my bank. My bank account was never below $5000 in the last 2 years, I showed them my bank statement. They took another 2 days to figure out what happened, and charged me $150 late fee. You know the problem they said was one digit in my bank account was wrong while typing on internet. How in the world ACH deposit takes 10 days to figure out if there is any problem with the account number? For the delay in their system, they made me pay $150. Stay away, this place is getting worse everyday, i can not wait to leave here. Noisy neighbors, not helpful staff, charging for everything, $800 rent is becoming more than $1000, you have to buy $40 cable even if you don't watch ($480 a year). Everybody is running away, all my good neighbours left this place. Security is totally down. Main gate is broken for a long time. kids are running around cars, some parents don't even watch their kids, people leave their garbage bags in front of their door, nobody is cleaning hallways, all garbage, bags small smelly things stay there many days. Rents were too high before and many good people left, they lowered rents last year and everybody rushed here to rent an apartment and neighborhood totally changed, they have high rents again but it is already too late, many apartments are empty, some of them are still available after many months. Another bad thing is when you leave apartment they are giving you a list, they charge $20- $30 for even smaller wall paint problems and small dirty rug spots. DO NOT MOVE HERE!!
Been living here for many years now and I do believe this will be the last.. This complex has changed over the last few years and not for the best!! The staff we have now, which has been here for 3 years now is the worst! The manager, well.. what can I say, nothing good about her, the words that describe her are unprintable.. They are great to you when you move in but once they have you watch out!! After a year they no longer care anything about you as a tenent, you are just a paycheck for them and that includes the owners of this property..The rents are now lowwer than they were 7 years ago when we moved here, does that tell you something?? It better!! They charge for EVERYTHING, garabge, water, pest control and NOW there latest AMENITY as they would like to call it is making you pay $40.00 a month for Comcast Cable even if you don't want it, you still pay!! pretty complex but below average staff
i've been living here for a while and so far its been quite enjoyable. they keep everything clean and the residents seem friendly and mostly keep to themselves. only complaint i have is that the staff doesnt really seem to care about you and it feels like they only want your money..i guess that hows most apartments work so i dont really blame them on that but certain staff members are pretty rude especially a certain lady who doesnt try to hide her annoyance when you ask for something. also, the gate is broken alot of the time which can be very annoying. there was a recent car break-in and to make people feel safer they put a security guard near the gate 'til about 3am. funny thing is, when i talked to him he told me that most break-ins occur after 3am. oh well i guess. oh and they really need to put some lights on the road outside the entrance. its so dark at night that sometimes i cant even see where to turn into the apartment. to sum it up everything is above average except for the gate and a single person in the office who iā¦Ā See More>anonymous

Worst ever, do not rent here!
Stolen cars, loud music, gossipy and unhelpful staff. Do not rent here. The best part is the landscaping, but that's about it. Jersey Village is a nice area, but not at this apartment complex. Staff is the worst I have ever dealt with. Charges you many little fees that are too much hassle to fight, but have no clarification as to why you are being charged. DO NOT RENT HERE.

Average Complex But Very Pet Friendly, Check Your Options First
The policy of allowing large dogs initially drew me to the complex and I maintain that it is a very pet friendly complex. I think the staff is relatively helpful, depending on who you speak with. My biggest complaint is one of personal safety and security. The staff, and their present parent company, take a very nonchalant view of their residents safety; a sort of "don t promote negative happenings in the complex". I admit that the complex is unable to remedy the complex that has been under construction, the ENTIRE time I have resided in the complex; however I feel that any complex owes their residents the knowledge of any criminal activity that occurs (I have lived in other complexes that were open and the criminal activity seemed non-existent) if only from a preventative stand-point. I would check other complexes policies on criminal activity, compare activity levels with local law enforcement, and then make a decision.

Don't let the beauty of the apartment and nice staffing fool you!
We signed a year lease. It started out okay and couldn't understand why people were giving it such a bad review, but the longer we stayed the more I understood. We've lived in plenty apartments before, but this was by far the worst apartment I've lived in. Gate is always broken!!! When the gate is working somehow the gate key stops working. We had a rat problem. If you have pets be careful, people like to turn you in if you don't pick up the poop right away. The pet fee does not go towards any damages that your pet may do, so make sure he/she is potty trained. We had to pay 1000.00 to replace the carpet! Oh and let me tell you the parking is a nightmare if you get home past 8:00pm. I had to park many nights 3-4 apartments down. Just don't let it fool you because it did us and we couldnt get out of there fast enough.

Pros and Cons, but overall satisfied
I have been a resident here for two years now, going on year 3. Overall, I have had a satisfying stay here. Pros: -The residents are pretty diverse (families, singles, old, young), and I have never had any issues with any of my neighbors -I don't experience any noise from my neighbors or from the parking lot -There is ample parking, and always a space available -The apartment complex and grounds are pretty clean -The pool area is nice and kept clean -I have not had any maintance issues for the two years I have been here, so I think the appliances are good quality -Easy access to the Beltway and 290, and you don't hear the traffic on the freeway -Not too many issues with crime that you wouldn't experience anywhere else Cons: -The gate is broken quite often, so it doesn't always feel like you live in a gated community -The management once lost my rent check, and then were trying to get me to write another check because "I hadn't paid rent yet". Looks can be deceiving...
Nice apartment complex...most residents appear to be descent. Small population of ------ people...hanging out in parking lot...loud music! A problem has been a consistant issue is loud music...our master bedroom backs up to neighbors living room...have called Sheriff's Dept. on several occasions...problem seems to be under control at this point! There are those people who feel they need to take up (2) parking places, again the ------ people. I do not like to deal w/management at all. ---- has been on another planet every time I have dealt w/her. ---- has always been very rude when I have spoken to her. Upon move-in, additional fees were sprung on us...garbage/pest control which was no big deal. They, also, expect you to have $25,000 in renters insurance which they did not tell us until we picked up our keys. Very disappointed on move-in. Apt was not cleaned properly...food on blinds...trash on closets...I do not think they even shampooed carpet...furniture indentions still in carpet from previous tenants. ---- said they could not hold apt for more than (2) weeks...so I planned for move-in in (2) weeks then was told after I took days off at work that they residents were still in apt.ā¦Ā See More>Renter5480

My opinion...
I have been a resident here for a year now. I haven't had any problems that you won't find anywhere else. When things break, they come fix them, usually within a day. I don't have any noise problems... and I live downstairs. Parking can be a problem once in a while, usually just late at night on weekends. Most of the time there is a place fairly close. It would be nice if they had assigned parking you didn't have to pay for, but it's really not a huge problem. Yes, there are kids... I have no problems with them. Crime is going to happen no matter where you are! I haven't had any problems personally at all. My neighbor had their vehicle broken in a couple times... my vehicle is just as nice and sat right next to theirs, nothing happened... I suppose I didn't have anything they wanted. The gate has been broke a few times... unfortunately some people don't respect property when they don't live there. home invasion
On 10/11/10 someone broke into an apartment in the early morning hours. They took TVs and went through the leasee drawers and cabinets. At last check, the leasee is still not accounted for. Only one of his vehicles are here. Typically if he goes out of town, he will take his newer car....this is not the case. PLEASE DO NOT MOVE HERE! THE COMPLEX HAS GONE FROM BAD TO WORSE IN A MATTER OF MONTHS. WHEN COMPLAINED TO, MANAGEMENT SAYS THE HOODLUMS GOT APPROVED TO LIVE HERE JUST AS YOU DID. AT THE END OF MY LEASE, I WON'T BE LIVING HERE SO THAT THE HOODLUMS COULD HAVE THIS PLACE.

Office staff seems to be the only downfall
I have lived here for a month now and the only complaint I have so far is the office staff never seems to be on the same page. I never got an actual copy of my lease, when I moved in I had a rental washer and dryer unit in my apartment that I never requested, then my gate key was not working and I went to pick up a new one. Well evidently they cannot just give you a new one they have to replace your battery... I was fine with that since I was told I could come pick it up the next morning which I did. Three days later I get a call saying my gate button is ready and I tried explaining that I had already picked it up days ago. I guess I could have gotten a free back-up. What on earth cable company does this complex use? I have been going insane without any cable for the past month. I keep getting told Comcast would be in by Christmas. Well it is past Christmas and Comcast keeps telling me this area is unserviceable. I tried Dish network but my apartment faces north. Allā¦Ā See More>trishah

HATE THIS PLACE
You'd honestly have to be totally insane to live here. There's not a day that goes by that I don't regret moving here. Don't be fooled... the people in the front look nice and the apartments seem quaint, but this place is aweful. crime. incompetent management. crime. kids. crime.... crime. kids.... 2-3 families crowded in 1 apartment. crime. loud music. crime.

If you like loud music...
The neighbors are great.... if you appreciate tejano music all day. They upkeep the grounds very well, but have occasional car break ins from the surrounding not-so-great neighborhoods... We have lived here for 2 years, but they jacked up the rent to more than 100 dollars MORE a month- not worth it in my opinion- no stores nearby except Kroger for miles. Not a fan of new management- get reciept for rent checks!!

freaking kids
I have a couple complaints about this community.... otherwise it's pretty nice. 1. there's hardly any parking. sure, you could pay $90/month to get a garage, but for the rest of us that think that's a total ripoff it's almost impossible in some locations to find a freaking spot! Especially if fratty mc frat neighbor is having a party and there's a huge influx of cars. 2. kids. what is wrong with these parents? they just let their kids run wild and free and the kids loooove to climb on top of cars, hit cars with balls, sit in vehicles, etc. I would never have believed it myself until I saw it happen to my own car. Overall, I can't wait to move out.

no apt is perfect, this place is fine.
I have lived in many apartments and I can honestly say this one is on the top of my list. I dont like management AT ALL though. The people in the office are rather incompetent, they are never on the same page with you or each other. I think they have a big bug up their butt...maybe thats why I have never seen a single roach in my apartment :-) Maintainance takes too long and parking is a bit of a problem on weekends, there is always a spot but you may have to walk more than you'd like. The bathrooms and closets are nice and large, it is clean and fairly quiet with a lot of families living here. I never saw a police car...and as for the previous comment, it is NOT the ------! It is a decent area and the few black people that I have seen are always well behaved and polite, so I dont have any idea what that person was talking about. There is a wonderful elementary academy around the corner on Gessner less than a mile, shopping is close on 290 and also west rd, and dry cleaning is within walking distance.
