It was a quick and easy process. Everyone was friendly and kept me up to date on things I needed to make the move-in process easier. I really love how they provide options for rental insurance and electric if you don't have your own.

Quiet area. However, there is a lack of environmental maintenance especially in the hallways of buildings. Considering they don't have not a closed/secured building, I think management should be intentional about keeping the hallways clean. I moved last April And I have personally swept the hallways myself 3x in the past 6 months especially when I have families visiting coz it is embarrassing to have them see how unkept the hallways are. There's cobwebs on walls, dead leaves that have been there for months? It honestly makes the apartment complex look ------ (sorry for the lack of better word). A little maintenance for the image would go a long way for this place.

The rental experience has been overwhelming from the ant infestation and roach invasion from neighbors apartments. When we first moved in this unit it was a dream because the unit itself is beautiful but the other flaws just makes it worse to live here. Maintenance team in the beginning, didn't want to come and fix the necessary things that need to be done.

Apartments are ok but parking is horrible I come home to have to wait til a open spots opens up just to park i pay too much money to not be able to park something they need to work on opening more spaces

I have lived here for 4 years. Every summer the pool is closed by the Health Department. This is the 3rd Management Company and the 4th Property Manager in as many years! Highmark Residential does not answer their phone nor do they return emails! The main gate worked for 1 month and has been open the rest of the time. Keep driving!! There are better apartments all around!!!

BAD!!! I had ants before I moved in back in June and I'm still dealing with the issues today in September. The office doesn't seem to care and it's annoying. You pay all this money and they send out a company but they don't know where the ants are coming from. The community is not kept clean. I'm just waiting out my lease and then I'm moving

I moved here in May 2025. It's September 2025. The parking is horrible. There are disabled cars that just sit for weeks on end. I had to buy a reserved spot just to be close to my apartment. Maintenance is slow and does bare minimum. I'm still waiting on my dryer and kitchen countertop to be fixed. The gate has been broken since I moved in. The pool was closed all summer. Mail packages are a joke. Good news, they keep the trash and landscaping up.

The community is ok for the most part. The main issues are people driving like it's a racetrack because the gate is broken and the amount of skunk weed being smoked in a state where it's not legal...

Apartment is older than most apartments around the area. If you are going to pay the rent they charge, you might as well go for a newer apartment complex. Central heating and cooling are old, so electric bill tend to be high. There is difficulty getting apartment upgraded. They have no problem collecting rent for nearly 6 years but will not upgrade when necessary. The office often makes plenty of mistakes. I have had frequent erroneous charges on my bills. They even mistakenly rekeyed my garage because they assigned it to a new resident. I had to make multiple calls and office visits to correct. No apologies, just plenty of excuses and gaslighting . I had a dispute that hasn't been fixed since January 2025. The error is clearly management's error. The manager is unresponsive to resident's needs. You send emails, nothing gets done. You have to take off work to go to office. And even after all the promises to rectify their error, you leave and they do nothing. Gate keys hasn't worked for over a year, no replacements has been ordered.

Has been the worst apartment living I have ever experienced. It has been one thing after another since moving in April 2025. Items have been addressed only after completely hounding Highmark Management and making several calls to corporate. I still have not received a return phone call from Tana Blair or Crystal Brasfield after leaving multiple messages regarding my concerns. I am totally dissatisfied with how issues are handled by management.

Im not impressed with this place. The upkeep of the complex is terrible Trash and dog poop everywhere . Neighbors smoke and throw their cigarette buds on the ground. Unauthorized vehicles continue to park without a pass. A lot of things are outdated. My garage works when it wants to.

These are good apartments for the price but they're a things that are lacking. The parking is very limited, unless you buy a reserved spot/carport/garage. The walls are thin, so hope for quiet and calm neighbors. You pay amenity fees but the pool is always closed and the gym is outdated with minimal equipment. The front gate has been broken for several months and there have been random shootings during the night. The units are renovated and stylish but the phrase stands true, "you get what you pay for". Since I have moved here though, the office staff has changed for the better!! Hopefully with their influence things will change around the community.

Overall quiet. Ant problems, the excercise room needs an update, the entry gates are always broken and you can never get in touch with the front office. My garage was broken into but overall it's been a decent experience.

Landscaping is terrible. Was very good when I first moved in but every year goes downhill. Management turnover every year. Have had break in in some of the garages. Have had gun shots outside my apartment. Management never addressed with residents.

I am disappointed in the appearance of this apartment community. Dog feces litter the grass area, human vomit lines the stairway of my building, and dumpsters go days if not weeks without being emptied. Bags to dispose of doggie litter is often unavailable for days if not weeks. This is not a community, it is just a place to live until my financial situation improves.

My experience living here has been extremely disappointing. I moved in December 2024, and upon receiving my keys, I walked into a dirty apartment that had to be cleaned before I could move in. Within two months, the air conditioning stopped cooling properly, and part of my closet collapsed. One evening, I couldn't find any parking in the complex and requested a covered spot. When I used the assigned spot, I received a note from another resident claiming it was theirs. I then requested a garage, but after being told it would be available, I later learned it was out of order. I had to repeatedly follow up for updates on both the garage and the closet repair. I submitted maintenance requests on February 8, and they weren't addressed until February 25?after I sent a lengthy email. My A/C failed again a week later. Although I was told the issue was resolved, it only worked temporarily. I submitted another request, and as of today, it still hasn't been fixed. I've had to rely on a window unit and sleep on the couch because the rest of the apartment is too hot. Despite multiple phone calls, emails, and in-person visits, I've only received excuses. After just three months, I've experienced more problems here than at any other community I've lived in. This experience has been incredibly frustrating, and I would not recommend living here.

When I moved in, all the floor was dirty. The kitchen floor was very sticky, and I had to scrub off so much drips of paint. The carpet was terrible, we found so much pet hair, pop corn kernels, I vacuumed 5 times and shampoo 3 times, still dirty. The dryer vent screen was ripped broken, the dryer vent was all clogged, it took 2 times to dry my clothes. The bath tub drain was clogged with long brown hair, we had to clean it out, it was very disgusting. The microwave light can't be turned on and off, I have to leave it on all the time. I didn't receive my garage door opener for 5 days after I moved in, even I was charged prorated rent for it. The residents upstairs are smokers, they throw their cigarette butts in my patio. The courtyard are full of dog poops, and it's stinky to walk by.

It hasn't been the best experience. The gate is always open, there is no consistent parking ffor residents and you risk getting towed, unless you pay monthly. People leave trash outside the door, every day and there's always the smell of cannabis on the grounds. It has gone downhill and there's always something wrong with the pool. It seems more like a section 8 subdivision than an upscale, gated, living community.

Unfortunately I was only able to stay for about 4 months until my wife and I along with our 1yo child had to up and move. They stole money from us claiming they never received while rent payments kept stacking. They couldn't keep a reliable and trustworthy staff around, it's full of constantly rotating temps. The regional for the management company was very unprofessional. They tried send us to court but when we called the court they said there was no case by the office insisted that was the case. We just couldn't do it. All the back and forth and new faces constantly in and out of the office, the money that we lost was NOT worth this stay. If I were anybody else looking at this property I'd just go ahead and look next door maybe. Regalia was the wort living experience I've ever had. Mansfield on the green is a lot better and has a lot more long term tenants which makes it feel more like a community. I definitely would not recommend these apartments to anybody. PLUS REGALIA CHARGES $50 PER MAINTENANCE VISIT!!!! Horribly managed property.

My husband and I have Been through 3 leases with Regalia and have many more ups than downs. Although there have been several office staff changes, the current staff is so attentive and kind. Some other nice things about regalia is the cleanliness and order that they keep around the property. Trash is always taken care of, the pool is always clean, and you will see maintenance working everyday! On the other hand, if I were to find anything wrong with the property, it would have to be something that is out of peoples control. Unfortunately, my car has gotten shot, TWICE! About a year ago we had some new neighbors move into the first floor (I'm on the third) who are very loud and disturbing. They have been involved in two shoot outs since they have been here and are loud during the night. I had to pay out of pocket both times my car got shot to fix it. (They were hiding behind my car, is what they said). When I notified the office, unfortunately they just said "ok." Other than this issue, my husband and I have enjoyed living at Regalia and hope to move into a bigger unit soon if available.

They claim to be luxury apartments but the property is not kept up well. It always has trash everywhere and I don't even know how some of the residents are able to afford living here. The parking is horrible.

I like walking around our community. I feel very safe. The management responds quickly with any maintenance concerns. Location is great as everything you could need is just a few minutes away. I also Like the convenience of picking up packages in a designated locked area!

Overall it is nice. But they are terrible on maintance. I have had a window frame that leaks rain water since sometime n 2016, and I continue to try to get them to fix it and they respond that they will get it taken care of. However, no ever shows up or does anything. They run some guy by the apartment part of the time and they always claim to know how to fix it but nothing ever happens. And the guy rarely shows up again.

My 1st 2 1/2 yrs we were pretty good . But it seems since new ownership/management I'm not as happy living here . Poor Resident Service From property manager . Apt burglarized and no follow up from manager . Been waiting on service to apt for almost a year , valet trash service is trash . Apt walkways are dusty and full of cob webs . Truly disappointed
