It's has been okay for up until this year it's been terrible. Breaks in and stranger trying to get into my apartment while me and my family are home. We no longer feel safe here security needs to tighten up and maintenance should learn some hospitality very rude. ------- is a great guy always greets us but the other guy ----- I believe is not so friendly and I don't feel comfortable around him this needs to be taken care of before he makes someone angry and we take care of it ourselves!!!

Previous management was responsive and inclusive of all residents. The property was managed and maintained although there were some improvements to be made, once brought to their attention they would respond accordingly and work towards a resolution. We would have community engagement activities for example: socials, drives, pool parties in the summer, food trucks visits, and much more. The previous management would be welcoming and professional when you go into the office. The new management staff are unprofessional and evasive in their responses and often times refuse to respond to email concerns. Inconsistent hours of operation, it will be after 1 or 2 pm and staff are requesting to return at a later time because they're eating. The property is not maintained at the same level as the previous owners. The gates are always open and broken, sketchy visitors are always lurking around, increase of theft to vehicles. It's supposed to be a smoke-free property, complaints have been emailed about smoking, and visitors smoking at the pool, walking into your unit and smelling weed, and not getting a response to your concern. Also has been mentioned to the leadership that dogs are not on their leashes, residents have reported being chased and charged at by two different dogs and on two diff occasions and nothing is done about it. The property is quickly becoming rundown and not reflective of the surrounding community of Mansfield. We have expectations of this area and moreso this property based on the consistent efforts of city leadership and city ordinances but this new management team and developers are willingly tearing is down. I don't want to walk into my apartment and it smells like weed when I do not smoke. I don't want to look over my shoulders because strangers have access to the property without following proper access protocols. I would like for it to feel like a community with engagement activities and a better chance of awareness in knowing who's who. I would like to know that any concerns or issues that are brought to management would be taken into thoughtful consideration with real time resolutions.

4-5 management companies since I sold my home and moved here. Some have been better than others. Many issues like the stairways are very stained and dirty from people letting their food/drinks fall and no one cleans it up. People leave bags of trash in corners and no one picks them up. The current management had upgraded the common areas for landscaping that makes the rent feel more affordable but when I get get home and have to walk up those grease and other foodstuffs stairs just trying to get around them makes me rethink if I want to renew my lease a 7th time.

I really enjoy living here. The property is well kept and maintained, all the staff are very kind, every support request I've put in was responded to in a timely manner, and my home itself is comfortable and spacious. I'm very happy here, a vast improvement from my last apartment in another complex.

Currently on my 2nd management company since September of 2023. Office staff still does not communicate with each other. Receive email from manager, leasing agent not sure what I am talking about when I showed her the email. Parking is a nightmare and has changed 3-4 times now how it is done, who manages it, who the towing company is. My neighbors are quiet and the only complaint I have about my building is that someone smokes weed and the hallways reek when they do. Not sure which apartment but it is every day. Maintenance is excellent, property is well manicured, trash pick up from dumpster can be an issue. I don't use the valet service that I pay for because I can't adhere to the rules with my work hours so I am paying for a service I don't use and honestly, based on trash cans when I come and go, most people in my building don't use it either. I stay to myself and everything seems to be fine but I do not plan on renewing my lease and I still would not recommend anyone moving here.

I would saying remove packing passes and stop with towing cars.. i never had my car towed but those who have they I have spoke with could barely afford to get their cars out of tow lot and it's not right to the residents with y'all have limiting parking and to many residents..

My experience at Regalia Mansfield has been nothing but disappointing the last few months with this new management. We previously had clean grounds, community events, and overall safety in our community. The new management is not welcoming at all, and it feels like there is no care for what happens to us as residents. I've had multiple packages stolen from the package room and despite there being a camera in the room, they say it's out of their hands. The grounds have dog poop EVERYWHERE, and I mean that literally. You cannot step in the grass without a risk of dog poop being in the way. The second floor of my building has had puke on the stairwell area for a month now, and I've been ignored with all of my requests to get it cleaned. I've called multiple times and even submitted maintenance requests (that got marked as completed), and the puke is STILL THERE. Let me tell you, your visitors will LOVE stepping over puke every time they come to see you during the holidays! Theres been tons of robberies here, from both cars and garages. I even had the amazing luck of being a bystander to an ongoing police chase that happened throughout our complex! The pool has always had problems since I've been here, including black mold, but I'm hoping to be gone by the summer so I don't have to witness any of those problems this year. The apartments themselves are acceptable, but the community has a bad infestation of ants, so you'll probably always notice ants in your apartment somewhere. Pest control used to come out once every 3 months, but it's been about half a year since they've come to my apartment so I'm not sure if the new management is even doing pest control. If you have to put in a maintenance request, expect to wait about twelve years before anything gets done. This is NOT a reflection of our maintenance person, he is fantastic and super nice. The new management won't hire anyone to help him though and the second maintenance man left with the old management. There's also a lot of drug use in these buildings, so if you aren't okay with the smell of marijuana, then definitely avoid this place. If you walk through the grounds at night you'll probably see about 2-3 different people smoking blunts somewhere on the property. All in all, if you move here (please don't), expect to be treated as nothing but a money bag with no rights to a safe, welcoming community. Oh and come lease renewal time, expect your rent to shoot way up despite things getting about 1000% worse every year you spend here!

I am not happy with the new visitor parking regulations. I have had visitors stay for a week. They register their car for 3 days. On the 3rs day, they are unable to register their car again. They get a message that says "guest permits must have a period of 3 days between the end of one guest permit and the start of the next one." I have gone to the leasing office and they just tell me to try again. They have no solutions or suggestions. This new visitor parking regulations makes it extremely difficult to have guests over for long periods of time.

Regalia Review as of 2023
Several problems with Regalia Apartments, I will start by saying I never leave reviews for anything, but im doing my due diligence for renters interested in Regalia or renting in Mansfield. Problem #1, The groundskeeping is horrible, specifically referring to the dog poop in the grass everywhere, (see for yourself). This has been a serious issue since i moved in Nov 2022. They have a designated dog park area near the golf course in back, however the renters are not good about picking up their dogs poop there or any other grassed areas in the Complex. How can you blame the renters when they DO NOT re-stock doggy bags at the doggy bag holder stands around the apartment. They have never been stocked since I moved in. Problem #2, the maintence service is not good. When i moved in and did my walkthrough I had a cracked pantry door and Shakira whom did the walkthrough with me advised that the maintence man would fix it within 2 weeks, however it is now Feb 2023 and still not fixed. When you request maintenece, they are quick to respond but slow to come out or never show up until you call more than once. If an apartment gym is a priority, I will say that they only have 1 treadmill that has been broken for over a month, many weight equipment missing and is not acceptable for a common apt gym. Problem #3 The Front office staff. Latoya whom is Asst Manager has been pleasant to deal with, however the manager, Tiffany and leasing agent, Shakira are the two that many renters in Regalia have had issues with. As of Feb 2023, they changed the cost of how much it is to pay your rent online with a debit card, it is now $45.00, or other options are ach pymnt or money order. Many renters were very upset that they didn't send out any note on our doors or never received an email in which Regalia claims they sent out the previous month. When I spoke to my neighbors, they agreed that they were suprised with this change. Problem #4. Technical issues are problems with the gate keys and garage door keys. When I moved in i was given a key for gate which never worked even when they provided me a new key, it didn't work for the left side gate. Also my garage door key opens not only my garge, but also opens up a garage that is 2 garages down from mine, I am in IT so they have some re-programming issues with keys that is not just a one off but an issue with myself and upstairs neighbor. I would liked to mention that this is a standard apartment in mansfield, not a luxury apartment, (which i knew beforehand). I would advise to do your due diligence researching apartments in Mansfield. If you're interested in Regalia, take a walk around the complex to see for yourself if everything is up to your standrd. Ask a friendly neighbor about their experience. I am sure that you will hear a similar pattern as the details im providing. I would refer you to Enclave Apartments in Mansfield (my prev apartments) absolutely amazing, also the sister property to Regalia which is next door, Waters Edge Apartments, which is newer and right across highway. Mansfield is a great area with nice apartments. Regalia can easily reel in renters with their decent apartments however, their retention is not good.

Horrible Place, Excessive Fees, No Sound Proof
Do not move here. The apartments are not sound proof, and the garages shakes the buildings. You will hear your neighbors talking, walking, breathing, and marijuana comes through the vents. MX is extremely slow to respond. They have increased rent since COVID and fees are exorbitant. The staff do not answer calls during working hours and the courtesy officer do not respond to you. There are plenty of apts around the area, newer with better options, go there. Oh, the pool will be closed half the summer.

This is the first online review I’ve ever written if that tells your anything. Do not move here!! The office staff is rude, unprofessional, and extremely dishonest! We have had our cars broken into twice, our old outdated dishwasher has been broken more then half of the time we’ve lived here, random people at the dirty pool all the time, mice and bugs in our apartment, horribly noisy neighbors, loud cars at night, huge parking issues, countless package delivery issues, the dumpsters are always over flowing, and most recently our car was towed from a parking space we thought we were paying for but the office staff took it off our lease without our knowledge and then had our car towed. We only have a month and a half left before our house is built and I’m not sure I can handle this place any longer! DO NOT MOVE HERE!!!

Management is trash and ------ neighbors! I work overnight and can’t get any rest because of the neighbors purposely being loud! Slamming doors, country stomping across the floor, throwing items on the ground, talking loud as hell! We been here since 2017 and this is the worst year of living here! WE WILL NOT RESIGN THE LEASE! $1200 a month to live with ------ NEIGHBORS! My husband is a veteran so loud --- noises like that bothers him! We are never late on rent yet we can’t get ---- done! I’m beyond tired of this mess! I work OVERNIGHT WHICH MEANS I SLEEP DURING THE DAY!!!!!!!!!!!!!!!!!! My husband has told management plenty of times and it’s like they don’t give AF. Dang dog barking all night, banging on the wall & they talk loud as ever. How is it we can hear everything these people say and they stay above us? Why do we have to record these ------ people just to get something done? I don’t get it! More than one person is above us and the office knows this and still won’t do anything! WHY MUST I WEAR PLUGS IN MY EARS ON A DAILY BASIS JUST TO DROWN OUT THE NOISES! DOES THAT MAKE ANY SENSE TO YOU? IM IN MY OWN APARTMENT AND I HAVE TO WEAR EAR PLUGS!!!!!!!!!!!!!!!! I’m beyond frustrated!

Please do not move here. Not worth the amount of money they charge you. You can never get in touch with the office staff. Loud noise. Overcrowded parking lot. Packages being stolen. Pests issues and nothing being done.

I just moved here this month and I have to say the staff is awesome. They are very friendly and so far very responsive. I only had one bad experience that I brought to the staffs attention however besides and apology nothing they could do. My sons girlfriends car was towed the day of moving. We took a break late at night to eat some pizza next think you know her car was gone. Staff really needs to address this issue with the tow company, regardless of rules there should be exceptions like the day of the move. I understand and respect rules, but it is not right to have a vehicle towed when there's not enough parking available. We looked for visitor spots they were all taken and keep in mind we were still moving stuff. I wish something would be done about this. Thanks

I really enjoy living here. Cindy was always very helpful and knew me by name. Lauren was also awesome and helpful. I was sad to see them go. I really want to renew my lease, and definitely will if the price is still reasonable. Main fence staff has always responded quickly to issues. The courtesy officer is very helpful as well. I recommend this apartment complex to people all of the time. I feel safe and comfortable here. My only issue is being able to hear the neighbors and people above me a little too mich but I know that??™s the case at any apartment.

Avoid this place! Rather you are a tenant or a visitor they will have your car towed immediately for wrongful reasons without giving you anyway warning. They have a tone of apartments but have no places for the tenants and visitors to park. The apartments were not built with enough parking spots so they are making their tenants suffer. People are being towed for parking in open spaces(uncovered) inspection stickers out their towing. If you car is park a little bit on the line your getting a ticket. Lauren in the office basically said if no visitor spot open you cant have a visitor. Tenants paying high rent but can't have visitors. The few spots they have for visitors are occupied by tenants. The only way your safe in these apartments with a guarantee parking spot if you plan to pay the extra fees per month for covered or garage parking spots. You pay all this money for rent and they have the worst tow company (Capital TOW) to tow your car. They are rude and have damaged my vehicle. F.Y.I the car was registered like they asked in an open spot and the car was still towed.

Great love everything about the community. We moved here from a house and wasn??™t sure if we would like it but we absolutely love being here and get some many compliments from friends and family on how well the apartment looks inside and out. And the staff always has time for us no matter what??™s going on. We??™re extremely happy we made the decision to chose this community

Meet all my apartment needs and requirements. Very friendly staff! Everyone which is a rare find! After visiting several apartments this was the place we felt most inviting!

It's a nice place to live for someone who's looking for their 1st apartment or someone who has to find a place fast. For me it's really important to be able to relax at home and only having carpet in the bedroom & closet doesn't help me feel very relaxed since I spend most of my time in the living room.

My fiancé and I loved living at The Regalia Mansfield! We lived in a beautiful phase 2 apartment with excellent neighbors, great office personnel, and all within a safe community. We had a slight mishap during move out, due to our lack of submitting a written 60 day notice, which Cindy (the current manager) so graciously helped us resolve. Without her help, I'm not sure what we would of done! We currently reside in Chicago but really wish we could of brought Cindy and our apartment with us! :)
