I love living here and have been a resident for 5 years. The floor plans are interesting and you get a lot of space for the money. Yes, they are older apartments and repairs to bathroom fixtures and kitchen fixtures/appliances are sometimes required - but the staff is great and always very responsive in a positive way. Very friendly and they love their residents. If you are lucky enough to get an apartment in back or along the sides - you have green views - some with golf course views. I feel safe here and love the landscaping, grounds maintenance, and apartment exteriors and interiors. Every time a person comes to visit me for the first time - they always comment on how pretty the complex is and how much they like my apartment. I highly recommend Waterford On The Green.

Not bad at all
I lived here for two years but need to move to a single level unit. I am sorry to leave because this was a safe and for the mostly quiet place to live after the drillers went away. The landscaping is just beautiful and parking is readily available on my end. Maintenance was prompt and repairs were satisfactory. Not sure about all the rude manager comments. I have had pleasant experiences with the management team.

Excellent Apartment Community
I truly do not understand the negative reviews. I moved here two years ago, tired of paying high rent in a supposedly upscale downtown Ft. Worth loft. There was significant noise, vandalism, trash, and cheap building materials in that thousand dollar per month apartment. While apartment searching two years ago, I drove through WOTG, speaking to a couple of residents out walking their dogs. Both gave WOTG excellent reviews and said they had been here for years. So after living here for two years, here is the good: amazing, polite staff; beautiful landscaping with fresh flower beds newly planted for each season; ample, open, non-reserved parking; non-boxy apartment layouts; fireplaces; dog and cat-friendly; washer/dryer connections in unit and always-available washers and dryers in the laundry facility; two swimming pools; excellent location and easy access to 820, 121, Highway 10, Denton Highway, and Pipeline Road; two blocks from a great park with children's playground; a police officer who lives on site and patrols the grounds (he has told me this is one of the safest apartment communities in the area); and very reasonable rent. Here is the bad: had to pay a steep non-refundable pet deposit; heavy smokers in the unit below emit smoke odors that seep up into my apartment; when the previous smokers moved out and the apartment below me was painted, the fumes were so noxious that I had to leave my apartment for several hours without warning; the swimming pools are so popular that they are often closed for cleaning; the corporate office is truly clueless (but it's rare that you would have to deal with them); and the appliances, sink, toilets, etc, are not brand new so they sometimes need repair, but I have always received fast support from maintenance. I absolutely highly recommend Waterford on the Green.

Looks good from the outside...
My husband and I have lived here for two years now - we got it on a look and lease for a really good price for our one bedroom - Outside the apts are really nice - they have older appliances but that's okkay can't be too picky with that kind of stuff. The staff has always been super friendly - we never paid the rent late or ever had any issues with the staff. We did have a flood inside our apt and we were out of there for one week and in that time they had the padding removed and replaced.. okkay we had water SITTING in our apt at least 4 -5 inches up the wall throughout the living room, kitchen, hallway, bathroom and making it's way to the bedroom- only half got wet. It took 2 hours for the maintance guy to get out there - and we even called 9-1-1 trying to get someone out to shut off the water but they explained that only the apartments could do that. Now I was 8 months pregnant at this point so you could only imagine how bad I was freaking out. Besides that my son was born and when we brought him home he's been sick or had a runny, stuffy nose mixed with a cough. Now I explained to the staff that I feel we have mold and mildew in our apt and requested that they send a certified mold specialist out to test- and they sent their maintance guy- when I filled out a paper giving permission for someone to come out and look and test. I called the next day because the maintance guy came out again and PAINTED over different spots in our l/r and kitchen (WO was opened by the manager) and I called furious because thats not what I requested - and they told me (staff not manager because she was "busy") that they didn't know someone who was not certified could not look- I then explained why did I sign the paper and why was I told a certified tech would come out the next day.. then I asked why it was painted over and she said what?? he didn't say he painted- so mixed with the musty smell my apt now smelled like paint that my 4month old had to breathe in. I do not recommend ANYONE move here if their going to treat something that serious like that - I was outraged because if they had to live in there they wouldn't like that- then the manager tried to tell me "Well you know I could of charged you for the flood - And I'm like okkay what does that have to do with- your not going to send someone out because of that" And our flood happened because of their crappy plumbing- we had 2 minor floods because the toilet went nuts then the major one. Maintance does half a$$ jobs and the back pool is never opened even though their always cleaning it- front pool is only opened two days a week and the others its closed.

Horrible Treatment!!! Manager RUDEST I've ever encountered!
I have NEVER been turned down for a place to live....for that matter, even a credit card, car or anything! I am a 56 year old widow. I have been denied housing with this apartment complex with NO EXPLANATION! Let me begin by saying that I worked hard in the private sector for years. I had an accident and am now on disability due to back and neck injuries. I struggle with pain and I have a friend (who happens to be a MAN that I've known for 20 years) who stays with me often to help me with things like bringing groceries upstairs, boxes, etc. She made me fill out ANOTHER application and give ANOTHER $45 "unrefundable". Okay...fine, I'm thinking. We have no problems with the that because we have nothing on any criminal record. My friend does NOT contribute to my financial situation, so I thought it was not necessary to disclose his finances. She denied me the apartment UNFAIRLY.....totally with no explanation. She judged me. Again....unfairly! And I'm insulted and embarrassed and plan to report her to the fair housing department. SHE wouldn't talk to me. She made her "lackies" do the dirty work and conveniently took a week's vacation so she wouldn't have to confront me directly. My lease is up at the end of the week, so there's nothing I can do now except give my apartment complex a renewal - AND STAY WHERE THEY APPRECIATE GREAT TENNANTS!!! By the way....I make 5x the income needed to qualify for this apartment, so there was no issue of money OR credit. Just a hauty manager that wanted to wield a big ax. DON'T LIVE THERE!!!

From nice to total HELL HOLE...
Lived here for a few years. At first it was 'ok'. Then it went WAY down hill...i.e. from a small, quiet, nice community to a hell hole. Here's the rundown: PARKING Normally plenty, but when the natural gas drillers and construction workers arrived, they took over most of the open lot space with tape, cones, holes in the cement, massive trucks, etc. They also took over the entrance as well, blocking off an entire side, forcing everyone to come and go in between narrow cones, and past a "security" guard who glared at you when you entered YOUR OWN HOME. NOISE Was relatively peaceful until the natural gas drillers arrived TWICE within two years and stayed for MONTHS at a time. While there it was constant rumbles, trucks, piercing screeches, dust, and loud obnoxious workers yelling and talking over loud speakers. It was literally MIND NUMBING. The worst things I've ever dealt with at any complex ever. AND IT WENT ON 24/7. Yes, at night. All night. All day. Every day. For months. SAFETY Clientel went from mostly old people, couples, and single people looking to save money to white trash and ------ types moving in. Between them and the natural gas drilling workers milling about at all hours of the day and night, I rarely felt safe and secure, especially near the end when random creeps beat on my door and looked in my window at 10:00 at night, and were always hanging around my car. Also, the outside lights would ofetn go out, and take weeks to be replaced, so it was pitch black very often the last couple months before I left. HEALTH - Black mold in the vents and inside cabinets. I called to complain and was told it's impossible for there to be mold in vents "because there's no water there and constant air flow". I took pics of the BLACK BUILD UP and told them that a visitor of mine who had asthma had an attack every time they visited me, but they didn't believe it let alone do a darn thing about it. - Carpets are filthy and never replaced. Mine was cleaned (not replaced) before I moved in. I got it "cleaned" again after a year when I noticed old stains that weren't mind popping up (obviously due to the underpadding being dirty) and all the guy did was spray it with some stinky chemical soaking it, then left a MASSIVE, EAR DRUM NUMBING dryer plugged in for 24 hours. Basically he used no real cleaning agent/soap and then left me to foot the bill on an electricity sucker to dry a wet carpet, and be unable to watch tv or take phone calls or sleep for 24 hours it was THAT loud. My friend with asthma was there that weekend, and they wound up in the hospital due to the guy stirring up filth and blowing it around instead of actually cleaning anything. Overall it was the most troublesome and ------ "carpet cleaning" job I'd ever witnessed, and it almost killed my friend. Seriously. - The chemicals and dust constantly floating through the air all around the complex due to the drillers/construction got too much to bear. Every day my car was coated in dust and grime, so just imagine what was coming in through the vents. MAINTENANCE - I once told them my A/C wasn't blowing cool air and the outside unit was making horrid sounds. Their genius solution? Someone showed up to my door with a new inside filter. :/ - Garbage disposal stopped working/leaked multiple times, as did faucets in both the kitchen and bathroom resulting in constant dripping and leaking. Toilet also ran all the time and had flushing issues. Was never fixed properly. - There was a leak in a neighbor's apartment, and it caused my carpet to get soaked. The guys came out, dried the carpet, left the dirty padding undernearth, and never locked down where the edge met the wood under a door properly (i.e. didn't put down the gold metal stripping that was there before). I was busy for a couple weeks and delayed calling about it, during which time my cat scraped it up pretty badly, tearing the edges to shreds (which wouldn't have happened if the guy had done his job right). When I called, they refused to replace the ripped carpet, saying it was my/my cat's fault....even though the spill was due to the neighbor and the ability for the carpet to get torn up was due to job not being done right. So they told me that I would have to pay hundreds of dollars to get it fixed/replaced. So I just left it, nails sticking out and all, knowing I was about to leave and my huge deposit would cover it if nothing else. AMENITIES None. No gate, no workout room, nothing. There are two pools, but maintenance could never seem to keep them cleaned nor open. They would "clean" it on Wednesday or Thursday, open it on Friday, it'd get dirty over the weekend, they'd close it on Monday but not clean it til Wednesday and so on. So basically the pool was open 3 days a week, and even then the pump rarely worked to keep it clean or cool. And it was only open a couple months out of the year to boot. I also lost my "golf course view" when the drillers arrived and put up a twenty foot wall. STAFF - Manager was always very kind to me, as was the male assistant and younger female worker, but a part time assistant (Pam I believe was her name?) was often annoying and rude. She was more inclinded to argue and be patronizing than help or take a proper message for the manager. - Maintenance workers were nice, but rather inept and also a bit too nosey. PRICE Very affordable (if you don't have pets), but at what cost? As I said, initially it was a quiet, calm community for those on a budget. Old yes, but decently kept for its age, and reasonably priced. By the time I left though, everything was run down, old dirty, broken, noisy, unhealthy, unsafe, etc. As for the pets, if you have one...good luck. They expect a $400 per pet deposit, which is by far the highest of any complex I've ever experienced, and give the crappy state of this place, I don't know how they can ask for such a thing and keep a straight face. So unless the gas drillers are gone, parking lot holes have been fixed and the place has been given an EXTREME maintenance overhaul inside and out....DO NOT MOVE HERE!!! You can find a MUCH BETTER place in other parts of NRH on special for only about $50 more a month.

hot hot hot
Ive lived here for 6 months and had nothing but trouble! My 8yo sun has had his bike stolen two times. As far as maintenancet goes expect to have to send in more than one complaint to get something fixed. It is 10:20pm and my apartment is 82degrees and its been this way for months, theres a reason they just put dark screens on the windows. The swimming pools are green and have been closed several times, re-opened and they are as green as ever (wish I could post pics.). My 1yo daughter is running fever due to teething and her doctor recommended we go stay somewhere cool until her fever breaks. Just pray my family makes it through this summer!

the bad reviews below are nothing but lies....
I lived in these apts for about 8 years total now and have nothing but high regards for the management and maintenance for all tenants. Improvements to the property itself and living in a crime free enviroment are only a few of the postives to find by living here. The bad reviews must be by people who are accustom to living in the hood and apparently couldn't pass the high standards all the current tenants have come to expect. Gangs???? Your a complete idiot and glad the lot of you aren't my neighbors. Never been treated with anything but courtesy and respect and would highly recommend to anyone looking for the same.

These reviews are ridiculous...
You people need help. I have lived in these apt's for 7 years and the staff has been incredible. Anytime I have had a maintenance issue they are on top of it. As for the completely un-PC comment about the maintenance man being a "------". Shame on you! Sound like you are the racist to me. (By the way the proper wording for your dishwasher smelling foul would be "stink " not "stank" ) Maybe Sonja has your number and would not let you work the system. I was informed about the new notice guidelines. I find it hard to believe you were not. I'm glad Sonja and the fine on duty police officer keeps trash like you out of my neighborhood. Good ridden!

be careful renting here
My husband and I rented here a month ago. On looking, you think it is nice; However once the lease is signed you start to notice things (reminds me of the movie money pit) The roof is leaking (and one can tell it was leaking before and it is just painted over) and both my husband and I have told them numerous times, but no one comes out to look at it. the place was dirty (blinds, cabinants, base boards...) but the biggest problem I have is the floor. the tile in the kitchen is cracked and uneven and in all the rooms the carpet is uneven too. it is like the flooring underneath is just dirt because it pivits and raises. this causes major problems for my feet and knees. the women that work up from are nice and helpful, and the place is cheap $$(also cheaply kept) but the neighbors are for the most part elderly so it is quiet and nice... if you can't afford a really nice place, look into this one but watch out for things listed here

gang infested,very low standards on repairs,very hard to even get anything fixed,,all lies from management. Grounds keepers was at war with MS13 and her husband was brutally beaten just last weekend,,check with NRH police. Some type of drilling right in the complex with clanging noises and big trucks in and out 24/7 but this is good,,atleast I can walk outside without being snake bit,have killed 6 since I have lived here and have been here almost 3 years

I have tried to warn people to stay away from this place! I have known several people who endured this place until they could get out. They need a management clean out! The manager is pulling this place down the drain. This WAS the place to live, even being an older apartment complex, it use to be wonderful. NOT NOW!!

Better than average
I've lived her since 2004 and personally think they do a fine job of maintaining the property, attending to maintenance requests courteously and quickly, and conducting business in the office. This is not a brand new property, so things are going to break- but I've never paid for maitenance items. I'm a previous home owner and have high standards. The biggest gripe I have is utilites which are very high, telling me the apartments are poorly insulated. This applies to sound from upstairs apartments, too.

THE WORST EXPERIENCE of our LIVES
Me, my husband, my 4 yr old boy & baby girl lived here for 6 months. We paid FULL $4,700 up front at request of Management (Sonya) & realized later that was a BAD mistake. Sonya will smile at you with her bleached white hair & her distasteful red lipstick. She'll be nice & call you "babe, darling, honey" then REFUSE to SPEAK to you when you move in. Pat (the leasing agent) takes direct orders from Sonya & does not think for herself. She is Sonya's Dog. If you don't believe me, call Waterford on the Green. Pat will answer with the EXACT same tone of voice and EXACT words "Thank you for calling waterford on the Green this is Pat..." The ONLY good thing about this apartment is the same reason it's terrible. Yes, this apt. is QUIET, very little goes on, you almost wonder if you have neighbors, and it is SAFE. But, they are EXTREMELY RACIST and RESTRICT anyone of color that's not white-washed. & EVERYTHING is BROKEN. During the time we lived here, EVERYTHING was BROKEN. #1 The A/C did not work; I had to BEG the office for someone to come fix our A/C, which they finally came out to fix 2 months later. Apparently, ALL THE FRION in the AC was GONE. Henry (The maintenance man) is literally, special needs, (--------) he is SLOW and incompetent of fixing things. Yes, you may feel sorry for him initially as I did but you come to see he is extremely LAZY. I believe Sonya keeps him on b/c it looks good on her behalf to be giving a -------- man a job. Next items broken: THE TOILET DID NOT FLUSH (due to a missing flapper) It took 3 months for Henry to come replace this FLAPPER. My 4 yr old son had to watch his Poop each day float around & around & around until the toilet completely flushed. 3rd thing broken, the DISHWASHER SMELLED ROTTEN & STANK up our apartment. When confronting Sonya about the MOLDING Dishwasher, she stated "No, that smell is not Mold, It's MILDEW." Okay, so she gave us an apartment deliberatley knowing it had MILDEW growing in dishwasher. 4th Item: The ELECTRICITY to the ENTIRE Apartment WENT OFF whenever we vaccuumed our living room!! That, NEVER was fixed. We miserably had to vaccuum from the KITCHEN. Item 5: The DOORS to our Washer/Dryer Room FELL OFF. FELL OFF. THEY FELL OFF & almost crushed my husband to death. These doors are GIANT, HEAVY Doors. Everything in the damn apartment was run down, broken & had my husband not caught the doors with his hands he would have had a concussion to the head. It was an AWFUL 6 months of rent. Then the FINAL STRAW was: Sonya & Pat, having been so NOT ATTENTIVE to us, FORGOT To give us a "REMINDER TO MOVE" Notice, which is given no more than 90 days and no less than 5 days before the END of your LEASE. If that HAPPENS: the Tenant (Us) were to give a 30 day notice. READ it in PARAGRAPH 37 of your LEASE. They FAILED to do this & attemptd to make us give a 60 day NOTICE TO KEEP US EVEN Longer in the --------. Well, we decided to give them the money & LEAVE. We suffered so much it just was NOT WORTH staying another month. My family consists of me, my husband, our 4 yr old and our BABY girl. Please READ YOUR CONTRACT & know what you're getting into. Know that SONYA & Pat are FAKE UP FRONT. The cherry on top is this: THE POLICE OFFICER that lives on Property is having and affair with SONYA. Talk about protect & SERVE. I'm sure he gets " SPECIAl " discounts. You'll see him in Sonya's office quite often as she laughs, touches him & closes the door. This policeman goes around the apartments and "does his job" so well that he tried to TOW MY NEIGHBOR's CAR. I was taking a walk & saw him placing a orange sticker on my neighbor's car. I asked "why" & he stated "Well, it looks abandoned." Oh my goodness: the car had its windows rolled down & was surely no new Toyota/Lexus but it was my neighbors car they DRIVE EVERYDAY. I Ran to let them know & saved their car from being towed by that idiot policeman. Now: On month 6, we decided to MOVE. Gave our 60 day notice becuase SONYA DENIED breaking their side of the contract & REFUSED to speak to us. & LOW & BEHOLD, WOW. Sonya, REPLACED the DISHWASHER with a BRAND NEW Black One. SPARKLING NEW. Also, she had had the broken FAN above the STOVE Replaced as WELl!! She Used us to the best, took advantage & was now replacing these items for the NEW TENANT she hoped to move in. Just amazing. and heart breaking at the same time. Please do not invest your lives & hearts into a home that will destroy your spirit. Besides Quiet & Safety, these apts. caused much STRESS, ANGER, GRIEF and FRUSTRATION. If you must live in the North Richland Hills area, please consider somewhere else. There are apts. just 20 minutes away called DOMINION TOWN CENTER, they are FANTASTIC. I Promise you. They are SAFE, QUIET & have WONDERFUL amenities. We spoke to the Manager at DOMINION and got rent for $825/month here, compared to the $775/month we were paying at Waterford on the GREEN. Good luck & don't be fooled, what comes around goes around!! Keep out the Riff Raff
Most of the reasons I see people writing bad reviews about the Waterford is the EXACT reason I choose to live here. I don't want to here your music, see/hear your crappy car, hear your parties late at night, or see your goofy friends hanging out on the steps getting drunk and acting obnoxious. Management is not racist. They expect people to be respectful of their neighbors and not be rude and obnoxious. If you feel your race or culture entitles you to act like disrespectful fools towards your neighbors go live where that behavior is accepted it s called the ------. Go back and live there!

I lived her for some time. It was good at first but then it sold and the new owners are awful. They charged for everything that they repair and most of the time it is still not fixed but they charge for it. The crime is awful also. Maintenance also stole from me and enter your apartment at random with out notice and it is not for an emergency. Ihad put up a large deposit and they said that I did not put up one. The also said that I did not have a move in sheet or that the old company had it. They charged me for a full make ready and for thing that were not done in my apartment. I would not send anyone to Waterford on the Green. This was the apartments from hell..

I agree with you!!! I have never lived at such a racists apartment complex in my life!! I can't wait to move from this dump!!!! The Manager is a complete "Nut Case" who walks around the complex like she is God's gift to the world....She is nothing but a "Slumlord" who looks like her hair and face have seen better days and what is it with her wearing pantyhose al of the time, even in the summer.....nobody wears pantyhose other than Transvestites!!

Absolutely horrible!
I just moved into these apartments 3 weeks ago. They are utter crap compared to what I have lived in. The management is horrible and absolutely nothing will slide with them. If you want to have nice apartment living then they will do everything in their power to make it hell for you. If your young don't live here, if your black or any race other than caucasian don't live here and I am a white young male with african american friends and i know some heads would seriously turn if I let them visit especially the heads of the management. They are old, crabby and shady. I have lived in a few other apartments and these are by far the absolute worst ones I have ever lived in. These people writing good reviews seriously cannot be in their' right minds. It's sad older folks have to have their' pre-destined notions about race and age of people. The outside is good looking but inside the apartments as well as the management are extremely ugly.

Worse than living with parents, Dont live here if you have friends, Family, or a fully working body
If I could give this place a Zero Rating I would.. This place has got to have the most ridiculous living conditions ive ever been around. Starting with the lease, you can only have 2 adults living in an apartment, I was here trying to get a 3BR, They would not even let my Brothers wife stay if I lived here. Most of all, this place is violation happy. In the time I lived directly across from the office I received 7 violations, and 1 of which was legitimate. They have a peace officer that kept tabs on where my GF parked for weeks and then wrote me a violation stating I had an unauthorized tenant Even though she did not stay the entire night (We are night owls).. I keep getting blamed for wind blowing cigarette butts out of my ashtray while im at work or sleeping. Our power went out while my brother was doing laundry and they wrote us a violation for having to put laundry outside. You cannot keep a freggin cooler on the balcony but grills which are banished are ok.. Speaking of grills, you can not use them on the property, PERIOD.. The list goes on and on and on.. The complex does LOOK nice, but its just a false cover to its ----'esque living conditions.

Lived Here A Year, Would Never Do It Again
I lived here a year and the front door was never fixed from someone kicking it in before I moved there. There was also roaches galore and pot reaking in the night, I called the cops several times and residents were halled away or given warnings. When I moved out I was charged over 1700.00 in damanges that they were supposed to fix,like the door and pre broken windon. I am still fighting them almost a year later.DON'T GO THERE UNLESS YOU WANT YOU DEPOSIT GONE PLUS WHAT EVER ELSE THEY WANT TO TRY AND GET YOU FOR. PS,they also charged me for leaving my Christmas trash on the front porch for an hour... I was pregnant on the second floor with 2year old, they don't care for their residents, just to keep upgrading to lexus and mercedes

Not recommended!!
I lived in these apartments for 1 year and I was glad to move out. The maintenance was horrible! As far as safety goes, it's not located in the best of neighborhoods. There were always people from the drug infested apartments right down the street coming into this complex and I never felt safe here. My neighbors were constantly fighting and the police had to be called on them several times.

Waterford on the Green was my home for over 5 yrs. The reason I moved out was that I had purchased a home. If something was to happen where I wasn't able to live in my home (fire, tornado, etc), Waterford on the Green would definitely be on my list of options for a place to live. The best thing about WOTG is that I had great neighbors!!!!! If I was to combine all the previous 20 yrs of living in apartments, the neighbors I had a WOTG far surpass the previous experiences. Additionally, I felt safe and routinely walked my dog morning and night and even in the middle of the night without a problem. If I did see something suspicious the NRHPD was wonderful at quickly checking out what was going on, again far surpassing the experiences I've had with all the other police departments I've had experience with in the past. Additionally, one of the best things the property management company ever did was hire Leslie, whom I believe is now the assistant manager. She does a great job for the company as well as for the residents. She is excellent at treating each situation as how she would want to be treated as a resident, yet still satisfies the interests of the company that she is working for.
