RATS AND TERRIBLE MAINTENANCE
We have had a rat and roach problem since the first day we moved in! They never do anything about it When we have had other repairs that have needed to be done, the older maintenance man leaves a big mess when he does come over and never cleans up after himself. The apartments themselves are nasty and so are the people who work in the office!! You can find a lot better and cheaper apartments down the street.

Apartments are ok. They are safe and they are quiet that s about it. You will move and everything will be great, but here is catch EVERYTHING IS BROKEN I MEAN EVERTHING. LIGHTS, DISHWASHER, BATH TUB AND MANAGMET, WOW They are so RACIST and they will make you feel that you are not living in your own apartment, they will be rude and ignore you. Maintenance man is LAZY OMG SO LAZY; YOU WILL WAIT FOR DECADES TO GET SOMETHING FIX. ALSO BE READY TO PAY ELECTRIC BILL AROUND 200 250, ISOLATION IS TERRIBLE. YOU CAN FEEL WIND BLOWING JUST BY SITTING NEXT TO WINDOW. Good thing is that park is close and people around you are nice, a lot of stores are close and it is safe, there is policeman living in apartment and he is keeping everything under control. Overall for almost 800 dollars, it is not worth it, add on top of that electric bill of 250 so you are paying 1050 per month for 2b/2b. We are moving after are lease expires.

DECEPTIVE practices going on here!!!!
A friend of mine went to look at a 1 bedroom apartment and he decided to go elsewhere but told me about a couple of 1 bedrooms that they had available for my move in date. I went immediately there, within 30 minutes of my friends phone call and was told by the Manager, that there was no availability for a 1 bedroom. I told her my friend had just been in 30 minutes before and that she had told him they had 2 available and now they don't. She looked a little taken back by this and started stuttering and excused herself into her office. She than came back and told me she did have 1 available and gave me a price that was much higher than she quoted my friend. I asked her why the price was so different than what she told my friend and she asked me what my friend had told her. I told her and she said that one had already been rented. I said boy you rent fast around here because that was just 30 minutes ago. I felt there was something wrong with this situation and told her that I would go and look elsewhere. I should mention that my friend is Caucasian and I am Black.....maybe this had something to do with her different prices and non-availability. I am just amazed that this company that she works for would keep someone like her to run apartments in the manner she is!!! What a POOR excuse for a manager and human being she is!!!!

lose another good potential renter
I have been looking for a place to rent for at least a year. Since I have read the reviews I will be declining on checking with management on these. It sounds like management needs to retrain Sonya. I will not rent after reading these reviews. Management hopeful is reading these reviews. As for Sonya, she needs to either do a better job or look for a different career.

RUN FROM THIS MANAGER!!!!!!
I just read the last comment about the Manager and now I know my husband was telling me the truth. He has told me he will not go into the office anymore after the Manager, Sonja, made him feel so uncomfortable. My husband is a very nice looking man in his 20's and said that she kept saying inappropriate comments to him about how good looking he is. I don't know if that is all that happened but he will not go in that office anymore because of it. Everytime I go into the office she acts like I don't even exist!! We will definitely be moving at the end of our Lease because of HER!! I too will tell my family and friends to stay away from this property! Our requests for work in our apartment never get fixed right and our electric bill is almost as much as our rent.

Manager is RUDE!!!!!
My friend and I stopped in to look at an apartment and the old bleached blonde lady, who I think was the Manager, never even came out of her office to wait on us!! I know she had to have seen us because she was looking right at us when we walked over to where her office was. We sat there for 15 minutes and she was so busy flirting with a young guy in her office that we were disgusted by the way we were being treated and left. Maybe if we had been 2 young good looking guys she would have waited on us!!! She lost our business and we will be sure to tell all of our friends not to rent here!!

It's so-so
My wife and I have lived here for a little over three years. The apartment is ok as far as aprtments go. The only thing we did not like when we moved in was when they told us we had to sign a paper saying we would have to pay a thousand dollars on move out if the carpet had stains. Now the only problem I have with that is the fact it is cheap carpet and no matter what you do some stains just won't come out. Plus with the dining area having carpet it is just that much worse. Our electric bill runs about 175 a month during the summer and a little more during the winter. The office staff is friendly, but I don't think they like it when people ask for things to be repaired, but I will say they do send people over to fix it quickly. When we first moved in they seemed to be very picky about who they let live here, now it seems they will let in anyone. Just the other morning I watched two people who live in front of me (2 guys) have a huge fight, screaming at the tops of their lungs. I will say that I will never recommend this place, it is aging and it really seems like the ownership doesn't care to fix it up, which is sad becuase I really like living here.

Excellent place to retire, but I'm not there yet...
I have mixed feelings about good ole' Waterford... I truly do love the complex. The landscaping is beautiful and well maintained. The floor plans are unique, which for some would not work, but we love it! The maintenance staff responds quickly but they will leave a mess behind and more often then not have to be called back for the same issue. Now the bad... The complex is getting up there in age and the insulation is an issue. Our electric bill averages about 250.00 to 300.00 per month and we are VERY conservative with our use. We unplug all appliances and raise the air to 80 each day before leaving but with no effect. The front door has been re-"sealed" twice but I still see that darn sun shining through around the edges. The staff has always given service with a smile, even when they are wrong you can't get mad at them... They will try to enforce rules which do not apply so just know your rights as a tenant and you will be fine. The complex is right next to a retirement home and a busy street so if you live next to the street you will hear ambulance sirens constantly stopping next door. I understand why certain long time residents like it here but it is not for most 20 to 30 somethings... If I lived alone and lived downstairs I might consider returning here in about 10-15 years. =)

not GREAT, but no TERRIBLE
These apartments are okay...I think they are the best comparable to the ones down the street. The grounds are kept up nice and I do feel relatively safe...neighbors are okay...I live on the 1st floor and can hear every step my upstair neighbors take..the apartment is built odd and makes it different for decorating..but it could also be looked at as different in a good way...just depends on your taste! I would recommend this apt. There are a lot of older people in the complex so rarely if ever do I hear loud music.

Don't go ever to live here
The place is just regular, apartments are old and bills are excesivelly hight due to aging of the complex, not insulated windows and too many, so you pay too much in energy $300 or more, walls are not sound insulated so you'll get to much noise at night, people walking upstairs, I usually heard people having sex or something from next door. If you move here. the moving job will be painfull, because of the design of landscaping, you have to park away from your door and go steps up and down, no nice. The complex doesn't have any cover parking, and is very common having hail storms in the area, my car and the neighbors' cars got damaged badly couple of times. Also consider that you have to sign several addendums over your contract, that are really hilarious, or stupids, but nothing in your favor, always against your interests. You will be receiving notes in your door very oftenly if you minimally do something that in my opinion is normal living anywhere else. Also because of parking lacking, I had to park any other far spot available, so my car got dings and dents all time (hundreds of them)parking is not reserved to the tenants. Pool is nasty, they don't usually keep the filters on (for saving anergy I guess) so it is dirty all times, just new neighbors use them acouple of times, and after knowing how it is they never go back again.

An awesome place to live. Sad to give-up our apartment.
My wife and I (and our dog) have lived here for six months and the ONLY reason we are leaving our apartment here is a work-related move out of state. We absolutely love our apartment. It has been a fantastic experience from start to finish here. When we moved in and filled out our checklist, they were here the next day addressing the things we noticed. The grounds here are really beautiful and well-maintained. It is an excellent place to live if you have a dog because there are plenty of green spaces to enjoy on the property and there is also a city park just down the road from here. We have great neighbors and the complex is very quiet. We have never had anything go wrong in our place, but when little things popped-up they were always quick to come out and fix them. I really can't recommend this place enough. I don't usually like living in apartments at all but this place doesn't feel like your typical apartment complex. If you want a really nice place to call home in North Richland Hills, this is the place for you. The only drawback to this place is that there are no carports to park under and we had some pretty bad hail this year. :( But that is a really small thing compared to all the other great things about living here.

I'm pleased
I do not like apartments at all. We had to move in until our home is built. I never hear the people next door. I do hear the child upstairs running. I have a little one so I understand. If you don't want to hear noises move upstairs.<br>The office staff is very friendly and maintenance is fixed the same day.<br>We are having to stay longer than expected and I am ok with that since it has been a pleasant experience.

I think not
For the office to write the "ads" on this site and claim that they are the best place to live is ridiculouos. They put on a good front but they are rude, unprofessional and very "picky" about who they like and let live here. They make special offers to those who they prefer and the rest of us just get the shaft.

Don't move anywhere else!
DON'T BELIEVE ANY OF THE NEGATIVE ITEMS POSTED BY OTHERS! They were posted by the type of residents that I wouldn't want to live here, anyway (noisy, rude, inconsiderate of others, etc). I've been here for over 14 years and have no plans to ever leave. There are many residents who have been here even longer. It is exceptionally quiet and the office/maintenance staff are very friendly and reliable. The floorplans are unique and the entire property is well-maintained. My rent hasn't incresed in many years. It's hard to believe that Waterford is older than the nearest crummy looking complex. If you're honest, law-abiding, and have no problems with following rules that are set up to benefit EVERYONE, then move in and you won't be sorry. I can't say enough positive things about Waterford!

move down the street
Well, I have lived here for several yrs. I love it here, and the staff has ALWAYS been warm and friendly. I have dealt with Janet, Sonya,and the other girl several times and would not trade them. I would not want to live in a place where they allow TRASH! Yes, they are strict, and that is what a appreciate. I quite, clean, area, with a staff that knows what is going on, and not sitting on rears not paying attention to fine details. Guess we should be glad YOU moved! I have always decorated here, with taste, you should have taken your decorates down in a timely manner.

Terrible!!!
If you are looking for a nice place to live, keep looking, especially if you have pets. The management is rude and nosy! The maintenance takes forever to fix things. You better hope that you don't have a nosy grumpy old lady living underneath you because you will always be getting little reports taped to your door. The carpet will come up because it is laid horribly and you will have to pay for it. The apartment looks nice when you move in, give it a few days, you'll find alot of small problems, from the paint to the plumbing. Do yourself a favor and go on down the road.

RUDE MANAGEMENT
When I lived in this complex, there was a lady in the office named Janet who was always trying to get into our business. We were unfortunate enough to live directly across from the office therefore she was constantly keeping tabs on my roommate and I. She called us once because we had put a mop on our balcony to dry out. She said we were not to leave anything out on our balcony. She also called us on another occasion and requested us to take down our Halloween decorations because "tenants of the complex are not allowed to decorate the outside of their apartments for the holidays." What a crock. You know, I moved away from home and my mother to finally be on my own. The last thing I needed was this stranger telling me what to do...not to mention the fact I was paying for this kind of treatment. Be smart and LOOK ELSEWHERE!

Best place to live!
I've lived here over 12 years and have no plans to leave. Other than no built-in bookcases/shelves, the interiors are beautifully unique--not the usual rectangular shape of most apts. Maintenance/office staff are helpful and the place is exceptionally quiet. Best place to live in the area! Many residents have lived here longer, and that says a lot about the quality of living here.

Good place to live
I lived in these apartments for 3 years and while they are older apartments they are well maintained. They always had someone out to fix problems in a reasonable amount of time.

I have lived at Waterford On The Green for three yrs. I LOVE IT HERE!!! It is so quite, and it is kept so clean. I have not meant the manager, but everyone I have dealt with is AWESOME!!! They truly care for the apartments and people who live here. The apt. is so bright and cheerful with the windows, I feel like I am in a house. I meant some of my neighbors, they have lived here longer than me, that made me feel good. I am looking for a home, but not in a hurry.

This place is horrible
Do not rent here unless you like rude office staff, noisy neighbors, and maintenance problems. we have lived here 4 months, and we are already leaving. Our neighbors are so loud, that tonight we could hear the words to the song they were listening to. This has been going on since the day we moved in. We have asked the office to do something, and they have refused. They told us to call and get them into our apartment to hear it. We did, and they would say one things to our face and report another. This place is not fit to live in. RUN AWAY! There are nice apartments in North Richland Hills. WATERFORD ON THE GREEN IS NOT ONE OF THEM!
