Dont ever take this Apartment. Very high move out charges .I received more than 1000/- for carpet replacement -800 ( even though they gave old carpet), painting-350, ozone treatment-175, etc. Also their appliances are old, Electricity Bill never get under 300/- I lived in the same apartment ( AMLI) before, that time it was very nice. Now the management is ridiculous.

I'm very disappointed in the new property manager. He isn't responsive to the issues that I have in my apartment home. He can not be reached. He doesn't take phone calls, that was what I was told when I called the office. I walked into the office to discuss my issues and the staff was eating lunch and looked at me like I was disturbing them. I pay my rent on time. I'm very quite, respectful, and helpful to my wonderful neighbors. I don't expect the manager to wave his wand and magically fix the issues in my apartment right then and there however there is no sence of urgency to my request. But please, when I'm told that the manager is busy in a meeting all day but I can see him eating fried chicken ... That's a meeting? Last week: My refrigerator works for two days then doesn't work until I turn it off. ( turn it off per maintenance) Maintenance came to "fix" it said that this is normal. That doesn't sound normal. My toilet is constantly making a sound of fill up. Maintenance said that I need to use it less and that I should look at other options. When I called the office to inform them about this they said it was my fault for not maintaining them. I informed them that because of their attuide and unresponsiveness that I would not be renewing my lease. Their response was: " We'll be able to lease your apartment with no problem" I called the corporate office and they said I need to talk to the manager. Really? Full circle of fun here! Thats when I went in to talk to them and the "manager" was so busy ( in a meeting) ( eating fried chicken) ( all day) I didn't know that the "all day meeting" meant shopping at Macy's. DO NOT MOVE HERE! I paid my rent on time every month and they tried to add all types of charges to my move out. They kept my deposit and reported me to RENT RECOVERY! PRESTONWOOD HILLS can kiss my ---! If you move here you too will write a REVIEW! Do your research and you will see how BAD THIS PLACE IS IN EVERY WAY!

I really like the staff, maintenance employees are timely and always working Making improvements, and maintaining the community. I have a looney bin neighbor who Always complains that she can hear us walking or if we close a door too hard. It is very quiet. I wish She would move, because I'd love to stick around for awhile. (:

I never thought I would ever live in an apartment again but was forced to due to a life changing experience. The staff at this complex has helped to make the transition as smooth as can be and I m very grateful. The accommodations are comfortable and if there are any maintenance needs the team here flawlessly takes care of them. The area is perfectly located with easy access to the DNT and GBTP, shopping, dining, schools, churches, hospital etc. I feel safe taking a walk around the complex or the neighborhood and must say the staff and management make us feel like we are part of the community and not just tenants. This is how it should feel!

Outstanding customer service and mainetenance
I lived in several apartments before (Amli, Timberglen etc) and never received such an exceptional service right from the day I booked this apartment. All the apartment staff were all friendly and extremely helpful. All my issues were resolved in a timely manner. The staff were outright honest and that's something rare to find these days. This community is conveniently located and is part of the coveted west Plano ISD. I would strongly recommend this apartment community.

I absolutely LOVE IT HERE!
I have only lived here for one week and I am absolutely AMAZED at the service and the overall property! Nicole (Manager) and Sylvia (Leasing Agent) are INCREDIBLE! I toured the property and reserved my apartment right then and there. My apartment is practically flawless. Maintenance comes out at rapid speed to fix my alarm and to check anything else I have asked. Emails are answered EVERY TIME and within the hour! They ALWAYS answer the phone...it is never that constant ringing and having to leave messages! I even got a gift for signing a lease! They are so so so nice! I love my apartment so much that it just amazes me. I have never loved living anywhere this much. I feel so safe and that was the crucial deciding factor for me as I am a young single woman living alone. Sylvia even called me today and said she was going to go hold my dog while the pest guy sprays so that he doesn't have to skip my apartment! Can you say, they go the extra mile??? ABSOLUTELY!!!! I cannot say that other ratings are liars as I do not know what happened, but I find it hard to believe anything negative whatsoever about this wonderful place. I LOVE IT HERE!!!!

I like it
I moved in here last fall, and I've really enjoyed it. The neighborhood is calm and quiet, and my neighbors are courteous. The office staff has always been helpful, and some even know my name when I stop by the office, which is a nice thing that shows effort. They have never been pushy, and the maintenance staff has been polite and timely whenever I've had any problems. I think that people reading need to take these reviews with a grain of salt and understand that angry or unreasonable people tend to voice their opinions more than happy, content renters--same with any business. That said, I have really enjoyed living here, and I can only hope that my next experience when I leave this area will be as good. Jen

Don't even think about it.
Prestonwood Hills Apartments is by far the most uncomfortable place I have ever lived. They will treat you like a dollar sign and bully you out of every penny they can get. Management is disrespectful. If you have a discrepancy with them prepare for a fight. The appliances are low quality and break often. Get used to the maintenance personell you will see them a lot, about twice a month. They will also enter your apartment without warning if they think you aren't home. I have been barged in on more than once, if my car wasn't in the usual spot durring the day. They have an excuse of course, it's always an inspection for bugs, fire code or it's leaking up stairs. They walk a thin line concerning the Texas Fair Housing Act. Location is dreadful. Midway is one of the busiest streets in the metroplex. You will pull out of the driveway and directly into full on Dallas traffic every morning. You will also be in a school zone. You will also not be going anywhere sunday. The mega church across the street does a good job of grid locking the area. The best (least annoying) feature about this property was the parking. Parking is designed so that covered tenant parking is actually further away from the building than non-covered parking in most cases. Generally people will only use covered durring bad weather, but then you are running across the lot in hail or rain. I could go on and on about Prestonwood Hills Apartments. DO NOT LIVE HERE! Leaving this place was the only time I ever enjoyed moving.

Exceptional Customer Service and Maintenance
Many times, people write reviews to warn people of problems within an apartment community. We relied heavily on these reviews to choose our apartment and I write to give people hope that apartment living can work. Prestonwood Hills Apartments has a Property Manager that is customer focused, friendly and maintenance pro-active! We put in a maintenance request for someone to look at our garbage disposal and ON THE SAME DAY WITHIN 2 HOURS, we had it fixed! They do preventative maintenance, changing filters, inspecting the units with focus on upkeep, community and long-term residents. We chose to renew our lease as we couldn't think of not being part of this community and sense of true neighborhood.

Noisy Apartments and Rude Neighbors
These apartments are NOISY! You can hear all your neighbors slamming all their doors which gain access to the apartment, including the garage doors. One of my neighbor started letting her car warm-up in her garage (which was under my bedroom) at 6am every morning for 15-20 minutes at a time, EVEN WHEN IT WAS NOT COLD OUTSIDE. When I asked her to stop, she refused, then she started hitting the walls between our apartments. I eventually had contact the Plano Police but they said that it was management's responsibility. Management's attention but they failed to take action (or if they did, the tenant completely ignored them so Management had no control over the situation) Management never once follow up with me if the problem was resolved. If I knew I was doing something that bothered a neighbor, I would stop! Notice: I am a reputable and successful business professional who rented an apartment from Prestonwood Hills for one whole year, before purchasing a home in North Dallas and I was never late on any bills; in fact I often carried a positive balance because I didn't know what to expect next from them. **WARNING** Hidden Fees/Stolen Money
I gave them a $35 DEPOSIT (written on the check) for a Gate Remote but when I moved out and returned the remote, they changed they're story and said it was a FEE and refused to give back the $35. There is no $35 Access or Gate Remote Fee listed anywhere in the Contract I signed with them. They disabled the Universal Gate Access Code, so without this remote I would not have been able to gain access to my own apartment. They also failed to disclose a $3.75/month Consolidated Statement Fee. Hidden Fees violate State Laws. Notice: I am a reputable and successful business professional who rented an apartment from Prestonwood Hills for one whole year, before purchasing a home in North Dallas and I was never late on any bills; in fact I often carried a positive balance because I didn't know what to expect next from them. Great place to live!! (I'm a normal, good tenant...)
I am a tenant who has: paid everything on time, reported maintenance issues, and been easy to have around. In fact, I'm gone a lot bc of work, and bc I like to travel! I really enjoy living here...I heard thru the grapevine that all the crazy, ex-tenants were getting on here and trashing the place! Not cool. I voluntarily wrote this. This is a peaceful place to live, in the middle of busy, west Plano. I love the location. Most of my neighbors are pretty cool...I go for walks sometimes, just around the grounds. My job is really busy...so when I get home, I want to chill. (if you want wild parties...this is not the place! Haha). Lots of corporate ppl move here, bc they are on their way in/out of town. And lots of professionals, who just don't want to buy a house yet. Pricing is fine...you are paying to live in a nice area. I wanted to live close to my job. Lots of pets...I don't have a dog, but very pet-friendly place. I do have to say: the maintenance ppl are awesome. Really. I got in late, one night, from a long flight, and the smoke detector right outside my bedroom door started beeping. I thought I could do it myself, but it was a sensitive type, that I think would freak out if I changed the battery incorrectly. Anyway...their guy came at 11:30 at night, and changed it. And they are quick on non-emergencies, too. Bottom line: I feel like with how busy my life is, this is a great place to CHILL OUT. They have different events at the main office...brunches, etc. I think I've only gone once or twice, in the whole time I've been here. But they try.

Great place to live.
I have lived at Prestonwood almost a year and have nothing but good to say about the complex and the office staff and workers. They have been very good to me and attentive to any problems that have come up. Although I have not have many issues at all. The staff has been extremely friendly and helpful.

I love it !!!
I love living here at Prestonwood Hills. The Office Staff is great, the maintenance guys are great!! Rent is very affordable. The interior style is so awesome with crown molding and mirrored dining room. The layout is great with plenty of storage and closets. I love living here and will be moving to a two bedroom soon!!

My recent move
I have to tell you all who are reading this, This has been the best place I have ever rented from. Let me explain. I have lived in this apartment community for 2 1/2 years. Recently I wanted to mve to an upstairs unit. Same size , just upstairs. From Nicole , the manager all the way to Bryan their Lead Maintenance, everyone pitched in and made it happen!! And I mean happen!....moving in and of its self is stressful enough, so to have a "team" who were there to make it a smooth transition was a blessing. The new apartment was clean,and ready exactly when they said it would be. The place was spotless. Totally seamless.. I want to thank Nicole Gatlin and her professional team : Wanda, Robyn, Sylvia, Bryan & Jose for knocking your selves out to make this stress free. Thank you so much. For anyone out there who is looking at PrestonWood Hills as a place to call home..... look no further. You will NOT be disappointed.

Lived here 2 years...an honest review
I can honestly say living at Prestonwood Hills has been one of the best complexes I have ever lived in. The maintenance staff, manager Brian, is one of the best! He will come help you any time of day and he truly cares about how his home/complex looks and operates. The management staff has been nothing but A ! Whenever I have a question or problem I just shoot over an email to the manager and she promptly responds with an answer. All of our neighbors have been courteous and respectful. No one is out partying till 3 am blaring loud music. There really is not a whole lot of activity anywhere after 10 pm. Which being early birds we really like! I am sad to have to leave to move for work, otherwise I would be here another 2 years!

Current Resident-- An Honest Review (good and bad)
I moved here in '09 when it was Amli at Prestonwood, and when new management took over, I didn't notice a difference. They've always been nice in my dealings with them, but i don't deal with them often. Good: 1) timely maintenance response 2) parking is good 3) convenient to shopping/recreational activities 4) quiet/safe 5) family friendly Not so good: 1) people dont pick up after pets 2) seems like my apartment has a lot of issues (seems like I'm calling every week to fix something--they fix issues timely, just annoying to have to keep calling) 3) they took the gate code away, so I have hard time opening gate for guest (I have an out of state#, so I can't sync my phone # to open gate) 4) they close earlier now which conflicts with my work schedule (not that big a deal) Anyway, this is my opinion. My lease is up in Feb and I'll pro ally move bc I no longer have a roommate and can not afford a 3 bedroom by myself. All in all I would recommend this place to friends and/or family.

under new(ish) management
I moved a few months ago and very happy with my choice in this property. Great location, all kinds of restaurants nearby, Willowbend Mall is within walking distance, and super close to the tollway. Maintance staff is super knowledgable and skilled, friendly leasing staff (especially Wanda), pet friendly, and landscaping is managed very well. My apartment has a yard that gets mowed once a week, it's great! There are even bunnies that live here :)

Management is awful
Horrible management, frequently receive rent/water bill late, they charge fees for providing you a bill and to pick up trash (both mandatory, whether you need them or not), will auto pay for rent but not water, made me pay the fees when THEY switched cable providers, not easily accessible for guests of residents, but on the other hand, frequently broken gates (good for guests, pointless for residents that want a gated commuity), no outgoing mailbox in the mail center, inconvenient office hours, most unit doors slam (though not mine) (or I live by a ton of people that do not know their own strength) Pool is nice enough, clean community, close to shopping/roads/restaurants, community recycling receptacle, my unit is bright (windows) and has high ceilings, feel pretty safe I think that they are trying to make it a nice place, but I would never tell anyone to move here because of the very poor management.

Worse Management !!!!
This place has a worse management ever been living since 2008 and the worse of the worse is the management. They are rude and also indirectely treat you like a second Class citizen. sorry for those are looking for an apartment but it's ok to stay after few months you'll cry. I'm filing a complaint to the corporate office about the manager Nicole Gatlin - she unprofessional doesn't care at all about resident needs or request, she should be a stay home mom not an apatement office manager doesn't really deserve the postion or title. Bad customer care ever seen in this world!!! i like AMLI better before it change to Prestonwood hills -All leasing consultant had quit that guy in the office (i forgot his name)doesn't have any exprience at all ,he really needs to go back to school.
