First they denied my applcation because they wrote down the wrong income. Then when I told them I had a DirecTV contract they told me they had DirecTV throughout the einter complex, but after I took possession of the apartment I found out that was not true, so I had to move to another apartment. Then they left a threatening letter on my door ($50 fine) becuase the electric service was not changed over to the new apartment on time. It was Green Mountain Energy's fault not mine. During the entire year that I stayed there, they continued the practice of leaving notices and documents of a personal business nature attached to my front door in unsealed envelopes, or no envelope at all, DESPITE MY OBJECTION TO THIS. Notice: I am a reputable and successful business professional who rented an apartment from Prestonwood Hills for one whole year, before purchasing a home in North Dallas and I was never late on any bills; in fact I often carried a positive balance because I didn t know what to expect next from them. This review is a true and accurate account of what happened to me and is written to the best of my belief and ability.

Great and Relaxing
I moved in a year ago and am enjoying the property and my new home very much. It's nice to have a 2nd floor apartment with trey/vaulted ceilings as well asbeing so spacious with wood like flooring throughout. I love that you get a free carport if you do not have an attatched garage :) The community is always nice and clean and the maintenence staff actually is promt , never skipping a beat. Hot summers and insect problems...
We started living here in the summer of 2009. As the outside temperature rose, so did the indoor temperature despite the efforts of the A/C unit. On a hot summer day, we weren't able to get the indoor temperature below 82. We asked the front office to inspect our A/C unit but nothing resulted from that. They said that it was because we lived on the 2nd floor...well duh, but at least the A/C could do better than 82! Anyhow, we survived the summer by having the fans on constantly. The electric bill maxed at $150/month. For a 864 square feet, that's pretty ridiculous. As for our insect problem, there were 2 instances. One was with fruit flies. OK, maybe that was our fault for leaving out bananas and fruit too long with the kitchen window open. But the second problem was definitely not ours. After a few days of pouring rain, we started noticing ants in our kitchen. I probably killed 200-300 ants. I can't imagine what our downstairs neighbor had to endure. One more thing, when we moved out, we also received a large water bill. Does this happen for all apartments when renters move out? As you can see, we did not have the best experience at Prestonwood Hills (formerly AMLI); however, we liked the location. It's close to the Willow Bend mall and also the Preserves park. We oftentimes jogged around the nearby Prestonwood Baptist Church. Anyhow, good luck with your apartment search.

Why always bad reviews
It is funny to me that only bad reviews have been written about this community. I have lived here for the past 4 1/2 years and great things have happened since the new management has taken over. The community finally has a great maintenance staff, has added a courtesy officer, finally got the gates to work like they should and has wonderful events. There have been different "crimes" that have happened on the community but many of them were years ago. Plus this is an apartment and crime can happen anywhere. Over all this is a great place to call HOME!

Managment allowed fraudulent apt rental in my name
I live in Orange County, Ca for years and have a collection on my credit report for over $3000.00 because they frauduently rented apt 1011 in my name in May 2010. Now my credit is destroyed and have been spending hours with credit agency, police dept etc. I HAVE CALL AND EMAILED THE APT OFFICE AND THEY NEVER RESPONDED !!! DO NOT RENT HERE, THIS IS A NIGHTMARE AND FRAUD !!

Lack of Management--Needs New Staff ASAP
I have lived her for over 5 years and this year has been the worst experience in these apartments. When Amli was in charge at least some of their staff was nice and knew what they were talking about. The manager and the staff always gives you the run around and has an excuse for everything. Now it seems they are letting anybody rent here and allowing multiple families to stay in one apartment. This area is not in the hood and why do I continue to come home and someone is parked in my covered parking space. I pay too much to be living like this and will be moving when lease is up.

I'm Happy
I have lived here a few years. Yes it was weird when a new company took over last year and we weren't told anything about it but after getting off to a rocky start I think they are great. We had some bad maintenance guys but now they are awesome. They are always out there working and picking up the grounds. The apartments aren't new but they keep the property and apartments up. I love it here I am close to everything and its peaceful here. I won't be going any where any time soon.

do not recommend
I lived in this apartment for a year. I do not recommend this apartment for the following reasons: 1. We had a mold problem in our unit. 2. You can hear what your neighbors are doing even if you don't want to. 3. The management staff is rude (the maintenance staff is nice though). 4. The management charge almost every resident who moves out for carpet replacement.

Convient to my bank
My bank Chase is right down the street plus alot of other things too. I am not sure what others mean with the bad ratings; but my apartment is great and even though just my garbage disposal has broken, the maintenance guy was all over it. The guy that leased to me was very detailed when he gave me a tour and right now I'm just glad I moved here, I feel safe when I get home and i'm like 5 min from work.

horrible management!!
the absolute worst management iv ever had to deal with!! Nicole (the manager) has an excuse for everything imaginable except a solution for the problems with her staff and her property!! the most unfriendly. they will now even say hi to you as they pass you in the parking lot. a resident needed emergency medical assistance and the assistant manager was walking his dog and whitnessed the resident in need. he just observed and kept walking. there are also large vicious dogs that people let loose unleashed and has attacked a few residents pets! the management did nothing about this!! you must make an appointment to speak to her and if she has time she will speak to you

Say yes to the address!
I've called Prestonwood Hills Apartments home for the past six years. It's a beautiful, quiet apartment complex in a wonderful neighborhood. You're close to shopping, restaurants, and easy access to the North Dallas Tollway and George Bush Turnpike. The complex was sold last year and changed from Amli to Univesco. As with any major change there is a transition period. The management and staff from Univesco has been very helpful in making this change as smooth and transparent as possible. For the first time in a long time we have staff members that actually live on property, which for me speaks volumes. The office staff is polite and friendly and I've always found them easy to work with. When I recently needed a few things fixed in my apartment, the new maintenance crew was first rate. They fixed everything the next day and fixed it right the first time. My apartment home was as clean as when I left it. Both the office staff and maintenance crew also followed up to make sure I was satisfied and that everything was working properly. Now that's what I call good customer service. I really appreciated their quick response and professional manner. Since the complex changed to Univesco, they've added a Courtesy Officer, a third trash day, full liners in the pet stations, and a fabulous newsletter. With all of the positive changes to Prestonwood Hills Apartments, say yes to the address. You will be very happy to call it home.

DON'T EVEN THINK IT
I moved into this community before the new management took over. Since then it has been nothing but a NIGHTMARE. They ran a rent check of mine twice and told me that it was my problem that I had to fix it with my bank. My husband was back and forth at the bank and office for a week trying to fix their mess up. They never said they were sorry for their mistake. They got rid of the best maintnance man. He got things done. Now the incompitant people they have talk to you like you are stupid when they come into your home if you are lucky enough to get them to come fix it. The office staff is just as rude and incompitant. They gave a Christmas presant that was addressed to me with my apt number on it to someone else therefore it was opened and lost for months. Thank god it was sentimental stuff that ment nothing to the reciever so they sent it back. Can anyone say mail fraud. I came home one night about 5:00 and the bottom of my steps were taped off. I was told to come back in an hour b/c the guy was resurfacing the landing in front of my front door. We came back at 6:30 and it was still taped off. The cement now has our feet prints in it. Why did they feel that that needed done at 5 at night on a Friday. Duhhhh! Don't you think that sould have been done earlier in the day so it had time to dry before we came home. Now we have people under us!! They are in a 1bdrm. There are to many people to count living there. They cause problems for us on a constant basis. I can't talk to the front office about it b/c she is friends with the property manager. I am to the point that I am waiting on the eviction notice for some stupid reason b/c of the people below us. We pay our rent and all our bills on time. Until they moved in we kept to ourselves. My Kids don't cause any problems. All this boils down to... If this were the last place for you to move into and the only other option were for you to be homeless... call me you can move in with me! We can't wait to move out. I am just hoping that we don't get evicted b/c of the people below us being friends with the manager and the problems that we have with them!

Paper thin walls...you can hear the neighbors going to the bathroom and even having conversations. Lots of door slamming and screaming. Pool never seems clean, especially the tiles and walls...body oils. The office staff changes like you would change underwear! Never know who's the manager or assistant. They promote monthly events, HA! They are few and far between and always geared for children. Maybe 1-2 times yearly. Not sure maintenance knows what they are doing half the time. Maintenance uses golf carts outside the property to drive down to pickup their kids from school. Can't wait to get out of here!

Poor maintainance
I leased Prestonwood Hills apartment for 6 months, I had serious issues in terms of maintainance. The washing machines in washing area are dirty and seems it has not been cleaned from ages. The mail room is the nest for insects and bees where probably you can find variety of creatures roaming around not less than a zoo. The apartment bathroom fixtures have not been of high quality. Overall my rating for this apartent is BELOW AVERAGE.

Lived There for Almost 4 Years
I lived at these apartment homes for almost four years and experienced huge swings in management performance. As for the other things that are frequently discussed like safety, the gates have never worked consistently, for the most part the landscaping is well maintained, management needs to do more to ensure that residents pick up after their pets, etc. If I was to go back to apartment living I would not go back to this community unless they have made some drastic changes to management.

Great new maintenance staff
I have heard many negatives since AMLI sold this property and while some things have changed and some may think for the worse, the newest additions to the maintenance staff are amazing!!! Apartment living is never going to be 100% but surrounded by very upper-class homes is a plus. There's always going to be bad...take a minute to remember the good.

Unprofessional Management
I lived in the Prestonwood Hills complex for 7 years. Until September 2009, the AMLI management was EXCELLENT. Since then, the tenants have had to endure very unprofessional treatment from the Univesco staff. For the duration of my lease, my rent was paid via autodraft. After Univesco took over the complex, they immediately began placing late notices on my door threatening eviction. When asked how a resident on autodraft can receive a late notice, they finally informed me that unlike AMLI, they are unable to draft the water bill with my rent. No notice was provided to me prior to placing threatening notices on my door. In January, I renewed my lease mid-month and I was told that I owe nothing extra for the month ($10 increase in rent). At the end of the month, the Assistant Manager left a note on my door stating that he has prorated the $10 over the X number of days and to please include a couple extra dollars in my check for water. Okay, I did that - But I again received a late notice from the Assistant Manager for $40!!! When approached about this late notice, he said that he screwed up in prorating the $10 and he put a late notice on my door for $2.42. After that month, I began to be billed $3.75 per month for the useless billing statements. Again, I was never notified about this additional charge. Upon moving out of the complex, I have received a final water bill for $89. WTF? For whatever reason, the City of Plano performed frequent inspections on this complex and management typically provided notice to residents the afternoon before such inspections. A lot of the new residents appear to be very sketchy. When I was moving out, a family living next door to the dumpster was scavenging through my trash and taking various items (old cookies, broken tivo unit, old shoes). I wish I was kidding about this write-up. Why did AMLI have to sell this complex???????

Keep it moving!!!!
My experience here was good until management changed. They are the most incompetent group of people I've ever encountered. They are rude and inconsiderate. When they took over, the water bill increased tremendously. They said it was because AMLI was undercharging us. Maintenance is the worst! They hardly ever fix the problem the first time and they never clean up after themselves. This group of people who has taken over these apartments were scraped from the bottom of the barrel. I have never been so uncomfortable where I'm paying rent. There has been multiple vehicle burglaries. They rarely send notices alerting you of someone entering your apartment, i.e pest control. The walls are very thin (I can hear the neighbors urinating!) They do a poor job keeping the grounds clean. They make you pay for bill statements, but they rarely get them out on time. I'm so looking forward to changing my address. I'm not accustomed to dealing with unprofessional people. If they get rid of the office staff, I might reconsider...YEAH RIGHT!

The worst apartment complex EVER!!!
This is the first bad review I've givin an apartment and I won't normally do this but it's overly justified. I recommend that nobody rent from this complex. I've lived in apartments for a long time and this one has to be the worst yet. First of all it's owned by another company now not AMLI. When it was AMLI is was awesome but this company has no idea how to run apartments. They don't keep the place clean and when you move out they will try everything and anything to keep you from getting your deposit back. When we moved out over half of the units were empty because everyone had already moved out. I know for a fact that the office staff comes on this website and puts the good remarks on here themselves so don't believe the good remarks. The office staff is the worst I've seen and very unfriendly. The apartments are over priced and the electric bills are very expensive.

Horrible staff and Property Ethics! STEER CLEAR!
Of the numerous properties in the DFW metroplex that i have lived on, THIS ONE IS THE WORST. The office staff turnover alone is enough to raise suspision and if that doesn't do it-the horrible customer service will. Regardless if I needed attention with a work order, noise violation, parking or trash violation, or even a generic question, i was treating like a peasant. The property manager herself never addressed my escilated needs as a resident and "played favorites" when it came to upgrades in the apartments or specials with certain ethnicities. The property is constantly dirty with dog poop and litter. I moved on this property when it was still owned by AMLI but the new owners Univesco have done nothing but run this property into the ground. Do yourself a favor like i wish i would have and dont even waste your time price shopping this community. Much better deals, apartments, and service are everywhere in this town.

UNACCEPTABLE!
This community has been a joke since the new management took over. The new owners weren't here a month and they raised the prices; claiming AMLI was under-charging us for water. WHAT?! The new team's customer service skills are below standards. There has been multiple vehicular burglaries on property that the team still refuses to alert the tenants about. They are incapable of making decisions for the betterment of the community. There is constant garbage blowing around in the courtyards. Pet poop is all over the grounds. The management team do as little as possible to prevent from having to interact and stare issues straight in the face. They do very little to keep their longterm residents. THIS PLACE SUCK AND SO DOES THE MANAGEMENT TEAM!!! Take some classes!!

Not so good experience
The management staff is quite incapable of taking care of our needs. They, including the property manager, do not even understand simple questions. They forget to enter the service requests until you call them up second time to remind ! There are certain services provided in the apartments, which they take pride on, but no one knows how to use them or set them up for the residents. The staffs are in general impatient and uncourteous and the property manager never greets or smimles back ! It's not only inconvenient staying here, but it will make you feel unwanted. I am surely not going to extend my lease here.

Poor customer service under new management
I have lived here for over 3 years and had just renewed my lease before we discovered the unfortunate news that we were under new management. Ever since the property is no longer managed by AMLI, the customer service is not the same here. Every time I call the office, I can feel it in their tone of voice that I am inconveniencing them and they are in a rush to get off the phone. I recently called the office to request maintenance service and found out 4 days later after calling them again that my request wasn't even entered in the computer. When the maintenance guy (who happens to be very nice)finally came, the office had written the wrong order so my problem was not fixed. I called them TWICE to tell them my problem and they still didn't get it right. If they would have taken the time to care and LISTEN, they would have gotten my request right. When I called them a third time, the lease consultant said that there was nothing they could do to fix the problem. Also, AMLI had our bills set up so that our rent and utilities were conveniently consolidated in one statement. The new management can't even get that right as our new statements only reflect utilities and not the rent. They notified us that they were working on fixing this a few months ago, but to date, our statements are still not correct. I'm definitely not renewing my lease here.

Wonderful Complex
I am not sure what some peoples problems are with this property- I have lived here for 4 years and have had nothing but an amazing experience. Some people need to cut other human beings some slack and pay your bills. The leasing staff at this community is friendly and outgoing. The maintenance staff is more than "on the ball" and assisted me with even the smallest thing within 24 hours. The attached garages are wonderful and have an extremely large storage closet- definately is one of my favorite things about my apartment. This complex is definately worth the stop!

Horrible!!!!!
I lived at this property for two years. When the property was run by Amli, it was very professional. The new company is Unevesco. I fulfilled the terms of my lease and now they say that I owe $117.00 additionally for water but they cannot document it. Also, there was mold in the carpet from water damage from the apartment next door. They want to charge me for new carpet by withholding my deposit. Also, this carpet was very old. This apartment was left very clean and I have always gotten a full deposit refund. This Company is unethical and will shake you down!
