Changed Owners - Customer service is terrible now
The property changed owners (from AMLI) shortly after we moved in. Now, service is terrible. The people in the front office seem inconvenienced when you ask them to do their job. They lose paperwork or make mistakes on it. The cleanliness of the property has gone way downhill. There is dog poop everywhere on the lawn now. Fortunately, I've only needed maintenance once since the new owners. Only one maintenance team member remained after the ownership transition. He seems capable and is pleasant to work with.

My apartment smells like cat pee!
My roomie and I were very excited about moving into this apartment in May. However, there has been nothing but issues since the very first day. The biggest issue is the smell! We noticed it right away, but when reporting it to managment we were told the carpet had already been replaced. So they sealed the concrete. Still smelled terrible! They then replaced the carpet AGAIN! Well that seemed to work for a couple of weeks and then wouldn't you know it! That awful smell came back and it seemed worse then ever. We have since requested an apartment change, but sadly there are no apartments with our floorplan available anytime soon. The management has been pretty good about helping us out with everything (with some rather forceful convincing). But this was really no fault of ours. I really just feel bad for the person that will be renting this apartment next. I seriously started gagging while trying to put my shoes on the other day. I just can't wait to get out of this hell hole!

Superior Customer Service!
This is the first time that I've written a review about an apartment community that I lived at but I felt this was necessary considering that I'm very big on customer service and wanted to share my positive experiences living there. The community manager is awesome and so is her staff. You can expect genuine professionalism and a high level of customer service. Anytime I had a maintenance request, it was fixed right away. Anytime I needed to speak to the community manager, she responded right away the next day to my emails. I use to work as a leasing consultant at other properties so I'm very picky on first impressions and the overall experience of getting a tour of the community. The main reasons why I chose to live at Amli at Prestonwood Hills is because of location, great price, quality of the apartments, curb appeal, customer service and property management company. This is the first time that I've lived at an Amli community and if I ever need to apartment hunt again then I will for sure consider an Amli property and so should you.

it was ok
My husband and I lived in one of the 2 bedroom apts for 6 months. I dont have any major complaint. It was very quiet apartment community and we felt very safe. Lots of parking space. Public areas are very clean. Pool is nice, and so is the gym. The only thing we didn't like was that they did not allow us to extend our lease for 3 months. They wanted us to sign for 6 months. Fortunately, we were able to find and buy a home within a month. After we told them that we are leaving, they tried to offer a special deal so that we stay. Too late! Also, one of their leasing agents has no idea of their facilities. She is a younger girl, small frame and she looks --------. I asked one time if there is a mail box for outgoing mails, and she said there is none! Also, there were a few times that I called the leasing office, and no one picks up.

I like it here
Parking is good. You get a space of your own. Grass is green. I haven't needed any maintenance so I don't know about that. They do change my air filter though. I like my neighbors. Construction? Well, an apartment is an apartment. I pay my rent on time so I don't hear from the office staff much but I love seeing that fox Jessica. I would say, come on over and live here. I like it.

My experience
Overall, an average experience. Insulation in the apartments is not that good and the windows need an overhaul. Some things explained to me in the initial stages of my renting were not what it seemed ie: I was told that picking up my garbage was a courtesy until I got my monthly statement and found out that I was being charged for curbside pickup. Don't tell me that it is a courtesy when I am paying for it.

I like it
I've lived here for four years, and I'll continue to stay here until I purchase a house. The staff is friendly, and I think my apartment is beautiful. The only complaint I have is that I have an occasional ant problem, but they exterminate regularly. There was a safety issue, but we were alerted to it within 24 hours, and this is a problem that you could find in any complex.

Really gone down hill
I have been a resident for 7 years. There has been communication problems with the people in the office, people in the office are so so so rude. Things that they might respond to you are, "take a chill pill" or "is that cool". (Rosa was the one that commented that way) Please, I feel I am communicating with teenagers in the corporate office. Plus I had many maintenance problems since March of this year. The problems came back, were NEVER, I repeat NEVER fixed and I do not want anymore of them coming in my apartment until after I leave this complex. I got fed up. The grounds are not kept up, with what they charge me for rent, I should have a complete remodeled apartment. My apartment is not worth what I am paying right now. I would not recommend this complex. Maybe 5 years ago but not with who we have monitoring this complex now. They don't care. They hire cheap labor to fix things and they don't ever get fixed.

Don't do it...unless bad customer service is your thing
I read the reviews before I moved in and they were good at that point. Funny, reading them now I see that others have experienced the same bad service that I have this summer. First, I will say this - yes, Rosa rocks. She is the ONLY person at this property who cares one bit about customer service and follow up. Here's the thing - no one else does. As to other reviews: TV: Yep, it sucks. Dish network goes out constantly and you really don't have a choice at all for TV. No cable period. Exclusive contract w/ Dish Network. If you face the right direction, you can get DirecTV and your own satellite, but that's it. There is ONE installation and service guy for Dish Network who handles this complex and he misses appts routinely (2 for me.) Maintenance: Wow. Took 3 requests just to get a door in the bathroom fixed. Then, big problem. Woke up to my hot water heater bursting in the middle of the night. VERY long story short...it took 2 1/2 weeks to get everything fixed. I was without hot water for 4 days. Didn't drain properly and carpet guys waited 5 days to begin repairs to water damage. Walls were damaged. Did management follow up? Nope. Not one bit. I had to take pictures just to back up the damage so I won't be responsible for any of this. Oh, and I wrote a letter to AMLI corporate. It's been 2 weeks and no response from them either. Don't expect any type of adequate customer service from this complex or corporate. Unfortunately, I still have 9 months remaining on my lease. If it wouldn't cost me so much money, I'd break the lease and move out ASAP. It's bad to have such a negative opinion so soon after move-in. My recommendation - choose elsewhere!

Don't be an idiot like me!
I read the reviews, I was told by a friend that lived there not to move in, I even noticed several tenants complaining about the apartment plumbing and maintenance when I came to view the apartments. Yeah, I didn't listen. I can't begin to tell you how many issues I've had with my apartment, from no lighting for a month to no heated water for a couple months. Don't move here. Basic necessities should not be something anyone should have to worry about it. For my $900, my friends laugh because my carpeted floor is lumpy, I have a spider problem that makes me stand on furniture a lot, and the power goes out all the time. I'd move but one of my neighbors (I have very few)told me of her terrible mold problem that they just paint to cover. She requested service several times and finally gave her notice. They fined her $2000 and put it on her history. Even though she doesn't move out for another month, she can't get an apt b/c of the $2000 they put on there. So she gets to either continue breathing in mold or be homeless. Don't be like us-stay away!

Skip this one.
I have lived in these apartments for 3 years, and plan on moving out at the finish of this lease. Bad construction, poor air conditioning, and a host of other little problems makes these apartments more of a hassle than they are worth. After looking at some other places I realized just how overpriced these low quality apartments are. For the same rate you can get apartments in this area with real stone countertops and real cabinet doors. Our apartment, the most expensive with 3 bedrooms, has really cheap doors on the counters, peeling countertops (just cheap stuff), and carpets that are pulling up from the floor. Every year the air conditioning gets worse, and all they have ever done is change an air filter out and told me all was well, even with heat in the apartment reaching 95 degrees. Nope, never again will I rent here. FOLLOWUP: I just got my new lease for next year. Another 100 dollar increase! Now a 3 bedroom at this facility is running $1475.00 a month! The average in this area according to other apartment locator sites is $1136.00 for the same size apartment. These guys are now on the upper end of the most expensive in the area. Yep, time for me to move.

Rosa Rocks!!
Rosa worked for another AMLI property I lived in and I loved her then! I am in the process of moving and inquired about the Prestonwood Hills Apartments through e-mail. Rosa recognized my name, e-mailed me, then called me up! Since there wasn't anything available for me at AMLI PH, she called up another AMLI property to see if they could help me out! She's great!! Always ready to handle any situation with class and humor- y'all are so lucky to have her on your management team!!

Nice Apartments but Management is Aweful!
This complex has very poor maintanence and office personal. I can't believe AMLI has such bad management for a "Luxary Complex". The garbage is always full. The office people are constantly different. Maintanence is the worst. I have never been able to get them to do anything. Upon move-in my apartment was not cleaned. I had to hire a maid. They make you buy your own fan for the living room but never hang it for you. I had to get an electricain. I had a leak up stairs into my apartment and now the ceiling is discolored. My toilet runs and leaks. I have left maintaince requests for two weeks. The satelite service is aweful. The parking for covered parking is far from my apartment. They allow dogs and have backyards but people put thier dogs outside at 6am and they let their pet bark all morning. They have very few dog stations to pick up after the dogs. I have seen tons of niehbors come and go. The gate never works. It is constanly broke. They have hidden fees and increase rent rates. AMLI should give everyone a discount for putting up with thier inability to hire solid people. I will never rent from AMLI again. It is a shame because the apartments themselves could do very well with the location, price, and style. It just goes to show how important good management is and this property is a token child for "what not to do". The parking lot lights flicker. Some lights are out and no one takes care of the night lighting issues.

On a scale of 1 to 10, it's probably a 6, maybe a 7.
[I posted this as a reply to a comment and thought I'd just add it as a review]: In response to "Anonymous", increasing the rent is standard at most complexes; however, increasing it from $600 to $740 IS NOT common practice from my experience, and is just RIDICULOUS (EVEN IF YOU DO GET A RAISE AT YOUR JOB!!!)..especially considering you're in the SAME apt, and there are no new ammenities to make the rent hike worth it. (The $600 to $740 rent hike happened to me and I ended up just transferring to a bigger apt). I've lived here 2 years and in agreeance with a previous poster, the carwash hose has had holes in it since I moved in (no biggie, but you do get wet). There have been 3 or 4 different managers since my move-in; leasing agents change as the seasons change and maintenance does too. If you can deal with that (and the fact that Management is sometimes difficult to get in touch with) then this is not a bad place to stay.
Overall, I have enjoyed staying here, it's just getting too expensive and not worth paying for anymore. If you're looking to rent here and get a good move-in special I would jump on it; just remember that when it's time to renew your lease the rent will dramatically increase. The location is GREAT! You're so close to everything (Willowbend Mall, Tollway, tons of dining -- it's definitely convenient). The residents are cool, some speak to you and some leave you alone, which I like. I will say that most of the children in the complex are loud (most, not all), and you will get annoyed by them if they're playing near your apartment (they have no respect for people's property -- just last weekend we had to call the police bc some kids were throwing rocks at cars, one of the cars was mine). Walls are thin; you can hear neighbors talking (and singing in the morning), you can hear their alarm clock go off, you can hear birds chirping and dogs barking (which some ppl may like, but not I, and not at 6 am!!). It is definitely pet-friendly but be careful where you walk bc there are some lazy residents who do not pick up after their pet (eventhough there are 4 or 5 doggy-pot stations on property). Covered parking is free and assigned, which is great. Insulation is poor though. Poor insulation, along with having sucky TXU as my provider, caused me to have $150 electric bills...for a ONE BEDROOM; and that was the average for spring/fall. In the summer and winter, it was near $300...again, for a ONE BEDROOM!! It's pretty safe here, although I can recall there being 5-6 car break-ins. Management immediately sends out notices though to advise you, and encourage you to be pro-active residents and watch for suspicious activity. There are some residents who have been here years, but at the same time you see a lot of move-outs. I've had very few maintenance issues, there are some minor things in the apartment that could be fixed but they're bearable.
All in all, I give this property a B- (bc of Mgmt), but I would recommend living here.

UNREASONABLE HIDDEN COSTS AND POOR CUSTOMER SERVICE!
First, the day we moved in the office opened one hour late due to corporate meetings, and we had to wait out front with a full uhaul truck. When we arrived to our new apartment there was still painters working...ON OUR MOVE IN DATE! The counters had tools and trash all over them and the sinks were dirty with paint residue. When we moved out, after a one year lease, they tried to charge us over $700 for painting the apartment because we were smokers. We had the carpet professionally cleaned and they tried to say the one year old carpet with no stains or damages needed replacement. After getting the Texas Tenants Association and regional manager involved we payed $45 and did not get any of our deposit back. We left the apartment in way better condition than the day we moved. The poor attitudes of ---- and the manager did not help the situation. DO NOT MOVE HERE!!!

Really felt at home
I just moved out of AMLI at Prestonwood Hills because of a job transfer, but I would have stayed for many years because of my experience there! I had an attached garage - it was a tad on the small side, but my large SUV fit fine. I had a fenced in yard that my dog loved. If you are looking for a social atmosphere or "party" scene, this place is definitely not for you. I never really got to know any of my neighbors (some people may think this is a negative, but I liked the privacy). You can't beat the location. There was a complete change in the office staff last year, but the new gals in the office are just as good as previous management. All in all, I would recommend this place if you're looking for something quiet.

Best Apartment I've Lived in Yet
I have had minimal problems in this apartment, and have lived here since 2002. Maintenance was always quick to fix the small plumbing and heater/air conditioning problems I have had over almost 5 years. Occasionally you'll see dog crap in the grass outside, but that is due to the people that are too lazy to clean up after their dogs, not the management. They pick up garbage twice a week, and are strict to fine you if you leave it out when it's not a garbage day. I don't use the gym or pool too often, but both are nice and well kept. I do hear my neighbors occasionally, as well as their garage doors, but that is the "benefit" of living in an apartment. Overall, this is definitley the best complex I have ever lived in.

Bad Start
I was so excited to move in. They did a good job of prepping the apartment but they didn't clean the tub, sink, or microwave. I had a maid come and clean after I moved in. They have a ceiling fan policy, to provide your own, but then they take over two weeks to install it and I just called an electrian. The office has had three diferent leasing personal since I signed my lease and the office seems to be hard to reach. The property is great but I have seen better management. I talked to some tenets and they said the property likes to increase the second year renewal. I like the property and I hope the property learns to like its people. They have a dish company that provides service to the complex and you can't get the DVR or HDTV upgrades. The onsite car wash is poorly maintained and the hose has a couple of holes in it and you get wet when it turns on.

enjoyed my stay
i have enjoyed living here for a year now and will be moving soon only because of a job relocation. AMLI complexes will be the first i look at in my new city. i had little to no problems the entire year and the staff was always nice and quick to respond to requests. the area was very safe (neighbors an elementary school, a church, and upscale houses) and the complex was well maintained. i feel i got a great deal for a huge 1 bedroom with garage. no complaints here!

Prestonwood Hills is awesome! I have lived here for over a year, and I absolutely love my apartment! The community is always quiet, and my neighbors are very friendly. Does anyone work ON the property?
I am in a time crunch to find an apartment. I called there yesterday and after 10 minutes of listening to a guy fumble through some papers, he tells me he is at the "off-site leasing office" and that he is not sure which apartments have a garage (something I am wanting). He transferred me to the onsite voicemail where I left a message. I also sent them an email. As of 11:15 - no return call or email. Called back and again got the off-site leasing office, only this time the guy knew even less!

This lackadaisical attidue they have leads me to believe that they're not concerned with getting new tenants and makes me wonder how the management would be if I were to be living there. They won't be getting my money!

BEST apartments in Dallas by far! Seriously! :)
I cannot even begin to rave about AMLI Prestonwood Hills...when I first moved in, there was a horrible confusion about my apartment and the staff and maintenance went out of their way to accommodate me. They also have made sure that I'm enjoying living here with thank you notes and lots of smiles!
Honestly, the only complaint I have here are the ants, but then again I live on a first floor apartment in Texas, so I think its due more so to that than the groundskeeping. The staff continues to ask me if I've had any problems, showing lots of sincerity.
Also, the new paint job is AMAZING and the level of attention to the grounds work is always top notch. I will definitly renew my lease in the Spring. The location is perfect and close to everything in Plano/Dallas/Carrollton. :)
